Love living here. It's close to everything, there probably more greenery here than all of LA combined, and it's always maintained very nicely. I second what Apryl D. said about the staff really making a difference. The maintenance guys (Rene, Al, Danny) are very friendly and are very helpful. They are very diligent and will come the same day that we ask for their help. And when we required a part that they needed to order, they placed the order and were at our apartment 2 days later. And the management team (Alia and Melanie) are AMAZING! They send out monthly news letters to keep us up-to-date with the fun events that they plan and they even make goodie bags for the residents (really, how sweet is that?). If we have any issues or complaints, they are on top of it. Needless to say, I have never had to make a second call regarding the same issue. They have an open-door policy and I sometimes pop into their office just to chat and grab some coffee. Sutton Place is truly a gem. read more

Been here almost a year. So far had nothing but great experiences!!! John in the office gets right to it and if he cant right than he will definitely solve it in a reasonable amount of time! Everyone here always says hi and always smiling. Such a comforting feeling especially when the kids can say hi and feel comfortable. Great job!! read more

The place is nice with the landscaping and the quietness of the place. Alex is always on it. Anything we have an issue with is taken care of very fast. I like the ppl in the office. The property is kept clean besides the roof being blown off into the back patio. Over all the inner community is good but the area around it is pretty ghetto. Half way houses and the motel 6 across the street. Have had cars broken into and one stolen. Over all not a good area and they charge too much for the over landscaping but they gotta do something to charge so much in this area. Only thing keeping it as a 3 star is Alex in the office. read more

Absolutely despicable human beings. I was diagnosed with Covid 19 not once but twice. I have a disabled 7 month old son and a high risk medical wife. I couldn't return to work because for the obvious fact I had Covid and needed to quarantine but also because I couldn't risk bringing it back home to my disabled child and wife with weak immune system. I filed for unemployment but my claim was placed on hold and investigated. It was then denied and I appealed the decision and ultimately won but I have literally been fighting EDD for months to pay me my back weeks or any weeks at all period. On top of all the harassing BS they have pulled which include messing with our water and refusing to fix it, the countless items they have stolen from our carport area claiming they gave me notices to remove the stuff, which is not true, all the threats of eviction and the humiliating insults that they have literally come to our door and screamed at us after demanding payment. Insults which included "if you don't want me at your door pay your rent you f***"! The countless notes they have left on our door open and easily read by people passing by. They recently filed for eviction which I never received anything about it until after they received a default judgement in court which means they lied about serving me and never gave me proper notice. They lied about never receiving he signed Covid financial hardship affidavit every month since beginning of pandemic. On top of all of this we applied for the California rent relief payment and we are approved and they have literally held our app in verification status which means they accepted our application and they are participating but haven't confirmed our information with the program intentionally to keep our app at a standstill and they are pushing to get us out. All the back rent and all the future rent was approved and they will not accept it. The programs hands are tied so they say. I'm a young father whom is struggling to keep my family afloat and they are only making our life harder. I have returned to work desperate to make sure my family is ok but we will be locked out by sherriffs any day. The memorandum doesn't apply to us because the landlord has made it seem to the courts like we don't care by not telling us about the court case or the court date so they made it seem like we were no shows to court and got the easy default judgement. On top of all of this they refuse to give us a laundry card to do our laundry, they wouldn't give us a gate remote, or gate or mailbox keys which were all taken and lost when our vehicle was repossessed. And they have disrespected and humiliated us every time we ask for anything like that. This place is horrible. @arnelmanagement is the management company here and they are sick people as they pull the strings for this place . It's disgusting. Stay away.! We have been here almost 2 years and it has been a nightmare to say the least. I don't know what to do. I've tried everything. The least I could do is try and save other people from going through this by exposing who they really are. They approve absolutely anyone charge a massive security deposit and then kick them out illegally. Stay away. read more

I moved in about 3 months ago and so far it has been outstandingly pleasant. I want to thank John Pena and the maintenance team for making my stay here satisfactory. John has highlighted his social skills. When I was in the process of moving in, I was irritated by the long wait, but he did everything possible to make sure I was well contented. A few days after I moved, I parked my car on the red area of the main street of the apartments for reasons of haste. John received a complaint about my vehicle, and he politely spoke to me about it and even offered me a temporary permit to park in the restricted area assigned for residents only. That for me was extremely kind of him! Then, when I finally settled completely into my apartment. I processed the car registration with the complex and John made sure I got my parking card! Thank you John, for performing such a great work. The landscape looks freshly enjoyable! The maintenance people are on top of it, Every time I see any of them either they are cleaning or sweeping. They even swept my front door!! They recently did tree trimming and the residence has an afresh cut new look! Thanks Sutton Place. read more

