We moved into this place end of August and we absolutely love it so far! Pet friendly and have plenty of area's just for them! Love the court with the added extra activities like basketball, football, and soccer. Fellow neighbors are also great. The environment is always kept clean! Elenor, the property manager, is amazing! We've been living here almost a year now and it's been great! Honestly no complaints. It's a really big size, has AC units, laundry in unit and a good size patio + pools and a gym. For what you're paying, it's a good deal compared to other places around. Could not find anything close to what these townhomes provide in OC. The property manager Eleanor is very friendly and responsive, and Jose in maintence is very quick to complete any request. We lived here for 5+ years and just moved out. Only reason we stayed is because when we moved in it was affordable (special move in promotion), and continued to be slightly cheaper than most places in the area. But you get what you pay for. Don't be fooled during your initial walk through. We were shown a lovely modern looking unit but the one we were given was in complete shambles from day 1. These are RENOVATION UNITS! They're falling to pieces on the inside, which you'll realize after moving in. Why you shouldn't live here, from 5 years of experience: -Rent increased over $500 in the past 2 years -Utility bill is so expensive here! -Electric bill is $250-300/mo because without AC/heat it's unlivable here -We went 2 weeks here with no hot water. Nothing was offered to us during this time. Management penny pinches and are sooo cheap! -Management is two faced and extremely passive aggressive. Nice to your face, offers amends to put on nice show for public here on yelp, but when you reach out, you're ignored or talked to aggressively. Same happens during your stay at these townhomes. I was asked why my new dishwasher wasn't working when we placed a maintenance order...well it's because it wasn't new and was very old and cheap! -ZERO INSULATION - walls are paper thin and temperature are boiling in the summer and freezing in the winter even with AC/heat on max. You'll hear everything your neighbors say and do, which can be X rated for kids. -They steal anything they can from your security deposit when you move out. They took $600 from us for "broken windows." All our windows cracked because they were cheap and the sun hit them and they developed thermal stress fractures from excessive intense heat. This was taken from us without even an invoice or quote or a professional diagnosing the issue. We were blamed for the damage. -Eleanor wanted to charge us for carpet cleaning up on move out. I had to remind her we lived here for 5 years so the warranty on them was up. -Nails in floor poke your feet -We had mail stolen mail multiple times a month, and property manager did nothing when neighbor repeatedly stole our packages including baby shower gift cards! -There's no heater vent in the master bedroom so it gets freezing in the winter -Crap floor plan, so much wasted space under the stairs - Constant loud fireworks explosions - Many smoker neighbors so lots of secondhand smoke, terrible for children and pregnant women. -Neighbors with barking dogs and chickens. Some scary dogs too! -Maintenance is crap, have to keep begging for orders to be completed. -Armando is great but rarely available because of plumbing emergencies that occur constantly here -Molding walls -The plumbing is a nightmare. So many plumbing emergencies here that destroyed my personal belongings. Our ceiling fell down. Yes, our ceiling fell down and we had to wait weeks for repair as water flooded in. -LOUD creaky floorboards - Stairs are not up to code and numerous falls took place here. My pregnant wife took a fall on these awful stairs and visitors always asked why our stairs were broken when they visited. -Pet urine and feces everywhere - Roaches, moths, mosquitoes, termites, and giant spiders in our vents -Loud sketchy neighbors and police called for domestic violence issues -Lead paint everywhere and peeling paint everywhere! -No parking during street cleaning so if you have more than 1 car you're out of luck -Heater smells like gas is leaking , leading to headaches -Oven and all appliances are old and cheap. When replaced, it was worse than before, with an even older oven. They will tell you the replacement is new, but that's a lie! My wife burned her hand on the ancient stove because the exhaust heated up places it shouldn't have. Management couldn't be bothered with it. -Fridge and all appliances are old, cheap and awful Pay a few more bucks and live in a better place that's newer, safer, and up to code. We lived here for 5.5 years and just moved out June 2024. The pros: -Cheaper than most places -Bigger than most apartments for the price The cons: -Our rent increased $500+ in the last 2 years we lived here. -This place