We were recommended by our real estate agent to have a home inspection done through Tom. We were very serious about a house and wanted to see how it lived up to Tom's standards. Our first inspection was roughly 2-3 hours and in that time we were able to inspect the whole home. Tom checked all the outlets, appliances, sinks and outside hose water pressures, water damage, attic space where the heater is located, all roofing, as well as thorough knowledge of the shut off meters. In his report he included pictures of damages and possible precautions that can be taken in order to maintain the home. It was a very detailed and informative inspection report and if you have any questions he encourages you to call and ask him for any follow up questions. Based upon our first inspection report we were able to decide for ourselves if we wanted the house after the inspection findings, in the end we went for another home. Tom ventured on to inspect our second home choice, based on his findings which were minimal damage and repairs, we decided upon our first home together. The inspection report was always available within 1-2 days and he was very helpful throughout the process of finding a home. Although we managed to receive a very clear detailed picture of the property we were going to purchase through these home inspections, some minor findings (ex: trip hazards) in the report were emphasized as much as major issues (ex: roofing/tiles missing). This review is lengthy, but it's all positive. If you don't want to take the time to read it, here's the short version... Absolutely hire Tom if you need a home inspection. He's flexible, thorough, efficient, and is genuinely concerned about your needs and safety. For us, it was worth every penny and we'd recommend him to any first time home buyer. As first time home buyers, we weren't sure how best to choose a home inspector. Looking for licensed inspectors on google, we came across creia.org. Tom was one of many listed on their search page and we opted to use him based on high ratings he received on Yelp. There's always some level of reluctance when shopping for a service online, but in the end, we could not have been more pleased with our choice. Scheduling with Tom was a breeze. Despite a few unforeseen time change requests; Tom was extremely flexible and understanding of the situation. He accommodated everyone's needs without question. Within minutes of our first call, Tom sent us an information packet which detailed all aspects of the inspection he would perform. On the day of inspection we showed up to the property 15 minutes before our scheduled time and Tom was already there getting prepared for the walkthrough. He took the time to review the packet he had sent us and thoroughly answered all questions we had. Tom was thorough and efficient with the actual inspection as well. He started with the roof, checking for problem areas and things that could cause issues in the future. After that, we walked the perimeter of the house. He was sure to not just point out minor or major issues of concern, but to also explain the whys and hows of the building codes associated with the issues. In addition to home condition, he also located and identified utility connections to the home. Tom took plenty of notes and photos during the entire inspection for use in the inspection report. Something we found helpful was that Tom offered information on general home upkeep as well as recommended maintenance and inspection schedules to use as guidelines. This was much appreciated, considering we have never owned a home before! The inspection on the interior of the home was just as thorough as the exterior. His interior inspection included, but wasn't limited to; all outlets and switches for functionality, he operated all appliances to ensure they were in proper working order, and ensured all faucets, sinks, etc. were in proper order. As we went along, he gave us more insight on general care and upkeep on the interior of the structure as well. Another perk of using Tom's service is the enrollment into Recall check. This service will automatically update you via email of any safety issues or recalls associated with all appliances and HVAC systems installed on the home. The whole inspection took just over 3 hours to complete. As we finished up, Tom went over his notes to review all major findings with us. He also took the time to address our questions and concerns from what we found. Tom told us we'd have the full report no later than 48 hours, but it was provided the next day. It was just as thorough, detailed, and professional as the actual inspection was. My wife and I were extremely pleased with the level of service we received from Tom. Like everybody else you start with calling up people from Yellow Pages or word of mouth or the Internet. I called 3 or 4 different people and each one gave me his price and how good they were and how long they have been around in business. Tom did something different, he told me what the service was about, what he would be looking for and how he does his best to provide useful photos. He encouraged me to look at his website and the sample report he has there. When I saw the details and how he backs up his work, I still told him that I would think about and finished my calls to everyone I wanted to talk to. "You guessed right, I called tom back!!" I told him I am sold and I am confident with the useful information he provides. On the day of Inspection, I did the walk through minus Roof and other high areas and I was amazed with the tips and things he uncovered. He walked through every detail and which code was not met and why certain things the way they are etc... When I received the report it was really what he talked about, it was laid out very easily and lots of photos like he promised. One tough part for me it was hard for me to sell his report to contractors, meaning I could not get them to look at and let me know a rough estimate of the stuff that needs to be fixed. all of them said they want to visit the house and get better idea. I told them the pictures are so good and even I was able to figure out what the issue was and what it needed to be fixed. At the end, the owner decided to bring someone and do the critical repairs. When I met with their contractor after everything was completed, their contract was surprised by the details and pictures provided. He told me that needed no one to do a re-check, he was able to use the report and look at the things that needed attention and verify it. Tom is detailed oriented and looks for safety issues first and foremost. Recently my family and I started our search for a new home. Found TH Inspection Services on Yelp, which I was in search of a Home Inspector in Lancaster area, Tom appears on time with scheduled appointment Nov 1st Sunday 1:00PM, I and my agent both showed up too. The property is in the transaction of purchasing, the seller and her family still live in there which the property is occupant, I did told Tom, so he knows ahead of time. The whole inspection was ok, got the Home Inspection Report very next day, starting reading them since there is a lots of pages, then I found out there are STILL a lots of areas(which very important NEEDED to be indicate in the Home Inspection Report) Tom haven't inspect them. He stated in the Home Inspection Report "A lot of areas could not be inspected at time of inspection due to stored items". Then I asked Tom to preform an Re-Inspection, he replied by email will CHARGE same price $300 for next scheduled. I am a first time home buyer, there are a lot to learn, but for this, I believe that a professional Home Inspector should have remove all the items in order to do the completely Home Inspection, and it is their duty and responsibility to do so. Again, and I believe that is what people PAID for the Home Inspection for. The Home Inspection was ok, although there are a lots of note as "could not be inspected at time of inspection due to stored items", I just hope that my Home Inspection could have be better and my Home Inspection Report could have be full fill with every detail instead of MANY "A lot of areas could not be inspected at time of inspection due to stored items" filled in the report. Those personal items can be removed or just move to aside, as for a buyer I was there the whole time. and Tom may not even go inspect the Water/Heater and the AC/Heating System without I asked him "This area HAVE TO be check, have to be inspect cuz it is very import and cause serious issues." I helped Tom to remove the stored items which not difficult at all. He was going to avoiding to inspect them, but he did inspected them eventually after I insisted to inspect them. Though the inspection for the water/heater and the AC/Heating system in the garage are not completely and not perfect in the report, but when an inspector does not do his job 100% what can you say? Plus, I asked Tom via email for a receipt of the $300 dollar check that I PAID him, still haven't receive anything until now. My real estate agent hired Tom to inspect my first home that I was in the process of purchasing. Tom was very direct of what and where he can and cannot inspect. The first area he inspected was the exterior of the house, which included the house of course, the roof, driveway, and backyard. He noted potential problem areas in-depth as well as wear and tear expected in owning an older house. At first, I was overwhelmed with the information.
