This agency is an absolute joke. I would 100% recommend not renting from them. I rented from them in February in a last-resort situation and was completely taken advantage of. The front door is broken and has never really been able to lock--it's almost falling out. The door frame was clearly kicked in before I ever moved in, and the lock has fallen out multiple times (which I had to replace myself). At this point, the door has fallen off its hinges entirely, and I cannot lock it. The garage door doesn't insulate, the front door doesn't insulate, and there's black mold in the house. When I first moved in, one of the heaters wasn't working, and it still hasn't been replaced. Requests to Cindy, the so-called property manager, have been ignored. She even told me to my face, "Well, you couldn't find anywhere else to live, so that's what you get." Instead of addressing any of these issues, she comes around every couple of months to snoop and "inspect" but never fixes a single thing. Because of the poor insulation, frogs have gotten inside the house. The stove looks like it's from 1960 and barely works. And when I put in maintenance requests, I was contacted not by a real contractor, but by the homeowner's personal handyman. When I asked if he was certified, he admitted he wasn't--he's just "a guy." So essentially, they're sending random people to do repairs instead of licensed professionals. Honestly, I might as well just call my neighbor over to fix this stuff myself. This agency will not take care of anything, but they are quick to take your rent money and show up to be nosy. If you're thinking about renting from them--don't. read more

I would never recommend this property management company for anything including real estate sales. The lack of knowledge involving a FHA loan was discovered over 45 days after entering into contract! After the buyers had an inspection, we agreed to & completed repairs, a 2 week extension; the sale fell through on the date that everyone had anxiously awaited! They did nothing, just let it sit on the market over 5 months until I decided to rent it again; paying mortgage for 8 months now. They were not successful in renting it either! After another 2 months, my condo was still vacant; I had lost faith in them months before! I fid my research, read reviews and found Alex Gardner, a realtor with Van Dorm Realty, working with him was a completely different experience! The first day he listed the property, with correct information re: loans/financing, we had 3 showings and an offer which I accepted less than 48 hours afterwords! The incredibly frustrating experience with this company included lack of communication, basic knowledge, motivation & unprofessional interactions. I was mortified when I saw the pictures used to re-list my condo! I was going to work with a different company but agreed to stay after they reduced their commission, completed basic maintenance, took new pictures for a new listing. They invested no more time or effort to sell the property! Initially, I had no issues with my rental....unfortunately , the nightmare began when I trusted them to sell my condo! I do not recommend this company & would never want anyone to go through the same nightmare scenario that I did! read more

I would never recommend this agency to anyone. I have been a homeowner for over 20 years. While renovating my grandparents home, I needed an apartment quickly. I qualified for the apartment I wanted. I made more than enough money and my credit is decent. Enter Julie : the leasing/finance/ absolute skank of this business. After submitting my application fee, and being approved I was told I needed to move in within 2 DAYS- I could not move in within 2 days, I needed a week at minimum. Julie wouldn't budge, Julie then sent me an email saying " because you have no rental history, you need a cosigner" I said WHAT?!? I have over 20 YEARS of mortgage payments on time !! Julie became very nasty and very snippy. For the next WEEK Julie sent me two emails a day, asking for my cosigner. This was despite repeated calls and emails back to Julie stating that I was not going to have a cosigner, OR need a cosigner for a local apartment in a town I own two properties in!!! Julie would not stop contacting me!! I finally had to leave a message with the office and call the police to get her to STOP harassing me!!!! I would never, ever, EVER work with these people. They have a terrible BBB rating and have changed their name several times. Beware. read more

When my husband got orders to PCS in 2014, we were hesitant to be long-distance property managers so we set out to find someone to help us out. We love our house and knew we wanted to come back to it. After suggestions from a neighbor we went to the Blyle Team, and were hopeful. Our first tenants had extra pets in the house, they told the Blyles that they were watching them for friends (also against our contract because we were to be notified of this). Neighbors told us otherwise, and that these were actually the renters pets and they could verify this for us. We never saw more than 2 pet deposits for the extra dog in the house. Further, we would get a work order request and would give the go-ahead to have work done and it wouldn't happen for WEEKS. We were once told that the whole house needed to be painted due to