I've had my share of bad property management's but this one has exceeded my level of bad. The getting the house was the only easy thing. House was disgusting. Dirty floors, walls and ceiling. Had to pay for a non refundable cleaning fee which seems like the person cleaning was blind or the house was on the market for years. Bathrooms had damage near the sink as if replaced without caulking. Glass window in bathroom didnt lock and just installed a bar to hold in closed position. Glass sliding door was so crooked that they just installed a bar to keep it somewhat closed properly. Paint was peeling throughout the house. Wooden Rails were not sturdy and felt like would snap if to much pressure was applied. Had 4 leaks from ceilings after rain storms. One of the leaks was leaking into an electrical outlet. And another was a balloon near some light.Have had so many Electrical issues thought the time renting. AC units do not keep the house cool during the summer. The first 2 months after contacting maintenance once they would be available in less then 48hrs and all issues fixed. After the 2 months had several times to constantly call or text after setting up a request on the app to remind them that no one has been contacted or when one is rescheduled if you do not remind them it will never happen. Literally had mold start to grow because of a leak that took a month to have maintenance just be contacted and after *fixing* the damaged wall and ceiling it looked like a child made the repair. No emergency maintenance number just a high priority request from the app. The property management has a call option which I have gotten a hold of them maybe 6 times in a year. I've left many voicemails. Texting option is a joke since I've never once got a reply from a text. Just a call several days to a week later. Gave a text and call about renewing the lease and never received a word for 4 days. The day after the 60 days vacate notice received an email saying that we will be in a month to month since we missed the deadline. If you have a difficult time with them or have left them several voicemails they will start to ignore your calls. Had to start calling from another cell phone number for them to start answering again. After trying to discuss about how they had never contacted us about the renewal contract and or answered our questions that were sent 4 days before the 60 day notice the lady who I had called was saying that they should of contacted us and will look into it to see if we can still discuss about vacating at end of lease. After 2 weeks and more texts and calls they had ghosted the new number now. Finally after calling from a new phone number they answered and i was polite but serious about the situation and after trying to explain to me why it took so long for them to reply after the text it pretty much came down to them not communicating with us while they contacted the owner so 100% they were at fault. They had gotten us at this point of being late when they could of contacted us and said they were trying something but nope. After explaining to them what they should of done, how they gave my wife attitude on the phone before and everything they had tried to say they will extend the lease to give time to the owner for an answer about the renewl if rent will change i had said i was very upset with they way this company handled this and the ghosting of 2 cell phones i just wanted to leave i was done. In the end they agreed to us leaving at the end of the lease. The whole process of moving out was another issue that will be a headache on its own. You can call, email, text, and leave as many voicemails as you want. If your blocked might aswell call from a friends phone since they blocked 3 of our phones just to set up the inspection move out day which was already rescheduled twice with out any communication from them to us. Also if they say they will transfer the utilities dont believe them. Was paying water for 2 months before i realized was paying them still. Please stay away from this property management or you might have a very fun time aswell. read more

DO NOT RENT FROM THIS COMPANY. We rented a house with them for 6 months and they didn't complete their obligations to us. They didn't do a final inspection of the property and decided to send our full deposit to the owner of the home. We tried to contact them multiple times to check on our deposit and they told us it would be put in the mail. Never mentioned until the 3rd time of reaching out that they had sent our deposit to the owner without us knowing. We didn't sign an agreement with the owner of the home, so now he has decided to keep our deposit and repaint the house to sell it. Been with TCT Properties for 7 years. Recently bombarded with HOA Fees that are directly added to your rent making it almost a few hundred dollars more a month at times. if you can't afford the additional fees you cant pay rent and occur late fees out the ying Yang. Recently my wife and I were told that November rent was paid by someone but they couldn't tell us who. The month before the in-laws paid to help us out. actually drove from California to do it. The TCT rep printed out the sheet showing it paid so my wife left the office and asked me if I knew who paid. Middle of November we get served from TCT with over $2200 in rent and court fees saying we didn't pay the rent. All I received from TCT was an email saying "Your wife said she was going to look into who paid". That's it... I'm now taking loans trying to keep my kids under a roof for Christmas. I'm not finished just yet, we get a letter from the attorney saying to pay $3700 on the 5th. I paid $4000 yesterday and I am still $400 short because in 2 days they added $700 in more court fees. This is not a joke, this is me being an open book for future renters or home owners looking to use a rental company for your property. Beware of the heartless. I won't be having much of a Christmas this year, I don't even know if we will be in the house 10 days from now because of the new charges. I never wish this upon anyone and their families. I would never rent from this company. As my first experience with this company was horrible. My husband had called to ask a simple question about a $2 fee to VIEW a property we were interested in. This seemed fishy so we called to ask about it. The lady who answered the phone was super rude from the start. She had no idea what we were talking about. We have had many concerns, with the parking at our office, at Desert Fairways. Unfortunately, with multiple phone