I've been renting from them for about 2 years now and there have been pros and cons. I'm only still renting from them because I can afford the rent on my own and I'm honestly tired of moving every year. They are a AS IS company meaning what you see is what you get when renting. They don't fix much unless its major like a roof leak, appliance issues, heating issues, and small issues around the house like loose railings. Your first 3 days you have to report any and all things wrong with your unit in order to have some stuff fixed. After 3 days they will say its on you. You are responsible for unclogging sinks and toilets, painting if you choose to, pest control, new blinds. I'm in Maryland and I pay my rent late almost every month but they have never filed an eviction on me so Im grateful for that. But I hate the portal to pay your rent, they don't send you notices by mail or email, they stick them in the portal and you get no notification that you received a notice. Upper management will not talk to you, and the customer reps don't know crap! the lead inspector definitely fabricated his inspection forms both times becasue he's never come to my house to do a inside lead inspection yet the company has a valid lead inspection certificate. read more

Stayed in a Sylvan Home for about 2 and a half years and wanted to give an honest review. Move-in process was fairly easy and swift. During my tenure most of my maintenance requests were actually handled in a timely manner. However, there was an event in which a tree fell on my power line during a storm and due to them not having an effective maintenenace team over the weekend I was without power. (Just told that a ticket had been submitted and hopefully someone would be reaching out shortly) I had a personal electrician come out to fix the issue and was told I would not be reimbursed even though it was an emergency service. So over 3000 dollars down the drain, due to their negligence. Fast forward to moving out, I was forced to break my lease (which I accepted all penalties for) but was charged an extra 1600 dollars in damages on top of not receiving my security deposit back due to paying of lease breaking penalties. This is where my gripes with the company really come in. I was charged a repainting and cleaning fee when in reality the house looked no different from when I moved in. The house was older and slightly outdated in some regards but I had no complaints. I also was charged for damages that were already present to appliances before I moved in. (Oven did not work and was not used during my 2 and a half years, fridge glass broken, stains on ceiling, etc.) To all my people who choose to ignore other reviews and rent anyways, TAKE PICTURES AND DOCUMENT EVERYTHING WITH TIME STAMPS. This is a predatory company that honestly should have no business still operating just off of all the horror stories that have arose. But the moving out process was absolutely absurd and the charges would not be taken off as they were using my money to make renovations to the house that were needed. Also, they require you to pay over the phone which is another 40 dollars, instead of using a platform for much less. I would have tried to fight it but the costs of all that would outweigh what I needed to pay and honestly I am tired of dealing with these scummy people. I'm also pretty sure they only have one person working on those cases in Georgia, so do not expect Alecia Wade to assist you in making things right. I recently completed the leasing process with Sylvan Homes and wanted to share my experience because many of the reviews online made me nervous at first. The income verification process through Findigs was a little stressful, especially because it requires documentation and verification, but it was actually completed within one day once everything was submitted correctly. The Sylvan Homes leasing team was responsive when I asked questions, and the process from application to approval took about one week. After approval, they corrected a deposit issue quickly once it was brought to their attention, and the lease was sent shortly after. Overall the process was organized and much faster than I expected based on some of the reviews I had read. The resident portal is also very helpful for payments and maintenance requests. It appears to be a AI Third-party company who collects a ginormous amounts of fees (Application, Pet, etc) They scammed my son out of $90 something bucks, and would have gotten more, if he had more money that day, before he got frustrated and stopped jumping through the ten thousand hoops to apply for a rental house. To view their homes, you give yourself the tour. They text you a code for the key to the lockbox. No physical person (agent) involved or present during the walk through process. There are foreigners on the other end when you call them. Still feels legitimate at this point because of the lockbox. Looks legit because of the lockbox. The code works. You tour the house. Talk to them on the phone,where they guide you to continue the