Tom was absolutely amazing! We just had him complete our home and sewer inspection on our house we're in escrow on and he went above and beyond! As first time home buyers we were super nervous for our home inspection but Tom explained every single thing to us and made sure we had a clear understanding. After being in the real estate industry in the past I've seen some terrible inspectors and Tom is far from that. We will be recommending him to everyone! Thank you so much again! read more

I just started going into escrow with a mobile home that I purchased, and finding the right inspection service was at the top of my list. Being in the high desert leaves exposure to both hot and cold extremities for a home. The options for my area were rather limited, and any other services would charge for traveling. Especially with gas prices these days. This led me to hoping that my local options were not shady or difficult to work with. Enter Tom, who wasted no time giving me a simple breakdown of what to expect for the inspection. He responded right away. I do not have experience dealing with many inspectors but Tom assured that he is well-diverse in his field, and proved it with a sample report. I did compare his report to others in the area and I liked the layout of his more. TH Inspection seemed a bit pricier than its competitors but I do not cheap out when it comes to analyzing details. I'm glad I went with my gut because Tom reported more plumbing issues than I had imagined, and noted all recommendations for every discrepancy. He even found a dead animal in the crawl space of the house! Brave man to say the least. I also was not present due to my work schedule, but had my realtor present with Tom. My realtor told me that he saw Tom looking through every nook and cranny, and spent his time making sure to note anything that was loose or sticking out when it wasn't supposed to. Lastly, Tom takes Zelle as his main form of payment. I understand it may prove as a challenge for some but I don't normally carry cash. Many millennials that I know seem to follow suit, and this can prove to be a lucrative method of handling house escrow drama without affecting your work schedule. I took care of my whole inspection and transaction through email, txt, and Zelle. All handled very professionally and documented in a very detailed report that I can hand to any contractor to fix my issues later on. Thanks for the help Tom! read more

Tom with TH Inspection Services is kind, friendly, helpful, and detail-oriented. I have worked with him twice. He provided a detailed inspection report outlining all items one would like to know when purchasing a home. He also provides suggestions in the report about what should be fixed with safety as the first priority. It is evident in his photos that he looks in all the nooks and crannies of the house, I believe you get what you pay for and I have been happy with both inspections. read more

Tom Hardin does an excellent inspection. I'm a Realtor and I know what I'm talking about! He is a GM and CREIA certified. He gives you a great breakdown of the house and all its systems. He is calm and doesn't alarm the client, just explains what is wrong and who to turn to to get it fixed. I recommend him very highly. read more

I reached out to him in regards to an inspection he did 5 years ago and he took the time to look it up and answer all of my questions. He is truly a gem. I would 100% recommend him. read more

Tom did a FANTASTIC job with a house I am currently in escrow for. He arrived early and handled the portions of the inspection that didn't require my presence such as roof inspection (I would not have been able to get on safely) and truly respected my time. He was very thorough and checked for things I hadn't even considered being a potential issue. I appreciate how he explained what he was seeing, why it could be or why it was an issue, and some suggestions for moving forward. He is very knowledgeable and passed on what he knew about certain models and brands that were used and their potential for having issues in the future. He truly valued me as the client and answered any questions I had. The inspection is definitely worth it if you want great advice and a thorough inspection! read more

Great company. Needed a home inspection within 10 days for a home I am purchasing. Tom was quick to respond and schedule a appointment. The inspection and report was very thorough! Would definitely recommend. read more

This is the second time we have worked with Tom. I don't trust anyone else to do the job. He has a great reputation in the AV for providing great service! We had the finalized home inspection report within 24 hours of the inspection. 10000%%% Recommend! read more

Big thanks to Tom, I'm currently in the process of buying my first home and having this inspection made me feel significantly more comfortable due to his detailed notes and ability to point out every potential problem, small or large. I used his report as a negotiation tactic but more importantly, as a way to be informed as to what I was singing my name to for 30 years. Ultimately the seller and I could not reach an agreement but I'm glad I had this inspection or I would be in deep trouble later down the line with all that needed to be repaired. I'm already looking at other houses and as soon as I find one I like, I'm booking Tom again. You should also! read more

This is my second time buying a home, and in my experience, I have never received such a detailed, yet easy to read, breakdown, of the issues of my house. Tom was kind, communicative, and had my report to me in under 24 hours, but this should in no way imply that it was rushed, as I mentioned previously that this was the most thorough breakdown I have ever received. Complete with pictures, notations, highlighted text, I now feel completely confident going forward with the purchase of my home. In addition to writing up a detailed report, Tom also called me to explain his findings, just in case I was confused by anything in the document. Further, he also makes a strong point of stating that he can be reached at any point in the future with any questions pertaining to the report. I would absolutely recommend Tom and his services to anyone. He came highly recommended to me from a friend who is also the vice president of a lending company, and I am so beyond thrilled that I asked her for her advice. Thank you Tom! read more

