We had an appointment scheduled for 5:30 PM, and we arrived at 5:33 PM with two small children. To our surprise, our appointment was canceled just because we were 3 minutes late. This felt extremely unreasonable and inflexible. In most places -- even at a doctor's office -- there is usually at least a 10-15 minute grace period. Canceling on a family with kids over a 3-minute delay is simply not humane or understanding. Based on this experience, I would not recommend dealing with this complex at all. Customer service and basic consideration for people clearly aren't a priority here. read more

I have lived at this complex for two years and have nothing but great things to say. The whole staff is amazing but a huge shout out to Chelsie on the maintenance crew. She always comes promptly with a smile and fixes my issues efficiently. My most recent work order was out in and 20 minutes later she was at my door. The leasing office is so horrible. We applied and it took them over two weeks to give us an answer. I would call every other day to see if they needed any other information from us. The leasing office would state that everything is in, but they would never call us to give us an answer. I would call the next day, and the leasing office would say they are missing this or that, and we accommodate to them. And they would never call us back. I would always have to call. read more

New management is manipulative, rude and aggressive. They are focused on getting current residents forced out so they can push prices way higher. I would not recommend living here, the lease has parts that are questionable if they are even legal according to CA legal code. DO NOT GO HERE UNLESS YOU WANT TO WASTE YOUR TIME. I would not recommend these apartments to anyone unless you like your time being wasted for NO REASON. I would give ZERO stars if I could! I recently went through the the application process and the whole office was constantly messaging me and emailing me even though i had told them originally that I was at work, but they kept messaging and messaging me that they need several different things from me in order to finish the application process. That gets done and we receive confirmation that we were approved only for them to revoke their approval the NIGHT BEFORE MOVE IN! Leaving me scrabbling to take where I was already leaving at AFTER I had given them notice that I was already leaving the following day. Talk about UNPROFESSIONAL. The reason they denied was for mistakes that were out of my control and that they were told in the beginning. In addition, after my denial I was treated completely different and very unprofessionally especially by the manager Erica. Stay away if you appreciate your time!!! read more

Bed bugs, cockroaches, spiders, mold, mushrooms, oh my! Tons of homeless cats ( and people) cats, because of residents leaving their animals behind. Residents neglecting their animals and the office doing nothing about it. Filthy community that lacks any proper maintenance or upkeep. Non responsive office and maintenance team, when I found bed bugs in my apartment on a Friday I didn't hear from the office until Tuesday even when I called the "emergency maintenance line" I was scolded for how I handled the situation when I had no guidance from the management after many attempts to reach out. The office is so unprofessional it is sickening, literally. Between the bed bugs, mold, and abusive office staff- etc I have been physically sick living in this community. The laundry on property is always filthy and unkept my items always smell like mold and mildew from the machines even when I use a lot of product not to mention one load of laundry that can fit maybe 10 pairs of pants is now 4$ to wash in moldy unsanitary conditions. The bed bug situation put me out thousands of dollars and they only treated my apartment and not the community which means the issue is still here, I was told by professional exterminators that in a complex like this it is a community issue and cannot just be contained to one apartment. Google it also, if one place has it many do. I don't travel and would not have been able to pick any up anywhere. We are extremely clean but still have had many cockroach infestations, bed bugs, mice etc I found a crack in my foundation of my walls and my sliding door, big enough for an adult cockroach to slide right through and it took maintenance a week to fix the issue. Also if you work from home or work late hours be aware that maintenance will just let themselves in if you make a request and will not schedule an appointment. I have been seen almost naked multiple times by the maintenance team. When it rains heavily the courtyard floods because they haven't cleaned the drains in years I was told by the maintenance crew here. My roommate is wheelchair bound and when it rains heavily she cannot even leave in her power chair because of the water. There are a lot of drug users within the community and homeless people living in laundry rooms and on the property. My car has been broken into twice living here. I had a peeping tom and there is still one spotted in the community. The walls are so thin here I can hear my neighbors on every side and above me using the toilet and can hear full conversations. I'm surrounded by special needs people who have different issues that cause rage and I have to call the cops almost every week, my neighbors had no front window for almost a year because their special needs child broke it out. I was verbally abused by office staff member Toni, she broke into my place to have my place inspected by an exterminator after the bed bug incident, I was not decent for company and neither was my special needs client and roommate who needed my assistance to dress. I asked toni for a few minutes and she refused placing her foot by front door and said things like "why do you always have to be so difficult" and belittled me and treated me like a child. She refused to leave the inside of my apartment and I had to contact police for her to be removed. I contacted corporate about this and had video evidence of it and she still retained her job. I have been abused by the office countless time, today being the last time. I received a phone call from Payton where she scolded me for telling a future resident about my experience here when asked by him I warned himof all of the things listed above and more, all truth I have evidence for. She called me screaming and being very nasty and told me she was telling my community manager Nichole about it and hung up on me when I asked her to reiterate what she said for my voice recording app ( it was already rolling)... So I have decided to leave reviews wherever I can about it :) I hope somebody gets to file a lawsuit against this complex one day, my advice is to document everything like I have. Do not move here.Don't let the gated community aspect fool you, this place is not safe or nice in any capacity. Don't get fooled. There is no air ventilation in apartments, no AC/ no heat, our oven has never worked properly, our stove barely works, no dishwasher no washer or drier in our unit, just old overpainted cabinets and broken and falling apart or moldy everything. @Jennifer, the adjacent apartments were not inspected one unit was vacant after a family suddenly moved out, did they have bed bugs? And the other unit belongs to a family that I am friendly with and they say they never were inspected so why are you lying? Regency Palms is the ghetto with the most unprofessional office staff I've ever dealt with and you calling me out by name when my name is not listed here for privacy and safety issues goes to show how just how true that is. read more