application process on the website Findigs.com Findigs.com begins your nightmare and is the first step in the scam. They have homes listed on Zillow and all legitimate housing websites. Do not give them your hard earned money! My son happens to not have had the funds to continue the process. That's when he did his due diligence and dug into who and what exactly he was dealing with. Then you see review after review stating how much money was scammed from hundreds of people! If not thousands! Some got taken for as much as $500 before they realized that they were being scammed. The miniscule good reviews you see has to be them posting them themselves. I am pos this to formally express my serious dissatisfaction with my experience renting a home through Sylvan Homes. I moved into the property on March 6, 2026, and this has been one of the most frustrating and disappointing rental experiences I have ever had. My concerns began immediately after I was approved for the home. Although I received approval, it took nearly a month before I was actually able to move in. During that time, I repeatedly reached out regarding the delay and requested a refund of my application fee, but I was unsuccessful. I was eventually sent a lengthy email from a Vice President stating that Sylvan pre-leases homes and that the delayed move-in date was not my fault. However, I later discovered that the actual reason for the delay was due to an illegal occupant still residing in the property, which was never honestly disclosed to me. I believe I was misled regarding the true condition and availability of the home. After finally moving in, tenants are given only 72 hours to report issues, which I did. Unfortunately, I have been in the home for less than a month and there are already far too many issues to list, many of which remain unresolved despite multiple work orders and follow-up calls. The unresolved issues include the following: * Master bathroom shower door will not close properly. I was told this was my responsibility because I "leased the home as-is." * Master bedroom ceiling fan/light issue. There is no separate cut-off switch, so if the light is turned on, the fan runs continuously on high with no way to stop it. My maintenance ticket was closed and I was again told this is the tenant's responsibility. * Electrical wiring issue involving multiple rooms. The foyer light and outside front light are tied to my daughter's bedroom light switch. If her bedroom light is turned off, the foyer and outside lights stop working. I was told over a week ago that an electrician would be sent, but that never happened. When I called to follow up, I was informed the ticket had been closed, and a representative had to open a new one. * Large crack in the master bedroom window. A maintenance worker came out on two separate occasions but did not fix the issue. I was told a vendor would come out, but no repair has been completed. * Outside water faucet is inoperable. I was told a vendor would be sent, but that has not happened. * Repeated maintenance visits with no actual repairs. Sylvan continues to send the same maintenance person out, but the issues remain unresolved. The only issue that has been properly addressed so far was the hall bathroom toilet, which was leaking when flushed because it had no seal around the base and only one bolt securing it to the floor. This should never have been considered move-in ready in the first place. It is unacceptable for a rental company to repeatedly dismiss legitimate maintenance concerns by stating that the property was leased "as-is," as though the tenant is purchasing the home rather than renting it. I am paying rent for a safe, habitable, and properly maintained property. The ongoing refusal to address basic maintenance and potential safety issues--especially electrical issues and broken fixtures--raises serious concerns about Sylvan Homes' standards and obligations as a landlord. read more

My experience with my leasing agent Jessica was great! My family and I can't wait to began our new journey! The top comment was my initial feelings prior to moving in. We recently relocated from New York to Virginia and, trusting friends and the leasing agent, viewed this property via FaceTime. We understood it was being rented as-is, and that didn't bother us at the time--until we arrived in person. Upon pulling in to the property we were SHOCKED. The condition of this home is nothing like what was advertised. Once we entered inside, the paint is horrific, a fact even acknowledged by their own maintenance staff. Speaking of which, we've been here a week and still have no working light in one of the bedrooms due to a broken fixture reported on day one. Maintenance confirmed the wrong type of paint was used, especially in the bathrooms--which have no exhaust fans. The result? Walls that constantly look wet and grimy, making it feel unsanitary to even clean ourselves in our own home. I politely asked Sylvan Homes if they could provide the exact paint colors (not requesting any upgrades or changes) just