calls to our property manager, we have gotten nowhere. The employees at the offices next to us park right in front of our office, leaving no spaces for our patients. Some of our patients are one day post op patients that just had major surgery. They are forced to park a long distance away to get to our front door. I believe there's a resolution to this issue but every time we suggest something it gets shut down. I do not normally leave reviews but Wish I could give zero stars. After my dad's passing- this company was less than helpful in making the process of taking care of his lease easy on us. They would not return his security deposit to us but instead allowed the new renter to use it. They were very poor at responding to voicemails or picking up their phone when we were looking to contact them. When we asked them to turn off his autopay until we could go to the bank to get everything taken care of they would not allow it. They willingly keep all money and are very blunt and not offering grace to people going through an already stressful time. This business is a scam I had to replace a toilet that broke and flood they said " the owners homeowners didn't cover the drywall damage" BS every insurance company covers things like that. They sprung me with a 2,000 dollar bill they added it to my rent! Also I had to replace a garbage disposal, A pool pump filter I was told I wasn't cleaning it often enough when there was a pool day that would come every week. I painted the baseboards when I moved out I covered all the holes and redid the paint I had the carpets professionally cleaned no damage was done to the property a screen needed to be replaced and there was a broken light in the front yard. I was expecting to get my full refund when in return they charge me to paint the entire house and instead of giving me back my 2500 on a refund they gave me back $300. I reported them to the Better Business Bureau. And I'm hiring a lawyer. I think this company charges you things that the landlord pays for. For instance I think that the landlords home insurance company paid for the toilet and the flood and then I think that this company charged me the $2000 even though the homeowners insurance covered that I think they're a complete fraud do not rent a house if this property management company is involved. I own my own house in Santan Valley that I manage on my own and I absolutely would never treat my tenants the way that they treated me thank God I was able to purchase another home but please be aware of this company very terrible work ethic! Absolutely floored by the what we just received from our security deposit. If you are a potential tenant, please take your time and document every single mark and scuff you find in your apartment. No matter how small the item, don't ignore it. Read below what we were charged for after moving out. Let me start by saying that my wife and I have always received 100% of our security deposit back, at every single location we've ever rented. Because we believe in treating the place we rent as if it were our own. We usually leave the place in as good or better condition than we found it. Before we moved out we spent about a day cleaning, hired a cleaner to help with a deep clean (the bathrooms were left in better condition than they were when we moved in). We did this even knowing that we had a $200 non-refundable cleaning deposit, because we just prefer to leave a place spotless. We also paid for professional carpet cleaning as per our lease. We just got our deposit (less than half of it) back and the charges listed are as follows: $32 for touch up paint, $8 for 2 door stops, $5 for 5 burnt out light bulbs, $21 for 3 AC filters, $2 for blind clips (whatever that is?) and a whopping $642.50 for labor for "touch up paint, door stops, purchase and install light bulbs, filters and blind clip." That's a total of $710.50, plus the $200 non-refundable cleaning deposit, for a total of $910.50. When we moved in, it was clear that the apartment had not been repainted after the last tenants had moved out. There were obvious patches where paint had been touched up, occasional crayon marks on a well here and there from the kids who I assume once lived here. It didn't bother us. It was all stuff you would expect from an apartment or house that wasn't brand new. There were a few light bulbs out when we moved in but, it's not something we made note of as I would never dream of pestering a landlord about such an obvious wear and tear item. When we left the apartment around mid-December, all light bulbs were working. Is it possible that one or two burnt out between us leaving and when they went in? Sure. Did 5 burn out? Having lived there for 2.5 years I find that number pretty high. We would have 1 bulb go out every 1-2 months. The air filters were replaced near the end of our lease. They were the 30-day type from Home Depot. Certainly sufficient to cover the remainder of our lease. Fortunately, we took pretty meticulous notes. Our move-in check list was 3 pages long, single spaced. We also have a folder of pictures of missing door stops and other areas we felt were significant enough to document. We will be contacting TCT Property Management directly to get this matter resolved, but we also felt that these charges were so extreme (and unwarranted, in the case of common wear-and-tear items) that a review such as this was necessary to give any potential tenants a heads up when signing a lease with TCT. We will update this review once we've contacted TCT offline, and we'll post about the final outcome, and our experience trying to get this resolved. read more

My Realtor recommended TCT Property Management Services to me back in 2000 to manage six different SFH residential real estate investment properties in the Phoenix area (Mesa, Chandler, and Gilbert). I later invested in property in another state where (after losing money several years in a row) I am now on my fourth property manager in six years. Meanwhile, TCT has consistently earned my trust with their professional and responsible management of my Phoenix investment properties over the past thirteen years. I've worked with several of the property managers on the residential team at TCT over the years (Rachael, Natalie, Lora, Erin, Jennice, and others), and have never had problems with any of them. They, and the tenants they selected, have taken great care of my properties, along with the help of their network of maintenance professionals to cover every possible need from cleaning, gardening, paint and other basics to appliance repair, HVAC, plumbing, flooring, and more. Tenant requests are dealt with promptly, and I've never had a tenant complain about TCT as my choice of property manager. Move-out inspections are performed, and as a property is prepared to be re-rented, repairs are appropriately billed to the tenant (if applicable) or the owner (for things the tenant is not responsible for, like normal wear and tear). I wonder if people who are unhappy with TCT might be tenants who haven't paid their rent on time or didn't take very good care of the property they were living in. Fortunately I can't say I've seen much of that with the properties that TCT manages for me. I wish I could say the same about my other rental properties (and tenants). I highly recommend TCT to property owners and prospective tenants alike. read more