My husband & I moved in to Sutton Place about 3 months ago & We absolutely LOVE IT! Sutton Place is very clean, inviting, well-maintained,& it has a touch of nature, a Great place to call HOME. We have been here for almost 8 months now and I couldn't be happier. We did a lease take over from a couple girls that were students and had finished school. The cool thing is that we got the student pricing for rent. The bad part about a lease take over is that you get the unit as is. The maintenance team here at sutton place is amazing. Anytime we have an issue they are very quick to respond and fix the problem. I'm glad we decided to make sutton place our new home. read more

Full disclosure, I have not rented at Sutton Place. However, I wouldn't even consider it based on how they responded to us for a simple question. On their website we couldn't find if they allowed pets so my fiance submitted a contact form asking if they would consider a 14lb., 5 year old, Italian greyhound. Normally you receive a response of "Yes we allow pets" or "No we don't allow pets". Pretty standard and acceptable answer. What we received was ridiculous. "No sorry we don't take dogs. Would you consider giving the beautiful dog away." The first part of that response is totally acceptable. The second part is not only unnecessary but extremely rude. It baffles me that a company would even include that second part. They gain nothing from saying that. It takes a lot for me to actually want to complain about a company but apparently asking me to give away our dog is my threshold. read more

Do not sign a lease here. I resided at this location from 5/2015-6/2016. In that time, they underwent 3 management changes. In my opinion that says something about the business. Furthermore, the actions the management took upon me moving out are outright disgusting and unethical. Let me elaborate. Throughout my time as a resident, I paid my rent on time, took great care of my apartment, and was courteous to the staff. So, when the decision to move arose I decided to do everything right -- place a 30-day notice, restore the apartment to as close to "new" as possible, and maintain an open line of communication with the management. I scheduled my walkthrough 4 days before I turned my keys over. They did their walkthrough, found that I had done a great job cleaning, and had me initial signifying that I knew which fees I would be responsible for paying for out of my deposit. Unfortunately, what had happened 2 weeks later had me appalled. I received my final bill from Sutton showing several extra charges totally $200 more than I was told. There had to be a mistake, because per their walkthrough sheet (the one I had signed), I was only responsible for a few things. HOWEVER, what I had found was that SOMEONE, presumably management and/or maintenance marked several other boxes and forged my initials. I have a copy of the document I signed and the one that was submitted to their corporate office for proof. Here I am two months later STILL trying to fix the issue. After numerous emails, a complaint to the Better Business Bureau (whom also has been unsuccessful at reaching the management), I am left here forced to leave a poor review. I've contacted the management at Sutton and Arnel (their parent company) only to be told to be "patient" several times. I may not get my deposit back, but I am hoping to prevent someone else from suffering through this same headache. read more

