Tim with Spec-Rite was timely and professional and did a stellar home inspection for us. My father was an electrical contractor for 30+ years and has seen many home inspection reports and this report by Tim was clearly top shelf. I was very happy with the value of the inspection. Top shelf service across the board. Thanks, Tim! read more

I spoke to Tim in regards to my foundation. He was very genuine and took the time to speak me. Did not rush and even referred me to someone that might be able to help. It's very rare now a days to fine people who will go out of their way to help someone that's why his business will continue to thrive. Thank you very much! read more

Tim at Spec Rite is one of the most kind, professional, thorough, and knowledgeable people you can meet in the home buying process. Over the span of the last 7 years, I've been fortunate enough to have him do two different inspections on properties I've purchased, and when it came down to the inspection, it was a no-brained decision to use him again. In his inspections, Tim clearly differentiates the difference between things that needs immediate attention and smaller things that don't need any urgency. His reports are incredibly thorough and come with concise recommendations. Tim and Spec Rite are absolute pleasure to work with, and my family is so thankful for their services! read more

I recently had some tenants claim that there was "mold" in my rental unit. I called since I saw all the great reviews on here and Tim answered. I explained the situation and he was was there to check the house right on time! He found no mold and wrote a letter to that effect for my records. Very nice and professional man. Highly recommended! read more

I called Tim at Spec-Rite for some general advice on how to proceed with a mold issue and potential inspection. He was so nice! He didn't try to swindle me out of an unnecessary inspection but instead, offered me his honest opinion on how to take action with our builder. If that fails, I'll be calling him back immediately! Five stars aren't enough! Highly recommend! read more

I am moving to the Antelope Valley and looking to buy a home in the Anaverde community, located in Palmdale. Once I opened escrow it was time to have the home inspected, so I turned to my goodol friend YELP! I was looking for a knowledgeable inspector that had more then an inspector license. I asked Tim many questions about his credentials and I was very impressed. Tim knows his stuff, and wasn't afraid to inspect the pool, while other inspectors I called said they didn't do pools at all. Another important factor for me in choosing an inspector was that they are local, Spec Rite Inspections is located in Palmdale. On the day of the inspection, he was on time, and very thorough. He had my report ready the very next day, it included pictures of everything that needed repairs including some videos. His report was very long but very easy to understand. I love that he provides a summary report because it makes it easier to go over with RE Agents. I am so glad I chose Tim with Spec Rite Inspections, I feel confident moving forward with my new home purchase. read more

We found another home! Of course we called Tim with Spec Rite! Unbelievable attention to detail! Tim is amazing! He is quick, courteous, pleasant, and, in this case, tactful! We found a home we liked, we were the back up offer. The home had a previous inspection, but, that buyer fell out of escrow. We were given the previous inspection report. Just a check list. We decided to have Tim do another inspection, wow, what a difference! When Tim finished the inspection he requested to show me a few things that needed attention. I invited the owner to go with us. Tim was thorough and tactful. He showed her the things that needed attention. We received a full report, with pictures of the things that needed to be looked into. We worked with the owner to fix the things in the list. I am happy to report, we now own the home! This is my personal recommendation! Tim is a wonderful, reliable inspector! He is also a really nice guy! Thank you again! read more

I hired Tim again and he did fabulous job with our home inspection. Tim is reliable, honest, professional, and very knowledgeable. He goes into detail and lets you know if the house needs serious repairs. He spends a good amount of time looking at the house. We used a while back a guy named Time Ryan and he only spends 10 minutes looking at your house and he will not be honest with you. Not Tim Spargo he is nothing like other home inspectors. He gives you a detail report and will answer all your questions. After dealing with home inspections I thought there weren't honest ones out there until I found Tim Spargo. Hire him and you will not be disappointed with your decision on hiring someone that will work for you not the real estate agent. read more

Just had our home in purchase process inspected by Tim/Spec-rite, and he was great! I cannot say enough about this guy. Well, 1st he had some approval hurdles(not Tims fault) with my Lender, and even after some hickups by the Lender, was very cooperative. During the approval process we communicated back and forth, and he was good answering his phone, and emails. He communicated with me to ensure Lender compliance, in a timely manner. After Lender approval, he confirmed our meeting, showed at site on time, but Seller did not show. He agreed to come back at no additional costs, and gave me several date/time options. Finally, at he inspected the property. After his thorough inspection, he pointed out some issues, and explained the issues in laymen terms, which was very relieving for my wife and I. The prices were very reasonable. I had gotten other quotes, and one was at $125 higher, but did not provide the thermal inspection technology that Tim/Spec-rite provides, so we got a real bargain. Again, overall a very pleasant experience with Spec-Rite during the stressfull times of a home purchase. I would definitely recommend to family and friends. read more

Tim did an amazing job! He was incredibly thorough, friendly and released a detailed home inspection report within a few days. He spent around 4 hours going every single aspect of the house. I could not be happier with Tim. I would highly recommend him for a home inspection. read more

We used Tim based on a recommendation from our realtor and couldn't have been happier. He was extremely thorough and took the time to walk us through all of the issues and potential issues with the house and made suggestions on what would be the best course of action. Tim is extremely knowledgeable about pools, and even walked us through what best practices we should use to keep the pool in great shape. Watching him do the inspection made me feel confident that we had made a good choice and that the house would be a good investment. I highly recommend Tim for any home inspection needs. read more