mold! Our neighbor verified that the trim did need to be done but not the whole house. We got a quote from a painter but by the time they got around to actually submitting for it, the prices increased and no company would do just the trim because a whole house gets them more money. Additionally, after our first tenants moved out, I personally came to do a walkthrough with Lee, and noticed that the windowsills had been chewed up BAD by dogs, and that they'd "get to it" before the new tenants came in, in three days! They told my husband that it was a holiday weekend and they couldn't get to it until Tuesday! (It ALMOST lost our new tenant because the house STUNK of dog and it was in such disarray)! There were holes in all the walls, the first tenants took ALL of the curtains from the house and NOTHING was done about it! There were also holes in the screens from their dogs jumping on them and I was told that they wouldn't be fixed because we had a dog in the house before the tenants. (BS! My dog didn't do that damage and I had the report to show it!) After a lot of pushing, my husband was able to get them agree to come in that weekend do the work. Our second tenant was amazing, and we ended up renewing his lease to a month-month that we handled before moving back. Luckily, he left the house immaculate and we were able to come right back! After this experience, I would NEVER recommend this company to anyone. read more

Remote property investment requires quite a few things, among which are: capital, understanding of the market, a good realtor, an excellent mortgage guy, plenty of luck, and an outstanding property manager. The reason is simple: identifying a real estate market as promising, bidding, winning, closing, are all one-time deals. At the end of the day, the remote property investor goes home, and the property stays behind in the skillful hands on the property manager. As a remote property manager, one's goal is to let the property be. You want good tenants, who not only pay on time without an issue, but also keep your property clean. You want the tenants to be happy, the HOA to be content, and for the account to be uneventful - and by that I mean for the statements to come in on time, the payments deposited in the account on time, and for work, when needed, to be done carefully and with some sense of balancing cost and benefit. You want your property manager to be attentive, responsive to emails and texts, and to be a phone call away when issues come up. And they do. I found all that and more with the Blyle Team. We've been doing business for almost two years now, and I couldn't be happier. The office team is professional, courteous, knowledgeable. If you are looking to rent a home in the area, avoid this company and their properties at all costs. The employees of this company are phenomenal, and I really hate for them that I am leaving such a negative review. We rented a home from them because I was being stationed at JBLM in 2016 and we were only going to be there until I retired this year. So three years I spent in the home, and for the most part, it was pretty good in the beginning. Things would go wrong and they would get out there to fix it in a timely manner. Well the last year and a half is when things went downhill. The furnace went out the day after Christmas in 2017 and it took them almost a week to have it repaired. We were told to go out to purchase space heaters and they would reimburse us...which they did, but didn't care that our electric bill was much higher. The owner's response was that there was no way to prove how much the heaters used...good one. Another issue was the back deck was, and still is, rotted and unsafe. We have kids that like to play in the back yard and we had to block off the railings to avoid them falling through. When brought to the attention of the owner, he said that they'll get on it. There were more issues, but I'll save you the boredom. The icing on the cake was when we moved out. In 25 years of military service and renting homes, I've never had to pay a dime when I moved out. We left this house in far better condition than we received it in, but more importantly, it was pristine. Because I patched some holes with spackling, very neatly mind you, he decided to charge me to have the walls painted. The sink in one of the bathrooms was slow to drain, and he charged me over $100 for a plumber to come out when I could have fixed it on the spot during the walk through. There were some minor dings in the wall that I was charged to have spackled and painted. So three years in the house and I guess wear and tear does not apply. Mind you, we own a home elsewhere and when we returned, it was in worse shape than this one and our tenants were not charged by the local Remax here because the dings and holes and even slow drain were considered "wear and tear". The owner claims to be some high ranking retired Army Officer that did everything imaginable...the only thing he hasn't ever done was taken care of other military members. I am a renter. We have held up to our end of the deal by paying our rent on time for two and a half years. I call in the morning to let them know our gas furnace wasn't working. They took my information and said I would be contacted. 4pm the same day I haven't received any communication. I call back and they get my info and say I'll be contacted. Still nothing. I text the after hours number. Still nothing. I text again. Finally I receive a txt almost an hour later. I was told that they contacted a company and it'll be another 24 hrs till they contact us. I'm unhappy because of the lack of communication. I have 5 children in my house and the temp is getting colder and colder. read more