I am writing this review on behalf of my client. I am a realtor, and as such, have had extensive experience with home inspectors. I chose Tom, with TH Inspection Services, although his fees are about $100 more than most of the companies I use, based on yelp reviews, since the home which was to be inspected was out of the area I usually work in. I will start by saying that while he spent a considerable amount of time at the home, there were some things he missed. That said, most of them were minor issues. The reason for my review is that he missed one big issue....the heater. His report stated that it was working, but when my client moved in a couple weeks later, it was not working. Luckily, we had a home warranty on the home. The issue was that the home warranty company stated that the heater had not been working for quite awhile, based on the condition of the non-working parts. They initially wanted to decline the repair, as they stated it was pre-existing. I called Tom to get his detailed info on the heater, and while he took hundreds of pictures, he never took a picture of the register reading for the temperature of the heater. In his words, "it was working when I was there." Every other home inspector I have used has measured the temperature and recorded it with a photo. Also, every other company I have used stands behind their work with a 90-day post-inspection warranty. He was not willing to stand behind his work. With no proof, we had a battle with the home warranty company. In the end, the home warranty company fixed the heater. I only asked Tom to reimburse my client for the home warranty company's $75 charge, which he was unwilling to do. The industry standard does not necessarily require the inspector to photograph the heater or a/c temperatures, however, it seems to be the industry practice, as well as having a warranty on their work. I would not recommend this home inspector. If you can't be sure that he is doing his job, and won't stand behind his work, what do you have at the end of the day?? read more

Tom did an amazing job with my home inspection in Palmdale. The inspection was very thorough and detailed and the report included lots of pictures with clear recommendations. During the inspection, Tom encouraged me to walk around with him and ask questions. He took the time to explain everything that he found, why it was notable, and what sort of repairs would need to be made (and why). I walked away really trusting the report and understanding what needed to be done. He even stayed up late on a Friday night to get me the report in the same day (which wasn't a commitment, but was very much appreciated) On top of everything, Tom was super responsive and professional. His rates were right in-line with the other highly-rated inspectors I shopped around for. For me, it was a quality inspection with great customer service at the right price. I'd recommend TH Inspection Services for sure. read more

Mark did a great walk through and explained everything in detail. He was on time and professional, he gave some great advice and followed up with a thorough report. Will use Mark again if needed and would recommend! read more

I am buying a home from out of State and needed a home inspector. I saw Tom's excellent reviews here so I called him to inspect my home that just went into escrow. I was not disappointed. Tom is as professional as they come. He provided a detailed inspection, followed up with a well-written, well-photographed, 44 page report. He then spent time with me over the phone to answer my questions. Later, I even called him on a Sunday afternoon for additional questions and he answered them without being annoyed as he spends time with his family. His report provided me a basis to negotiate with the Seller as well as give me a list of items for minor repairs. I highly recommend Tom and will not hesitate to use him again. read more

Tom was professional and detail oriented from the moment he picked up the phone. His wealth of knowledge was amazing and I'm thankful he was who we selected to look over the home before we completed the purchase. He explained each area of the home as we went, as well as took many photos for our review later. We highly recommend Tom! read more

Very thorough and accurate inspection. Pointed me towards bigger issues that needed attention right away as well as smaller issues that can wait. Also mentioned tbings that were working just fine but may have issues that need attention down the line. Great experience and very professional business, will refer them to everyone. read more

Hire Tom. Just do it. The last time we bought a home we went with one recommended by our realtor. It was an awful inspection. It took less than an hour, he missed major and obvious things like water damage under sinks, electrical outlets broken away from the walls and didn't even go into the attic. We were first time home buyers, so we thought "Hey maybe this is just what they do!" Pro-tip: That isn't how they're supposed to happen. This time around, our inspection was way different. We researched and chose our own inspector this time, and decided on Tom. The inspection was almost four hours long for a two story home with concrete slab foundation, three bedroom, two bath and 2,400 square feet. Tom went over every inch of that home with us and encouraged us to follow along to make sure he could tell us things as he saw him. He pointed out things that were minor like trip hazards to big things like faulty wiring in the electrical box. He crawled in attic spaces, checked under eaves, went on the roof, and poked inside access panels. He checked weather stripping on doors, poked at mystery holes in the ground and could identify the wrong screws used on a porch from 15 feet away. He has certifications to do inspections, which sadly is not a requirement in California. He's also insured. With his service you get some perks like the Home Buyers Network and Recall Check for life on the home's appliances. Did I mention he also has eagle eyes? I'd be seriously surprised if he had missed something. Also, in less than 24 hours he had our 75 page report, complete with pictures, descriptions and recommendations. TOM ROCKS! read more

As a first time home buyer, I didn't know what to expect during a home inspection and I was overwhelmed before it even began. However, Tom was on time, professional, very thorough and does quality work. He did a great job of explaining any issues that he noticed and recommended necessary repairs. He's also a friendly guy with a pleasant disposition. I would refer TH Inspection Services to anyone I come across that needs to do a home inspection. read more

