Upon arrival at 9pm (we drove from South Florida) the last thing I wanted to do was make beds. In the morning I realized that the house wasn't actually cleaned after prior guests. Dining table was filthy. Dried up stickiness that I scrubbed off. The floor was sticky and sandy, the bathrooms weren't cleaned, the carpets are filthy (in this day and age, who has carpet in a beach house?) A pair of women's panties left in laundry area, fan blades super dusty, bathroom rug was dirty. Prior guests garbage in bins but smelled like dead fish. For 3 days we had to pass this stench. After garbage was collected, we had to bleach out the bins. A kids sippy cup was in a kitchen cupboard with some juice still in it. For the first time in my life, I had to strip all the beds, collect all towels and leave it all by the front door. I'm on vacation, I don't want to make beds on arrival nor strip them when I leave. I tried my best to clean up as much as possible because I don't want the next set of guests to clean up my mess. I was so grossed out, I put paper towels on the chair to sit on. I wore my shoes in the house, I washed everything I could. I contacted Sun Realty about the situation and all they did was refund my cleaning deposit. No, I'd also like you to send out your cleaning crew and actually clean the house. What they do is pop in, collect dirty linens and toss rolled up sheets into each room, leave a bag of towels, lock up and go "clean" next house. It was never cleaned. Gross. Not using sun realty again.

For the past few years a few of us have rented a house in OBX. This year we decided to try a different real estate company. They were very pleasant and answered all of our questions and even searched for houses in Carova for us. The distance on the beach was a big concern for us but they never gave us a hard time for asking how far down a house was on the beach. They were very accommodating and let us pick up the key early so we didn't have to wait 1 1/2 hours. We were able to get into our house about 30 minutes early than our contracted time. The house was very well maintained and taken care of, especially for it being in the beginning of the season. We rented CV-16. It has a bathroom in every bedroom and even a half bath on the top floor near the kitchen and dining room. There is a pool, jacuzzi and game room. I'm not sure if it's just this house or all of the Sun Reality homes but everything is labeled nice and neatly in the kitchen. I would highly recommend them and will definitely be using them in the future.

Dirty, Broken Furniture, Ceiling Leaks, Musty Smell, Cockroaches On arrival, the place was filthy and not maintained. It was infested with cockroaches, floors and decks were sandy and littered with dead bugs and cigarette butts, kitchen drawers were full of crumbs, live worms and roach droppings, the stove hood was greasy and used coffee grinds sat in the coffee maker. A futon, dining room chairs and a lamp were broken and unusable, and a nail pop at the top of the stairs nearly punctured someone's foot. Unbelievably, that's not the worst of it. There are active water leaks on every level of the house. Ceilings are water stained and paint and plaster fall off on you as you sit below it. Within a few days, 5 of 7 adults were struggling with must / mold allergies, sore throats, sinus drainage and severe coughing when in the house. One ended up in urgent care for treatment of allergy-induced bronchitis. We all felt better when we were on the beach and immediately got worse when we returned to the house. We reported all this to Sun Realty early in the week, but all they did was send out an exterminator and pulled out the popped nail, which resulted in the entire piece of flooring falling off altogether, so now it's a trip hazard at the very top of a stairwell. Sun promised a refund of cleaning fees, but that hasn't happened. Before posting this, we reached out 3 times to Sun Realty to give them a chance to respond. They never bothered. Save your health, your money, and your vacation. Skip Sun Realty and Crown Royale (CP78) at 785 Kings Grant Drive, Corolla.

Boy do I have a review for you. Rented Angels Retreat 18 out for a week for my wife and I to have our wedding ceremony and to celebrate with our close family and friends for a reasonable price ($5000). Was told we could check in at 5pm, we showed up in Corolla around 130pm due to breezing through traffic on I-95 from NY. Buzzed by the house after grabbing lunch and the cleaners were there at the house around 2pm. Say around 3pm, the cleaners left and never returned. We were not able to check in until 505pm. We check in and the place is ABYSMAL. Cob webs, sand on the floor in every room, dust, bugs. All part of the welcome committee. After two days of dealing with it and settling in, I trekked just down the street to the office and met with Stephanie Kelley, an assistant manager for the company. Brought her a lengthy list of issues (in the pictures). You know it's bad when while she's writing down all of the issues she says something along the lines of "oh, crap" and "wow they left early" about the cleaners. After giving her my list of issues calmly, she promised to refund the cleaning fee and give an additional cleaning fee back (200+200). This is where it gets good. We had to request towels since we didn't even have enough for each room and bedding for beds since some king beds had no blankets and the bunks weren't even made. And the ones that were made were simply made with the sand from the prior guests so my 2 year old daughter slept on top of the blankets with her own so she wouldn't sleep in sand. The cleaners did bring blankets and towels, however were rude to a guest in the house and threw everything onto the porch and left the bag of towels ON THE PORCH WITH THE BUGS. The cleaners were also requested to come re-clean the house to take care of the sand and how dirty the floors were making peoples feet black. This interaction left a terrible taste in my mouth, literally and figuratively. I greeted them at the door after they were an entire say later than previously agreed upon. The cleaners then informed me they could do nothing about the messes outside like broken glass and cob webs since they only take care of the inside of the house. They then proceeded to not sweep at all but instead use a vacuum against the sand on the floor (which does nothing) and then go over the floor with a spray bottle of diluted bleach and a single squeegee/mop. No bucket, no broom, no real cleaning. To make a point, I followed behind the lady with the vacuum when it came to my room and simply swept the corners with a broom and pulled a whole pile of sand. She thought I got behind the furniture when I simply just cleaned the room.... Properly. In post, rent elsewhere. They're garbage, their houses are trashed, your money deserves to be elsewhere and to refund only $400 against the $5000 I paid is laughable. Do better Sun Realty.

Rented Angel's Allure pi3 though Sun Reality, Corolla, NC. This house is now listed with Shoreline OBX Under the name of Treasured Times Sun to Sun pi3. This house was misrepresented. The pictures were totally inaccurate. The house was dirty. Shower curtains moldy, living room furniture and rugs had to be steamed cleaned, dog hair everywhere, air filtersclogged and needed to be changed, lawn furniture broken, no garbage cans.....etc. it took days of people coming to clean and repair. I have plenty of pictures to verify. Real Estate stated it should not have been rented in this condition. It was just purchased by new owners. Real estate said, they were in contact with owner to compensate us. They have not returned our calls. We rented 7/17/2021. Please beware if you have it booked.

