They have both been so kind, helpful, and responsive during my time here. Romel helped with my move-in and I wish he could come work at the leasing office of my new apartment. Carol has been so sweet and always prompt with responding to any general resident questions/issues that came up over time. Both of them are easy to talk to, followed up when they said they would and always treat the residents respectfully. It makes a HUGE difference when leasing staff are approachable and actually willing to help instead of making things more complicated. I recently moved to Terraces at Paseo Colorado and was impressed with the leasing staff. Patricia Brown was incredibly helpful in presenting options that met my requirements and diligently followed up. Romel and Dylan were also very helpful in answering all my questions and ensuring a smooth process. What really stood out was how customer-focused and service-oriented all of them are. They really roll out the red carpet for you. In addition to the excellent customer service, I found the property itself is well designed. I really like that the hallways have outside airflow, something I haven't seen before. The parking area is also clean and well lit. The GiGstream ISP setup in the complex is good. I've had great internet speed and bandwidth for streaming apps like Netflix and working from home. If you're in the market for a new place in Pasadena, Terraces at Paseo Colorado is worth checking out and considering, because I've learned who you do business with matters, and this team is the right choice in my opinion. read more

I have been living in the Terraces at Paseo for a year and planning to prolong my lease. The initial move-in experience was smooth thanks to Liz. She is super responsive and nice. And I appreciate the whole maintained team! They are super responsive and usually address issues on the day after my request! My last maintenance request experience was crazy! I had a fridge issue (saw water in the morning on the bottom of it) and wrote a request late in the evening. The next day I came home I was surprised by the new fridge AND all my food inside was in the same order as it was before!!!!! Even the magnets on it were in the same spot! Thanks to Leo and Ben!!! BEWARE: This property now requires ALL residents to pay $65 monthly for Gigstreem internet service, which is notorious for providing terrible service (search their online reviews). You cannot opt out or pay a reduced rate, if you choose to subscribe with another internet provider--which may be a necessity if you require high quality, reliable internet for work. They are forcing long-term tenants to pay this $65 monthly fee (in addition to large annual lease renewal fees), even if they established service with another internet provider long before the bulk billing rollout. read more

Once upon a time, I was a college student and I lived in a dorm. It was loud and the residents didn't much care if they were being noisy early in the morning or late at night. We were all young and it a right of passage to live the dorm life. Every so often, I'd think to myself, "someday I'll have enough money to live in a nice place that's quiet and peaceful and has a washer and dryer." Sadly, Terraces at Paseo Colorado only have latter. I've moved around a lot for work and I've lived in a lot of different places. The Terraces, by far, are the noisiest and the most unpleasant living situation to date. From nonstop barking dogs to screeching kids to neighbors that let their doors slam no matter how early or late. One resident enjoys the echoing hallways so he sings whenever he's walking through. Even the hired painters thought it was a good idea to start working at 7am. This morning, a Saturday, I was woken up to an alarm at 6:30am. The problem is that it wasn't my alarm. It was my neighbor's and they weren't home to turn it off. It's disappointing because I like my actual apartment (other than the thin walls, door and ceilings) and the location is great. It has all the makings of a great living experience. And based on the reviews, for many people it is. But we are all different and for me, it's too noisy, too often. I shouldn't have to sleep with noise canceling headphones. We live near a medical school and maybe my neighbors are still enjoying the college "dorm" experience. I can understand that. But if you're past that period in your life or didn't come from living in Manhattan, you might look elsewhere if you're seeking serenity. At least the Huntington Library and Garden is just down the street. Serenity now! read more

