The reason is simple: identifying a real estate market as promising, bidding, winning, closing, are all one-time deals. At the end of the day, the remote property investor goes home, and the property stays behind in the skillful hands on the property manager. As a remote property manager, one's goal is to let the property be. You want good tenants, who not only pay on time without an issue, but also keep your property clean. You want the tenants to be happy, the HOA to be content, and for the account to be uneventful - and by that I mean for the statements to come in on time, the payments deposited in the account on time, and for work, when needed, to be done carefully and with some sense of balancing cost and benefit. You want your property manager to be attentive, responsive to emails and texts, and to be a phone call away when issues come up. And they do. I found all that and more with the Blyle Team. We've been doing business for almost two years now, and I couldn't be happier. The office team is professional, courteous, knowledgeable. They do everything carefully, and quickly, and most of all: always with a smile. If you need your property manged in the Olympia/Tumwater/Lacey area - The Blyle Team is your best bet.

    This agency is an absolute joke. I would 100% recommend not renting from them. I rented from them…read morein February in a last-resort situation and was completely taken advantage of. The front door is broken and has never really been able to lock--it's almost falling out. The door frame was clearly kicked in before I ever moved in, and the lock has fallen out multiple times (which I had to replace myself). At this point, the door has fallen off its hinges entirely, and I cannot lock it. The garage door doesn't insulate, the front door doesn't insulate, and there's black mold in the house. When I first moved in, one of the heaters wasn't working, and it still hasn't been replaced. Requests to Cindy, the so-called property manager, have been ignored. She even told me to my face, "Well, you couldn't find anywhere else to live, so that's what you get." Instead of addressing any of these issues, she comes around every couple of months to snoop and "inspect" but never fixes a single thing. Because of the poor insulation, frogs have gotten inside the house. The stove looks like it's from 1960 and barely works. And when I put in maintenance requests, I was contacted not by a real contractor, but by the homeowner's personal handyman. When I asked if he was certified, he admitted he wasn't--he's just "a guy." So essentially, they're sending random people to do repairs instead of licensed professionals. Honestly, I might as well just call my neighbor over to fix this stuff myself. This agency will not take care of anything, but they are quick to take your rent money and show up to be nosy. If you're thinking about renting from them--don't.

The 70 year old privately-owned septic system in my community was failing, and there was no way the home-owners could afford to replace it. Ammerstone took the bull by the horns. They contacted the community, let us know our options, and facilitated our decission making. Once we decided to pursue connecting our house to the City sewer system, they negotiated the contract, stayed on top of the sewer design and kept the community in the loop throughout the entire construction process. We are now on City sewer and I could not be more immpressed with how Ammerstone handle this entire very complicated process. They are the BEST!

I was charged a late fee because my check never made it to them or they processed it wrong. My bank records clearly showed the check was sent. How can you the HOA charge me with no notification prior for something that is not my fault. The representatives in the office are rude, unprofessional and dishonest. Their technology in customer service is antiquated as they only receive paper checks and just within the last two years started using email and cell phones as a means of communication with their customers. These guys need a total image makeover, new staff and new leadership. A few words to sum up my experience with Ammerstone; dishonest, unprofessional, unreliable and shady.

    Found their flyer taped to my house this morning. I was very angered because their flyer implies…read morethey are associated with our Homeowner's Association. As previous reviewer stated, flyer says 'Neighborhood gutter, driveway, cleaning, aerating, de-thatching tomorrow', then a checklist is included, stating 'be sure to post by 9am tomorrow to be included'. These people are NOT associated with our or any HOA. We have many non-English speaking people in our neighborhood who could easily be tricked by this dishonest flyer. I called the number on the flyer. She hung up on me. I found workers posting flyers, they relayed they don't understand English. Then I found another worker posting flyers, he says he was owner Torres, he snatched flyer out of my hand, rudely, and walked away. I would be VERY wary of letting these people work on your yard!!! This was in Mill Creek/Bothell area. Did they move from Lacey? Or just working a new area.

    I recently obtained the services of this company for our new home. When we moved in the yard…read morelooked like a jungle over overgrown dead grass. We had already chopped it all back prior to getting a flier from Torres Salazar Garden Services. We had moved into a new neighborhood and HOA, so we were not sure if this was a service that was being offered through our HOA at a discounted rate or what, but since we needed help at restoring our yard, we thought we would check the boxes of what needed to be done. Just FYI, the flier stated something like: "We are working on houses in the area tomorrow, don't miss out on our services," and then had a menu of check boxes you could choose from with the instructions to hang from your home in view of the street. Well, no one came the next day and the sign was gone so I assumed that the wind had taken it. A few days later my husband gets a call from them stating that they can come over right now and take care of the yard. He agrees and when he gets home they are already working in the yard raking, aerating, fertilizing and seeding the front and back yard. He was given instructions to water the yard every day and was also told that this company guaranteed their work and would be back in 2 weeks to ensure that the grass was growing. If it wasnt, or it was patchy, that they would repeat the process until they got it right. While they were doing the yard, they talked my husband into power washing the driveway and patio, saying that they would give him a deal and make the driveway and patio look new. They would have to return another day to do this however. They returned a few days later for the pressure wash which was $150 and while the majority of the concrete did lighten up, the oil stain in the driveway just became more noticeable. Oh, by the way, old oil stains wont lift without some stain remover and scrubbing beforehand...WHAT?!?! Why didnt we get that information before they came over? So now our stain is really visible. All of that leads us to now, 3 weeks and a day after the yard work was done. Multiple calls to the company to make a f/u appt for them to come and reassess our grass (front yard looks great but back yard has bare patches everywhere). 2 actual dates set AND subsequently flaked on by them (no call no show). Supposedly this sunday the owner is going to come out, but she failed to narrow down any time frame, so I guess we just have to sit around and hope she shows. We the quality of the initial work (yard work) was fine, but the customer service and follow up, not to mention not making good on their guarantee is what is getting them 2 stars.

    Our HOA was working with an equally incompetent management company when they were taken over by…read moreVIS. We have the misfortune of living next door to a common area in our HOA and it has become a dumping ground for bedding, blinds, and other garbage deposited there. I reached out to VIS and asked them to remove the mattress that had been sitting there for more than a month. I was advised that they would not remove the mattress until I made a police report and provided evidence to them I'd done so. There are also folks living in the lot in their vehicles and dealing from them. Here is Scott's response to my request that they remove the garbage: Scott Roth (VIS Group, Inc.) Mar 31, 2026, 09:40 PDT Good morning; We certainly understand the importance as well as the concern of this issue. We are hopeful you also understand that the Association is not able to provide Security services, enforce laws, or place board members or their agents in harms way. Step-wise would first be to see if you have called the police to report the legal issues in which you describe? Once the police get involved and either make arrests or move people along, there should be an opportunity to safely present to the board the options to cleaning that area up. In the end the actions and approval to do work comes from the board. Actually, Scott, you might want to check those pesky governing documents. They make it a requirement that you maintain community property, which would include debris removal. You might also want to check the provision in our docs that give owners the ability to take action when the Board won't and to recover all legal fees incurred. Additionally, it is also the association's responsibility to manage who is using our common areas and how they are using them. The police will not get involved in removing a homeless encampment on private property, sans an order from the court to do so. It is entirely the responsibility of the Board to resolve these complaints. We pay are dues and keep our property in compliance. We expect you to do your job. Your continual refusal to do so is only going to cost you in the end. Update: The mattress and burnt Christmas tree are still in the lot, and now a push mower has joined the company of trash. Today, the City of Auburn posted a notice to our HOA care of Vis Management to remove derelict vehicles and dumped trash.