Sun Realty OBX Review We Stayed at the Sun of a Beach Property in Avon from 10/3-10/10- Upon arriving at the home we found it to be filthy, the dishwasher not in service, the master toilet clogged, the kitchen sink draining slowly and blender broken (back to the store we go). The following morning we received a call from the office to see how everything was. I informed them of the dishwasher & toilet issue and was told they would report it and get it taken care of. I didn't mention the filth as this was my girlfriend's reservation who also happens to have just gone blind recently and didn't want her to be mad that she couldn't see it nor feel bad about the situation (as she has had allot on her plate) later that day an older gentleman showed up and proceeded to try to unclog the toilet while also splattering feces all over the wall and towel hanging near by. He then came up stairs and said the kitchen sink had debris in it and needs to be cleared (though I'm pretty handy enough to understand that and already tried- the clog is lower dude.) He said another company would need to come out for the dishwasher which I completely understand especially considering it was a Sunday-which I also understand being in the service industry. Didn't hear anything Monday so by Tuesday we decided to call again it's then that I mentioned the house being dirty and no-one showing up for the dishwasher. Possibly not a huge issue with say 2 people however we had 7 (including 5 kids.) I believe it was Wednesday morning when another tech called to make sure it was ok to head by. He was very professional and informative. He fixed the toilet rather quickly and tried to fix anything & everything we mentioned while being very apologetic for the issues. He also cleaned up the feces left by the other guy (though he cut up & used the bath towel, but I guess it did have feces on it also). Later, I tried to vacuum only to find that not 1 but the 2 vacuums there were also broken. Mid week my daughter wanted to take a bath but I had to remind her that there was black mold around the tub & jets. I rubbed it to see if it would come off and well it did pretty easy but thought this is our vacation and this is not my job so I had to let her down. I feel with everything happening in the world today companies should at the very least be keeping up on cleaning. Shows ok in pics but clearly needs to be renovated. Old kitchen cabinets, counters and all kitchen accessories/utensils look like the were pieced together from a thrift store. Lets just sum it up by saying they never sent another cleaning crew and the dishwasher was never repaired before we left 7 days later.

We rented Quay Bueno through Sun Realty. The entire experience was wonderful! Sun Realty was so helpful and organized. The home, which is pet friendly was very clean and well equipped. The house is perfect for a large family, plenty of bedrooms and bathrooms! Because it was the "off season" many restaurants we're closed. Having a fully equipped kitchen was great!!! Although it was January, the temps were perfect (70°) and we were on the beach! The home was equipped with a wonderful outdoor shower/bathroom which really helped when coming off the beach! As regular visitors to the OBX, we can honestly say that our experience with Sun Realty and our stay at Quay Bueno was second to none!!!

We recently stayed at Memory Daze SWB-34 and rented through Sun Realty, and the experience with their customer service (and the condition of the property when we arrived) was horrible. We knew going down that the weather was going to be overcast and in the 60's or 70's everyday, so we specifically rented a house with a pool heater. We were told about 1 hour before arriving in the Outer Banks area that the pool heater was not functional, and when pressed, the initial customer service representative with Sun Realty blamed the owner and said they didn't want to pay to fix it as they were selling the home. We asked to speak with a manager - Lloyd - , and after giving us a similar "you're screwed" explanation, asked to be transferred to a new property or have the pool fixed. He said he'd call us back, and 30 minutes later called back saying it be fixed on Tuesday. When we hadn't seen anyone by Tuesday afternoon we called again and spoke with a customer service rep. that said it would be today (Tuesday) or Wednesday, and that shipping was delayed, but that they had the part (?). No one showed up, so we called again on Thursday, and got Lloyd again, who said it couldn't be fixed, that they didn't have the part (?), and that we'd be refunded the $600 on the pool heat. Naturally, based on conversation 1, we feel as though Sun Realty was stringing us along the entire time. No way to prove it, but just a hunch. The property location was great, but the home itself was in horrible condition. The listing photos must be several years old, and this was a total bait and switch on Sun's part. The exterior paint on the home was chipping and peeling off everywhere, white trim along the roof line was missing, and the wood decking was water logged, rotting, and unsafe. Many of the railing slats would flap in the wind because the nails had rusted through. All exterior furniture except the living room deck, and pool furniture (the only one's in the listing photos) were Big Lots style white plastic. The exterior also included two rusted out gas grills that didn't hold heat, and were trash, and a rusted out exercise bike (?). The pool lighting was hanging and/or not working, and while the hot tub did work, only 1/4 of the jets worked. The interior was in better shape, but we encountered several mushrooms in the carpeting around the top floor sliding glass doors, the wood flooring had recently been replaced by either a "sweat equity" project, or by some unskilled laborer, as you could see subfloor between slats were boards had been mislaid, they used some sort of corner molding on the stairs that scrape the back of your feet when you walked down them, and the rooms that did have transitions had them screwed in the black flat head screws. There were dishes still in the dish washer, and a pair of swim trunks in the clothes washer, that I guess the cleaning crews decided not to check. All of the water in the home came out brown and smelled sulfuric, so we had to purchase bottled water for everything we were going to drink or put in our mouth. The front door deadbolt was not lockable from the outside, only the door knob; however, you could unlock the door knob with a any key, stick, pocket knife, or fingernail you had handy. Luckily, we could operate the dead bolt from inside the home. Finally, the large flat screen TV in the game room looks to have had a pool ball thrown at it. It was crack and 2/3's of the screen was blacked out. Several of the problems above were e-mailed to the Sun Realty maintenance team on our 2nd follow up to the status of the pool heater. We never received a follow up by them, but they apparently got the message as they randomly sent out a person to replace the TV (called us when he was on property and trying to get in the home, and we didn't have reception), and they sent out a carpenter to do some patch work on the decking - he was able to replace a couple boards on the stairs up to the front door, part of one board on the back deck, and secure some of the other deck boards with screws, but that's it. I mention all of these property specific complaints because it show's an overall lack of quality control by Sun Realty. Given the time of year of the stay, I'm sure we were the first people in the home, and there was no inspection of the property prior to our arrival. The fact that the home is allowed to be in this shape this early in the season, and that it seems like the owner decides what's getting fixed is astonishing. The contract we signed was with Sun Realty, and the contract specifically states that maintenance repairs will be made; however, it seems as though we were just being strung along until it was too late, given the initial response to our pool heat conversations. We've been going to the Outer Banks for well over a decade, and staying the 4x4 area for the past 5 years, so I understand wear and tear on a beach rental. However, this home was a disaster.