I have worked with Cindy on the purchase of a home and the sale of another. I have found her to be professional and thorough throughout the entire process. This is for one of their agents, Rich. This is a review because my home was listed as on sale and this agent came to show the property. After he left, and my agent had put clear instructions on arming my security system on the way out, he clearly did not do that. I contacted him and he claimed that he did but I refuse to believe that my security system failed to arm for him. If he had any issues, he should've told my agent about it but he didn't. I feel he probably just forgot to arm it and instead of admitting to that and then apologizing for putting my home and possessions inside at risk, he went on to insult me and refused to take any responsibility, whatsoever. I have been so pleased with the service and professionalism of the Blyle Team at Remax Parkside. We began as renters in 2014 when we first got stationed in Washington. When the house became available for purchase, Cindy served as our Real Estate Agent to help us purchase our first home! When we moved out of state, we knew of no one better to manage our property. I know the standard to which they maintain their rentals, and the thorough application process all new tenants go through before getting access to a home. From a homeowner point of view, this is very reassuring! We are going on our second year with Remax Parkside Property Management managing our home in Lacey, and our biggest relief was having our recent tenant turnover handled with such timeliness, professionalism, and care! At the earliest possible moment, our home was advertised as soon to be available, and before the tenants vacated the home, there were new renters lined up! First off, I will acknowledge the fact that the in office staff at re/max parkside has always been courteous and professional. My issues are specifically with "Lee" the rental/maintenance guy and the way in which our move in/move out inspection and maintenance were conducted on our unit. For our FIRST move in inspection, the inspection was conducted by a family friend acting as our agent because we were out of state while my spouse was deployed. This inspection was very thorough and Lee very conveniently lost it. For the SECOND inspection, Lee spent about 5 minutes in the house and basically refused to write most any defects in the property on the report, stating that we were trying to treat it like we expected to be moving into a brand new house. He wrote one or 2 obvious problems but left it otherwise blank. I contacted the rental office and spoke to our rental agent, Judy, who assured me that they would compare the move in inspection we did to the previous tenant's move out inspection to insure that we were not wrongfully charged for any preexisting problems with the property. Upon move out, the first thing he did was walked in and asked for professional carpet cleaning receipts. I stated that we had rented a professional carpet cleaning machine and done it ourselves, to which he stated "it's in the contract you signed that you have to use a professional cleaning service so we're going to charge you for it." It pretty much went downhill from there. He thoroughly inspected the house as if we had moved into a brand new house and wrote down any and everything whether is previously existed or not. He also stated that the house was dirty despite the fact that the house was immaculate due to the fact that a professional cleaning service was hired and did a pretty darn good job. Upon moving in several defects were observed, such as broken blinds, worn out stained carpet, yard completely dead, holes in the wall of the garage, 2 damaged doors, etc. We fixed the two damaged doors while we lived there because they looked terrible, and Lee stated that because they weren't exactly the same as the other doors (which isn't actually possible because the original doors were 10 years old and not manufactured anymore), he was going to charge us $150 per door. I asked how it's $150 per door to fix something that was already messed up, and he stated that leaving the house in worse condition than it started then claiming it was better didn't make the house better. The new doors regardless of the slightly lighter finish is infinitely better than doors that had holes in them and places where several stickers had ripped off the finish (yes, the original doors were that cheap...) On top of all this, he was late for our appointment, which didn't show very much consideration or respect for my time. On top of all this, on various maintenance issues with the property, Lee was generally condescending and dismissive regarding my maintenance requests. I strongly suspect, had I been born male, my concerns would've been taken more seriously. I cannot stress enough how much you should stay away from re/max parkside as a rental agency. The move out process is ridiculous and