is so old and in need of renovation that *everything* is falling apart from the roof down -The plumbing here is THE WORST. Literally, our ceiling came down and leaked water everywhere. We had to ask multiple times before the issue was properly fixed. Also, under our bathroom sink leaked 3 times, destroying everything in that cabinet. It was a nightmare. - If you live next to the main trash bin, you'll hear loud clanking of glass bottles being chucked at odd hours -All the floors creak - Multiple people, including myself have fallen down the stairs here. The steps are bad and we had to have them fixed, but they're still dangerous - The fake grass here smells of urine and feces and isn't a safe clean place for kids to play - There's dog poop everywhere - We had major big issues from roaches, moths, mosquitoes, termites, to giant spiders in our vents. None of the terminators or traps helped. - There is NO insulation and the walls are paper thin. There's no AC in upper bedroom, so we baked here every summer. The AC in the other 2 rooms are crap. -Utility bill is crazy expensive. -Loud neighbors and the management doesn't do anything to remedy this issue -Kitchen drawers have no rollers and cause wood chips to keep filling drawers - There are 100 layers of paint that sticks and makes noise any time doors are opened . Underneath the layers is lead based paint. - There's no parking during street cleaning if you have more than 1 car. - We were threatened to have our car towed while in the reserved handicap spot. Law states handicapped parking has no time limit. This was also when I was 9 months pregnant and could barely walk. -Avocado tree with leaves shed constantly and we lost use of our patio - All maintenance here, with the exception of Armando, are incompetent and cannot speak English -Smoke alarm goes off every time oven is used -Heater always smells like leaking gas -Shady neighbors. We had our shoes stolen 2x from in front of our front door -Oven and all appliances are old and cheap. When replaced, it was worse than before, with an even older oven. Took 2 weeks to get replaced and after replacement it still didn't work. Destroyed many meals we tried to bake. -Fridge is awful. Broken parts and on lowest setting freezes food. -***We went 2 weeks here with no hot water. Without constant pushing, maintenance orders are not fully or properly completed.*** -They steal anything they can from your security deposit when you move out. They charged us $600 for our windows which cracked due to thermal stress without even getting an invoice prior. Take home message: steer clear of this place. I've lived in this townhome for 5 years... they made changes to our are which caused many ants to come into our home.... they spray outside and inside (which we had to put our food in our vehicle) many times. !!! the dishwasher was old and the "said a new one " was put in... that was a lie.. It still didn't work! People are allowed to put up bouncing houses in front of our door without letting us know !!! Many other things I can say about living here but fI would probably write a book !.. DO NOT CHOOSE THIS PLACE TO MOVE TO !!! They also raise your rent 150.00 or more every year !.. charge you $50.00 for an extra parking space that should have been given knowing that the people moving may have two vehicles !... Horrible insulation- You can hear your neighbors all hours of the day and night. Made multiple noise complaints because our neighbors blast their music all day and night, nothing happened. Packages were stolen off our front porch, owners said they'd look into it and never got back to us. The correspondence started out genuine and kind, like they wanted to help us and slowly turned into them being annoyed at us for our complaints instead of fixing the issues. So so so so happy we are moving soon, if we could we would move out sooner. Don't move in here unless you want to feel like you're living in a college dormitory where you can hear music at all hours and neighbors have no respect for who's around them. I hope they are keeping up to date with city news because little do they know there's new housing coming down the street that's going to KILL their "but housing is in demand" excuse. It was truly a pleasure living at Villa Pacific Townhomes. Management was understanding when we asked for an extension. We were lucky to have quiet neighbors and for the most part the whole complex seemed quiet. My only complaint was the lack of storage but then again it made us throw away junk we did not need. I've spent about a year living here! Rent is around $2100-2300 depending on which unit you're looking at! That's the price of some 1 bedroom apartments in the area. They require a $2000 deposit and the total income of your unit must meet 2.7x the amount of rent you have to pay per month. So that's at least about $5600/month that your household income has to make. After