Beautiful villa on the river. We got so lucky & rented a room when no one else was there. Nice staff, quiet grounds. Beautiful balcony, and a tree swing. Only thing I would change is the shower. It was a little wonky, took a while to get hot water & the handles were a little strange. But there was a big garden tub. I just couldn't figure out how to get the water to run from the faucet & not the shower head, it ran from both. Other than that, the room was nice, had big windows with a beautiful view, the landscaping was so cute, and there was a Keurig in the hallway for guests to make a cup of complimentary coffee. Your website tells viewers that your staff is exceptional and goes above and beyond to make the day flow. That was the exact opposite of what we witnessed on Saturday. We understand if weather messes up the expectation of a wedding, but what we will never understand is how unprepared the venue was when it came to backup power. Lookout valley is notorious for having power outages, and to tell a wedding party you have no action plan when the power goes out, no backup generator, and that it may be the NEXT DAY until power is returned is 100% avoidable and not to mention extremely unprofessional for an EVENT VENUE. We were told by the owner of the venue that the power outage was "an act of God". This statement was so unprofessional, as the power outage was 100% avoidable if you have a backup generator. The owner did not take any responsibility for their lack of action plan for this scenario. Also, it did not even storm at the venue. If it weren't for my father leaving and going to buy a generator to be able to have our reception, it wouldn't have happened. Your staff was hiding from me and my wedding party - at one point we found the main venue staff woman crying in a closet to escape us...how rude to treat us that way. We also paid you to rent all 5 villa rooms. When we were told the power could be out until tomorrow, your staff did not offer any assistance for those of us staying in the villa. Thank god the power returned around 8:30pm that evening or else we would've had to rent a hotel. The venue villa rooms also did not have any hot water so all of our showers were cold all weekend. The staff was of absolutely no help when shit hit the fan, and I am just in shock at what I saw. At one point, we were going to have to move the reception inside not due to rain, but due to not having lighting outside, and your staff told me they "wouldn't charge me a flip fee" for it. I could not believe they were acting like they were doing me a favor by not charging me a flip fee. If I am being honest, we should've gotten a partial refund. We almost didn't have dinner due to no power in the kitchen. My amazing caterer drove back to her kitchen to cook our food and return. Hotel review Arrived late at 11 was followed by car and got bad vibes so waited in our car, other guy circled the parking lot, waited in his car for a few minutes got out and then walked around the building looking into the windows downstairs then going upstairs and then got back in his car and left Talked to hotel manager to notify her of creepy dude and we're told that our ac had gone out earlier that day so the room might be a bit hot. Room was 81 degrees and stayed that the whole night. All windows were located on a public balcony so we did not feel safe leaving them open . Two ceiling fans in the room, one was so noisy "click-thunk, click thunk" DO NOT STAY AT THE AIR BNB/GUEST HOUSES!!!!NOT SAFE AND RUN DOWN/NOT MAINTAINED! I can't believe that a place that has stayed in business this long would provide the service and circumstances we experienced. The property is located through the ghetto and then several miles of dirt road. We arrived late on a Saturday around 10:30PM while being followed by another vehicle. We thought it was odd there would be another person would be arriving at the same time. Being cautious we waited in our car AND WATCHED THIS INDIVIDUAL WALK UP TO THE DIFFERENT ROOMS LOOKING INTO THE WINDOWS ON THE UPSTAIRS AND DOWNSTAIRS ROOMS before getting into his car and driving off!! Freaked out, we called the management to report this security concern and we're informed that the AC on our side of the building broke earlier so our room would be hot but since they didn't have any personnel on site they would review the security cameras. ( Why we're we not notified that the AC was broken before we arrived?!) The only windows in the room were along the community balcony, the same place that this individual had been looking into the windows. So our room stayed at 82 degrees all night!!!Management called back later and said that we had no reason to be concerned because this person was there earlier that day.... He was not a guest and trying to look into the windows throughout the building at 11pm!!!! We were told by the manager Amber that they would contact us the next day and refund us the money since the room was 82 degrees. They never contacted us, did not respond to our calls, and finally responded to an email saying that there was no security concerns and still have yet to process our refund. DO NOT STAY HERE, DO NOT TRUST THE MANAGEMENT. read more

Wife and I greatly enjoyed our stay here. Very quiet, quaint little place, run by very nice people. Pros: quiet, secluded, room was clean, views were off the chain, felt like we got a good deal on the place, overall a VERY good experience. Cons: rooms were NOT soundproof, anytime anyone was walking outside it felt like they were coming into the room. Only other con was that it felt a little dated, somethings you could tell it was just older. It definitely didn't take away from the experience too much, but you could tell it was old and needed updating in some areas. Pros definitely outweighed the cons, we'll be back!! read more