My pregnant daughter and her husband decided to rent a beach house from Sun Realty on Sept 18, 2021. Upon arriving at the rental, they found the house in poor shape and unclean. There was black dust on the air vents, the paint was peeling on the walls, the plumbing fixtures had corrosion on them, and - most disturbingly- there was an overwhelming smell of mold and mildew in the house. Concerned for her health, my daughter and her husband contacted Sun. The lady there tersely told they they could neither have a refund or have another home. She sent a cleaning lady who instead protested that the house was clean when it obviously was not. Rather than stay, they had to book a hotel room. Sun claimed that they would list the house immediately, and if rented would pay my daughter a partial refund. Instead of immediately posting the rental, they instead posted later in the week. This resulted in my daughter losing the entirety of her rental payment. My daughter and her husband decided to return home rather than risk staying in a home where mold and mildew might cause health concerns. As a result of Sun's poor oversight of their rental properties, my daughter had her vacation ruined and lost the money they had paid for the rental. I highly recommend that anyone doing business with Sun check their property out on arrival BEFORE paying them.

This review concerns the Watersedge (PH-4) location, property of Sun Realty. This review was not allowed to be posted because (their words) "the review of the home you have submitted does not meet the guidelines to be posted". In other words, it wasn't a 4 or 5 star rating! This house photographs well. Don't be fooled by pretty pictures. It is in need of a lot of maintenance and TLC. Vents and baseboards are dusty, furniture is rickety or broken, leather is torn on couch. It is drab, boring and has no personality. The worst thing about this house is Sun Realty. Their 'policy' is to NOT provide paper towels, dish/dishwasher detergent, hand soap in kitchen, fly swatter or garbage bags in kitchen can. When we called the office, we were told we were required to put our garbage in bags and we would have to drive to town to get them. NOT HAPPENING! Bath towels, wash rags and 1 dish towel were in a bag on the counter. We were told it was because of Covid. Apparently, it is OK to touch our sheets and pillowcases but not the towels. If they had opened the bag they would have found how stiff and scratchy they were. There were no hand towels or dish rags included (we had to use the face clothes to wash dishes, napkins, wipe up spills, wash our face and swat the plentiful flies). There are only four blankets for the 9 beds, 3 of which should be thrown out. There are no extra pillowcases for the extra pillows, or extra sheets. NOTICE: it is very dangerous to try to sit down by the ocean edge. Traffic on the beach road is continuous, fast and all over the "road". Sun Realty: I hope you treat guests in your own home better than you treat the guests in your rentals. You may have saved $10 on supplies, but you didn't save us as a customer. We will NOT be back! We believe others deserve to know what they are getting, or not getting, and Sun Realty needs to show all reviews, not just the 'good ones'.

Long review Alert-but when you read the "crap" we actually went through (literally)...it's worth the read. Review of Sun Reality's Angel's Retreat 18. The Angel part: Nice location. The walk to the beach is nice. The local places within walking distance are awesome!(Historical Corona, book store, juicing stand, Beer Garden, Coffee shop [with awesome donuts], Gas station, pizza place, The Corolla Lighthouse and pier all Heavenly! The Retreat Part: RETREAT! Run! Far far away, from Sun Reality Rentals! Keep running! ...Upon our arrival, the house was poorly cleaned, horribly maintained and filthy outside decks, the pool area was covered with beach debris and dirt. Run away....from the moldy shower curtains, the non-functioning WiFi, the "wonderful theater room" which basically houses oversized recliner's in a small room, (since there is no wifi, you cannot use the TV). Head for the Hills, when dealing with customer service. Call on Sunday, regarding WIFI issues, moldy curtains and leaking toilets. NO CALL BACK! Which leads us to Thursday..... wait for it...this will make you recoil...Flooded Basement...with FECAL MATTER! Yes...1 inch of poop in the bathtub, that came up with such force, from the overflowing septic tank...that it actually splattered on the shower curtains. Wait for it..... make your getaway...to another bedroom around the corner that now has feces embedded in the carpet! The fecal matter was like the thing from the old movie The Blob! It was swallowing up the basement! Feces continued to ooze into 2 other bedrooms and the game room... rendering 4 bedrooms and the entire bottom floor unusable for 3 nights! The initial flooding appeared to be water, so being good tenants we cleaned it up, not once, but 3 times.....until the overpowering aroma of feces took over and we followed this foul smell toward the soupy mixture of fecal matter. Now, unaware that what we were all stepping in was actually a result of the house basically having an enema, feces unknowingly carried throughout the entire home! SEPTIC TANK WAS THAT FULL! PURE NEGLECT! WITH "Shitty" consequences for the renters. Cleaning crew came out, left a few huge fans, some very loud and heat producing de-humidifiers! They also left the wonderful poopy smell for the last 3 days of our vacation. They cleaned the basement floor, stated the carpet would need to be replaced, after we left, due to the thick concoction of urine, feces, bacteria, viruses, parasites and such. But not to worry.... these "professionals" said no to sanitizing the other floors in the house, because "the bacteria from feces only stays on your shoes or feet for 3 or 4 steps! Oh really! The overpowering aroma of fecal matter being sucked out of the OVERFLOWING septic tank was just the fly on top of the mound! (Like icing on a cake). NO customer service calls to see how we were after this excremental experience. hmmm... In conclusion, if you want to have a "shitty" vacation, with no wifi, dirt, mold, bugs, poor customer service and feces....GO CAMPING IN THE WOODS! Poop in a hole in the ground, it will be more sanitary than staying at a house run by Sun Reality! GO ON A CRUISE...where at least being on the poop deck doesn't literally mean standing in fecal matter. It is apparent that the only shit Sun Reality gave about our oozing blob of feces, was..... Zero! They gave zero shits about the crap we just went through (literally). Head for the hills....Sun Reality you doo doo not deserve a reality license. Working with the infamous manager, Floyd, to see what they are going to compensate us for the loss of half a house, and a poopy ending to our vacation. read more

