This company failed to due anything to earn even o1 corner of 1 star. When we began they knew their 1st day was the same day the mailing for assessments HAD to go out in the mail to be in compliance with CCR's. They screwed up the mailing & did not notify the board, it wasn't until 3 months past that word started trickling to the board from people directly they had not received their bill. Many, many sent to wrong addresses, but not fines. During this time co-owner Vasiliy Stupin was running for fire commissioner. This was all coming to a head just before Christmas. We had to borrow money from reserves to pay bills. First time. They could not even handle the meet & greet I had requested they host & pay for. They did not secure a venue. The weather was nice so I was able to get balloons & table cloths on the picnic tables in our park. They signed incomplete contracts with Goat Trimmers. I don't remember the break down but one check was over $1k at some point Goat Trimmers wanted more of the contracted amount. Some secretary who signed the incomplete contracts got then an additional amount of money that totaled $4300. Vis never ensured any work was done from the first payment, nor if it was done totally and satisfactorily. 1 board member who has been problematic in the past with members, contractors, & outside agencies we needed to go to to pay for projects with their property that borders ours, kicked the goat contractor off the property without authorization from the board. VIS offered $1044 dollars in damages, but that's not all the money that was overpaid to the contractor. Nothing was done to pursue the other monies owed in overpayment. Vis was the go between for the board &attorney in ref to the goat issue instead of recusing themselves. An attorney may have found they were responsible for the full amount, but we'll never know now. Vis group has never made the phone book active on their website as promised. They do not advertise board meetings & agendas for upcoming meetings. After no maintenace for 2 yrs they oversaw the maintenance of the playground which involved a company that installs playgrounds, does site prep &ground materials to go under the equipment. This person said he could do no work on the playset as it was not up to regulations. He recommended someone who does playground safety inspections. HIS WFE and co-owner of their company. The audit was a farce. But it played into the hands of a board member who wanted it torn down. She lives next to it &stated 2 years ago when it was brand new that she wanted it torn down. It was torn down in January. I gave them proof from people involved in training safety inspectors that the playground could easily have been maintenanced with some inexpensive modifications and kept as a climbing structure &remove the swings. Information was given to the board &they tore it down anyway. Not even 3 years old! A project that should have cost over $14k but done for $8100 through sales, negotiations, &a contractor who volunteered his time for site prep. He would have also volunteered his time again to expand the fall areas more. The board still tore it down. Vis group did no advertisement to the community about any problems with the playset, nor did they post the minutes from Nov 2012 board meeting where the problem was discussed and decided to tear it down until after Dec 10, 2012, which was after the Dec Board of Directors meeting. The did not notice the community when the inspector came to give their findings. They did not want to have to deal with 5 board members, so they got the board not to fill 2 vacant positions. The board did not get their policies for late payments & non-compliance done until late 2012. From June 1, 2011 until that time, VIS was sending letters & collecting $10/letter without a policy to be enforcing. That money they kept. I have been trying to find out how much of that money they collected in 2012 & they will not disclose it to me. They also levied fines in various amounts starting at $25, then $50 & upward, again with no policy in force. They did not return calls to a candidate for our upcoming election who wanted to see about what the process was to submit his name. No notification was given to the membership about what the election process would be, yet somehow 5 names were on the same page as the proxy that came with the annual meeting announcement from Vis. There are 5 vacancies & 5 names were provided to the entire membership at our expense, yet everyone was not given the opportunity to be on there. One name was put on by two board members without that person's permission. There was a space for write-in candidates, so 3/21/13 I put out 3 signs with 3 write-in candidates listed. 1 In front of my home, and 1 at each entrance on an wooden A-board. VIS removed those signs saying first they were abandoned in a common area. They had been there less than 24 hours & were pertinent to an election that won't take place until April 9,2013. read more

