I just started going into escrow with a mobile home that I purchased, and finding the right inspection service was at the top of my list. Being in the high desert leaves exposure to both hot and cold extremities for a home. The options for my area were rather limited, and any other services would charge for traveling. Especially with gas prices these days. This led me to hoping that my local options were not shady or difficult to work with. Enter Tom, who wasted no time giving me a simple breakdown of what to expect for the inspection. He responded right away. I do not have experience dealing with many inspectors but Tom assured that he is well-diverse in his field, and proved it with a sample report. I did compare his report to others in the area and I liked the layout of his more. TH Inspection seemed a bit pricier than its competitors but I do not cheap out when it comes to analyzing details. I'm glad I went with my gut because Tom reported more plumbing issues than I had imagined, and noted all recommendations for every discrepancy. He even found a dead animal in the crawl space of the house! Brave man to say the least. I also was not present due to my work schedule, but had my realtor present with Tom. My realtor told me that he saw Tom looking through every nook and cranny, and spent his time making sure to note anything that was loose or sticking out when it wasn't supposed to. Lastly, Tom takes Zelle as his main form of payment. I understand it may prove as a challenge for some but I don't normally carry cash. Many millennials that I know seem to follow suit, and this can prove to be a lucrative method of handling house escrow drama without affecting your work schedule. I took care of my whole inspection and transaction through email, txt, and Zelle. This is my second time buying a home, and in my experience, I have never received such a detailed, yet easy to read, breakdown, of the issues of my house. Tom was kind, communicative, and had my report to me in under 24 hours, but this should in no way imply that it was rushed, as I mentioned previously that this was the most thorough breakdown I have ever received. Complete with pictures, notations, highlighted text, I now feel completely confident going forward with the purchase of my home. I am writing this review on behalf of my client. I am a realtor, and as such, have had extensive experience with home inspectors. I chose Tom, with TH Inspection Services, although his fees are about $100 more than most of the companies I use, based on yelp reviews, since the home which was to be inspected was out of the area I usually work in. I will start by saying that while he spent a considerable amount of time at the home, there were some things he missed. That said, most of them were minor issues. The reason for my review is that he missed one big issue....the heater. His report stated that it was working, but when my client moved in a couple weeks later, it was not working. Luckily, we had a home warranty on the home. The issue was that the home warranty company stated that the heater had not been working for quite awhile, based on the condition of the non-working parts. They initially wanted to decline the repair, as they stated it was pre-existing. I called Tom to get his detailed info on the heater, and while he took hundreds of pictures, he never took a picture of the register reading for the temperature of the heater. In his words, "it was working when I was there." Every other home inspector I have used has measured the temperature and recorded it with a photo. Also, every other company I have used stands behind their work with a 90-day post-inspection warranty. He was not willing to stand behind his work. With no proof, we had a battle with the home warranty company. In the end, the home warranty company fixed the heater. I only asked Tom to reimburse my client for the home warranty company's $75 charge, which he was unwilling to do. The industry standard does not necessarily require the inspector to photograph the heater or a/c temperatures, however, it seems to be the industry practice, as well as having a warranty on their work. I would not recommend this home inspector. If you can't be sure that he is doing his job, and won't stand behind his work, what do you have at the end of the day?? read more

Hire Tom. Just do it. The last time we bought a home we went with one recommended by our realtor. It was an awful inspection. It took less than an hour, he missed major and obvious things like water damage under sinks, electrical outlets broken away from the walls and didn't even go into the attic. We were first time home buyers, so we thought "Hey maybe this is just what they do!" Pro-tip: That isn't how they're supposed to happen. This time around, our inspection was way different. We researched and chose our own inspector this time, and decided on Tom. The inspection was almost four hours long for a two story home with concrete slab foundation, three bedroom, two bath and 2,400 square feet. Tom went over every inch of that home with us and encouraged us to follow along to make sure he could tell us things as he saw him. He pointed out things that were minor like trip hazards to big things like faulty wiring in the electrical box. He crawled in attic spaces, checked under eaves, went on the roof, and poked inside access panels. He checked weather stripping on doors, poked at mystery holes in the ground and could identify the wrong screws used on a porch from 15 feet away. He has certifications to do inspections, which sadly is not a requirement in California. He's also insured. With his service you get some perks like the Home Buyers Network and Recall Check for life on the home's appliances. Did I mention he also has eagle eyes? When I decided to buy my first home, my independent research led me to ensure I hired my own, qualified, home inspector. I asked around, and researched online, Tom came highly recommended. I called and left a message at his office; he called me back within 30 min and discussed his services with me. He took down some information and we scheduled an inspection within a few days. He sent me a confirmation email along with what he would be looking at. I arrived early for the inspection and found Tom already at the property setting up his ladder to look at the roof. Tom insisted that I walk with him around the outside and the inside of the property while he took pictures and explained what he noticed. Tom also gave me recommendations for maintenance practices to ensure my home remained in good condition. This process took over three hours and Tom pointed out things that I had missed on my initial inspection. I paid Tom for his services after the inspection and within 48 hours, I received a full color, 55 pages, indexed PDF file book that outlined the inspection criteria, Tom's findings, recommendations for acute repairs along with future maintenance requirements, and photos of the property and trouble spots. I used this report to highlight my repair requirements to the seller, who was very impressed. Of course, the seller wasn't willing to make all of the recommended repairs; however, the major repairs were taken care of along with a nice little check to help with the remaining trouble spots. Hiring Tom was money well spent, and the return on investment was more than fivefold. Tom is very experienced, professional and friendly; he even brought an ice chest with water for me and my real estate agent. I highly recommend Tom for any home buyer, and if I were to sell my home I would hire Tom to perform his inspection service so that I could make needed repairs before the sale to ensure a timely close; I also think proving the buyer with his inspection findings would be a great gesture to a potential, serious buyer. Tom is the man! One of the great things about Yelp is being able to find quality service providers without playing a game of blind Russian roulette. After seeing the stellar reviews, I scheduled an appointment through the website and received a call promptly from Tom. He was available to do an inspection for me on short notice and was punctual. I was very pleased by Tom's professionalism and knowledge. He was thorough during the entire inspection and was attentive to the most minute details. After inspecting the interior and exterior, Tom will put on his jump suit and get down and dirty to impress you. He went into the attic and pried around, and discovered charred wood! Apparently there was a fire that the previous owner tried to conceal by painting over it... nice! Tom also went under the house and inspected the foundation and plumbing. He found more issues but at that point I was just there to watch him crawl around in tight spaces. Apparently he's been bitten by a few black widows but he's a tough guy who will do whatever it takes to make sure the job gets done. I was completely satisfied with the inspection even though I didn't even up buying the property. He completed the inspection report with haste and even taught me a few tricks about home management.