so I could repaint the bathrooms myself and make the space more livable. Their answer? Absolutely not. We're not even allowed to freshen up the home using the same paint--because they don't permit it. I will not furnish this house. We will live out our lease as minimally as possible and move on. At the time, I had a two-month-old baby. There were debris and fiberglass all over us and our belongings. I did not have heat for 2 months. We've been living in a house with black mold, and despite repeated requests and complaints, they did absolutely nothing but cover it up. Not only is that negligent, it's dangerous -- especially for families with children. But the worst part: a section of the ceiling in my daughter's room COLLAPSED ON HER while she was lying in bed. Sylvan Homes is full of liars and they will try to cheat you every step of the way, blaming you as the tenant for anything that happens to their property. My first experience with them was being charged to have a drain unclogged that was clogged BEFORE I even moved in. Obviously I couldn't have clogged the drain before living there, but they don't care and will try to scam you. Thankfully I took detailed pre-inspection notes and had this issue listed, so they reverted the chargeback after I had to contact them several times. Off to a great start at the beginning of my lease. The next major issue was the overgrown tree in the front yard that was blown down during an intense storm. This is North Texas so we frequently have 50mph wind gusts and storms like this, however SH doesn't care about keeping their trees in order. It took them WEEKS to have the massive tree cleared from my front yard, and they left the dying half of the tree in the ground, surely to be blown down in the next storm. Another issue, the faucet handle came off of their old rusty bathroom sink, and they charged me $150 to have it replaced. I guess SH assumes that their tenants are just damaging their non-maintained homes. Recently, the same thing happened in the backyard. I went back and forth with these useless people to have this tree cleaned up, and they are charging ME for the removal. How is a tenant responsible for removing storm damaged trees? They are no longer responding to my emails, and when I last called them they lied to me and told me I would not be charged, so I let the contractor remove the tree only to find a $350 chargeback applied to my account. Do not rent from these slumlords. We need to file a class action lawsuit against this company. I am a landlord myself, and am unfortunately living in this house temporarily for work. The customer service is so poor. I've requested to speak to management so many times and the representatives tell me that they'll inform the management of my request. That was two weeks ago and I haven't heard from anyone. Upon move in, the house was not cleaned. The floors were so so dirty and the toilet was covered in dry urine. I moved in with a one year old to extremely disgusting conditions. No cleaning crew ever came to rectify these unsanitary conditions. And if you call for repairs, they will create a ticket and send multiple people to look at the problem and not fix it. I have logged everything so to prevent this review from being an exaggeration, let me give you a break down. 6/5 - Move into the new home. Carpet is clean but the rest of the house is gross. Grease on the stove and in the cabinets, dirt everywhere. I am told cleaners will come fix it. 6/9 -Oven will not turn off unless the breaker is flipped and even then sometimes would still be on. It was a fire hazard so I called to get it fixed. 6/20 - I call about things. Fridge is now leaking. I am told things will be fixed soon. I will have to clean the house myself and will receive a $150 cleaning concession that is pending. 7/4 - Basement floods. I report it. 7/10- ask for update on flooding repairs. It is now smelling like mildew. Email property manager Simone Walker-Clark. Am told she is waiting on management for repairs. 7/13 - Guy comes to clean the carpet and remove padding. No mold or mildew treatment 7/14 - Vendor comes to look at stove. Didn't even know about flooding. 7/15 - Water is dripping from the ceiling. Report it. 7/16 - 2 vendors in same day. One to look at stove. One to look at flooding. 7/18 - Another vendor comes to look at flooding issues. (I have been calling every 2-3 days by the way) 7/29 - Stove finally replaced. He said they had to wait to install it because Sylvan didn't even order a cord for it. Luckily he had one in his truck. 