I don't want to talk, have a conversation or how the day's going or get distracted with support tickets, or your goals for customer service (like Enron who hung in their lobby respect, integrity, communication, and excellence. These values were grossly violated by the Enron's executives and employees, leading to one of the largest and most infamous corporate fraud scandals in history) the but I want to stop seeing the name of your company and I want to stop being a "customer". At least 70 percent of owners at our complex want you out so if you were so nice please spell out publicly step by step and do as much as you can to make it easy for how to remove your business from managing us since you prey on us individually like we are powerless (phony kindness but fees and stuff) and you are not good managers more like a heir who inherited wealth (from our HOA monthly fees and aggressive usage of incidental fees) and 1) have goals that are too small and bad design vision and too small of what success means and 2) spend too much money on projects and just waste in general. I don't want another smart response like let our team know we are glad to help those never get anywhere and that's much of the content of what you say to us. "Oh, and I am very happy to help, please let me know as soon as you can if you have an inquiry reach out any time! ....." I don't really want fake surface kindness I just don't want to pay and my neighbors to pay increasingly high HOA fees to go to waste though heir like usage and waste and the whole business is run like a heir who never had a track record of success in general. If just keeping the lights on is good enough, then the fees shouldn't be so high and wasteful. If the fees and costs are high, I expect exceptional things to happen like more like a resort but things have been the same and indistinguishable for the last 15 years. Just concrete everywhere and keeping the lights on and actually a third party who is either very bad at management or something else. I mean incentives are misaligned in the sense that you don't care if we are successful or if we die or what success for you means just keeping things running and collecting fees is good for your business and you can run away after the end of the term whenever that may be and go on vacation with this type of experience for the owners for like 2 years or 20 years or 40 years or whatever it may end up being. I would never hire the woman you have as our community manager. I don't think she or your team in general is a maker or builder of things (let alone innovator which is important in cost savings) with what I have seen through the webcam on meetings. If our complex was a business and this type of professional managers was brought in, it would die and go bankrupt not a growing, forward thinking business like Apple or Nvidia or Google or TSMC. read more

As an HOA Board member for 3 years I found VIS to be an outstanding management company. They demonstrated an impressive level of expertise in all aspects of our community's management and did so in a very respectful, interactive, and professional manner. We found that they continually strived to improve their efficiency and service. Their management of our finances was virtually flawless. In my experience as a Board member I have been surprised at the number of owners who have complete tunnel vision regarding their role as residents in the community, taking great offense should they be sited for any compliance issue, and at the same time, being unwilling to serve on the Board or participate in any community-wide effort. As imperfect as it is, the HOA system is likely to continue into the future in some form or another as they benefit the larger municipalities by helping manage sustained maintenance of both private and community property. While HOAs can become very intrusive as a result of over-zealous Board members and policies, broad participation by community owners can prevent the HOA from being counter-productive, and fine-tune policies to reflect the pulse or needs of the community. The perceived issues that owners often blame on the management company are often matters that the community's Board needs to address, or that the community at large needs to address through discussion in the community and at Board Meetings. Non-resident owners often mistakenly believe that the management company is responsible for managing their rental property, which is not the case. We found that VIS was a big help in our Board Meetings, and just a great partner in all aspects of community management. Companies such as VIS often serve many communities and their responsibilities are manifold. There are many bases to cover in their work, and a great deal of interpretation of varying covenants in terms of their enforcement responsibilities. Their efforts are enhanced by owner involvement and good communication between the Board of Directors of any given community, and the owners. Unfortunately, where enforcement issues are concerned, owners often choose to complain rather than talk an issue through with the Board and management company. read more

My experience with this company has been disappointing at every instance in which I've had to interact with them, over 7 years. This company does not seem to serve the homeowners; it seems to serves itself. Whatever they do, in my experience, has had zero transparency. Compliance checks are unreliable, with different standards being enforced without any sort of uniformity and consistency at totally unpredictable intervals. The compliance appeal process likewise has had zero transparency. The lack of transparency is by far my biggest grievance. I completely understand that HOA's are not very popular in general and that it's a tough business for them, but the customer service to homeowners from VIS has been very disappointing. I see myself as a reasonable person, but there has not been anyone to reason with. You never know exactly what they expect of you and you end up getting caught over the most minor things when you least expect it. It is very disappointing for someone who actually cares about the neighborhood. The priority seems to be just to get you