We were very disappointed that Sun Realty and the owners of the Obxers - 35 house were not willing to work with us during the pandemic to move our reservation by a year. Our two week reservation was due to start on May 24th. We contacted Sun Realty on April 16th when the OBX was closed to all visitors to request if we could move our reservation a year forward. They contacted the owners and we were told that the owners would only agree to let us move our reservation forward a year if the beach remained closed. That was not helpful as we already knew that for the safety of our family we would not be able to come to the OBX because of the pandemic. We lost two full weeks of rent, an early check in fee, and a pet fee. We were very disappointed that under the circumstances with Covid-19 that a reasonable request to move our reservation forward by a year was not granted. read more

We stayed at a home in Ocean Hill this year. First year in 13 using Sun and we will not be using them again. The house was not cleaned when we arrived and in disrepair. We spent the first day there cleaning, scrubbing and vacuuming (yes it was that bad). Had breakers trip and weatherstripping worn, nails up on the deck, appliances broken. Very bad condition. Beware! Reserving early with Twiddy for next year. read more

Overpriced, poor service, nasty homes. We paid 2700 bucks to stay the week in a dump that had an ocean view of a sand pile. There looked like what I am going to call spaghetti sauce on the toilet seat and in tub in bathroom 1, bathroom 2 had pubic hair all over the place. The carpets were very nasty, stained and made the whole house smell like an animal shelter, not to mention the mounds of horse manure we had to wade through on the lower deck to get to the stairs going up into the house. There were piles that had dried out so not fresh at all, they are not taking care of these properties - will never book with them again. read more

Arrived at our beach rental after receiving email stating it was ready for occupancy. The house was filthy and we had no linens or towels for our beds. We had driven 9 hours to get to the outer banks and arrived to find a filthy house. Pee stains on all toilets, trash from previous tenants still in house, dirty bed sheets in the hallways, toothpaste spit on all bathroom sinks, not too mention a closet door almost fell on my 12 year old daughter as it was just hanging on the track. Called and they said sorry and housekeeping would be there soon. This was at 9pm!!! House keeping never showed!! Luckily had brought some blankets with us to sleep with. One bedroom could not be used as the windows had been left open and bugs were all over that room! What a freaking nightmare! Linens were brought the next day, closet door was never fixed! Pictures on website of castaway cove were taken obviously when it was first built! Pool needed to be replaced there was a water leak, A/C unit makes creepy sounds when running, decking around pool was hazardous! We will never rent from Sun realty again!!! read more

If I could do 0 stars I would. From the first call we made to this office I should have hung up and not used them but we were booking a last minute rental home so I felt like I had no choice. The woman I spoke to was extremely rude hung up even on me once. After making reservation we had a couple questions and second woman was just as rude as first. We got to house a little early for check in so we called just to ask if there was an estimate for when house would be avail as we had a special needs family member and two small children. Again we're treated very rudely. Was told if we were anywhere near house that the clean crew would leave and we would be done last. We went by home and saw cleaning person going into home so we went and had lunch and waited for 5.5HOURS to be told we could go to house. Why charge us for a whole day when the day is literally over when we can finally get in??? Horrible staff horrible customer service here... and more expensive than twiddy as we just made next summers reservations with them and they were super friendly!!!! read more

We rolled up to the Sea Angel after a leisurely drive along the narrow roads leading to the Outer Banks. Filled with vinegary barbecue and a couple of beers, we clambered out of the car and looked inside for our relatives. My sister-in-law eagerly came out to greet me, grabbing my arms and leading me inside, asking whether anything smelled strange. Clearly, this was the beginning of a tragedy. Indeed, something smelled quite peculiar. After my niece vomited while brushing her teeth and I saw brown water sloshing in my shower while preparing to wash my hair, we all squeamishly gathered in the living room and confirmed our suspicions that the place was literally filled with shit. Coiling in disgust, we washed our hands with bottled water and avoided the bathrooms, but a foul smell cloaked our bodies. Needless to say, we departed the property that afternoon. Sun Realty was witless enough to admit that sewage was leaking into the water supply, that previous vacationers had complained of the smell, and that they opted to rent the house out for the summer despite the shit issue. When my father-in-law showed a bottle filled with the dingy, infested water to the girls working at the Corolla office and informed them that their boss wanted them to sample the water to demonstrate that it was potable, they collectively gasped in horror. Rented the property "Sandy Pants" on Whalehead Drive in Corolla off Craig's List this past spring for a week in September. I got a really good deal on a beach house a block and a half from the ocean, so I was not expecting the Ritz Carlton. We arrived at the rental office just after the 4pm check in time and was quickly greeted by a seated associate who gathered my papers in an envelope and handed me a reusable shopping bag and pointed out the directions to the house. Our interaction was brief and she was friendly. I hopped back into the car - husband and I eager to make it to the ocean! We arrived at the house and after being in the car all day I needed to use the resty. Strolled in the first one I came to and found no toilet tissue! What the heck! I've never stayed in a rental property that gives you not even a starter roll of toilet tissue in each restroom. Oye. Then we go to the fridge to get some ice to grab a drink and there was none - so we decided that while we'd like to be heading to the beach we better be heading to the grocery store to get the much needed tp and ice. (Once we arrived home and began unpacking we did find 1 single roll of toilet tissue given to us by the friendly associate in the recyclable bag.) Things were pretty good the first night until we realized that the light in the kitchen would not stay on. The light would turn on, but the switch was loose or something and was not keeping the light on. I called the maintenance line and told the associate about the issue and she did not seem too concerned. It was 48 hours before anyone came to check on it. When the electrician did come he quickly fixed it and we were good to go, but the seemingly disinterested nature presented by the Sun Realty Maintenance line/answering service was a bit rough. Then there was the cleanliness. I found out when we were getting ready to pack up and leave that we were supposed to clean the place from top to bottom before we departed. Seriously? You may have forgotten but we were here on vacation. No thanks. They even put on their checkout paper that you should run the vacuum in the house. Ummm, nope - not gonna happen. When we checked in the place was really spotty with regards to cleanliness. Some floors were sticky, some splatter was on various walls, stains were on carpets, there was debris on the shower heads where junk had collected, and there were about 12 ant traps on the kitchen counter. I noted a post card on the kitchen counter that said the place was "inspected" by two people, but it never said they cleaned anything. I guess they rely on the visitors to clean? Very odd. None of the grass was cut. In the back yard there was a horseshoe game, a grill, and a volley ball net - however it was practically impossible to use these things with grass that was over two feet tall. Lastly - we had an issue when my father went to get into the pool one afternoon. He stepped down onto the first step in the pool and CRACK it broke. He grabbed onto the handle and swung down on to the second stair and the side of the pool. He hurt his shoulder and foot when he slammed into the second step. Shortly after the mishap the pool cleaners arrived. My father informed them of the issue and they said they would inform Sun Realty. I then also called Sun Realty Maintenance and the (again) not so friendly answering service was like okay we will send someone out to fix the pool ladder. They did not ask if my father was okay, or even suggest an accident report. I said, well I figured you would need to have an accident report filled out? She said well, we don't do that so you will have to call the other line. Wow. Okay, thanks for your concern. Someone must have told someone because when we returned home (to our house after leaving the beach) we found we had a message checking on my father from Sun Realty. I am not sure where the breakdowns were in the lack of concern from the people answering the phone, but the people we dealt with in person were friendly and helpful. The unit was in a great proximity to the beach, and what I expected in terms of quality, but not in terms of disrepair or lack of cleanliness. Luckily we brought our own linens since we did not want to pay to rent them, but we did attempt to use the washer/dryer and found it to be very old and not working very well. A screen on the screened in porch was flapping in the breeze and defeated the purpose of avoiding the bugs, multiple Adirondack chairs on the deck were broken and in disrepair, carpet in the downstairs bedroom was coming up from the floor, the downstairs basement restroom smelled of urine. Don't get me wrong - we had a great time at the beach - however we did learn that sometimes you get what you pay for, and next time we will choose a rental company that is not looking for us to do the housekeeping or spend the week tracking down maintenance on the phone! read more