8/2 - Guy comes to take pictures of the molded areas (even though I sent them multiple) 8/3 - Guy finally comes to remove the carpet. They said they fixed the flooding on 10/24. We were good for a month. Then..... 12/26 - house flooded again 12/9 - House flooded AGAIN with no one having come to fix the issue from 12/26. I have contacted their customer service every couple of days about these and so many more issues. These are just the biggest ones. I have contacted over phone (with a call recorder) and email to leave a paper trail. Each time they tell me tenants are not allowed to talk to the person who actually handles is and I just have to wait. So now I will be contacting a lawyer. Do not do business with Sylvan homes. I called about a leak coming from the bathroom, into the laundry room. They came out a fixed the leak. And in my Bill 2 months later it was a maintenance charge. I didn't create the leak and it happened shortly after I moved in. It was at this point that i noticed other charges for maintenance that I didn't notice before, because it comes off my cc monthly. They will try to find a way to blame you for the housing issues knowing that previous tenants have complained about the same things. I tried to move into a rental in Decatur, Ga. Trash all around the house, AC unit is not working, and there is black mold and water damage in the wall under the sink in the kitchen. Heavy mildew smell from the hot air and mold. Calling into Customer service will have you speaking with a third party rep who you will barely understand and has no real power to help fix any issues. In fact, calling into customer service will have your ticket closed without any work ever being done. They will not provide you the name of their supervisor and when the line they transfer you to has a voicemail box that is full and can not receive messages. They call black mold "organic growth" in an attempt to make it seem less dangerous than a health hazard and provide no urgency for fixing what is definitely a leak in the walls of the kitchen. My senior property manager, Simone Walker-Clark, will not answer emails or call you, let alone provide a number for you to reach her. DO NOT rent from Sylvan Homes!!! It was one of the worst experiences we ever had with a property manager. First off, they are not located in the Columbia, SC area. They are located somewhere in Georgia. Anytime you call their customer service number it sounds like you are calling someone's house because there's a LOT of background chatter that is not business related. I heard everything from babies crying, dogs barking and what I think was Tagalog speaking in the background. Not to mention, the service itself was subpar. Second, when we toured the house we ended up renting the house was poorly taken care of. There was dog and cat feces everywhere! We THOUGHT if we chose to move in the house would be clean. Oh were we disappointed! Sylvan FAILED to clean the house! I have pictures to prove it. They poorly tried to attempt to rectify their wrong but they knew well that by then we had our movers already scheduled and they wouldn't be able to accommodate! Third, after moving in, we had identify numerous issues with the house which we caught on our inspection. It took several weeks to get someone to come out and attempt to fix anything! From broken dishwasher, broken base boards, broken tile, etc. One instance, the screen door on the patio door was completely broken. Now they did come to try to fix it. They even took it apart and removed it but they never came back to complete the repair. When I called them about it, they refused to finish the repair because according to them the patio door has nothing to do with the house being safe or habitable! We have been here since 2021 and while we have had a few issues, it's been handled but only after I threw the law in their face. We had weather stripping loss on the doors so big a snake could slip through. They tried to say it was our responsibility to handle. We fought back as we had just taken possession of the property. We had missing glass panes and broken ones so the house was open to the elements, same thing, they tried to say it was on us. Then when we fought back they sent people out multiple times and after two months it was fixed. We had a water heater go out and they replaced it with minimal back and forth. They had painted the tile with a crappy kit and of course when you clean the tile, it flakes off so they had to redo it. Now after 3 years(!) they are trying to charge us a new pet fee mid lease with no warning and they're holding out on removing it despite providing plenty of evidence that we shouldn't be paying it so we will be late paying. We gave them the legal statute on it and paid the rent but filed a complaint with their corporate office. We won't be renewing. They get a three though because aside from their shitty management style and obvious ploys to rip off their tenants ($1700 jumps to $1935 in 3 years with no improvements and you're keeping our deposits of almost $4000?!) they do leave you alone so you don't have to worry about them messing with you incessantly. Now let me start from the beginning, I signed my lease on June 20th of 2024, I didn't get into my house until July 17th of 2024. Blunt wrappers on the floors, the oven door LITERALLY came off. Lights hanging down from the ceilings, and my most favorite part of all... THE AC was quite literally ripped out of the wall with fiberglass or whatever that pink stuff that goes in walls all over the floor. Everything