Great location (if you like noise). Terrible Apartments. Expect to get fee'd and fined at every angle. Don't expect your Deposits back, matter of fact, expect to get fined more when you move out (for normal wear and tear) which is exactly what a deposit is for. -Meaning of Living in the Concrete Floor Rooms- According to a study "floor" is one of the highest risk part regarding Covid-19, if you check every surface in a hospital building. Shoes carry and spread Virus. (Source 1.) Terraces at Paseo Colorado has bunch of concrete finish floor rooms. I deeply apprecitae it because I can sanitize daily easily. I clean floor daily by detergent solvent. (Source 2.)This floor allows me to make sure my family does not take the risk of contracting Covid-19 at home. So far I haven't heard of any people in this community contracted with COVID-19. I believe the daily cleaning of the building is also working well. (Same cleaning agent cleans and sanitize public areas including elevator buttons etc. from early morning daily.) Rent and original increase rate per renewal might be higher than other similar apartments, but I believe it worth paying it since at least it's cheaper than the cost of being contracted with Covid-19. This was my first apartment when I moved to Los Angeles County back in 2005. It was kind of a rush situation where I needed to move out to Pasadena right away for my new job, and I got very lucky in finding this place. I will say it was (and still probably is) rather expensive, but I felt it was worth it for the most part. I never had a problem with waiting for laundry machines (which I believe were on every other floor; most units have their own in the apartment), and the terraces themselves were well-maintained and had a courtesy hour so the people whose windows faced out there didn't have to deal with the noise. The pool itself was on the small side, but I was just grateful to have one. I can understand when some people would say they wouldn't want to live above a shopping center, but since I lived facing Green St. as opposed to Colorado Blvd., my side was MUCH quieter (although my apartment itself was directly above Equinox so you could hear some of the early morning classes bass-beat into your lower floor apartment). There were two main buildings: the Loft side and the Luxury side. The Luxury side had the pool and the Grand Terrace, along with some smaller terraces and the pool table/lounge. The Loft side had the weight room, computer room, and some other smaller terraces. I would have lived on either side, but what I had needed within my range was available on the Luxury side at the time. This is a HUGE apartment complex. Once you are able to maneuver 'your' side of the place, it will come naturally. I swear after living there for so long, I saw the guest suites ONCE, and I haven't been able to find them since (I now believe they were over on that other side, the Loft territory). The staff in the office, especially a guy named Michael, was always friendly, the maintenance staff was consistent, parking was always available in the vast underground gated garage and the amenities were plentiful. The only reason I moved out was due to the downgrade (loss) of my job. Overall, I would recommend this place to anyone who can afford to live here. I sure miss this place. read more

I have lived here for over a year. The staff are attentive and get back to you fast. They are very helpful and always willing to help. The building is a little on the older side but the maintenance staff is amazing and respond to work requests immediately. I feel like they keep the building very clean and well maintained. I lived at Terraces At Paseo Colorado from 10/12/17-9/2/22. These are luxury apartment homes on Colorado Blvd on the edge of Old Pasadena. My apartment was very nice. Security in the apartments is good. Secure gated parking is located below. It is a short walk to Old Pasadena. These apartments are well managed. Carol, the manager, and her staff were always friendly and responsive. When it came to yearly lease renewals, Carol was more than fair. The maintenance staff would always respond to issues within the same day but more often within an hour. The only reason I left was because I became a remote worker and moved to the beach. read more

Moved in since November and have no complaints yet. We live above the Cali burger and at night it can be a little noisy, but it's expected when you get Pasadena patrons walking around late at night. We're also above the pool, so we're waiting to see how the noise level gets during that time as well. When we were scouting for a new place to live, and we came across this place, we couldn't have asked for a better leasing consultant, HUE TRAN. She was extremely helpful and very patient with us. We couldn't decide right away and we must've comeback to visit about 2-3x. She gladly showed us around each time and answered any questions we had, even when asking the same ish over and over again. She accommodated everything we wanted and even showed us a unit we didn't know we wanted until we saw it..which we ended up getting. If you're in the market for an apartment and you want to check this place out, ask for Hue. Not sure why all the other reviews are bad, but everyone in the office seems to be pretty nice as well. Another thing about maintenance..THEY ARE ON POINT. Very quick response and super reliable. From helping me find my key which I accidentally threw in the trash shoot, to mounding my dresser to the wall. Good job. If y'all move in here, they sometimes give a referral fee, so if you name drop me I'll totally split it with you! Hint-hint Lastly, parking can sometimes be a hard to get in and out of bc either not all sensor thingys work all the time and/or there's always some cool events going on around here like America's got talent currently. The worst place to live in , worst management worst maintenance they are very much don't return ur call until you fix it yourself the pool is like a nasty tub that all building are peeing in . It is on the top of the mall but it is like walking dead lots of homeless lots of drunk people that will wake u up at 3 am not too mention ambulance is passing there all the time no sleep very unsafe area for kids lots of shooting u can add the crime news on your phone and prove me if I am wrong , not to mention when u stay there even for 6 month they charge I for changing the carpet even after 3 years . I love this community as well as the maintenance they have in this apartment. I loved it so much that I signed another 13 month lease in the same complex. There were some miscommunication during the move out process, but Liz has reached out to me to resolve the issue that I was experiencing. Moved here in August 2017 and have loved every minute. I live in the loft building and have the most amazing view of City Hall & the mountains. This is truly the best location in Pasadena. I can park my car after work and never need to get back in until I head back to work. You need to be self- disciplined with all the shops and restaurants at your fingertips. Something to do at all hours. The office and maintenance staff have been nothing but welcoming and extremely helpful. Although there is construction going on next to my building, I can honestly say it has never affected me in the least. Best move ever! read more