Dos Equis oceanfront vacation property from Sun Realty in Corolla (Whale Head). Nice size house for family of nine - not too many oceanfront houses available that are priced to accommodate less than 12 so we booked it again this year. When we stayed here a few years ago the property was a bit run down and in need of some repairs and upgrades. But we dealt with it for our week of relaxation. Came back this year and immediately noticed the owners haven't reinvested much into the property. Just enough to be presentable for the next season. Decking is in gross disrepair, none of the lights in the kitchen area work, black mold on the floor and blinds in the bathroom, carpeting is pretty skeevy, tiles in the main entryway are all broken up (luckily no one sliced up their feet this week), the bathtub was clogged with what looked like a few years worth of hair and scum, the mattresses are so old that 2 of our older boys slept on the floor saying the floor was more comfortable, and 2 of the 4 doors that lead to the back deck/pool/beach were broken and couldn't be used the entire week so everyone had to walk thru the other 2 bedrooms to get outside. I realize owning rental properties can be challenging in regards to managing Return on investment effectively, but the realty company should have higher standards for the properties they represent. There are several other well established rental companies covering the northern portion of OBX. We'll be using another agency next trip. read more

On a recent trip to the Outer Banks, we got to our house we rented from a private owner and found it to be not as described and very poorly taken care of. We decided not to stay there and needed immediate place to stay for the week. I found Sun realty on google on my phone called and spoke with I believe Lori?? I stopped of after speaking to her, explained our situation and she did a great job of finding a nice, clean house in our budget to rent that day. We didn't even have bed sheets because the place we were supposed to rent was going to have them but luckily Sun realty provided professional cleaned sheets and towels for group. Overall it was a great experience. The office was very professional and helpful. Saved our vacation! Highly recommend! read more

I need to start off with saying I rented a place in OBX and THEN read the reviews for Sun Realty....after reading the reviews I started to have an instant panic attack. I would just like to say that I was so pleased with my rental. There were a couple of issues and they were addressed literally the same day. They were pleasant and accommodating. I'm not sure why all the negative reviews but nothing is ever perfect, all that matters is if issues are handled promptly. Anyway, my family had the best vacation and I would absolutely rent through Sun Realty again. read more

We have been vacationing in the OBX for as long as I can remember. My husband and I have used Sun Realty for most of our house rentals since we've been married. After this last trip, we will never use them again and we cannot recommend their services, nor the house we stayed at. The reservation and check-in process were both hassle free ... and that was the last part of this vacation that was. When we got to the house, we were surprised to find that what was described as a 'game area' was actually a laundry room with a foosball table squeezed into it ... there was no space for a person to stand on either side to actually play the game. The carpets, described as new, were disgusting and stained throughout the house. To the point that we had our kids keep their flip flops on at all times unless their feet were on the beds. The mattress covers were stained and gross looking ... we ended up covering each one with a blanket before we put our sheets down on them. The bathrooms were obviously not cleaned before our arrival - piles of hair in the corners of the showers, globs of conditioner on the shower walls. The porch had rotting wood where the latest fix had been to slap another coat of paint on it. Doors to the screened in porch were warped to the point of not being able to open. The kitchen table was covered in what I can only imagine is years of cooking residue. The "latest in contemporary furnishings" had stuffing leaking out of the pillows. Whatever, all of that aside we were there to spend time with our family at the beach. We cleaned up the bathrooms, vacuumed the carpets and went out to dinner. When we tried to turn on an outside light so that we would be able to see when we got home we discovered that every single bulb for the outside entry levels was burnt out. Add that to the list. When we woke up the next morning it was to the discovery that the entry level of the house had flooded. At this point I e-mailed Sun Realty and let them know about the issues. Did not receive any kind of acknowledgement. After they had been open for an hour, I called into the office to let them know that a) I had sent an e-mail and b) there were electrical cords IN the water that had flooded the entry way making it unsafe for any of us to leave the house. They told me they were dealing with a lot of issues and that they would send somebody out to trip the breaker. After their maintenance person came out and tripped the breaker (and fixed a broken closet door) we mentioned that the lights on the outside were out ... and he didn't/couldn't do anything about that. I drove over to their office to talk to somebody in person. After explaining all of our issues AND pointing out that our cars were in danger of flooding, one of the agents took some time to call the home owner. Who decided that they didn't want to let us out of the lease and would send somebody over to get the water out of the entry level when it stopped raining. Any further e-mails sent to the office went unanswered. We ended up leaving a day early and upon checking out were assured by the office manager that he would look into it and there would be something done to 'make it right'. Despite my following up at least weekly since our vacation ended, we have not received any further communication from their office. I've never left the beach more stressed than when I got there. I've never left a vacation early. I've never expressed my disappointment with a rental home with more clarity, vivid descriptions and pictures. I've certainly never written a review warning people off. After 13 years of vacationing as a family in the OBX, we are done with Sun Realty. There are plenty of other companies down there to work with. read more

