For two weeks during the coldest months in NYC (January/February), multiple units, including mine, were without heat. This is a blatant violation of housing laws. My apartment was freezing, and I was sick. Management refused to provide any rent abatement during the no heat period. I am pursuing legal action. All of the reviews about not receiving their security deposit back are all correct. I moved out 7 weeks ago and cannot even get an email back giving me the current status of my refund check. They replied a few times early in the process and told me it would be 2-3 weeks but after that time went by I have not received a response to any of my emails. They've never answered the phone other than once when they told me the person handling sending out the checks was not in at the moment. I also tried emailing the email Diana posted to some reviews below and no word from her either. I also talked to 3 other people I knew who lived there and moved out before I did and all of them said getting their refund back took months and was extremely painful/annoying. read more

Would like to write about Cheryl (in particular) who has been incredibly helpful with multiple issues. It's easy to feel lost when a tenant of a large real estate company. It is especially problematic when the company is trying to go paperless, and more internet based. My mother is elderly and was having a lot of issues keeping up this transformation. Cheryl is a breath of fresh air! She communicates wonderfully via email and was even kind enough to speak with us on the phone and to hold ours hands with setting up and payment account. I lived in the Deco East bldg for 20 yrs. I basically got kicked out due to 30% increase in rent. The washers/dryers are always broken. Since they took away the doorman. There has been increase in packages getting stolen. The only reason I'm giving 3stars is for Cheryl Stebe. She was always very helpful and did her absolute best to resolve any problem. Fyi for new renters. There have been zero upgrades to the bldg for the amount of rent they are charging. read more

Sadly I just moved into one of their properties and I was robbed by their staff. Abbreviated story: I moved in on November 17. I hired movers to transfer my belongings to my new unit, I was not able to fit my sofa in the entry way because of the configuration of the unit. As you can imagine I was very frustrated so I went to the doorman and asked him for a suggestion on what I should do with the the sofa until I figured out what to do this it. Please keep in mind this is my very first day in the building or unit. The doorman directs me to a handyman and the handy man takes me to an area that will soon be used as a garage and instructed me to leave the sofa in that open unused space. I took a couple of images in hopes to have a family member or friend purchase it and left it there. Which I thought was a safe space. 5 days later I contacted the building management via building link stating " my sofa couldn't fit in my unit. I will have it moved by Friday" The response I received was " sofa has already been disposed" They threw my almost new sofa In the garbage or maybe they took it home which is stealing!!!! I contacted my property manger Arine and her response was "Unfortunately, we are not responsible for any personal items left unattended at our public spaces. I recently rented an apartment at 507 West Chelsea. I was having some issues signing up to have my rent paid directly through auto pay. After several days of no success, I contacted Cheryl Stebe in the Lalezarian office. Cheryl was only more than happy to assist me. She was able to connect me with her colleague Leo Lam. Together they were able to guide me through the installation of the auto pay platform. Cheryl was not only very helpful, but also extremely courteous and friendly. AVOID RENTING WITH LALEZARIAN! We moved out in May 2020, and we still have not received our security deposit back. We were very compliant in following all the requirements for moving out, which was extremely stressful given it was during the height of the COVID pandemic. We submitted our security deposit form almost 2 months ago and are having a very difficult time receiving any meaningful updates from the property management. They have been totally unprofessional and unresponsive, as we have emailed and called them numerous times for updates. The few times our emails were answered (and I mean very few), they were cold and offered no helpful update. Our point of contact has yet to answer any of our calls. Whenever we called the receptionist, we were told only one person handles security deposits (our point of contact who does not answer the phone/emails), and was not provided with any help or alternative contacts. My husband and I rented an apartment in chelsea from October 25rd, 2017 to March 14th, 2019. In accordance with the Tenants' Right Guide the owner is required to return the security deposit within 60 days. It's been more than 3 years and we still don't have our security deposit back. After some quick research on Google and Yelp one realizes that it's a common complaint. I really don't like leaving negative reviews, but the experience with Lalezarian has been beyond horrible! It started when the super entered our apartment without prior notice/permission. I was showering and got really scared. After a couple months we moved out and since then we've been trying to get our security deposit back. Now they are not even answering my e-mails. I'm located at 1 third ave for 2.5 years and I'm very happy with the building and its amenities and the staff. Every time I reached them, they are fast on helping me. The building is next to LIRR and bus station so is very convenient to commute to the city. I used the gym, the sauna, pool and roof top almost in a daily basis and its always clean and in working conditions. Above all, the thing I like the most of one-third is that is a very safe and nice place to raise my toddler! read more