This is going to sound like a lot of first World whining, but I am just trying to break down what you are getting here FOR YOUR MONEY. If these places were a thousand a month to rent, I would not be so petty as to nitpick every single thing. These apartments are extremely expensive, which may seem like par for the course in this area, but I believe they represent a poor value -- Two grand a month to live in a shoebox with cabinets that have worse build quality than Ikea. I think I paid something like $200 a month extra for a washer/dryer, mind you not the fancy front-loader kind. My largest issue was the hot water ceased to function three times during my residence here. If you are going to pay for this overpriced pile of crap at the World's worst mall, you at least need to be able to shower. Attempted to leave, but Windsor would not allow me out of my lease. No discounts or allowances were made to rents. When it came time to renew the lease, they wanted to raise the rent a ridiculous amount. RRR's -- raise rents regularly, they say. Well, this leasing company does not fail to try and do that. Fat chance of getting me to renew. The Paseo Mall is definitely amongst Southern California's worst, right up there with Puente Hills or anything in San Bernardino. All the good retail in Pasadena is in Old Town. The Paseo is dying, full of worthless crap stores, empty space, and a small Macy's. Even Harry & David left. When people asked me where I lived, I told them I lived at the worst mall in the World, and people would always guess, "Oh, the Paseo?" Let's talk about the "pool." There is no pool here. There is, however, a square hole that is three feet deep with chlorinated water in it. There is also no hot tub. Clearly it was created with the intention of saying "We have a pool!" There is also a fitness room, which seems more or less decent for an apartment complex gym. The billiards room contains an extremely cheap pool table, with cheap pool balls and cheap cues that are bent. I give a couple stars to this place for three reasons. One, maintenance is timely (except when the water doesn't work), and very friendly. Two, they did not screw me on my security deposit. Three, the elevator "door close" button actually works. I have never witnessed this button to work in any other elevator. Towards the end of my stay, endless noise began every morning, extremely early, with the construction of what I think was BJ's. I guess that's complete now, so won't be skin off anyone else's back. Apparently there were some break-ins while I lived here. So much for the great benefit that is living in a building with no Section 8 housing. Parking is in the basement, which means you have to go through general Paseo parking to get there. At times, this can be a pain, when the lot is overcrowded for some convention event or on a Friday night (movie theatre). The cabinetry here is shallow and cheap. The carpet is cheap. In sum, this is not a very premium apartment. Brand new units in Irvine that rent for $1200 a month are nicer than these apartments. The units at Trio have a much higher build quality, even if their elevator is slower than molasses. All things considered, if you are looking to blow wads of money on rent, you should look to do so somewhere else (Trio or Westgate). For pretty much the same prices, you get much nicer units, and the Westgate is located right near all the stuff that Old Town Pasadena has to offer. read more

I lived on the Green St. side of the Luxury building. It is not worth the extremely high rent. The concrete hallways magnify every noise. The constant sirens (fire &/or ambulances) make sleeping difficult, windows do little to shut out the intense pitch. The patio and gym are lovely but the pool is way too small and for luxury, where's the spa? Waiting on the elevator became annoying and since there is no designated parking, at times it's hard to find spaces close to the elevator. Finally, due to my location, the view was poor and taking the trash out was a trek-so, so far. Great location. The service from the front office and maintenance is great & the gym is fantastic. read more