My experience with this company has been horrible. The integrity of the agency is rated a zero. They allowed my family to move into a house that has a full on roach invasion. Roaches are coming out of the water pipes due to severe leakes from the irrigation, main water supply, and pool. The agent Lora stated that the property has never had a roach problem. I spoke to three different pest control techs that looked at the property and all three of them said the property has been infested for a long time now. Integrity=zero. My father was servicing a swimming pool at one of the homes managed by TCT in Chandler. He passed away in April, 2017 and I took over the his swimming pool service business until it could be sold. TCT was negligent in paying for the services we provided and my wife and I drove out to their Mesa location to meet with Katie to be sure they understood the bill. Afterward, we were assured that the amount billed would be paid. After a few weeks we received a partial payment leaving over 200.00 due. I find it incredulous that a business would skip out on money owed for services rendered given the circumstances. I guess they figured they needed the money more than a grieving widow (my mom). Terrible Company to work with!, they managed two of our rental units in Chandler Arizona, every time there was a problem with one of the rentals they will call "their vendors" to do the repair/repairs and charge us an arm and a leg!, here's an example, they charged us $100:00 dollars to have their vendor re-attach the toilet paper holder back into the wall, one day they sent us an e mail saying that we needed to replaced the entire closet doors in one of our units at a cost of $500:00 dollars, well I went to see what the problem was and discovered that the bottom track needed to be replaced at a cost of only $30:00 dollars!, one day they leased one of our units to someone with two dogs knowing that we didn't want any pets in our units, they told us that the tenant was "only temporarily "pet sitting", but one of the neighbors told us that was not the case, and the list goes on and on! My recommendation to all property owners is, do your home work before you hire "shady" companies. read more

We worked with 4 different property management services trying to find a home. I can tell you that two of the other property management services that we dealt with were completely awful. They could care less about getting back to us. Not TCT! We ended up working with Katie Saur. In the end, we didn't sign a lease from TCT, only because we fell into a deal we couldn't pass up from a private party. However, we wanted to let everyone know how amazing it was working with Katie. This property management would not let me get out my lease when I had mold growing in both showers, so bad I got a rash all over my bad and had to go to the emergency room 3xs. Then I got a leak the was gushing out dirty mold water and they didn't care left remained unfixed for over 2 weeks. Ultimately, after having to sleep on the couch for a month and not being able to shower in my showers. I had to get a lawyer to move out of that inhabitable living space. I should have read the other reviews about this company is scam because the owner was never notified of the homes issues and the company charged money on both ends. Horrible horrible horrible!! Do not rent !! These people are crooks ! Their tenants mean nothing to them! I rented a property in Gilbert and was totally scammed. First of all we asked about the house having scorpions due to us having 3 little kids and were told no by Laura. Wrong ! We were finding scorpions in the house and outside on a daily basis as well as my 2 yr old son being stung! We also were out of hot water for 3 weeks due to the water heater being out and the owner sending someone out numerous times to "fix it" obviously not wanting to spend the money to replace it but finally did after I got on the phone and had a heated exchange with a Laura. After that the house we rented was really old and the tile and grout were old and yellow microwave broke after a month, the plumbing was horrible and everything was leaking ... After a while we just got tired of trying to call because our calls wouldn't be returned as well as Laura not wanting to talk to us and instead would tell us to email her and would not respond until a few days later ! Now mind you I have been with several property management companies the last 10 years and this is by far the worst ! They act nice and inviting when your looking to rent, then when you rent it's like they could care less about you and just wanna collect your money ! On the last day of our lease we went in to talk to Laura and was basically told she was unavailable to talk to. I then got a big attitude with the lady at the front desk and then outta no where pops up Laura ! Who then basically told us there's no time table as to when we were gonna get our deposit back and that she can't tell us when she's gonna go look at the property. The worse experience ever, I summited my application on Tuesday June 22 2021, they charged me $120, they told me they were going to let me know, not Until June 28 I get an email at 3pm, then the next day another email in the afternoon, I was out of town so I replied to their first email Wednesday morning and I was about to reply to the second email when I received an email from TCT saying they were canceling my application, They never even called me once, I send them my ID, banks statements etc but they decided to cancel my application without even one phone call. THIS IS THE BIGGEST SCAM, BEWARE. They sent an email at 3:15PM stating "if we do not hear back from you by 4 PM we are moving on to next applicant." Wow!
