We debated writing a review for Bolsa Row Apartments, but we want to share our thoughts after living there for one year.
Initial Impression:
Our first tour should have been a red flag. I don't recall the gentleman's name, but he immediately questioned if we knew the price of the apartments, which made us uncomfortable. The tour itself was rushed, lasting only about 10 minutes, giving us no real sense of the property. Later, Yeimy gave us a comprehensive tour, showing us multiple units, which ultimately convinced us to sign a lease. SHOUT OUT TO YEIMY... she is that GWORLLLL!!
Cons
Security:
Upon signing the lease, we were promised 24/7 armed security. However, this turned out to be guards who merely sat in the parking lot corner at night. As a Black couple, we found ourselves repeatedly questioned by security despite them seeing us multiple times. This made us feel targeted. Eventually it seemed like they switched companies, and the new guard(s) walked around the building- inside and outside the apartment . A little bit better security, but not ideal. Additionally, the complex has numerous homeless individuals around, and we once encountered a homeless person ducked down in a vacant unit, which felt unsafe. The lack of adequate camera coverage only added to our security concerns.
Amenity Fee:
The amenities fee at this complex is exorbitant compared to other places. Initially, the trash service was punctual, but over time, the quality declined significantly. Valet trash service became inconsistent, often arriving late or skipping our unit entirely. Paying a high fee for such unreliable service was incredibly frustrating.
Appliances:
While appliances can fail anywhere, our fridge blew out, and our garbage disposal stopped working, which was unexpected given that we were the first residents in our unit. Thankfully, we had family nearby to store our food, but this could have been a major issue otherwise.
Parking Structure:
The parking structure is poorly designed, with narrow lanes and sharp corners, making it a hazardous place. Many residents speed through it, especially since there are eight levels to navigate, which adds to the danger and frustration of using the facility.
Dog Waste Fee:
The complex requires a DNA sample from pets to track waste. Despite diligently picking up after our dog for ten months, we received an unjustified fine for waste allegedly left by our dog. The footage provided showed us in the area but didn't capture the act due to camera blind spots. A second claim couldn't be verified due to a lack of cameras in that area. This resulted in a $200 fine, which felt unfair and was inconveniently demanded just before rent was due.
Move-Out Process:
We declined the lease renewal in October, with our lease ending on December 1st. We received no guidance on an initial walk-through or our right to be present for the final inspection, which is required by California law. During our last days, we lost access to essential systems, making our move-out process difficult, which is also illegal because we are granted access until termination of the lease since rent was paid for the month. The final inspection results seemed inconsistent and unfair, leading to additional charges that we disputed. Although the situation was eventually resolved, the process was frustrating and left a bad impression.
Pros
Location:
The complex is centrally located in the OC, which is convenient. However, Brookhurst street is VERY busy, so getting to the freeway can be a hassle sometimes. Also, there are some great eateries around the area.
Newly Built:
The complex is newly built and you may score a unit that has not been previously occupied. Also, as mentioned before, the units have brand new appliances.
Noise:
The community is very quiet. I believe the walls are sound proof (according to the first gentleman who gave us a tour).
Maintenance:
Work requests are handled promptly, and the maintenance crew is knowledgeable and efficient.
Staff:
Although our review is critical, it's important to acknowledge that the staff was generally friendly and pleasant during our stay.
Application Process:
The application process was fast and easy, making it convenient to secure a unit.
In conclusion, Bolsa Row Apartments did not suit our needs or expectations, but it might be a better fit for others.