This building is amazing. The staff is beyond and so helpful. It's concrete which means you never hear a neighbors (above, below, next door). Update: Received security deposit after reaching out to Diana at rentnyc@lalezarian.com. Glad it was handled, however, still was a long inconvenient process. Do NOT rent from Lalezarian. I moved out July 31, 2020 and still have not received my security deposit. Looking on Yelp it looks like many others have this exact same issue. Furthermore, I was sent a fake invoice from Lalezarian trying to charge me for a month that I already paid for. Luckily I caught it by looking a series of all my past payments called it out and was told to ignore the invoice. I'm now trying endlessly to get my security deposit back for money I am owed that is legally past due. Additionally New York state's security deposit law states security deposits must be returned with 14 days of moving out and I waited patiently past 60 days. I have called numerous times and am taken in circles with no resolution. I have sent emails. This is NOT the way any landlord should behave and is a nightmare. Please stay away. read more

I love visiting my mom's apartment. The city views are amazing. When she moved in to 507, everything was new. If anything in the apartment needs maintenance check or repari, the Super and maintenance team are quick to respond. There is an app where she can request and or schedule any service needs like repairs, furniture delivery and amenities reservations. Arine Gebian at the management company is a pleasure to work with. Quick to reply to any emails or phone calls. All of the doormen have been courteous, respectful and helpful. My mom feels very safe and happy here. The apartment upgrade/ transfer process at Bklyn Air was relatively seamless for me. Both Bibi and Armina in the property management office were able to facilitate that. I have been a tenant for almost 4 years now and just signed a 2 year lease in the new apartment as an upgrade. The views are gorgeous and the amenities are an added bonus. The front desk staff are beyond kind, helpful and professional. If I could change one thing it would be the washer-dryer combo that they offer. While all their other appliances are GE, the W-D is a little known brand and is sub par. It's akin to not having one because they barely function. All in all I'm happy with Bklyn Air. read more