I wish Pasadena was closer to work. I lived here from April 2011-November 2012 in the loft towers. The leasing office ALWAYS made sure I was happy. When it came time to extend my 1 year lease another 6 months, sure, they tried to get more money, but they came through and made sure to reduce that rent for me. Aurelia, Karen, and Marco are the 3 people in the leasing office I dealt with and all 3 are so fantastic. All the staff there is, but those are the 3 I dealt with most and was on a first name basis with. The premise is very clean, fairly quiet (you might have a loud neighbor once a month or so, but people are people), and safe! This is also the ONLY apartment in Pasadena that is not zoned to have section 8 housing, which also makes it incredibly safe. I will say, though, if you get one of the fancy 2-story places right next to the leasing office, you abutt Green street and, obviously, will be more susceptible to crime. Luckily, there is tons of security provided by the mall itself, but be sensible with your needs, eh? You assume the risk by taking one of those. This is not to say there is always crime. But yes, there are break-ins. During my time living there, I would say roughly 3-5 break-ins. All of us in that building are professionals or studying to be one. Again, this is for the loft tower. I am not familiar with the other towers. Keep in mind you are in the BEST location in Pasadena. You are walking distance from nearly anywhere you want to be. Don't let the drive fool you, either, even Whole Foods is walking distance; my 56 y.o. mother with lupus would make that walk to get us some groceries when she came to visit without a problem. The rose bowl is a short drive, which is where I often went running. I really can't sing the praises of this place enough. Again, I lived in the loft tower, and I do understand we are the much more expensive tower, but it is worth the price. Not having to deal with carpet and such is a blessing. The exposed brick and overall space is just beautiful. I miss the Terraces at Paseo so much. I miss the staff. I miss everyone, but I will survive. I moved to WeHo to be closer to the hub of my professional and social activity. In fact, one of my closest friends lived in the general tower over by Gelson's and she misses it, too. She moved for the same reason I did. She was allowed to transfer her lease to the Santa Monica location without a problem. My lease was up completely, so I just moved altogether. Anyway, yeah, it is a place you will miss like crazy if you land up having to leave. Hope this is helpful to anyone considering moving into this place! It is the best you can get in all of Pasadena! The great thing is they have maintenance group working 7 days and 24 hrs. Whatever you need just call them! They nicely come to help you. UPS staff always passes the packages to leasing office if u r not at home, even though the package requires signature. That's good for me , but I don't know others' opinion. The location is too good!!! You are convinient to get into Gelson's Market, fitness, movie theater, macy's, and Paseo shopping square. There are bars here, so a little bit noisy, but I love noisy place. Business room and Billards room( for entertainmentis good too! Remember to get password for Billards room's wifi! Do you believes in "fengshui". The place is good oh! In-suit environment is ok lor. They will change carpets in 5 yrs. And I'm the one lucky to get the new carpets! After being at Terraces for almost a year, I can safely say it has been a very positive experience. The staff were very professional and friendly when they showed us around the property, and were very quick to address any questions, comments, or concerns I had. The location is unbeatable, you are a 5 minute walk from Old Town Pasadena, and a short drive away from some of the best hiking trails in SoCal. I would highly recommend Terraces at Paseo Colorado to anyone looking in the area. I'm honestly surprised to be reading some of the negative reviews below. It seems very clear that only those who had a negative experience felt the need to write a review. The majority who have a positive experience don't feel as much of a need to tell the world about it. Highlights: - Aurelia: Ask for her if you're thinking about moving here. Aurelia is so good at what she does! - Location: You can't beat it. The surrounding area is incredibly walkable and easy access to the Gold Line makes it all the better. - Cleanliness: I can vouch for the Loft side of the property. It's incredibly clean. Long Version: I'm a native San Diegan that moved to Pasadena three years ago for a job. Other San Diegans can fight me, but I'll be the first to admit that most of us aren't likely to speak highly about LA. San Diegan's say things like, "It's nice to visit, but I would never live there", "the people are so fake", "it's so expensive", "it's so crowded", or "the traffic is unbearable." On an on it goes. And I know, I know... some of you are screaming "Pasadena is NOT LA", but people that don't live in LA don't understand the nuances of the different communities up here. That's a different conversation. So anyway... after I took the job I had no idea where to live. Los Angeles is a giant place, I didn't know what neighborhoods would suit my lifestyle, and I didn't know the traffic patterns getting to work. I decided that it would be easiest to move close to the job in Pasadena, familiarize myself with the different parts of Los Angeles first, and then I could pick a forever-for-now place to call home later. I was originally focused on comparable communities in the Pasadena area: Westgate, Trio, and Avalon the major ones. I knew Terraces at Paseo Colorado existed, but I didn't expect they would be in my price range. I made an appointment anyway, not expecting to have anything come of it, but then I met Aurelia. Aurelia spent time asking me about my story. I explained to her that I just moved for a new job, didn't know the area, and was looking for something a bit temporary while I figured things out. I told her I didn't want to make a full move quite yet, in case the job didn't pan out or Pasadena wasn't a good fit for me. I was looking to rent a small apartment as a second home. I did what I actually believe your aren't supposed to do... I gave her my budget. I did it because I wasn't expecting to move here. I thought Aurelia was going to squeeze me, take my budget and show me properties that were right at or slightly above my number. I was pleasantly surprised that she presented me with a full set of options, including things below my budget that she felt could be a good fit for my circumstances. She single-handedly sold me on moving to this property. She was s pretty much been the only one I worked with, from the initial lease, two renewals and my now exit. Work with her. She's awesome. As for the property itself, I speak as a resident of the Loft side of the property (the other side is called Luxury): - I love the location. I would walk to Target for groceries and household stuff. The complex is close to parks and obviously there are tons of restaurants and shops nearby. I often took the Gold line to The Arts District and DTLA to meet friends for drinks and things too. If you don't want to take the metro, ride shares are cheap because DTLA is only 12 miles away. - Outside of the property, Old Pasadena is overall safe and clean. - Parking for residents is good, but your visitors will be inconvenienced. Parking under the mall isn't free and you don't get visitor passes. At the same time daily rates cap at $9 (I think?), so it's really not terrible if you spend a whole day together. Alternately, your visitors can try to find parking outside after the meters turn off. - It's pretty quiet other than some construction during the day (temporary situation). - Neighbors were never a problem for me. They were nice and there were no regular noise issues. I never had any reason to complain about anyone and no one ever complained about me. - Amenities are nice. I only ever used the gym and bbq grills. - Some of the other reviews talk about bugs, but I never had any issues. My experience.. it was fun while it lasted! I would live here again. read more