We rented a property this summer from Sun Realty. The property was pretty close to what was described in the web page. The folks at the office were friendly and had an arrival package ready for us at the office. When we arrived we were happy to discover that we were on an end-unit and that the beach was a stone's throw away. The interior is what you'd expect for a vacation rental. Nothing great and mostly as advertised. We were mostly also annoyed to discover on the night of our arrival that linens were not provided with the property. Sun Realty's response was "if it is not listed as an amenity, than it is not provided". Interestingly, their website does not list running water or a toilet, but both were assumed to be present and were in fact present. Ocean Atlantic Rentals was happy to rent us 4 towels, 1 queen linen set, and 2 twin linen sets for approximately $55 for the week. Luckily we looked under the covers of the bed before 9pm when Ocean Atlantic closes. You can imagine our confusion with the pictures of the beds being made and having covers. We would have been fine with bringing our own linens on the trip, but the website and rental process is extremely poor at setting this expectation. I also tried to review this property on Sun Realty's website and after submitting the review received a message that a moderator would review the comments and post shortly. Understandable that a moderator would be involved, but certainly easy to see why there is a conflict of interest with Sun Realty's review feature. read more

My parents rented a home, Skoolz Out II, for our family. It was our 2nd time staying in this home. Last year, we had a great experience but that is not the case this year. We arrived our first day to a serious ant infestation in the kitchen. A few ineffective ant traps had been placed on the counters. It was clear the problem was known but not addressed correctly until we insisted someone come to spray for the ants - which was completed multiple times throughout our stay. The first morning, we had a flooded basement due to a toilet malfunction. Sun Realty was notified at 7:30 am. Someone was sent to fix the toilet, but no one came to the house until 5:00 pm to remove the water from the carpet and elevator shaft. As a result, the basement stayed damp and the elevator was rendered useless for the week because no one ever came to assess any damage the water may have done to it. The overflow of water from the toilet caused the septic tank to overflow, and it had to be pumped the following day. Keep in mind that this was only our 2nd full day! My mother was in contact with the maintenance department throughout each problem. She found the contact in the department to be dismissive and nonchalant. We were not kept informed about the status for each repair and calls had to be continually made to know what was happening. My parents spent much of their vacation waiting around the house for someone to show up to make repairs. To add salt to the wound, we had a large amount of rain fall during the week. The house was surrounded by standing water causing the septic tank to fill again. The rain is an act of nature, but the response from Sun Realty was unacceptable. We were told "we weren't the only ones with problems" leaving us feeling dismissed again! Our family will most likely never rent a vacation rental from this company in the future. We apologize the homeowner. We did our best to inform Sun Realty of the issues and take care of your property. We sincerely hope they are accountable to you. read more

We rented WHL-1044 Pelican Breeze in Corolla from Sun Realty..WHAT A JOKE....If I could give this negative stars I would. Where to begin?? First off this property is not as it is described. It is not loved and needs TLC. From moldy shower curtains to raw sewage around the pool if you rent this property you will be in a house from hell. None of the gaming systems or arcade games work. The tiles in the kitchen are broken, there is trash everywhere, the pool and hot tub are worse than motel 8. The front door won't open or close without a good fight. The septic was left open causing a sanitation issue as well as a safety issue for the kids. Perscription pills were found on the floor of one of the bedrooms. We had to fix the bedframe ourselves in another room. Sand was in the bunkbeds along with roaches. Milk was left in the nasty dirty fridge. The mirror in the king bedroom was left off the wall and laying on the bedroom floor. The trash cans were left full. The dryer stopped working . After repeated attempts to contact sun realty. It wasn't until after we physically walked in to complain that we had the pleasure of working with Floyd H. Your typical weasle of a salesman. He could care less about our complaints or the fact that we spent almost 7k on a crap house. A house he has listed as a "luxury event house". Did I mention we couldn't use the volleyball net or basketball hoop or that the hammock was missing. Let's not forget the gem of a pool cleaning lady they sent...she was horrible and berated a 70 year old woman. Thankfully we we're with family and friends and that could not be ruined, however everything else was and this experience with sun realty will be the last. The owners clearly do not care about this property and they only offered 10% back which is a total joke. Years of renting in the OBX and this is by far the worst experience. I caution you about renting this property as well as renting from sun realty. read more

CV-46 "Sweet Pickle Shack" 1 star is way too generous Sun realty really dropped the ball on this one. We arrived to our piece of paradise in the swamp (literally had to walk through mud to go in and out of the house) about 30 minutes before "check in"...we sat around and waited for the call from Sun to say we were ok to go inside...never got a call. We tried to get ahold of the office around 6 but apparently they had left for the day. Called down to the Duck branch and had them call someone at Corolla to see what was going on. Eventually, we entered the house to notice that it had not been cleaned (6:30 pm). Called down to the office again and were assured the cleaners were on their way. Cleaners show up around 7, spend 10 minutes inside and leave. The house was still disgusting (hair in the sinks, stains in the toilet, etc.). We finally had a somewhat clean house after the second set of cleaners came through. After a frustrating check in process I wanted to take a shower and settle in. Turn on the water and within minute the entire house smelled like rotten eggs. It was unbearable. The next morning I went to make a pot of coffee and noticed that the water reservoir was full off fly carcasses....lovely. Sun sent a guy down to check on the water, he told us that the house was notorious for its "sulfur water" and that we shouldn't drink or cook with it. A little heads up would have been nice??? Now I get to spend my first day of "vacation" driving an hour to food lion to buy potable water. To keep the rest short, the house was INFESTED with bugs; we had issues with mice getting into our food and leaving droppings on the kitchen counters, the outdoor lights didn't work, the TV worked maybe 50% of the time, the AC wouldn't cool the house to anything lower than 78 during the day, and to top it all off my fiancé and I both got sick from the lovely patch of black mold on the ceiling in our bedroom closet. We left a few days early. After sending a formal complaint to the Corolla office at the beginning of August, I have yet to hear back. I was told by an employee that the manager was reviewing the information and would get back to me....nope....DO NOT RENT FROM THESE PEOPLE. USE COROLLA CLASSICS OR TWIDDY. I wouldn't go back to this place is they paid me to stay. read more