I lived in the Deco East Building for two and a half years and received experienced the most disgusting customer service. The doorman "lose" packages constantly and management is near impossible to get in touch with. I was once charged a $176 late fee for when my check was a few days late due to a major snow storm. The super is not helpful and there is always vomit and empty beer cans in the stairwell/on the roof. Someone stole a smoke detector from my apartment and the super said I would not be charged - however, I saw a charge of $50 on my security deposit return form. Additionally, I was in contact with Bibi who was EXTREMELY rude and refused to provide receipts for the smoke detector and a $1400 charge for floor repair. This is unacceptable. This review is about the Lalezarian Company, and not my particular Apartment Building (BKLYNAir). I moved into this apartment complex July 15, 2018; within 1 month, my wall began leaking after it rained. It is unclear what intervention was done after the maintenance request but I was told that the issue would be fixed (they would seal the area, either upstairs or outside) and repainting the wall (which was stained brown) would take 3 days, therefore may not be worth it to repaint. I agreed. In March 2019, the issue worsened and I was told that the Super was working with management to fix the issue. Nothing was done at the time to my knowledge. In April 2019, the damage worsened after it rained, therefore I updated my maintenance request to request someone paint the area and actually fix the leak. I was told by management on 4/17 that work would begin 4/23. On 4/18 I asked if My furniture would be covered up or if Im responsible to do this myself and did not receive a response from management. I moved my furniture so they could begin repainting, and on 4/23 no one showed up to do any work so I emailed management about this. On 4/24 they said someone would come by and I requested they come another day because I did not move my furniture so they could do the work, as no one had confirmed they'd actually show up this time. On 4/26, Management finally called back and requested I call them back -- they did not provide me with any information. I called back and left a message and never heard anything more. In May, I spoke to maintenance about another issue and asked about my wall, they said to put in a request to have it painted, which was to be started on 6/4. On 6/2, however, another heavy rain occurred, this time wetting my floor and furniture, making it clear that no leak had been fixed and everything was worsening. I updated my repair request, contacted management on 6/3 and did not hear back until 6/4. They claim the leak is "being fixed" and currently, a very nice maintenance man (Esra) is painting over my room wall, though there is no evidence that the SAME leak from the last 8months is appropriately being addressed. I explained to the property manager that with this reoccurring issue with little to no follow up by the company, its lack of resolution, and other issues in the apartment (Air conditioners intermittently not working, a section of the cabinet falling on my roommate that was merely glued back, and other maintenance requests after living here for less than 1 year), I would like to know what the apartment complex plans to do differently to repair the leak, and would like an adjustment on my rent for poor living standards. The manager said no and that the only way I can speak to a higher up is by going through her, should she decide to escalate it. I explained I would like this escalated regardless, and her response was "we'll see." The issue with this management company is their lack of follow up and their inability to listen. The Property manager actually told me that I said I did not want any maintenance people entering our property if I'm not there. If she took the time to look at the email chain, I told her specifically once that the repair would need to be started another day because no one had actually confirmed they'd show up, provided me with coverings for my furniture before they repainted, etc. I called her back to follow up and never heard anything more. Instead I had to find the maintenance crew myself and set up the paint job. My work orders also state that maintenance can enter when I'm not there, but instead, she just chose to lie to cover up the fact that she doesn't respond to emails in a timely fashion, and rarely calls back to follow up on issues. She even told me "I assumed when I didn't hear from you, it was resolved." Right. You actually heard from me but never returned my call. This company does not listen to your concerns either or explain themselves. I asked what exactly they plan to do differently to prevent a leak and was told they're plastering the area. Which, is what they supposedly did the last time, only for the leaking to get exponentially worse. Not exactly a good plan. Instead of trying to hear me out and discuss adjustments in my rent, the property manager said "that wont happen" and she's the person who can "escalate this" and I'd have to go through her for any matters. Since she doesn't want to discuss anything, I've since reported them to the Better Business Bureau and the NYC Department of Housing Preservation and Development - will update this post if anything good happens. There is always something broken which is inexcusable because the building is not that old. Garage doors are never closed which is a major security flaw. The building always smells like cigarettes and weed. Dog poop always scattered on the roof deck. Property manager is rude and unhelpful. Only received my 2 star rating because the doormen are really nice and polite. read more

Avoid renting from them. I have lived in Manhattan luxury highrise named Hudson36 for a year and moved out on August 3rd. The initial leasing experience itself wasn't bad. I liked the leasing agent that I interacted with, the problem is when dealing with them for security deposit. I have contacted them many, many, many times but still have not received my security deposit. When I emailed and called them multiple times, they kept tossing it around "oh, that's not my responsibility, call this other department". Finally, they said they have sent out the deposit to my new address more than two weeks ago. When I asked for a tracking number, they said they have no tracking number. I am not sure how it makes sense to send a 3K dollar check without a tracking number, but that's how this company works. And yes, it's been more than two weeks since then, and I still have not received my security deposit check. I am not sure how many times I should call this company again to get my deposit back. read more

Modern kitchen, bathroom, dark hardwood floors, beautiful view, indoor pool, gym, the rooftop and especially the gorgeous lobby with 24 Hour concierge. We love living in our building. The staff are always kind and helpful -- and super sweet to our kids. The turnover of maintenance and concierge staff is somewhat frequent so we've seen some pretty amazing people leave, for the most part though they are thankfully replaced by more awesome staff. We haven't had many issues that need attending to, but when we have had any questions or concerns they've been addressed promptly and resolved pretty quickly. We originally signed a 2 year lease and will most likely re-sign or stay within the company for longer. *also LOVE that the property - all apartments, common spaces - are non-smoking. I reside in One Third Ave and coming from the Avalon is something which I cannot even compare to. This management team is so professional from their leasing staff, to building staff and management team who have been so lenient and cooperative with any matter or concern. I love how their buildings have amazing amenities and doormen whom are all top notch and courteous. We don't live in a perfect world however coming from a person with a bad experience I can most certainly say that living at One Third is a complete pleasure. Worst property managers I have ever dealt with. They disabled my auto-pay on the e-bill pay statements without warning me first, then charged me late fees, and $14,000 from an incorrect accounting system. They have no idea what they are doing and their customer service representatives are absolutely horrendous to deal with. read more