Lived there for 12 months, nothing good to say about this APT. The noisy upstairs neighbors (heavy weights/loud footsteps walking around), nuisance kids downstairs shouting and yelling in the early Saturday morning outside my balcony.., my balcony is right next to the pool, it is summer time now every Saturday/Sunday morning the pool party starts...If you are the person love to having pool party or other outdoor activities this maybe the place for you. The parking structure is really a pain in the butt! At least 4 - 5 times a week the sensor/reader is not working, especially in the early morning when you're rush to work, once you called the parking office they make you read back the sensor pad number, your apt number even your phone number and your name!! Seriously?! They block you out from driving into your parking structure when they have events going on, you have to drive around to find a different entrance!! Super inconvenience! They'll charge you paint the place when you are moving out (paint the whole place if you lived there less than 2 years you have to pay!), it doesn't sound reasonable to me. read more

I lived here for a little over 3 years on the loft side and absolutely loved it. I only recently moved because of work and the pending boutique hotel construction/Macy's demolition. Pros: --Quiet building. Quiet neighbors. You never saw your neighbors, let alone heard them. Noise will be a factor during construction, but wasn't during the time I was there. --Great front office staff and maintenance. My maintenance issues (which were few) were always fixed within two days and less than that if it was an emergency. Marco ran the maintenance team at the time and he's no longer there, but he was a rock star. And the ladies in leasing were extremely helpful and willing to work with you at renewal time. --You can walk everywhere! Not that I did, but the location was stellar. --Only those who can afford to live here at the prices listed live here. No subsidized housing. --Refurbished units with stainless steel appliances, etc. I didn't have that, but they revamped my unit when I moved out. --No bug/pest problems whatsoever. I think the people that have them brought that upon themselves, as I never saw even an ant. --Safe. I never experienced a problem and you have to use key fobs, etc. to get into the elevator, parking garage, etc. so it's pretty secure. Cons: --No assigned parking, but there's always a space available so not a big deal. --Construction--for now. Overall, a great place to live if you can afford it. read more