Copied from the Sutton place reveiw posted on 12/2013 If there was a rating option for ZERO STARS that is what Sutton Place and Arnel Properties would have received! This is the WORST complex and management company I have ever dealt with. We have lived here for 2 years, to long! This will be a very long review but if you want the truth about this place and company I suggest your read it to its entirety. When we first moved in we were offered a move in special that sounded great, $750 deposit and $1200 for the first 3 months with a $100 increase for the remainder of the one year lease. Management was nice and actually cared about their tenants. Then we quickly realized that they transfer and fire management every 2 months. Any promises or relationships that you establish with the office staff are quickly thrown away and disregarded with the next round of employees. Laundry is nearly impossible to complete in a timely manner. They only have 2 laundry facilities on the whole premises and half of them are always out of order. Parking is ridiculous and they just implemented a new policy where they will only issue you ONE parking pass. So if you are a family with more than one vehicle you are required to utilize your carport that is nowhere near convenient to your apartment. If you do not they will tow you with no remorse. I have had my car broken into TWICE since I have lived here and they offer no surveillance or security and the parking gates are always jammed open with no option to closed. Leaving it an easy target for theft. I bought a brand new car and could not register it with SP because it was past the closing call time of 9pm when I returned home with it. I Parked it in MY CARPORT STALE only to find it towed the next morning. Sutton Place refused to reimburse me the $250 because I did not properly register the vehicle. Well the how could I properly register it when they are not avaible after a certain time frame. Last year there was an infestation of sick stray cats. One would sit outside our window all night and moew in pain for hours. Told the management on several occasions. Management response "If you catch it, we will call animal control to pick it up" Are you kidding me?? The poor thing ended up dying and I called animal control myself. SAD. This year our building has an infestation of mice. Days 3 and they have yet to send an exterminator out or give us a time frame of when we could be expecting them. Myra the manager can only say "HOPEFULLY they will be out today". Meanwhile I am having to keep all of our pantry food in Tupperware and all the pots and pans out on the kitchen table. Praying that we do not get Tyfoid Fever due to this neglect. Not fun living for a family with 2 small children. In the middle of summer they decided to do construction on the pool which caused it to be closed for 3 weeks during the hottest time of the year. For a full year they would shut off the water a few times a week with no water utility reimbursements or discounts. You are only able to have Time Warner cable. Any other company does not suit Sutton Places policies. They have a NO dog policy but everyone seems to have one including the previous manager and no one can pick up their dogs feces and the bark at all hours of the day and night. The location of Sutton Place is in direct proximity's of a motel 6 and Halfway Houses that is known to house prostitutes and drug deals. But of course Sutton Place doesn't disclose that upon your initial inquiry or signing of the lease. As for our move in special... We had every intention of moving after the first year but after unfortunate life changes we had no choice or time to look for a new place. Our $1200/$1300 rent sky rocketed! Now that we are approaching a 3rd year they will be increasing the rent above the $2000 mark for a small 2 bdrm 1 bth! That is crazy! oh and your $750 deposit that they claim is refundable... You will NEVER receive the deposit back. Dont be surprised if you receive a bill in lue of your deposit. I WILL NEVER RECOMMEND SUTTON PLACE TO ANYONE!! The state should seize this property and start a new! read more

Me and my family have renamed this property "Nothing Place". If you are looking for a friendly quite community with great residents, knowledgable staff that has all the amenities... Then this is NOT the place for you. I have lived there for over 2 years and have regretted every day I have been there. Here is a list of all the reasons why you should not rent from them or any other Arnel property. 1. For what you get the rent is too high. Sure they sucker you in with a coupon, but once you sign the lease or even want to renew your lease there is always an increase. 2. Shady and questionable lease agreements. Forging residents signatures and altering documents to cover their incompetent staff. 3. There is obviously no screening process to bring on new residents. They will lease to anyone just to fill their property. Residents that will be pass out drunk or on other substances at the pool area or leave their minor children unsupervised. Not to mention some residents have up to 8 people living in a two bedroom apartment. 4. The westminster police department makes daily visits to the property. There are Regular apartment and car break ins, attempted suicides, spousal abuse, and drug overdose situations. Also it doesn't help that there is a halfway house and a sketchy motel 6 that is right across from the property. 5. They say no pets. But it seems like just about every resident has a dog, cat, or a 10 foot python in their residence. Yes a 10 foot python! 6. Gated community that has a broken latch on each entrance. Also the car gate only works half the time. 7. There is no chance of maintaining a back yard for a garden or patio furniture. There are so many pine needles and tree sap that it gets to the point where you just give up on the idea of having a back yard. 8. No direct tv. Ridiculous rules about how they cannot attach a satellite to the apartment. 9. The 22 freeway is right in your backyard...literally. Very noisy throughout the entire day. 10. Rats and other vermin. When I told them that I had rats they placed the old school traps in my kitchen. When I told them that they were sprung they told me to dispose of them myself. 11. Parking. If you find a space... that is only half the battle. The other issue is making sure you car is still there in the morning from the parking enforcement company who will tow you even if you are in your assigned carport or not broken into from a fellow resident. 12. Constantly shutting off water to renovate the property. Also there are not enough washer/dryer to resident ratio and their card system to run the machines is always broken. 13. Management: In the 2 years that I was there, there were 8 property managers. Most of them were not intelligent enough to tie their shoes, much less run a property. Very shady managers that tried to cover their own butts by forging renters agreements, make bogus claims about the condition of the apartment after I moved out. Their corporate office is even worse. They take several days to respond to any issues and never are able to resolve anything. I would never have anything to do with Arnel properties. You are better off renting from the sleazy motel 6 that is next door. They will at least leave the light on for you. read more