The House we rented Looney Dunes is showing 20-year old pics! House in Need of a MAJOR refresh. Electrical issues called in, not repaired. Scary Pots and pan collection from a Frat House1-12inch skillet to cook for 10 people. Numbers worn off stove, Stove only goes to High on the Burners(Safety). Oven the same- Varying temps-Just worn Out. Go to clean around toaster for crumbs, toaster has no bottom(Catch Pans) Really-a $20 dollar toaster? TV's from the 90's (Plasma in main sitting area) TV's in Bedrooms smaller than your home computer monitors (And OLD). Putrid shelf liner in one bedroom drawers, nothing done about it. Sun is more interested in keeping owners happy and not making any need upgrades to their properties for the people renting. The Irony for 2022 is rent on this house is going up $1,436.00 dollars more per week! I posted a negative review on the Sun Website but they will NOT post it!! Only happy reviews get posted apparently. I only wish I had taken pictures to post to show real photos of this property. Headed back to Caribbean............ read more

We rented a beautiful home in a great location. Now as for how dirty it was upon our arrival, how does that happen?! I found a large dead brown bug stuck inside the King bed mattress protector. There were visible crumbs and candy on the floor and on the two single beds. The third bedroom mattress had a comforter on top of the Queen bed, as I removed it there was a large urine stain on the mattress. The urine was fresh and smelled awful. I called their office asap. I was transferred to housekeeping, housekeeping came out and still did not get the crumbs and candy out of the second bedroom! As for the urine stained mattress, Carpet Solutions a local company was sent out. The room was fumigated and the mattress steamed cleaned. They came out twice to do this. The relator told me to have my young child sleep in there it was fine! He did not clearly. The second time they sprayed my family and I had respiratory issues due to the chemicals used. I was able to get the info on the chemicals used and look them up. They both cause repository issues, eye irritation, and possible death. Also, it stated that if those chemicals were used you should leave the residence for 24-48 hours... No one told my family this we stayed in the home! Finally, the Broker came out on day 2 and stated she'd have the mattress removed. This home was just a mess and the way Sunrealty handled it was appalling. They acted as though I was the problem. No one even apologized for what they put my family through. The kitchen was dirty, surfaces had a film on them, cabinets had food all over them , fridge had human hair stuck inside it, fans were covered in black dust, air filters were covered in black dust, cigarette butts all over the carport. Jut plain gross for the money we spent. I had to fight tooth and nail to be compensated for the nonsense Sunrealty put us through. We rent 7/11/2021, so for anyone looking to rent for them don't do it not worth the headache. read more

Horrible experience with this company! They cancelled my reservation because my deposit wasn't paid..it wasn't paid because their guest portal was done and the countless emails and phone calls I made were left unreturned. When I finally got through to someone (she herself was very kind) she told me the reservation was cancelled and the home no longer available. I contacted the Salvo office specially, well tried to, and have yet to hear from them. AWFUL experience and clearly they don't have any compassion for the (potential) clients. read more

We rented a home in Corolla from Sun Realty 9/27-10/11. The place was a wreck. The home was extremely dirty and run down. TV's hadn't need dusted in months, sliding doors were covered in cobwebs and dirt, carpet was filthy. All the pool chairs were broken, as was a large concrete patio bench. Only things that were in decent shape were the pool and hot tub. We refused to move in and invited SunRealty to come see the place, they refused and simply sent a new cleaning crew and said the would address issues they could While we were there. I mean the place was a disgrace, I recommend to them they drop the property From their listings. I requested they assist us in finding a new property and for the most part they said they didn't have any. I. Threatened to get my refund through my credit card company. They called the owner and the owner released us from the lease and refunded our property. Unfortunately we were now "homeless" for the next two weeks. Sun realty failed to assist us calling other rental companies and we were left find rentals on our own. Supply was low and we spent the next two nights in hotel rooms, moved into a beach front place for 4 nights and spent the next week in a great little place offered by Joel Lamb Realty. Less costly and in perfect condition, no hot tub though. Let it be know we were not looking for any freebies, we offered Sun Realty we'd make up the price difference we'd even pay up front and wait for the refund. I've rented places throughout the east coast and in many other countries, many considered third world. Never have I seen a place in such poor condition and a rental company so unwilling to help. I would never recommend this agency to anyone. Please avoid. read more

We have used Sun Realty for nearly 20 years for our beach rentals, but over the most recent years have declined in customer service. We have decided not to utilize their services any longer. They need to revamp policies that should be more customer oriented instead of greed oriented. Also, customer service was very condescending when trying to resolve an issue. Just awful experience overall most recently. read more

My family stayed at Katmandu (NP-03) the week of August 22, 2020. Per the email instructions, we were expecting to receive a text message notifying us that the property was cleaned and ready for check-in. Neither I nor my wife received a text message, despite having 2 different carriers (AT&T and Verizon). We called and emailed that evening, but did not receive a response. As such, we decided not to leave our home until the next morning, losing a day of our vacation. On the morning of August 23, 2020, we called again, inquiring of the status of our rental. At first there was confusion about whether or not it was cleaned. Once that was confirmed, we asked why we didn't receive a text message notification. Immediately there was defensiveness from the staff, ultimately telling us that it was an issue with our cell phone providers, not their fault. We indicated that because of the lack of notification, we didn't leave our home because we have small children and didn't want to risk not being able to enter the property upon arrival. Again, we were told that was not their problem, even though we followed their instructions. At one point in our interactions with Sun Realty staff we were accused of picking up the key, entering the property on August 22nd, not liking the condition, returning the key and sleeping in our car. One of the reasons we booked our vacation with Sun Realty was because of all marketing material on their website and explained to us during the booking process regarding their cleaning procedures during the COVID-19 pandemic. However, when we arrived we found a filthy property, one that did not appear to be cleaned at all, let alone any special disinfection protocols. We spent hours cleaning to feel safe. When we contacted Sun Realty, they again were defensive and rude. We will NEVER book with Sun Realty again and recommend you don't either! read more

