Something I wish I knew before moving here. Twice a week a delivery truck comes for the Pho and pizza restaurant that is on the first floor of one of the buildings. Usually between 1am-3am, today it came at 2am on Monday. The video doesn't show the loudest part which is when he offloads and drops the lift, I didn't feel like freezing on my balcony to capture that part. If sleep is important to you, this is something to consider. I'm writing this post as the truck is making its delivery right now. My last picture shows the timestamp of the photo for verification.

I would highly advise against renting here. Not only for the experience living here but for management too. This is a MUST READ When I applied I was adamant on obtaining a lease that was sufficient enough for my work lifestyle. I wanted a quiet, peaceful home and it was far from that. My rent is outrageous already and the moment I moved in my life was a living hell here. I'll keep the details short and simple but the reviews here are accurate and this long message is worth the read. Reading through other reviews: Yes homeless people in the clubhouse at times but majority teen parties with loud music. Management puts out a harmless little flyer that states no more than 2 guest for each resident at the pool- nobody listens Never had bug problem Water pressure is so trash it's like slowly pouring water from straw Had maintenance come only to say "it's higher pressure than other peoples apartments" Dog piss smell- absolutely smells like pure ammonia cleaning crew comes rarely to spray the streets and bushes in parking lot Contractor work- an absolute mess 10/10 for worst job I've seen. The tiles don't even line up. The sink faucet splashes because it doesn't go into the drain it back fires and soaks your floors Clubhouse- very nice Parking: they promise one household for one bed a guaranteed spot in the carport (uncovered) and there's been many times I've gone home in the afternoon and not one space is available. People disrespect management and don't care so visitors park in the assigned spaces leaving residents without a space. So I'll call "patrol" and nothing is done. I've taken photos of unassigned cars and patrol will state "no unassigned cars are found". So now it got to the point I have to resort to other ways of handing it myself. The apartment: granted it looks beautiful but don't let it fool you I heard EVERYTHING my neighbors did: These are the CONS: my major reason for this review We had squatters living on our floor and let me express the excessive loud music, domestic abuse, threats, glass breaking and drilling they have done. The cops were called numerous times for this residence due to women screaming help and being thrown on the walls. I heard everything. I made at least 7 police reports it got so violent I was afraid to even be home. I've complained to management and it became this huge court issue. Long story short they lived in there for more than one year not paying rent and even installing their own locks on the doors. I don't care about the squatters, it was the noise & terrifying screams. The music was from 8pm to 7am NON STOP literally every single night . House music rap music and screaming ladies. WE ALL HAD ENOUGH Some neighbors got into huge fights with them because everyone was so upset, AND they were finally gone after 8 months. We were all sooooooo happy, and guess what? Management did nothing. Police were called when they moved out without management noticing and they even TOOK THE APPLIANCES What upsets me the most is management knowing the immense stress anxiety and lost of sleep for those months (some of us had to see a doctor for this & including myself it was that bad this isn't an exaggeration). I called out of work so many times I lost sleep. People bang on their doors and they never opened. Here's the good part. Management has the nerve to raise the rent 256$ or for some 9.9% annually which is the minimum. I filed a complaint against it and the email I received was " due to market price, no adjustments can be made" AFTER ALL WE HAVE BEEN THROUGH THE FREAKING NERVE So I come home to this place that caused me anxiety, sleep deprivation, bad piss smells from people walking their dogs in the parking lots, loud music, hearing people being thrown across the floors and walls from the squatters & now my rent being raised 256$ MORE A Month. I stood committed I was patient with this drama and still their corporate office only extended a "I'm sorry for your experience" I advise to stay away from this. I confronted these managers with evidence of police reports, constant phone calls complaints and they obviously don't have the decency to avoid raising my rent for all the crap I've went through I absolutely can't believe it. I think if management resolved it with a rent increase hold for the neighbors that suffered and fixed the ongoing issues with parking etc, I wouldn't have posted my frustration so I decided to call them out. I had enough

I am moving 2100 miles across country to live at Boardwalk. My POD gets picked up on Saturday and I have not been able to reach management for weeks now. Does anyone have another number I can call other than the one listed on their website? UNEASY!