I have lived here going on 3 years and I am very happy! I am shocked by the bad reviews! I have a cute little back yard and we grew grass and have beautiful plants out back. we love the management and security here! never had a break in and have left my car unlocked lots of times! I don't know about the other reviewers but I'm a mature employed married adult with a 12year old and absolutely recommend this place. This place is great! We just moved in. So far, I have zero complaints. The apartment is very nice and spacious. The complex is extremely quiet and clean. Parking is phenomenal! I visited several locations and weighed the things I like before choosing this property to rent; this was a little over 2 years ago. A number 1 criterion for me was cleanliness followed by Location, Location, and Location. * The property's condition is immaculate. Maintenance crew, Top notch. This place is centrally located, for sure. And is surprisingly quite; it's nestled in dense foliage that is maintained year-round and there are plenty of common areas around the property. * Security has never been an issue, they patrol the grounds and the rare times I see anything suspicious I call 911 and get Westminster PD, and they are there within minutes. * The parking is Fantastic; I have a large covered parking stall with secured storage and another common area parking space, we always have parking. Just display your parking permit sticker or call the posted numbers on the gates and get a temporary one if you need it. * The staff is very personable, they are approachable, and they seem focused creating a positive experience for me, very client centric, paying attention to my needs. This place feels like home, it's safe, consistent and really a pleasurable experience. read more

I recently moved here. I haven't met any of my neighbors yet. I love the intimacy and how its a small community. I feel completely supported and safe from the management team. The apartments are nice and clean and I feel at home here already. I keep saying its my house instead of my apartment. The management also plans things for the residents like a taco night. It is safe, and completely gated, so that you can only enter if you have a key. It is near the highway patrol as well. It is right next to the 22 freeway and maybe a mile from the 405. A gas station and some food is walking distance. Also you can do all your shopping by driving a couple minutes. It has everything I want and was looking for. I know I will be happy here! ^_^ read more

There was a time when Sutton Place appreciated their tenants and had incentives which made you want to renew your lease. Things like; $100 off your rent for 6 months, holiday decorating contests, taco Tuesday etc. Not anymore!! Now they jack up your rent every year by $80, they raise the cost to do laundry (and the hot water cycle is always cold), they are constantly improving the landscaping (excuse me but you know we are in a drought, right). And now the most recent "To continue improving 'Our Community' we are installing SPIKE STRIPS!!! Are you kidding me?? How absurd is that?? Spike Strips?? FOR WHAT??? So you can jack our rent up $100 plus the cost of new tires when the spike strips puncture our tires and you fail to take responsibility for. read more