I finally get a chance to do my review. I waited until all my books were closed out with these people. Going to make a long story short, but let me start off my saying unless your homeless, BEWARE!!! I rented a 2 bedroom,,, day of move in I pull into the complex to find, over flowing trash with couches, mattresses, and stuff everywhere. There were people with barking dogs and stray cats everywhere as well. So, we proceed to do the walk through and everything in the unit was old, overly painted, new carpet but very outdated. As I'm looking around I sense this unit might have cockroaches, so I asked if there was any issues with this and Connie said "Oh no, not that we know of", plus we treat all the units after a move out". So, we finish up and she leaves. I'm sitting on the damp carpet, near the front door and I see a baby roach crawling, so I jump up and start investigating. As, I looked deeper into the cabinets and appliances, after I head to home depot to get some bug spray we conclude this places was infested because they started coming out once I sprayed. I also began to notice that around the carpet edges was shellings from previous dead roaches. So I record and take pictures to go show the office. Also, while doing the walk through there were spider webs all a long the outside of the buildings, the screen door was dusty and old, in the carport was previous residents left behind junk that maintenance had to cut the locks to empty, it looked very nasty and un-clean, the laundry rooms looked like a trap house for crackheads. This place was a mess and was not what I expected and btw I've seen better places in the HOOD!!! I cancelled my lease same day and returned my keys and took my stuff and left. I am so thankful I did not stay here because once we actually read the reviews we found out we were spot on with what was going on here. I should of read the reviews before moving here but thank GOD for the 30 day satisfaction guaranteed. (Again I cancelled my lease same day I got my keys) but, still haven't seen or received back any of my holding deposit. I've emailed management and they said they would get back to me and I've heard nothing. I'm just really glad this NIGHTMARE ended right away. FYI it cost me over a $1,000 to move my stuff back to Northern California, because of truck rental fees, gas, car carrier to transport my car back, hotels, lost wages at work, but believe me if I was locked into that lease the hell would of been worse, so I count my blessings. These are definitely the worst apartments I have ever moved into !! Plumbing sucks, walls are thin, stoves can't even get hot til realistically 10 min of warming up. There are roaches and friggging rats !!! I hate it , I have been living in apartments my whole life and this by far is the worst of it. It feels like I'm living in a motel (I've lived in a motel majority of my childhood) and you have NO personal space! The other day I walked out and a tenant was yelling at me because his clothes have been thrown out of the dryer saying "this isn't the first time it happened and this is why you shouldn't live here if you're planning on." Customer service is literally nonexistent. They used Covid 19 to shut down their property management office and never reopened it. The also charged me 600 dollars for leaving behind a dresser when I moved out. When I attempted to argue this charge. They hid behind Covid and would not speak or meet with me. They sent the charge to credit company. Negatively impacting my credit. I also witnessed 2 overdoses in front of my apartment. One where the man died. read more