We keep getting the third party office, that cannot help us. We have left our names/numbers around 6 times now and still have not heard anything

If the only parking spot available is an electric car charging station, but the sign only says 2 he parking until 5pm, will my car be safe overnight as long as I have a visitors pass? Please note that I do not have an electric car.

My wife and I worked with Liz on the purchase of our new dream house in Orange County. From the start she was going above and beyond what we were expecting. We called rather suddenly when a property showed up on the market and scheduled to go see it with her. We weren't seriously looking before this. By the time we got to the property she and her team already had a good understanding of the history of the listing and were working comps real time to give us a clear understanding of what fair market value would be. Even adjusting it for what we were seeing in person at the property. We weren't certain if it was more of a buyer's market or a seller's market as it had been a seller's market for so long, but she explained the current conditions/trends of what she was seeing in the area and gave us EXCELLENT advice every step of the way. But she was also never pushy. She ultimately left it up to us to make the decision with the information she provided. We trusted her expertise and it absolutely paid off, literally. We got a deal on the property that we are very happy with. She offered great advice on everything from prices, timing, and even when to potentially walk away. Liz has a team of people that really seem to communicate as a team, not just a group of individuals working under the same company name. In passing conversations Liz talked about how she and her team work together, and it does seem like they get to share in each others expertise and experiences to develop a good understanding of the market. Liz also talked about what she does to train her team, and she seems like a great leader. No one looks left behind to fend for themselves, and it seems very structured so that everyone has support and training to deliver great customer service. Liz has a great reputation in the area which I think was a huge benefit in our case. The seller's Realtor already knew Liz and trusted her. We happened to meet the seller's Realtor, and even without Liz present, the seller's Realtor had nothing but great things to say about their interactions. Her expertise really does seem to be in demand as she seemed to be giving seminars or talks to audiences even outside of her team. Even with her busy schedule it never really impacted the scheduling of events at our home. She always still met us at the property for events like home inspections, walk throughs, and giving us the keys to the property. She always provided great communication and was very responsive whether it was through e-mail, calls or texts to help answer questions. I can be "particular" (picky) about some things and whenever I brought up a question or concern, no matter how small, she never dismissed it or tried to excuse it as something I didn't need to worry about. She took my concerns seriously and got them addressed. Out of everything, I think this is what I am most grateful for as it kept me comfortable working with her and I never felt like she was just trying to "close a deal", which was my preconceived notion of Realtors unfortunately. I've been a tenant in one of AllView's properties for around three years, and the property managers…read moreand landlords, Mark & Andy, and Michelle & Marshall, have been wonderful. Their response times to maintenance requests and overall customer service have always been excellent. After several stable years, we recently experienced a number of condo issues following the rainy season. Every issue was handled compassionately and as promptly as possible. After submitting multiple maintenance requests (right before the end of business hours), we were contacted the same day and again the following day to schedule repairs. Since then, they've arranged for construction workers to repair a leak in the staircase ceiling, ant control services, a termite inspection for worn wood in our garage, and are currently scheduling the replacement of an outdated dishwasher with a brand-new one. Not only that, but every contractor they've sent for repairs in our condo have been very considerate and professional. When working on our roof, the crew explained the whole process beforehand, sealed off our entire staircase, and answered questions even on their breaks (not to mention they were understanding and warm towards my very confused ESA dog). The ant/pest control worker shared he's personally sprayed the landlord's home in the past, which gave me great peace of mind knowing that AllView only hires people they trust to work on the properties they themselves habituate. The termite inspection was quick and efficient. I appreciated the worker's professionalism as I noticed he immediately covered his shoes with plastic before entering to avoid tracking in mud or chemicals, which was thorough and kind of him. The two property managers who have stood out most during my time here, Andy and Mark, have always maintained clear and consistent communication regarding concerns, scheduling, and next steps, especially now as we move forward with termite treatment in the garage and the dishwasher replacement. I'd also like to add for any prospective renters: although our unit is under rent control, the landlords have always chosen minimal increases rather than the maximum allowed at lease renewal. In other words, these are genuinely good people. If you respect and take care of their property, they will absolutely take care of you.