We moved in here in July of 2017. We moved Here from Northern California and my husband relocated for work. After browsing many reviews, I was a bit hesitant because of some of the reviews I've read about the neighborhood, but when I came here I loved it. The apartments are very spacious, the vaulted ceiling's are wonderful. I really enjoy the fact that there are windows all over the apartment, it's nice to have fresh air! The property Is well-maintained, although maybe a little bit over-the-top. During the week there is never quiet. There are always lawnmowers and leaf blowers and construction and trees being cut down and they are in a constant state of renovation. Which is nice because things are always improving, the downside is if you stay at home like I do you always hear those improvements. Management is really nice here, and the maintenance team is always on top of it. If you have a concern, they are in there and fix it up quickly. Onto the not so nice. The neighborhood is not a good neighborhood. Within the first six months of us moving in, man was shot and killed When he found someone at the Motel 6 trying to steal his car. We are right next-door to the Motel 6 and right across the street from some halfway houses. The police are always here. It is very loud, the freeway is right across the way. Our car has been broken into twice, and stolen right out of our gated complex once. Last night the security company came through for probably the third time I've ever seen them here and did a sweep to make sure everyone is compliant with their parking, but no one is around when your car is getting stolen. I think the security has been up to recently because residents are starting to complain about the lack of security. The police helicopters are always circling, and the noise from the traffic and all the drag racing can be very disruptive. When we moved into our new apartment, probably three weeks after moving and we started to notice stains coming up on our rugs. All over the place. Within two or three months they were black stains everywhere. We complained and I contacted the management to find out how old the carpets were because I did not want to be charged when we moved out for these rugs. I was told they were nine-year-old carpets. I can't understand why any company, let alone a huge apartment complex owned by a huge corporation, would move new tenants into an apartment with a nine-year-old rug. Obviously the stains were bad before of the professionals came in to clean it, otherwise the stains wouldn't have come up that fast. (On a sidenote, it is amazing how clean they are able to get these rugs when the professionals come in, no wonder they could pass it off as new.) I complained one more time because the stains got worse and another office manager tried to tell me they were replaced in 2014, the rugs are only three years old. When I got angry with her and it demanded her to show me receipts of the replacement of the rug she couldn't and then admitted they were actually nine-year-old rugs. When I asked her why they would possibly move someone in with a rug that old, she told me when I renewed my lease they would give us new carpets, which I declined. I called the office and they scheduled a free carpet cleaning before my lease was up, which was nice, Since that is only supposed to happen once a year.... when we signed our lease for another year, the office manager told me I would have to schedule the carpet cleaning in a timely manner. I still have not scheduled it, and when I'm ready to schedule it we will make it happen. The rent did go up by $90 when we signed the new lease, and I still think there are several downfalls to the property, but overall, aside from the issues stated, it's been good enough to sign another lease. I'm glad they are stepping up the security, (or should I say starting to make security patrol the proas most of the residents I know have had things stolen out of their vehicles or their vehicles vandalized. I'm hoping that sat in place can continue to make improvements to keep the residents happy. . read more

I have been living here for over 2 years now and and my renewal is coming up in a few months. I have to say that the apts are pretty nice. Maintenance no complaints there. Every time something breaks down or what not, maintenance is pretty quick to fix the issue. The apts are across from some not very nice duplexes which can be a little scary. However, I will say that I do feel pretty safe. For the course of my residency, nothing has been broken into or stolen. I also love the floor plan of my unit. However, on to the negative things. The bbq grill over on my side of the apts have been broken for over 3 years!! When I first moved in, they told me that it's been broken for quite some time and will be fixed. 2 1/2 years later, still not fixed. When I called the office recently to inquire about it, they said it's an older grill and no eta on fixing it. For the price we pay here, replacing a working grill is chump change. Yet they still have not fixed this. So I literally have to walk all the way across the complex to the other side to bbq every night. Also, there is a spider problem here. My apt is very clean, yet there's always spiders reappearing. They do change management a lot. Which is something they've always practiced, but it makes no sense to me and can be problematic for the tenants. Sometimes we already have something in place with them, then a new person comes in and does not know what's going on. I'm giving them a 2 because they are nice and maintenance is quick, but I'm tired of the lies and run around they keep giving me about the grill. I may update it once the grill is fixed or replaced. read more

Make sure you get something in writing that tells you what the Pacific Water and Power will cost, AND the laundry card. PW&P was ONLY supposed to be water, which runs about $32 bucks a month, but my bill averages about $60. They nickel and dime you, $14 for 'sewer', $7 'service fee', $5 for 'rubbish' They charge $10 for a BLANK laundry card, then you can load it with the machine, in $5,$10 or $20 dollar increments. The machines are small one load size, and cost $1.55 for one wash and $1.75 to dry, and that usually doesn't get your load dry so it takes two dry cycles! The fees are definitely strategic, so you burn right through it and have to re-load, better at least have an extra five bucks on you! It's typical apartment complex gouging. The walls are paper thin, windows are single pane, so expect to hear your neighbors, and spend money on heating and A/C. The walls around the A/C unit aren't even sealed, there is a plastic trim piece around it but air comes right through it. They will show you a 'model' unit, so you won't see all the bullshvt until you move in. I don't mind the fwy noise, it helps muffle my neighbor. The dope fiends are always wandering around, climbing through dumpsters, and occasionally breaking into cars. Luckily the break in's aren't really that bad, probably because they do have security that drives through at night, and we all look out for each others cars. To be fair, the maintenance crew are great, they are fast to fix issues and keep the property clean. The management have always been helpful, but their hands are tied as far as the nickel and dime BS, that's just Arnel. I lived at one of their properties years ago, and it was the same crap. Just be aware, if you're like me and can't afford to throw your money away, little things matter. I will be moving when my lease is up for sure. They seem to go through managers quite a bit, I haven't been here a year and we have gone through two already. read more