is basically a ruse just to ensure they get to keep your deposit. Apparently, the person who conducted the first walk through is the nephew of a close friend of Judy's, who is also a real estate agent, and unfortunately referred us to them. As to the move out process, read other reviews. We are NOT the only people who have had problems with them. There are plenty of other real estate management companies out there that would never "LOSE" the original inspection and require that we complete another one almost a month after we'd moved in. Please notice she did not deny that the original inspection was "lost." He ABSOLUTELY REFUSED TO conduct a thorough inspection and I was between a rock and a hard place because our stuff had already been in the property for at least a month. He changed the date on the inpection. Obviously, he lied to you, you are knowingly lying, or never talked to Judy. I should have refused to do another one and we will be sure to report our issues to the JAG at JBLM to prevent your husband from taking advantage of enormously pregnant women with deployed husbands. The lack of professionalism in that alone is enough to tell folks they should look elsewhere. Becky D., aka account made to leave a positive review in a sea of not great reviews, Lee didn't give a flying rat's behind that our dish washer was leaking water during the drain cycle, soaking under the cabinets and into the carpets. I had to call him on three separate occasions before they replaced it and that was ONLY after I pulled it out and diagnosed the problem (a faulty actuator) for HIM. He was content to leave it peeing water all under the cabinets and allowing it to keep leaking into the basement. That's not someone I want managing my properties. read more

We lived about 30 miles away in a rural town, for 18 years. We had zero awareness of the Air Quality issues in the Hawks Prairie area [Lacey], WA. I DEPENDED on the honesty and integrity of the agent and agency I was doing business with. Instead, we got deceived into buying a lipstick-on-a-pig, flipped, money-pit. The realtor actually stood in the back yard with me, and, looking sideways to gauge reaction, said "you might notice some slight, occasional odors from the farm next door". I answered: "I've told you 3 times, in prior discussions, that air quality is an issue, and can be a deal-breaker; 3 of the 4 people to live here, have asthma. IF the odors are truly "slight", and truly only "occasional", it's probably not an issue." ....She looked away, neither confirming or denying. She only kind-of nodded and said she didn't think it's a problem. REALITY--what ALL failed to disclose: THE FARM: The farm operates 24/7. They haul in truckloads of both manure and straw, to make compost to grow their wonderful mushrooms. We like all that...BUT....ONLY if it's done right. It isn't. ALL OFFICIALS, and the FARM, use deliberate "minimizing" language, which fools public into thinking it's just a "nuisance". WHAT IT REALLY IS: Manure, of ANY kind, emits Sewer Gasses, as it starts to rot-down. Sewer gasses contain things like: hydrogen sulfide, ammonia, methane, esters, carbon monoxide, sulfur dioxide and nitrogen oxides. The FARM only admits to "ammonia only". And, there are airborne Molds emitted from the wetted straw. The FARM promises they will move at least the compost operation, if not the whole farm, to a more rural location, in about 3 years from 1/2018. BUT...they might not....They might only be saying that, to keep public pacified a bit longer. It's what they've been doing. COUNTY permitted housing, school, and public sports venue, right up close to the farm. COUNTY was warned by the farm, to avoid building anything within 1/4 mile, years ago...yet county chose to do it anyway. ....AND, County also makes sure property taxes get jacked-up, at least annually or more...the slight reduction in tax value on properties close to the farm, are minimal; the scant reduction in assessed values, fail to cover costs of remediation to prevent gasses entering a house, and/or, medical bills from exposure to the gasses. It cannot make up for loss of peaceful habitation, etc. Gasses prevent residents from using their yards, too much of the time. None can plan an outdoor event, and be sure they will be able to have it outside. AIR QUALITY BOARD only places air monitors at neutral points, far from sources of pollution [to get an average, and to know when there's a problem". They claims they cannot afford the kind of monitors that can sense this kind of gasses....so they join County, in using "minimizing language". WE NEED PROPER MONITORS. There's no excuse for proper equipment to cost over $30K these days [which the Air Quality Board claims]. They do not Want to monitor it, because County is culpable for damages over this issue. By refusing to monitor, and refusing to call it what it really is, they've been able to fool public for decades. Thinking about buying here? You MIGHT want to consider looking for properties that are at least 1.5 miles away from the corner of Marvin Rd and Steillacoom Rd., in Lacey, WA. And please, DON'T subject children to the bad air that frequently makes playing outside, really bad idea. The Nisqually Middle School nurse didn't even know what "calling a bad-air-day" was, and certainly don't protect kids from playing outside in it! We were lied to by otherwise "sweet" realtors. WORSE: this was the best house we found in 7 years of looking in 4 Counties. We couldn't wait any longer. Don't let that happen to you. read more