move-out, they took over $500 out from the deposit for: cleaning, carpet cleaning, painting, and final utilities.. they mail you your deposit check 3 weeks after you move out. $500 is way more than some deposits.. Utilities: villa pacific includes water, trash, and sewage as a part of the rent due each month. Mine ranged about $115-$118/month. The way they calculate this is by how many people living in your unit, but also depending on how many people live in the other units connected in that building. So it doesn't matter if you used 10% of the water in that building that month, you pay for however many people in your unit divided by the whole buildings use of water. You pay for internet, electric, and gas separately. Parking: you are assigned 1-2 parking spaces, depending on which unit you have as some units have tandem parking spaces. If you want to buy another reserved spot, I think it costs $50/month, but there's a waitlist. There's actually plenty of parking on the outsides of the complex on hazard and maple (which you can directly get into the complex by the gate doors). It may be a little tougher at night, but I haven't had problems needing to find a parking spot. Depending on how many parking spots you get, that's how many gate controllers you get. Appliances: each unit comes with a fridge, dishwasher, stove/oven, and stacked washer/dryer. These appliances are not new at all, but they work. -The AC is not central AC, and only the living room and 1 room (out of 2) had the AC units. In turn, the room without the AC has the heater vents. This is based on my specific 2 bedroom unit. -The washer/dryer had this plasticy smell when I washed my clothes, but it was fine after I threw my clothes in the dryer with a dryer sheet. The machines themselves are fairly loud. They are located downstairs next to the bathroom at the back of the unit. -I have not used the dishwasher as I just wash my dishes by hand and sponge, so I can't say much about that. -Stove and oven worked fine. Nothing special to mention. -The drawers in the kitchen are not mounted on a roll-to-slide thing.. it's just wood on wood, so when I would pull the drawer out, wood shavings would fall onto the drawer beneath it, which lead me to constantly wash my utensils and kitchen tools before I had to use them. -The kitchen also had a spice smell to them when I first moved in, which to this day still smells like spices... I just placed a diffuser but I'm sure I've become nose-blind to it. -The counters seem to be some type of plastic on top of something sturdy- so it's not stone or marble. The back splash is also a sticker type deal as I've seen it peel at the edges. Area: the complex is exactly in between a high school and elementary school. The windows are semi-sound proof so not much noise bothered me in the mornings. But if your house is aligned with the elementary school, don't be surprised if you find a bunch of balls bouncing inside your patio. Next to 405, which is convenient. 22 is also down the street. Maintenance: they're fairly quick about responding to maintenance work orders. They have a maintenance guy that lives in the complex. I believe they would replace your appliances if it's not fixable. Management: Checked in with us frequently when we first moved in. Really quick with replies. No issues here. Pets: they allow up to 2 pets (cats or dogs), no reptiles. The pet rent for dogs is $50/dog. I've seen people have 3-4 dogs, so I doubt they're strict on their pet limit. Their lease states they have pet breed restrictions, but I've seen pit bulls and German shepherds so I would believe as long as you keep after your pet and there are no issues, there wouldn't be a problem..they also have trash cans and poopy bag stations around the complex after you pick up after your pet. Lots of grassy areas. Inside: the rooms are pretty spacious- one of the rooms has a walk-in, but the opposite room has more square feet (2 room unit). The doors creak when closing and sometimes the door handle falls off.. the cabinets were also crooked when we first moved in. They also replaced the carpet before we moved in, but there was a spot in our room that creaked on the floor. They offered to fix it, meaning that we had to take everything out of that room so they can pull off the carpet and put more padding, but we declined. At least they offered! Amenities: so there are 2 pools and 1 "gym". The gym is open 24/7 but during covid, I think it's limited to like 3 people max and for 1 hour each. read more