NOT SAFE, NOT PROFESSIONAL, AND NOT WORTH THE RISK I truly tried everything to resolve the issues I experienced with this property, but the management company refused to take responsibility for extremely serious safety problems. From the first day, my apartment had plumbing issues and a strong odor. I emailed repeatedly, but no one ever came to inspect. eventually contacted the gas company, and they found an active gas leak coming from the stove--a stove owned and maintained by the complex. I had been unknowingly exposed for weeks. The storage area directly beneath my anartmant apartment was packed floor-to-ceiling with hazardous chemicals, paint buckets, clutter, and materials, which only worsened the smell. Even with photos and written complaints, management did nothing. (Attached pictures) Despite the uninhabitable conditions and their negligence, they kept my deposit and even sent me to collections. I filed a BBB complaint and attempted to work out a solution multiple times, but they refused to act responsibly. I'm now considering small claims court for personal injury related to the prolonged gas exposure. I also want the property owners, Linda and James Reitch, to know how poorly their management company is representing and maintaining their property. I will be forwarding all documentation to their Trustee through proper channels. To make matters worse, the application process was extremely intrusive. I have a high credit score and a stable job, yet they demanded a very high deposit AND required third-party access to my bank account. With such strict requirements before move-in, l expected much better safety, maintenance, and professionalism afterward. Based on my experience, I cannot recommend living in any property managed by this company" Daniel, I am responding with documented facts and dates. I moved in the first week of August. From the start, the bathtub had issues that worsened quickly and became unusable. I submitted a formal work order on August 30, only weeks after moving in. On September 13, I emailed and submitted a work order reporting persistent fumes/odors in the unit. No one was sent to inspect. After continued inaction, I contacted SoCalGas myself on September 25 because the odor persisted. They confirmed and repaired an active gas leak from the stove, which is owned and maintained by the property. While it was fixed the same day once SoCalGas was involved, this occurred only because I escalated it after management failed to respond. Had I not done so, I would have continued to be exposed. I was also charged for a bathroom screen that was missing at move-in. I have the original email and ticket number requesting installation. The ticket was closed without the screen ever being installed, yet your BBB response incorrectly states I owed for it. I raised safety concerns about the garage beneath my unit being used for non-residential purposes. After reporting this, tenants were informed of my complaint, which led to hostility and caused me to feel unsafe. I did not leave "simply to break a lease." I vacated due to unresolved habitability and safety issues after repeated attempts to resolve them in good faith. All of this is documented through emails, work orders, third-party findings, and video evidence. I stand by my review.

Overall, I have been extremely happy with the service they have provided. Truthfully, I had never rented my home before and was unsure what would be required or involved. Luckily, Legacy Property Management came thru in every way and has made the entire process seamless for me. My initial contact with Legacy Property Management started with Steve coming out to my property to personally discuss my needs regarding my home that I wanted to rent out. He was super helpful and answered all my questions as well as walked me thru the entire rental process. LPM was the only management company that offered to meet in person as the rest that I had called wanted to give me "estimates" over the phone without having ever seen my home. Steve was very personable and was someone I felt comfortable chatting with. Afterward, I've been very fortunate to work directly with Wayne who has been fantastic. He is a professional and very knowledgeable and you can tell he has many years experience in this industry. He promptly answers my email concerns / questions. He has been on top of my tenants requests and reaches out to me when only absolutely necessary. Otherwise the entire process has been hands off which is exactly what I wanted. Now that the 1st year is almost done, he's been proactive on the renewal process and provided his professional recommendation on next steps. Also I have to add that Wayne made the tax season easy for me and provided all the necessary documents promptly. I highly recommend Legacy Property Management to manage your home rental. I definitely stand by my 5 star rating.