Cindy Blyle and the office staff of The Blyle Team have been terrific to work with. We have been on the tenant side of their services for 4.5 years in 2 different residences. I love the electronic payment feature on their website and we were able to set up auto-pay so it was always "out of sight, out of mind" and kept us on time! In our first location where we rented for 2.5 years we were a part of the full walkthrough inspection done by Lee and he was thorough but was willing to note any concerns we had as we walked through together. After our initial 12 month lease, we continued on a month-to-month basis at the same rent rate. The owner of the home decided to sell, so The Blyle Team worked with us to locate another property for rent. The move-out inspection was as thorough as others have described so don't try to shortcut, but if I was the homeowner I'd be pleased with their high standards and concern for the properties they manage. We did have a door to repair, but I was pleasantly surprised when Lee offered to take care of the transport of the door to and from the repair location (we did not have a vehicle that was large enough). It helped that we didn't have to pay up front/out of pocket but that the expense was paid from our deposit. During that tenure, all communication was done with office staff via email. When we needed repairs, they were prompt and efficient to remedy them immediately. When we submitted lawn care receipts we were reimbursed promptly. During this time period they expanded their website so later we could submit maintenance requests via their online portal, better keeping track of our submissions/requests and documenting their accountability. In our second residence with the Blyle Team we were able to transfer our deposit between residences, saving us from floating a double-deposit for a couple of weeks. In this home, the owners were more diligent about annual leases and after the first year they required us to both sign a new lease and pay a rent increase. Cindy advocated for us explaining to the owners that there are limits to the amount rent can be increased. We agreed that +$50/mo was cheaper than moving, so we opted in for another year! Because that lease was expiring soon, we just finished working with Cindy for a home purchase. She smoothly transitioned from "hands off" rental management (which is nice as a tenant, I felt they were available when we needed something but we didn't feel as though the landlord was looking over our shoulder all the time) to being available to me via text anytime I had a question or wanted to know more about a property. She worked out her schedule to meet us wherever and had good advice regarding foreclosure and bankruptcy properties. We were able to find a property quickly and she never pushed us above the budget amount we set. Hands down I would recommend the Blyle Team! read more

BEWARE! This was an all out awful experience for us. She threatened to SUE us.....She is highly aggressive, dismissive, and unprofessional. Right from the start when we entered into a contract with her to manage our property, she habitually failed to respond to us. As a property owner, we would get mailed HOA violations to our home and I would forward them to Remax, but getting timely replies simply didn't happen very often. In one instance, our tenants had an HOA violation last fall and we were mailed notices that we forwarded to Cindy. Then another notice came a couple months later and Cindy was so profoundly dismissive of us that we had to actually pay the fines ourselves. It was several months later that Cindy finally did her job and got the money from the tenants. I actually thought we had horrible tenants, but now I realize it was Cindy who was the horrible property manager....not caring about us, only caring about her fees and commissions. I remember once I had to make an important decision about our lease and Washington state law requires advance notifications to our tenants. I informed Cindy but Cindy simply put me off and it took me multiple attempts at communication before she finally replied. Cindy profusely ignores, dismisses, and puts off her own customers for issues that are important to them, but when it comes to her own pocketbook, she is extremely aggressive and always right on time. Our tenants were very distraught as well at the treatment they received from Cindy and let us know. Eventually we ended up dealing with our tenants ourselves, and Cindy was nothing more than a ghost gobbling up her monthly dues, but as far as I was concerned, she wasn't "managing" anything. But then it got much worse. We liked our tenants, and in a hot market, we decided to sell our home to them despite having other offers simply because it felt like the right thing to do. Duing the entire selling process we never heard a word from Cindy. Not a single word...not one. But I didn't mind. I was used to not hearing from Cindy anyway. Trying to get Cindy to respond to me (unless it was about her own payments) had always been an exhausting exercise with frequent futility. But then came closing day....on the very day of closing, Cindy - who hadn't said a word to us in over 2 months....crashes the party and demands her 3% commission under threat of lawsuit even though no one ever denied her anything. We paid her no problem .she was legally entitled to it under contract and it was completely fine...so why did she need to threaten a lawsuit when no one denied her a single penny? Human decency tells me that if you are owed money, you request it before you start threatening litigation. You start issuing legal threats only AFTER you are denied your monies due. That is human decency to me. But Cindy follows something else...she threatens a lawsuit with CC'ing her attorney as part of her initial request. We had to hear from our Title company about Cindy threatening a lawsuit and I found myself humiliated that my reputation as an honest person was disparaged and slandered by Cindy's highly aggressive maneuver that was totally uncalled for. Her implication was, of course, that she was being wronged, which means I was somehow acting with criminal intent. I couldn't think of anything more offensive. We are honest people, why didn't she just ask for her commission before making threats? Here is a snippet of her threat she sent to our title company on the day of closing.... "I have been in contact with my attorney and to eliminate a law suit...pay the commission due out of escrow. The original agreement was 3% of the sale price ...I have cc'd my Attorney as well. " Unbelievable. During 2 years of working with Cindy, she was chronically unresponsive. We had to pay out of our pocket money to the HOA for a tenant violation because she was MONTHS late in doing her duties, but when it came time for her comission, she didn't even give me a single 24 hour day before she starts throwing legal threats and involving her lawyer. This kind of aggression is revolting and has no place in a customer relationship. She treated me like I was a thief and yet in the end it was Cindy who was paid many thousands of dollars for a job that was completely terrible to begin with. I gravely wish I had never dealt with the Blyle Team to begin with. The day I terminated all ties to ReMax Parkside and the Blyle Team was a day of freedom. I am truly sorry I ever did business with them, but I'm also truly grateful that I never will again. A word to Cindy: Throwing around a lawsuit threat on your own customer before I even have a chance to respond is beyond the pale. Really! My realtor Cindy sold my house back in November and it was smooth sailing the whole way. It was the easiest transaction I've ever had with a home sale. Quick communication back and forth for the entire process. She would text me questions so I could respond in true Millennial fashion even with my busy schedule. She was always swift to respond and respected my thoughts and ideas regarding negotiations with the new buyer. She arranged for all of the services that were needed on our home to be completed so I didn't have to stress about it. I loved the photos and video she arranged to have taken of our home. I felt like it really expressed the mood and look of my house that translated into a fast sale. Cindy sold our house in under a week and was truly pleasant to work with. Can I give 6 stars? Use extreme caution when renting from this management company!! During my time with them they made promises and did not keep them, then they tried to force me to sign a new lease when our lease was still current and still legal. When I declined to sign a new lease they sent me a notice to increase the rent. This was legal, but shady. I decided I did not want to continue to do business with a company like this, so I gave them notice and moved out. Their lease stipulates that the outgoing tenant pay for multiple services to be performed home cleaning & professional carpet cleaning - reasonable services, but they mandate it be done by specific companies. The total bill to move out was almost $1000. Then at the final inspection the owner stated, "I don't see any issues", then charged me an additional $125 for lawn care. The lease stipulates that the tenant is responsible for lawn care, and I had hired a service, but they made up additional charges to keep part of the security deposit after stating everything was good. What an awful property management company! Cindy Blyle and her Husband Lee are terrible people! We moved to WA and a house that we were going to rent fell through. We searched frantically looking for a home. We found one and was told that we could go look at it even though the owners wouldn't be out til the following Monday. The house was beautiful and the owners were wonderful. We went and signed papers that day! We were so excited. We had our PODS delivered that following Monday and they called me to tell me the people were still there? The property management CO hadn't even told the owners they had it rented. Cindy wasn't able to meet us upon move in. She left keys. She met us later that day. The little things like cracked tile and such she said we wouldn't be charged for. Everything was fine until our fridge went out. I called to have someone come out and fix it. Upon finding out that it wasn't fixable I was told they were going to send one out. Weeks went by. I called and was faced with horrible, rude comments that they felt I was trying to rip off the owners. That we