If it wasn't for buying a house, we'd live here forever. Eleanor and Debbie are so patient and attentive. I had to ask for a few extensions when escrow wasn't going well and they didn't hesitate to help. Not to mention the sweetest people you could meet. My neighbors were definitely the best and never minded my terrible karaoke nights. We are a family of four and had plenty of space for comfort. I've never been so sad leaving a place. Schools for our kids were walking distance and life was just easy peasy. Neighbors watched out for each other and are very considerate. Maintenance was prompt when needed and I felt super spoiled. Don't be fooled by the look of the whole area. The units are old and the wall have no insulation. You can hear your neighbors talking and it gets worse when the kids running up and down. Eleanor is nice to us when we moved in, always texting and ask me how am I doing. But when we complaint about the noises, she didn't do much. My next door neighbor used to blast music whenever she is home all the way 'til late night. She moved out, then the next family moved in, it got worse wit the boys running all the time, even at 1 am we heard them running. And when we cannot tolerated it anymore, they will find ways to not giving back our deposit, slapped on some more cleaning charges. The water and trash can be $249/month if you have a family of 3!! I just recently moved in to Villa Pacific and was a little disappointed in my washing machine it sounded like a jet engine was taking off when it would spin so I spoke to the main office Edwin he was very quick to get Armando and the other maintance man to check it out. Armando looked at the washer and dryer and of course it acted normal. Armando left with only my word that it was so loud. I was bringing a load of items to the new apartment when Armando stopped by and told me they where going to replace my machine with a brand new one he said if were not happy with it he was going to give us a new one. So far I have loved my stay at Villa Pacific. It has been one of the best apartment/townhomes I have lived in. It is very spacious for a fair price. The kitchen has a gas stove which is a major plus for me and each townhome comes with its own washer and dryer unit! If we've ever had a problem with noisy neighbors or any problems with our unit at all we simply call the leasing office and most of the time they have taken care of it in the same day! The maintenance people also get along great with my little dog, who greets them on her daily walks. Parking was also a very big deal for me when moving and I love how there are covered parking spots as well as plenty of parking on Maple Street for guests. The only reason why I'm not giving this place 5 stars is that there is only a downstairs AC unit, but central heating. This means during the summer it was quite warm, but we soon learned from our neighbors that buying some fans to circulate the air in the top floors helps a lot! It'll be two years in October that we have been living here and we love it. We get the space and feel of a townhome, a nice complex, very friendly staff, and well kept pool area (the only thing missing is a jacuzzi!), and proximity to the freeway. Whenever we have problems that need fixing, the front office or maintenance staff are quick to respond. The maintenance people even live on sight which is convenient and also means they know the homes they are working in. We always say hi to them whenever we see each other on the grounds. Down side is Westmister High School events, especially the bands, echoes through complex. Still adjusting but that definitely sucks. Grounds are kept nice. Just wish they had jaquzzi for sore muscles, but 2 pools will be nice come warmer weather. 1/13/2016- Update. New owner took over last year and kept staff. There's been mention of beefing up security but last night and two nights before 4 vehicles were burglarized. Management is aware and said they will try and push for those improvements sooner. Just finished up our one-year lease here and will be renewing. We love the amount of space and storage in our place, and having a washer and dryer and extra bathroom make it even better. The staff in the office are very polite and quick with responding to emails and phone calls. It gets a little hot in the summer, but I bought a window fan which helped immensely. The pools are rarely packed too. I always expect them to be overrun with children since a lot of families live here and was pleasantly surprised to have it to myself most of the time. We've had a couple things break or need some work, but maintenance is so quick that it has never been an issue. They resolve the problem or make repairs within 24 hours. They live on-site and we see them around the complex often, and they're also super friendly. Overall, we're very happy with our experience here the last year. read more