about the house disgusted me. The baseboards and tiles on the floor all uneven and dirty the house was disgusting and outdated. I also got my washer and dryer stolen, let the company know and they did abs NOTHING multiple break in attempts and nothing was done. Throughout the very year long and dreadful lease multiple things kept happening. My shower and toilet was leaking for months and nobody came. I would put requests and they would delete it and mark it as completed. I had a pipe literally burst in the front yard and my water bill went up by hundreds in just one day. I had to call 3 different times and submit 3 different requests for someone to finally come. They sent someone after 5 days of the pipe bursting. When the vendor came to fix the pipe he was shocked and told us the pipe that was underground is not even the type of pipe that should've been put underground and god bless their hearts they were out there for hours fixing the leak. I can go on and on about how horrible this company is but I would be typing forever. My lease is now ending (thank god) but here's another issue i ran into with this scam of a company, I'm applying for other places and like a typical application you need to put your rental history, so the landlord of the current property I'm trying to rent lets me know Sylvan Homes needs to give him a call to make sure everything checks out for our rental history verification. I call Sylvan to respond to the landlord I'm trying to rent from and Sylvan homes tells me they do not verify to 3rd parties. So they told me the only thing they can give us would be the ledger. Mind you Sylvan homes would try to charge my rent TWICE each month so my ledger looked terrible because they would charge me twice. I had to give the "ledger" to the landlord im trying to rent from and he let me know they typically don't accept ledgers for that specific reason and we got denied because of their wrongdoings. They couldn't just simpy verify our rental history to the townhome I was trying to apply for which is so typical for this company. I called and tried to speak to a manager, but HEIDI RIVERA told me I couldn't speak to a manager bc he was going to tell me the same thing, when i genuinely needed help because I'm literally due to move out in a week and they can't verify rental history. This company is just a joke they don't listen; they will leave your maintenance requests sitting there for days, they dont take care of their houses they look beat up from the inside and they are comepletly ok with giving you a property that clearly need serious work. The house that I live in the walls are rotting away and the list goes on of the issues that old house has. And clearly dont care enough to fix anything. horrible experience with Sylvan Homes. I am a current tenant. In my opinion they show no interest in maintaining the property. Issues that exist since my family 1st day are not being addressed. I keep being told by there customer service representatives that property is as is! Wanting screen doors or screens on the windows is asking too much. My family can't open a window or door today on a 80 degrees day to enjoy the wonderful weather without having every bud and insects come into the home. Requested the yard be repaired, looks like the previous tenants just parked wherever they wanted on the front yard. My kids can't even play in the front yard or the backyard. This company is a total scam. They advertise specials if you move in by a certain date. However the property is no where near ready for that date. If you ask me that's false advertisement. I paid $100 for the application fee on the property in question. When I called to ask if there was a timeline on the make ready, I was told that they would contact me. It's been a few days and I'm still waiting. Stay as far away from this company as possible. I'm glad they only scammed me out of $100 and no more than that. read more

Do not rent from these people. When major things are broken in the rental they will let you suffer for months. First your call will be answered in India or the Philippines. Took four months to replace ac that was cooling my basement. 11 days since the hurricane hit and my AC and water heater have not been replaced. They add 200.00 plus every year. I will not resign a lease with these folks. not worth the stress and money i have spent on things while i wait for them to fix things. read more

DO NOT RENT FROM THIS COMPANY!! They are horrible!! They have half-ass work done on their properties to cover up major issues. Rent to unknowing tenants with these major issues (plumbing electrical, & structure) some of which are hazardous/dangerous. All they want is your money!! It takes them weeks to months to get the most minor problem fixed. BEWARE of their lease agreement. This agreement entitles them to charge what ever they want to the tenant with out recourse. Try to break the lease & you will be charged thousands of dollars on top of the rent for your lease term!!! Once you rent from these people they try to trap you!!!