and there is no reasoning with them or from them. The community managers (present or past) have acted like they own the community and owe the homeowners nothing. It's sad considering that the company is paid by the homeowners. VIS has convinced me to never again buy a house for which VIS is the HOA company. I truly regret having to write this, as I don't typically write reviews or complain. The one thing I really appreciate from VIS Group Inc. is that anytime I visit the office in regards to an issue or just a general HOA question, I am always greeted with kindness, and extreme professionalism. Recently, Elyssa Lopez has taken the position of Community Manager and has already started to make an exceptional difference in a very short period of time. Over the past few years, there have been issues with sprinklers not working in some areas resulting in lawns not having a nice appearance.The minute Elyssa started her new position as Community Manager, the ongoing sprinkler issue has been resolved, and I will certainly be looking forward to beautiful green lawns this Summer. This company is an absolute nightmare to communicate with. After purchasing a home in a modest neighborhood in Lacey I was initially happy with their services, and submitted a positive review for this company however my opinion of this poorly managed company has changed. I recently sent my hoa dues payment to the VIS Group 3rd party payment processing center and received a late fee on my account even though my payment had been received. When I contacted their office someone named Denice answered and said they have been experiencing several issues with mail deliver to include receiving their own mail. Note - I have never experienced an issue with the postal service. After paying the late fees in advance JOKE I was able to submit a letter to appeal the incurred fees and they were finally waived after waiting an unconscionable amount of time. If this wasn't enough a lady who identified herself as Lindsay who works for a company affiliated with VIS Group contacted my wife by phone soliciting us to rent our home out. Why would I want to rent a home out when I just bought it 4 months ago. If you deal with this company you will experience nothing but stress and heartache. Since our HOA is new to Vis Group, I wished to set up a new auto-payment for my monthly HOA dues. I didn't see that as an option on the website, so I sent a short email on a Saturday asking if that was possible. I received a response first thing Monday morning, politely informing me of 3 different ways to make a payment--the first of which was on how to set up an auto-payment. I thought this was great and immediately set it up. Unfortunately, I used Vis Group instead of my HOA as the recipient of the payment, but instead of returning the check to the sender, they graciously processed the payment and sent a letter indicating the correction needed for the following payments to be processed smoothly. I sincerely appreciate the level of customer service they showed me. They nicely corrected my mistake (not theirs!) and let me know well in advance of it becoming a recurring problem. I spent some time this morning going through the tabs in the owner Portal. What a difference!!!!! I can't believe the last two management companies provided nothing like this...EVER! It's so professional...like night and day! Thank you all for your bravery in taking on a very challenging portfolio as well as being willing to take on some very challenging owners. I don't know how you all remain calm and productive through it all. I'm starting to feel I'm on the downward side now and have started directing owners to submit their compliance issues on the portal using the complaint form. I think this will reduce the time I'm spending dealing with issues and make my life less stress-filled. Again, I can't thank you enough. I feel after the financials have been audited, the renters vs owners audited, the pets and vehicles accounted for...we should be back on track for everyone. Most homeowners do not understand the process of conducting HOA business, complaints, inspections, fines, etc. This company is one of the few Management companies that truly provides professional service. The Board has to take responsibility for all issues homeowners present, as they are the ones who coordinate and make decisions for the Association...it's NOT the management company. The Management company is tasked with enforcing the rules for the Association. The majority of complaints from homeowners are against this enforcement. Neither the Management company nor the Board has the authority to change the rules. This is reserved for the majority vote of the homeowners. A lot of complaints can be avoided if only homeowners take part in changing the rules to satisfy ALL homeowners. As a former Board member, I appreciate the hard work this company provided. Anyone interested in joining a class action lawsuit against Meridian Campus HOA and their VIS management group regarding the new draconian enforcement policies beginning 09/01/23, please contact me via message or email. When an HOA Board legislates the ability to determine what is "offensive" behaviors for the homeowners, our liberties become jeopardized. This is clearly a violation of our rights of free speech, religion, assembly and the remainder of the Bill of Rights. Demanding access to any part of a lot for inspection speaks to unreasonable search and seizure. The MCHOA Board was established to ensure compliance with the guidelines, not dictate via totalitarian policies our lifestyles.