had a spare fridge in the garage and to just use that. (It was our fridge we had brought and only the freezer worked.) Finally my neighbor saw me crying. I told him the problem and he gave me the # to the Owner. I called him and he was furious. I had authorized a new fridge weeks before. Even when he called and insisted we get a fridge that day they asked if my husband could be there to move it in because her husband couldn't do it on his own? Later these same things happened. I was waiting for a rent check to clear and noticed that it hådn't. I called them to ask why and they said they probably lost it and would I make out another one. Two days later I received a notice to evict? They didn't even know that they hadn't deposited my check until I told them. After a years lease they called and asked if I wanted to extend. I told them I would go month to month. WE ENJOYED the house so much. It was perfect. Besides them. Plus I was lucky enough to have contact with the owner. Various things happened and I would call him and he would call them. It was arm twisting to get them to do anything. Even with the owner down their throats. When we were given transfer papers out of state we gave them three months notice. We told them when we would be moving out and they gave us a sheet of things to do for move out. We cleaned the carpets, replaced batteries in fire alarms, heater filters, the whole nine including receipts. We scheduled a move out inspection and they were going to be out of town when we left. Lee came by and installed a lock box on the front door and said they would be back in a couple of weeks. We cleaned up and headed out. Weeks and weeks went by and I kept calling to get my final deposit back. 2 months went by. Finally I get a letter in the mail saying that after keeping my deposit they wanted 1800 more!!! When I called to dispute the charges Cindy called me a BITCH and hung up on me. They sent me to collections and I disputed the charges verbally and written fax. Later I received a packet with pictures they had taken of the house. They had dumped cigarette butts and trash all over. Even went to the extent of placing supposed feces in the house. They wrote a slanderous letter about how we had trashed the place. Well here's the worst part. After our move we were house hunting. She delayed our closing date by two weeks. The lender sent for verification of tenancy and she sent back a slanderous letter to our underwriters. Even my lenders were blown away. She said we were consistently 10 days late on our rent. After the lenders had our bank statements and called her back to ask her again if we were ever 30 days more late on our rent. She said no but that we were always late. The lender said they had cleared checks for the first of every month. She screamed that we didn't deserve to own a home or to rent ever!! Who does this woman think she is? We closed on our house three weeks ago. I am so thankful that I will not be renting for a long time. We rented because we were military. Not because we couldn't by. Be wary people. The house might be nice. But the company is not. I found out from the owner later that she also is charging him thousands of dollars for things and he is stuck in a contract. We have always had a positive experience with Capitol Properties. They have managed our properties at least five years. We like having them manage our rentals because they take good care of them. We live a couple of states away so it is good to have someone we can count on to keep our properties in excellent shape. For our renters, Capitol Properties always alert us promptly when there is a problem so that we can get it fixed. It is nice knowing that getting something fixed at one of our rentals is just one click away. There have been a few times when tenets have move out leaving the property severely damaged - carpet destroyed, holes in the walls & doors, marking pen drawings on the walls etc etc. Most tenets are not like that, but every once in a while, there are people who do not take care of the property. It is nice having someone (Lee) making sure that our property is well maintained. We are very happy with Capitol Properties. read more

I would not wish these people on anyone. If they EVER claim they are military friendly you need to laugh in their face. I went on orders for the Army to another state, then the RLAS system went down and I did not receive any pay for 8 weeks, between the pay system being down and my unit figuring how to process military pay. I KID YOU NOT. There was a woman knocking on my door one day trying to tell me that her husband was in the reserve and she DID NOT believe that I had not been paid and threatened to kick me out if I didn't figure out how to pay rent with the military pay system being down. Beyond that they started tacking on fees for being late even though this was a military wide problem that went in the news. Once Rent was paid they kept pounding me for all these late fees in excess of $400. Got rent paid and they decided ILLEGALLY to reallocate the rent money I had paid them to these ridiculous fees and charge me MORE FEES for that month. If you want to live in hell for the duration of a contract, receive rude emails and visits to your house then rent with them. They have no respect for the military or even family for that matter.