As mother-of-the-bride and event planner, I thought the venue was beautiful and my daughter fell in love with it. Her floral designs were beautiful, her caterer was great, the hair and makeup area is very ample and accommodating complete with a steamer (even the artists commented on the space), the staff was nice and helpful and did a good job with the reception set up and linens. The guest rooms were very nice, complete with water, soda and snacks. I did find out there wasn't hot water in the bathrooms. Great photographer. The bartender was really great. She handled our crowd of about 55 guests with ease. The venue is classy, beautiful and spacious. Everything was going according to plan all the way up to about 2 hours until the wedding and the power goes out and the venue has NO backup plan. They thought it was going to rain (it never did) so they started tearing everything down on the open patio and moving inside where there wasn't power, no emergency lighting. The DJ at least had a backup power source. I felt sorry for the coordinator of the day (my son was looking for the electrical panel and said she was crying). A server tried to help us more than the coordinator. She told my daughter we wouldn't be charged for moving the reception. What??? My daughter said she didn't want to move inside as she was tearing up. I told them to put everything back as she wanted. We were all running around trying to figure out what to do as we weren't getting much help from staff. We were told there was nothing they could do. We asked if we could bring in a generator so a least the DJ would have power and for the string lights and were told no. My son-in-law was on the phone with the director. My other son-in-law, finally got the director to agree to let him and my husband drive into town and rent a generator, they brought it back and got the lights and DJ going. Everyone was sweating profusely from hauling the generator and getting it hooked up. We all felt like we had to fix the problem and didn't get much help from the director. Anyway, the sky began to part and as my husband and I walked our daughter down the pathway, I reminded her of how beautiful the setting and evening sunshine was and she felt much better. It was so panicked and touch and go for quite a while. My daughter asked for some refund and was told not a chance. As an event coordinator, I only had "acts of nature" happen one time. It wasn't on the part of where I worked, it was torrential rainfall that didn't allow the group to get to their event. I fought for them to get a partial refund at least. This is just one mother-of-the-bride's opinion and experience. I'm just trying to state facts and not feelings as my daughter was asked to edit her review or suffer legal repercussions. This is a perception on my part as we were told this had never happened before. I believe the director should have been there or given the coordinator authority to make decisions. Other than this one huge thing, that was out of all our control, everything was very lovely. It would have been nice to have a backup generator on site. The venue is beautiful but we were left with a sour taste in our mouth. We rented the rooms for the night before and for the evening of. When we arrived the day before our wedding we couldn't find anyone to tell us the codes to our room. And stood around for 10 mins before finally locating a staff member who still couldn't find the code for us. My family rented out a whole guest house on the property and had the same issue gaining entry. They were also painting and it smelled heavily of paint, something we were not informed of. Finally we got into our rooms, staff was nonexistent during our rehearsal hour. Now to the actual wedding day, there were several staff members sitting in the office, none to be found during the wedding. One of my groomsmen had to show the staff how to use the pressure washer so our event space would be clean. There was one helpful younger woman but she couldn't be everywhere at once. We paid extra for "sound equipment" which they didn't put out until 2 mins before our ceremony which delayed things. Refused to give my officiant a microphone, so she had to scream. Then one our walk back down the aisle the speaker cut out and stopped working. Then staff were nowhere to be found during the transition to our reception. They also allowed the rehearsal that was scheduled for immediately after our wedding to attend early so we had unwanted guests flooding into our rooms and reception space/ our balcony's that attach to our rooms. This following morning we had our rooms booked until 10am and the staff were already allowing the following wedding to come in, try to enter our rooms. Block our cars in amongst other things. Surprisingly for this wedding though it was all hands on deck. So just be wary if you spend less than the full package then you will definitely be treated as such. They barely lifted a finger to help us set up when it was insisted all the tables and chairs would be set up upon our arrival, my family had to hunt down extra tables for the caterers to have somewhere to set up even though it was in the floor plan. So just think wisely in planning a wedding here as the only happy spots were time spent with my new husband. read more

This is a pretty nice venue for special events like weddings. I've been here for two weddings now - both outside weddings in July. Great view of the river here. They have a building that was use for the receptions and pre-wedding preparation. Quite convenient for the wedding party to prepare upstairs, have the wedding on the grounds, and then have the reception in the building. They do have a backup tent for wetter weather. Only downside is that their driveway to the area is a gravel road so lots of dust typically gets kicked up. read more

My wife and I just had our wedding here this past weekend and everything went so smoothly. The venue is absolutely beautiful, even though the weather didn't exactly cooperate! I love the fact that the tent stays up permanently and there isn't any extra charge to have to use it or change plans or layouts due to rain. The bridal and grooms suites were great, they worked with our day of coordinator really well, and worked with us to find a good time for the rehearsal the day before, even though there was another wedding going on that day. read more