Honestly, I can't begin to understand how this place scored higher than 3 stars. We lived here a total of 3 weeks, and the entire time it was a nightmare. Let me list all of the reasons why this place is UNLIVABLE: 1. Cockroaches. Need I say more? Seriously, this place is completely infested with roaches. Don't be fooled - the weekly pest control visits do NOTHING. This was the #1 reason why we terminated our lease. 2. Parking. If you don't score a unit that includes 2 tandem spots (conveniently, these units are the ones that are close to the dumpsters... in other words, more roaches) you have to pay $40 extra a month for an additional parking spot. Oh, and there's ALWAYS a waiting list to get that second spot. Good luck parking on the street. It's almost a guarantee your car will get stolen or broken into. 3. We didn't stay long enough to endure the hot weather, but our neighbors were very forthcoming when letting us know what to expect. Apparently it gets CRAZY hot in the summer. Our neighbors had to sleep in the living room during the hot months because it was just unbearable. 4. They nickel and dime you for everything. Your unit doesn't come with a refrigerator (lots of them don't, especially if your unit has 2 parking spots), you have to pay $30 a month to "lease" one of theirs. Pet rent is another $50 a month. Oh and utilities? Gas and electric are all on you, which isn't a big deal. But here's the kicker: Water and trash are split among the 4 units in your building. So you're sharing this bill with EVERYONE who lives in your building. How they do the math? I have no idea. 5. Location. The street is crazy busy and you always get rowdy kids going to and from school since the high school is right across the street. Also, it's not a great area, even though Huntington Beach is a few miles away. I seriously can go on and on about the million reasons why we fled from this community - all I know is that I'm happy we did. This place would get negative 10 stars, if such a thing was possible. Worst mistake ever living here. Way to hot to be hospitable in the summer. It literally reached 105 degrees, when it was 80 degrees outside. My gecko died from the heat. Besides the heat, u will not get any of your deposit back and will get charged for cleaning. I wish I took pictures to document, lesson learned. The maintenance man told me I would not be charged for painting, they charged over 300, now I know to get it in writing. The apartment wasn't even clean when I moved in, the base boards were dirty and there was screws all over the staircase and floor. I cut my on the stairwell. U will pay over 300 in utilities. Where do I begin? I have been gone for almost 6 month & I had lived there for 10months & it was a NIGHTMARE from the start. They couldn't get us into the apartment we originally SIGNED a lease for... Why wasn't the apartment ready you ask? Well because the previous tenant hadn't moved out yet. I think they were a little overzealous in renting the place out... No big deal since all the apartments are the same floor model & they said they'd honor the price of the one we had a contract for... What was a big deal is that we spent 2 hours here the day before Christmas Eve to sign a new contract (that mind you was full of errors, which I, the tenant brought to their attention, like the fact the address was wrong & they failed to include the pet rent in the contract) only to be called at 5:30pm telling us that we needed to get another cashiers check because they miscalculated the deposit... An additional $47... Let me reiterate... 5:30 pm on the day before Christmas Eve... When were we supposed to be able to get a cashiers check when we had a move in day of 12/26? A professional company would have bit the bullet & ate the difference... Upon complaining about it the solution was to either be let out of our lease or get an extra gate fob... Oooohhh a gate fob... Awesome! We are one of the units that has the extra parking space, so one would think that would be standard anyways. Speaking of the parking space... The unit we were put into has an extra space, which is very nice since there is no parking around here, but with the extra parking space comes a fee... Let me remind you that the original apartment we signed for wasn't ready & we were given another one at the same price... Except that fee was tacked on... The solution given by the manager: 'We can let you out of your lease.' Eventually we got that parking space fee waived, but it was because of incidents that I will get to shortly. Move in day! We were warmly welcomed which was nice... But no one did a walk through with us... Hmmm... Honor system? Not a good business practice... Just sayin'! Our inspection of the place included: Lifting of the linoleum in kitchen as well as gouges in it - they partially repaired it A creaky soft spot in the floor in the master bedroom - fixed, however it had returned about a month before we moved out... I think there is a slow leak from the upstairs bathroom that is affecting the integrity of the floor... But I'm not the maintenance guy, so what do I know? Leaky kitchen sink - fixed Giant crack in the ceiling in the living room (approximately the same location of the creaky soft spot :/ ) - fixed, but not because of our inspection... So after a few days here we noticed that