I'll just state the facts as to what we have dealt with since moving here not long ago. We signed our lease and moved in during signing lease we were told no parking passes required they put you on safe list and your good and get a carport. We left our car out back and sure enough office didn't put us on safe list and our car got a notice they would tow it next time and no notice would be left. Went to office they said oh whoops we forgot to add it in there (seriously? Your kidding me). Our neighbor in the first month we lived here had been towed over 6 times for parking his car behind his unit seems ridiculous. Beyond that upon moving in and many maintenance requests and a new refrigerator and new cabinets and closet doors later like they don't check there units before they move people in. We had a weird goo coming from our floor. Turns out our entire flooring was flooded and they had to stick us in a hotel that was really bad for them to move all our stuff and dry the floors and then replace them mind you this is one month or so to moving in. Upon returning since September we have been having weird white substance coming from our floor we have been attempting to contact management since September and upon having someone come and check not once but twice and there head maintenance guy Jesse coming and getting nothing done saying he'll do something and not doing it. He told me they needed to get a hold of our neighbors and they kept trying to call and email the guy and no answer. I finally had to tell management that In our lease it states that they can give 48hrs and go in regardless. Jesse said they would do that and go in Monday and for me to be home in case they needed to re enter my unit again. Sure enough Jesse lied he didn't do that at all and we had to wait longer it seems as though he doesn't know what he is doing to be honest. We have suspicions there are drug deals living here aswell as possible drug making going on. Aswell as fake little gangsters there are people screaming all hours of day and night with kids and then kids screaming and running and jumping our upstairs neighbor has a grandson who jumps and dances above our heads constantly management can't do anything. Payton in the office is very nice but seems there hands are tied by there bosses to do more but she is nice and does her best to help and we appreciate her. There is trash all over the grounds here there is one person that broke a bunch of glass by our neighbors place and we have had to tell people with dogs to avoid it the management I believe send a guy with a leaf blower and he went around for over a hour blowing everything everywhere not picking up the glass but just blowing it all over. There is also dog poop all over the property that people just leave behind seems like no care of things here. We have yet sent another email after the guys two days ago came by said we have a more than likely sewer or pipe leaking and they need to knock out walls to get it fixed we have had to now tape out entire bathroom floor seals thanks to this so we aren't having this all over ourselves and our pets. They said management would call us and they haven't and it seems that Yelp matters more than a email being sent to them. We were told that due to holidays coming up we aren't gonna have it done well I don't care we have been attempting to get a hold of them about this issue since September so you can't use that with us anymore if I knew half of these issues before renting here I don't think we would have. The only good thing is there are nice neighbors and community on the side that we are on. read more

Well i see now why the reviews are not so good. Just moved in and already got a notice to tow our car, mind you that we pay parking in our rent fee. No pass was given because we were told it was not needed as long as we write down our license plate. Only for visitors and told something different now. The assistant manager AJ that i met and was the reason I wanted to rent here has left. He was very knowledgeable and reliable. Since he has left there is new people that are unsure of answers to questions. Also noticing a lot of good people moving out...so not so sure about us moving in anymore. Update: not even a month moved in and a new fridge later. Multiple service requests and a possible floor replacement needed. Not happy this is happening and it has not been a month yet. The maintenance crew that fixes and repairs all of our apartments issues always go up and beyond our expectations. One worker in particular, Johnny is courteous, friendly, passionate about his job, and always presents himself in a professional manner. He's very knowledgeable, trustworthy, and knows exactly what to do to get the job done with excellance. Every maintenance work order that Shawn & myself put in, when Johnny is assigned to the task, we don't have to worry, giving us piece of mind that it's done and taken care of. One evening while we were out, the other maintenance workers came not fixing the closet doors that were dislodged from the tracks, they removed and took them out. We waited weeks and were not give any updates to what took place while we were out. I personally brought the issue up to Johnny and he immediately put in an order for new doors, and when they arrived in a day or two, Johnny took the task upon himself to install them. We were both thankful and appreciative, knowing that we were taken care of. After installing out new closet doors, Johnny took the time to fine tune the installment, making sure they don't give us any future issues. Both Shawn & I were very satisfied with the pressionalism and expertise that Johnny had provided. I moved in here thinking I was gonna get a calm area or apartment complex, seem like that for a couple months however as time passed we started hearing people at midnight yelling and playing loud music, cars parked on the side of the parkings not in a parking but on the sides. Literally I moved from Anaheim to HB and in anaheim my rent was cheap just wanted a better school district for my 13 year old but honestly the community is a bit ghetto. I'm giving this 5 Star review to Corinne Kirby in the leasing office. I came in today to get my keys and do the walk through before moving in. My roommate and I had done a viewing of an apartment unit and loved it. The leasing agent that day told us there were a few to choose from 2 corner units for the same price like the one we viewed and a middle unit for a lower price. We decided to choose the unit on the opposite side from the one we viewed. However, when we did the walk through today of the unit on the other side (the one we picked to move into) it had old brown laminate flooring, the counters were grey, old and cracked and I was disappointed that it didn't look like the unit we viewed. And a little disappointed that this was not mentioned to us upon choosing that unit. Luckily, Corinne was there today to save the day!