When I decided to buy my first home, my independent research led me to ensure I hired my own, qualified, home inspector. I asked around, and researched online, Tom came highly recommended. I called and left a message at his office; he called me back within 30 min and discussed his services with me. He took down some information and we scheduled an inspection within a few days. He sent me a confirmation email along with what he would be looking at. I arrived early for the inspection and found Tom already at the property setting up his ladder to look at the roof. Tom insisted that I walk with him around the outside and the inside of the property while he took pictures and explained what he noticed. Tom also gave me recommendations for maintenance practices to ensure my home remained in good condition. This process took over three hours and Tom pointed out things that I had missed on my initial inspection. I paid Tom for his services after the inspection and within 48 hours, I received a full color, 55 pages, indexed PDF file book that outlined the inspection criteria, Tom's findings, recommendations for acute repairs along with future maintenance requirements, and photos of the property and trouble spots. I used this report to highlight my repair requirements to the seller, who was very impressed. Of course, the seller wasn't willing to make all of the recommended repairs; however, the major repairs were taken care of along with a nice little check to help with the remaining trouble spots. Hiring Tom was money well spent, and the return on investment was more than fivefold. Tom is very experienced, professional and friendly; he even brought an ice chest with water for me and my real estate agent. I highly recommend Tom for any home buyer, and if I were to sell my home I would hire Tom to perform his inspection service so that I could make needed repairs before the sale to ensure a timely close; I also think proving the buyer with his inspection findings would be a great gesture to a potential, serious buyer. Call Tom today if you are buying or selling a home. read more

Tom is the man! One of the great things about Yelp is being able to find quality service providers without playing a game of blind Russian roulette. After seeing the stellar reviews, I scheduled an appointment through the website and received a call promptly from Tom. He was available to do an inspection for me on short notice and was punctual. I was very pleased by Tom's professionalism and knowledge. He was thorough during the entire inspection and was attentive to the most minute details. After inspecting the interior and exterior, Tom will put on his jump suit and get down and dirty to impress you. He went into the attic and pried around, and discovered charred wood! Apparently there was a fire that the previous owner tried to conceal by painting over it... nice! Tom also went under the house and inspected the foundation and plumbing. He found more issues but at that point I was just there to watch him crawl around in tight spaces. Apparently he's been bitten by a few black widows but he's a tough guy who will do whatever it takes to make sure the job gets done. I was completely satisfied with the inspection even though I didn't even up buying the property. He completed the inspection report with haste and even taught me a few tricks about home management. Looking forward to seeing him crawl through the crevices again =D read more

Tom Harding, was a pleasure to work with. We did a phenominal walkthrough of a potential property with no detail being too small. He was on time and prompt ready to work straight to business. Also, made sure the right questions were asked and made you see things you wouldn't. I think that is key in potentially the biggest purchase you'll ever make. I tend to have my reservations when I hire anyone for important matters either they're not thorough enough or skip certain steps, not having the same level of care or priority etc..., Not this time around. I had enough confidence in my decision with the property. His knowledge in the whole process was invaluable and his report was DETAILED! on time like he said he would THIS is was what set him apart. 5 Stars Well Deserved. I had my home inspection yesterday at 9AM. From the moment I met Tom, I knew he was the right choice. Honest, genuine, informative, and EXTREMELY thorough. This man takes great pride in his work, rightly so. Described the entire proccess in detail, including "layman" terms, for those of us not so savvy. The finshed report was delivered the next morning (Sunday), well ahead of the promised time via E Mail. Very detailed, and easy to understand. I would absolutely recommed Tom Harding for your home inspection. Good customer service is hard to come by now a days, OUTSTANDING Customer Service is what Mr. Harding provides. read more

Being a first time home buyer I was nervous about what I would find hidden in my future house. I searched online and found Tom. Read his reviews and it was nothing but positive. I also contacted a few other and they were more expensive and didn't cover the same things Tom covers. So I made my choice to use his company. It was the greatest thing. I had to use him twice. He saved me from buying a home that needed a whole new roof and had many other hidden issues. When I found my second house to be inspected he came out and did his job again and went above and beyond what anyone else would do. He not only shows you several pictures, he is very detailed in explaining his findings. He talks to you as he finds them. And constantly asks if you have questions and if you do he will answer them. Thanks again. I will be telling everyone about your company. read more

I found Tom with yelp and saw so many good reviews I hired him for our first ever home inspection. You know the old saying if it sounds to good to be true its probably not. Well Tom is seriously as good as all his reviewers say he his. His service matched every 5 star review he has received before mine! He showed up on time, was professional, and even wore blue shoe covers around inside the house (Got to respect the house, Awesome)! He allowed me to shadow him during the whole inspection and was extremely knowledgeable. I felt he really had my best interest in mind during the inspection and that matters a ton as a first time home buyer. It was as if a trusted family member was giving the inspection rather then a hired professional. The report was extremely thorough and assisted tons in working out the next steps in finalizing our purchase. I highly recommend TH Inspection Services for any other first time or repeat home buyer! The reviews match Tom's service to a T! If we ever purchase another home in the antelope valley Tom is our go to inspector. read more