the dryer took almost 2 hours to dry clothes... We were told that is a normal time frame to dry clothes; but because of everything we had gone through they replaced it... It takes a good 50 minutes now for wash & dry... 2 hours? Really? We also had a little mini flood when we ran the dishwasher for the first time, that too got fixed... When I say fixed what I really mean is band-aided because unless there is a tragedy they do things as cost effective as possible. By the 6 month mark we had 2 floods in our apartment that caused waterfalls to occur in our living room. They were nice enough to fix it both times & to get our carpets cleaned... However, not once after either flood did our carpets get pulled back & dried properly... I honestly wouldn't be surprised if there is black mold in the walls. It's really nice that there is on onsite facilities guy, but during flood numero dos my boyfriend was asked to shut the water off. WHAT?!?!?! You don't ask a tenant to do that! What if he hurt himself? That is a potential lawsuit... Solution: 'we can let you out of your lease.' Both of our cars have been dented & vandalized while we were parked in our assigned spaces... Other tenants have no respect for other people's property... I won't go on & on; but other reviewers have said it too regarding the extreme temperatures... MISERABLE. I have lived here for a year and think very highly of these town homes. I searched for a place to live from Long beach down to Costa Mesa (I'm very picky) and this was the overall best place for me. If you are searching in Huntington Beach area, I recommend you take a look at this place..just because it has the Westminster address, it is only 6 miles from the beach and right on the Huntington Beach border (but at a lower cost!) Size/interior: This place is one of the largest apartments I found in my search, they are 1,200 sq ft! The interior is more modern than a lot of Huntington Beach apartments, they have (fake) wood floors which looks decent, white cabinets, and solid counter tops instead of old tile. The bedrooms are extremely spacious in addition to the master bathroom. Counter space in the bathroom is average, not extraordinary. The units come with a washer and dryer, which to me is a huge bonus. The units also come with a air conditioning unit in the wall down stairs. It makes a big difference in the summer. Upstairs gets really hot (just like ALL 2 story or 2nd story apartments) so you will need an AC unit for your bedroom. Heating unit works ok in the winter (mine only heats the living room, master bath, and bedroom which is pretty much all you need anyway). You can hear your neighbors through your walls at times, but if you have your TV or the air unit on you cannot hear them. Cost: There are a lot of different options you can pick, and with my extensive research with other apartments in the area, this was the best price. I picked the apartment that has one spot (instead of 2 tandem spots) and pay for an additional spot, no fridge, and a 1 year lease. I have one dog and one cat, my cost comes to $15,80. You can get below that depending on animal situation, or above that if you want to pay for extra parking sports, rent a fridge from them etc. Location: Right near the freeway which is great, however it is ight near the high school which causes traffic in the mornings when trying to pull out of the apartment. The apartments near by are ugly which is unfortunate because Villa Pacifica is way more appealing to the eye. Shopping center near by on Westminster Blvd which is convenient. Also, you are still only 6 miles from the beach. Staff/Grounds: Staff is very friendly and professional, it shows that they are managed by a larger corporation. The office has a computer, fax machine, and printer at free charge. They have a little gym but its clean and new. 2 pools, unfortunately no jacuzzi. There are usually a lot of kids there in the summer, which is a bummer for someone without kids, but it maintains nice and clean. The maintenance staff is personable and friendly. We did have bugs and they came to spray the same week. My garbage disposal went out on the weekend and they fixed it on Monday. They leave memos on the doors at times to remind tenants to pick up after the dogs etc. which is professional. The grounds are kept very nicely, great green grass and flowers etc. read more