Communication here is not the best since the old Manager Krystal left. When the new manager (Dolce) says she will get back to you and "help" you with your problem ... good luck, lets just say she is NOT the best manager and doesn't treat the tenants the way they deserve considering we pay a lot to live here, ..I have lived in a couple different Apartment's in the area and Sutton has to be the worst. A few of my lights have been out for going on about a week now, and still no reply from Dolce. I could go on and on about the issues we have had here, from the people out swimming till 11 pm, to the broken promises, washers and dryers being broken all the time .. mess all around the pool area, I actually even saw a tenant sweeping up around the pool area and cleaning up the mess.. no one in the office the past few times I have gone up there, they have had a sign that say will return by 3:30.. and it was 4:30???? This is actually my second time living at Sutton Place, for a total of 3 years and have enjoyed living here. I was a little concerned living next to the Motel 6, but honestly have never seen anyone from the motel near the complex at all. The apartments are very spacious compared to others we have looked at and parking is never a problem! John in the office is very nice and helpful. He goes above and beyond to ensure everything is taken care of quickly. The maintenance staff on site is great! If they can't fix the issue quickly they will replace it. This typically happens the same day! It is awesome to be able to easily talk to management or maintenance 7 days a week. The laundry room is a little outdated, however they are replacing it all machines so there are no complaints there. Laundry is open 24/7 which is very convenient. The landscape is always well taken care of and the premises are kept very clean. Easy access to 22 and 405 freeways. You honest can't beat this place for the value. read more

I like the last reviewer was escaping previous apartment hell. Felicia was so kind and helped make the moving process super quick and easy! She was absolutely amazing to me and my boyfriend who were frazzled messes. Heather was also very sweet and cheerful! The grounds are well manicured and clean, there are big beautiful trees and lovely flowers all around the property, the apartment layouts are very open with lots of windows and natural lighting, and all of the neighbors we have met so far have been super helpful and extremely friendly! I would highly recommend moving into these apartments and having these two amazing managers help you. So for anyone in the area looking for a cute homey place to live Sutton Place is the perfect fit! read more

Is there an option for - stars? I've lived here over a year. They turn over managers every couple of months. I think it's a greedy business model so that the next manager can dismiss any promises made by the previous. They are greedy with high rents, and if your lease ends, it simply doesn't go to month to month like the law says, they have it buried in the lease agreement that they then charge you 150% above market rate!!!! So, my rent on my 2 bedroom went from an already high $1,545 to over $2,300 per month!!!!!!!! The trees and pine cones will destroy your paint job and they will not lift a finger to clean it up or offer a buff job or ANYTHING! My apartment flooded TWICE on Thanksgiving weekend in BOTH bedrooms and they never offered to put us up anywhere or discount our rent or ANYTHING. They have a parking Gestapo that will tow anything and won't reimburse for wrongful tows. This place has been a nightmare and were looking to move, but have been threatened by management that we will be on the hook for the $2,300 per mo until we pay it off unless we sign a new lease..:also against the law. Horrible!!! Run!!!! Never look back or your heart will be turned to stone like mine has and many others who feel so belittled here. read more

I move into SUTTON Place today and from the MOMENT I met Felicia again (met her at my first Arnel apartment Alicia Plaza) I was welcomed like a long lost friend. She made the process of moving into a new area with all its "to do lists & chores" a lot easier and not as intimidating. I look forward to my move/new home at SUTTON Place, meeting the rest of her staff. read more

This Apartment complex is very close to the freeway which was my biggest concern when searching for a place to live. However I have been very pleased with how clean the complex is and never have a problem with any of the tenants as well. The laundry room is convenient and I never really have any issues with parking. There is also a nice chicken teriyaki place right on the corner which is delicious. read more

I and my husband enjoy living here. We are on our third lease now. The property is spacious and well maintained. We love the pool area, which is so beautiful. Our favorite part of this community is the management staff. Krystle, Alex, and the maintenance crews are very friendly and helpful. We made lots of friends with other residents, too. So... this place really feels like home to us. read more

Melanie is awesome! She is personable, caring, and takes care of business. There were people screaming outside the apartment. One call to Melanie and she was out there dealing with it right away. Way to go Melanie! read more