Lived here from 2015 to early 2017. Loved the building, the location, maintenance staff was super responsive and spot on. What really pissed me off was the office staff. I moved out in Jan 2017 and I just recently received a collections notice for $132. No email, letter, or phone call asking to settle the bill. Didn't even know about it. A simple reach out to me would have cleared things up. I contacted them to ask why this had happened and they flat out lied to me stating that they tried to contact me. I've corresponded with them on several occasions in the past so they know how to get ahold of me. What a way to leave a bad taste in a former resident's mouth. read more

I've lived in this building for a year, and I am in love with everything. You won't be able to find a better location, better management (they go above and beyond to make sure you're comfortable), or a better maintenance staff... anywhere. I moved from the west side, and now, I'm afraid to leave because I KNOW how hard it is to find a building as well-run as this one! My unit is quiet, light, and cheerful. The only downsides? No Wifi in the gym, the water's sometimes pretty cold in the pool, and parking can get hairy since the garage is operated by the city, not the building. I highly recommend this place. I lived at the Lofts building of the Terraces complex for about a year. The management seems to try to be accommodating but there are inherent problems with the place that don't seem to get resolved. There's no dedicated moving area or freight elevator so you'll have to have your movers park at metered spots and it takes a long time to get moved in due to the lack of a dedicated elevator. The pool is so small and shallow as to be worthless. I saw at least one cockroach a month in the apartment and usually several on the terraces themselves. The parking is the absolute worst. My biggest gripe is the the parking situation. The parking company often has an attitude when I've tried to ask them not to block off all of the parking lot entrances for special events since residents won't be able to get in there. Guests have to pay to visit you if they park in any of the structures and there isn't dedicated guest parking. The pet-friendly policy means you'll sometimes find dog feces or urine in the elevators and terraces (at least I hope it's from dogs). The rent is a little high, but on par for the area. There's been two water outages for the complex within the last few months. One planned and on unplanned. Both lasted several days and made living there miserable for those days. A large majority of the tenants seem to consist of spoiled, wealthy, Chinese students with exotic cars, and small dogs. If that describes you, you'll probably fit right in. There are some good points such as the layout of the apartment and the new appliances and counter surfaces. The gym is nice. Service requests get handled fairly quickly. Management is pleasant to deal with, even if they're a bit powerless to do much most of the time. Overall, I wouldn't recommend the Terraces at Paseo Colorado but I don't have experience with other apartments in the Old-Town Pasadena area to compare them to. read more

Terraces at Paseo Colorado is a pretty decent place to live if you're willing to pay for their overpriced apartment homes. Located on the 'loft' side of the community, my apartment unit is endowed with ridiculously high ceilings, a brick wall and laminated concrete flooring. It's a slightly different living experience than your run of the mill apartment home in Pasadena. Some random points in no particular order: The leasing office people are very friendly. You know you're living in a nice place when your resident garage is mostly full of Mercedes', BMWs, Audis, Porsches and a decent mix of high-end exotics. The gym is kind of dinky but it fulfills its purpose well enough so that I don't feel the need to pay $200+ for a membership at the Equinox (also located here). The proximity (literally 1 block) to Old Town is a huge plus. This place has a very minor roach problem. However it's not bad enough to deter me from considering Terraces again when my lease is up. The water takes a while to heat up. The walls are very well insulated (in terms of sound). If you live in an apartment facing the shopping mall, the crappy music they play on repeat every day from 9AM-9PM will eventually drive you insane. And if you live near the fountain, the constant sounds of kids screaming at the top of their lungs will make you never want to have your own. Speaking of the mall, besides a couple restaurants, I've probably walked into one store during my five months here. It really makes you wonder who would come here just to shop. But that's how I like it. It keeps things less crowded and quiet(er). Strictly in terms of appearance, the mall is very nice. Terraces is definitely one of the nicer establishments in Pasadena. Overpriced? In one word, yes. But find the right apartment unit and it just might be worth it. read more