I have been living here for 5 months now, and I am loving it. I am going to start with the bad news because I am an firm believer of bad news before the good news. (so you can sweeten the blow) ********** PLEASE REALIZE I LOVE THIS PLACE SO DON'T LET THESE NEGATIVES DISCOURAGE YOU!! *********** Bad news: 1. Upstairs gets really hot, but the A/C is down stairs. 2. You share water and the gas. Let me explain.. You are 1 of 4 houses in a building. and each building pays one water bill. So it divides it up based upon how many residents there are.. For example: the bill is 100 dollars (way off but lets pretend) apt 1 has 2 person, apt 2 has 3 people, apt 3 has 2 people, apt 4 has 3 people .... that means there is 10 parts of the bills, 2 parts go to apt 1 (20 dollars), 3 parts go to apt 2 (30 dollars), 2 parts go to apt 3 (20 dollars), 3 parts go to apt 4 (30 dollars), (it is very convenient and shows up on the bills as however much you owe as to not be confusing) But this also means if apt 1 didn't use any water they are still paying the same as apt 3 because they have 2 people. (even if apt 3 used the most amount of water out of all the apartments) The same goes for the gas bill. (which only is a concern in the winter months and it still doesn't get that bad) HOWEVER! My fiance says this is a common thing with apartment complexes. 3. Depending on which apartment you chose, you could only get one parking spot. and you have to wait on a list for the next available parking lot, and it costs 50 extra a month. ( waited from December until May for my parking spot) However there is plenty of parking on Hazard. You just have to walk a bit. 4. Sometimes the gates are broken and can just be pushed open, though if you tell the Office they usually handle it relatively quickly Good News time!!! YAY!!!! 1. OH MY GOSH. I can not stress this enough!!! I LOVE THE MANAGEMENT HERE! Eleanor, and Adriana are some of the nicest people. If you have a concern they are quick to help you with it. Once my dog got out while I was at work and Eleanor got her back home and called the number on her collar (which i don't use anymore.. ooops!) and left a voice mail to let me know what happened. Later when I was in the office she asked if I got my voice mail, I said no so she told me what happened. (I checked that voice mail box and she did call, a relief to know that she was so helpful, and my dog was safe at home!) Often when I walk my dog I just stop in to say hi and they are always very pleasant! 2. The maintenance guys are great! Armando, and Luis, are very helpful and really friendly! Once We had blown a fuse in our apartment (causing half of our apartment to go out) and we called the after hour maintenance line. It was around 1 or 2 am and Armando came over and flipped the switch on the fuse box for us. Boy, did we have egg on our faces when the switch board was in our apartment. 3. There are two pools in the apartment complex. Need I say more? 4. This location is great! You have the Westminster Mall right down Goldenwest. A 7-11 in walking distance. Right up Goldenwest there is a big shopping center with a movie theater! Take the 405 south one exit and you are at the Bella Terra! Travel down Goldenwest a little and you reach Goldenwest College, which has a SWAP-MEET on the weekends! Also you are really close to the 405 and the 22 Which both get you to places pretty quickly. And I never hear the freeway from my apartment. 5. They have a fitness room on sight and it is a bit small but it is nice and there is a TV in the fitness room that has cable and A/C! 6. I LOVE HAVING A WASHER AND DRYER IN MY APARTMENT. It is so nice to avoid community washer and dryers, or pay with quarters! Just have to share with a roommate, and that is no big deal! 7. They keep this place up. It looks really nice. I don't feel like I am living in a run down apartment complex. Overall, This place is special and what I consider home because of the people who work here! I love Villa Pacific! Addition: Some people may consider this a negative, thought I REALLY consider it a positive. THIS IS A NON-SMOKING COMMUNITY. Or at least that is from what I am aware. Sometimes people smoke near their cars but that is much preferred to their back patio where it can go into other people's apartments. read more

I still hate this place, right before I moved out my truck had been hit in the front. They really know how to dress up the place just to make it seem nice. Not to mention I really believe the monthly $100 cost for water and trash is a scam. I moved back to Long Beach and the monthly bill from the city has only been $33 for water, trash and sewage. read more

I went with my wife and mother in law to see these apartment townhomes and the apartments are a very good size and nice layout. Adriana did us a big favor by meeting us during her lunch time, speaking to us and showing us around the complex. We greatly appreciated how accommodating she was. I have lived here for about six months and couldn't be happier. This place is pet friendly and the management staff is fantastic, always greeting my dog whenever they see him. They also have doggy bag stations for when you let your dog do his business. Only had one issue with my washer when I first moved in and the maintenence guy fixed it that day which was awesome. Assigned parking spaces that are covered are a huge plus for me since I like to keep my car as clean as possible. It is usually really quite, they do have young kids here but they aren't loud or disrespectful and I have never had any problems with any of them. Close to the freeway and super market. I will more than likely renew my lease once the time comes. All the people complaining about the no A/C upstairs doesn't make sense to me...if you looked at the place before you moved in then why are you so shocked? I just moved here from a privately owned condo and I really enjoy how much space these units provide, how open the floor plan is, and the accessibility to everywhere. I walked a few units prior to moving in and the only thing I wasn't really satisfied with was the backyard space. I had some concerns with the fencing and set up once I moved in they were happy to take care of my concerns. I wish they were done prior to move in like I had asked buy none the less they are handled. So far it's a great place for the most part quiet and after reading the reviews on here I was prepared and set up roach traps and such but really haven't felt like they are needed.... it is hot upstairs but I have fans galore so it's tolerable overall not a bad experience. I enjoy where my place is in the complex. read more

On Saturday morning as I turned on the shower I noticed black/brown, foul smelling water and fecal matter coming up from the bottom of the tub. This ultimately turned out to be a sewage backup and because the pipes are not meant to hold water, the sewage water leaked through the ceiling to our first floor cabinets and counter top. Great, right?! After calling the emergency maintenance phone line since a little before 8am and leaving a message (and not hearing back for over 2+ hours) we decided to take a walk towards the leasing office to see if we could get some answers. Fortunately Louie, one of the maintenance staff was in early for his shift. (As a Marine Veteran I can appreciate this because if you are on time, you're late and if you're early you're on time.) As soon as I told him what had happened he followed us right over to take a look and called the plumber to immediately fix the problem. No hesitation with his plan of action. Louie followed up and checked in with us several times throughout the day and even offered to help clean up the sewage. Great guy!! We really appreciate how he handled the situation. He took care of it as if it were his own home. Villa Pacific and its tenants are lucky to have such receptive maintenance staff. I can't thank Louie enough. Many kudos!!! PLEASE NOTE THE STARS IN THIS REVIEW ARE STRICTLY TO GIVE KUDOS TO THE MAINTENANCE STAFF. **** Unfortunately, our house still smells like sewage four days later and there has been no follow-up with management. Not surprised. I'm not sure if Villa Pacific doesn't understand the severity of sewage spill and how the lack of response time and proper cleanup (Building walls) could cause contamination. I tried calling the leasing office twice yesterday and both times there were no answer. Again, not surprised. I just find it unbelievable how there was sewage backup and black/brown water which contained probably a million different types of bacteria, AT LEAST, leaked from the second floor, down to the first floor through the wall and not once did management suggest or offer to have that water dried out or cleaned up properly by a professional water restoration company. It doesn't take a genius to know that water and moisture causes mildew and mold. Since the sewage smell is still lingering I can only assume that the building walls need to dried out completely. I'm going to try calling the leasing office again this morning. Wish me luck. read more

UPDATE #2 So we have now lived here for 6 months and our neighbors are a nightmare! They listen to their TV and Music soooo loud and could careless about being considerate neighbors. It's super frustrating. Have complained multiple times to apartment manager, but frankly, I think she is too sweet to do anything about it. If I'm being fair to my neighbors, it probably is really hard to keep the 9 people + the chicken (yes, a real live chicken) quiet. Basically myself and the neighbor on the opposite side are asked to do all the documenting of their ridiculous activities. Doesn't really seem like my job? If the max amount of people allowed is 5 and they have 9...well you do the math. They have been told to get rid of the chicken but they have already lied about doing that once before (wish I could upload the chicken video - if it weren't so annoying, it would be comical) Hoping this place gets its stuff together soon or we will def not be renewing. We have actually stopped decorating because we are waiting to see how this gets handled....so sad to post a bad update. Hopefully I can report some good news soon... PS. and don't get me started on the ancient plumbing or the lack of air conditioning upstairs. Don't let the advertising fool you, this is an old 1960s property.