We rented the Sun King 11 CV-59 on Carova Beach from Sun Reality in Carolla NC.I will start by saying that this house is massive. We never felt like we were on top of each other and always a quite place to find. The employees in the office are very nice and made the process of renting very easy. The beach was beautiful as always however the beach access was not a very easy hike. Our neighbors to the left of us were very nice and allowed us to use the walk way to there house. The kitchen is poorly stocked as well as extra blankets, towels, wash clothes, and a Broom! Their was mold found in all of the bathrooms, Some under the sink and on all but one shower curtain. The house was not cleaned to the basic of standers and several of the beds still had sand in them. We had to get cleaning supplies and handle this ourselves. As for the check-in time.......We did make it to the realty office around 3 and was able to get our beach parking passes and check in but when we arrived to the house after 4 pm ( the given check-in time) the cleaning crew was still at work. Thank goodness for the beautiful scenery because we did not get to check in until after 6. Though I have every intention of returning to OBX, I will not rent through Sun Reality Again! read more

we rented "a beachin good time" whl1065.... the dryer never worked for the entire week. the pool area was littered with pine needles and cobwebs and the pool wasnt cleaned on our arrival. we had to sweep the pine needles into a corner in order for it to be safe to walk around-thats how many there were. the house is shabby-kitchen had pots with burnt on food, dirty blender and no creature comforts. it was difficult to prepare a meal with the lack of usable utensils and pans. the mattresses were so old they put pads on top, and the furniture was not comfortable at all. the overall feel was "bare minimum" in order to rent out the house. the outside had two showers, one didnt work and the other had so many old rusty beach chairs, spiders, and dirty boogie boards in the way to access it that i didnt want to clean out to even try to use it. the AC unit is set on eco mode and wont let you adjust the air causing the main living area to be hot and humid and as an added bonus the ceiling fan there did not work. large cut up tree in driveway area that has been there for over a year tells you everything you need to know about how this owner cares about the property. sun only has two reviews posted for this property and clearly they arent posting how people truly feel about staying here. i hope my review saves someone from dealing with this house. read more

We rented from Sun Realty in August. I could a book but I will keep this short. Our house, which cost a pretty penny, was the worst kept, unclean house we have ever stayed in. Just a horrible experience, dirty house, bad condition, chipping paint inside, broken glass outside, dirty everywhere, broken washing machine, dead bugs, live ants, missing cabinet doors in the kitchen. I went to ss 162 with my husband and 7 others. The cleaning was done at 12 pm when they said we should it expect it to be done at 4pm which was a red flag and I was right to worry. When we got there one of the bathrooms had a mold on the shower curtain and mold growing around the other shower seals, my bed was made but when I pulled back the sheet it was clear it hadn't been washed, the volley ball net looked in bad shape, one of the grills was knocked over, some beach equipment was left outside, used and dirty, linens from the previous tenet was still outside and remained there until around tues (we arrive and sat), there was poop smear on the floor of the basement and there was only one cage for our dogs, and it was flimsy and very rusted. The pool wasn't closed like it was suppose to be (and I know that would be considered a good thing to some people, but they didn't even know that it was open which suggests to me poor management.) We had a broken toilet roll holder, the kitchen had dirty cups in the cabinet and there were black specks in the water or ice from the fridge. And our walkway to the beach had construction equpiment and rusty fences and other rusted material in it. But the star of the show had to be the roaches. Don't let them convince you A. That pallmeto bugs aren't roaches, they 100% are, B. That they are common in that area even the terminex guy they sent said they aren't common in the area. I stayed with brindley Beach vacations last time I went down and I didn't see one roach, not outside, not inside and I know a group of people who go down every year, for at least a decade now, not once did I hear them complain about a roach. We didn't complain about the first set of issues because out lives suck at home and we didn't want to make waves but the roaches are where I draw the line. We went to talk to them and they only after prompting sent over a terminex guy who only used a can of spray to spray areas that have a water source (showers, bath tubs) and sprayed some seals near door and seemed frustrated that this is only they sent him with. The next time we saw a roach, it was an entirely different species. When we went down the second time to talk about it we complaind about everything that they missed in an effort to get them to realize that if house keeping came by, they barely did anything. They sent another termix guy to spray all of the base boards with a solution this time, he even sprinkled some stuff outside. We continued to see roaches throught the stay. Someone did come to change out the moldy shower cutain. They also promised to contact the home owners to see if they could get us out of the lease *never got back to us on that* said they'd send someone to fix the broken toilet roll holder *noone ever got around to that*. And on top of all that the surround sound in the media room didn't work, two speakers worked, the main one and one in the top right corner, that's it. This whole experience has been an intense white knuckle ride of disappointment, poor management, someone always saying that's someone else's department and pure gaslighting. This had made me wonder if going to the beach is even worth it anymore. I'm going to Chicago next year, people say it's dangerous but at least they aren't going to lie to you about that. read more

One star because I have to...zero is more appropriate. We stayed at Angels' Retreat 18... and you should use retreat as a verb because you'll want to run away. Sunday check in... notified them that 4 of the cable boxes were not working. Weren't working by Sunday check out either. All of the shower curtains were moldy. Bathrooms were not cleaned well at all. They advertise a theater room but you couldn't use it. The DVD player didn't work. Luckily the TV was able to stream movies. NOPE! WiFi only worked on the third floor and this happened to be on the second. But that worked out fine because it was used as a bedroom. See below... The septic was full and we discovered it was backing up into 3 of the first floor bedrooms. And then we were greeted by some nasty smelling brown paste oozing into a bathtub in a fourth bedroom. Yep! You guessed it. Poop! Even on the shower curtain but it complimented the mold I think. So we had a nice time wading through sewage which soaked the carpets as well. The cleaning crew did come to clean it up but they were only going to clean the floor on the first level. After telling them we had tracked it throughout the entire house, they argued that after a few steps the bacteria is off of our shoes. But they did offer to disinfect the bottom of our shoes. They did end up cleaning the stairs up to the second level after we complained a bit more. So we lost 4 of our bedrooms for the last few nights as the carpet needed to be replaced and dehumidifiers and air movers had to be put into use. They made up for all of this with broken lounge chairs, dirty cabana area at the pool, dead rotting crabs along the fencing at the pool, broken shelves in the refrigerators, 200 year old mattresses in the usable bedrooms, (I think Abe Lincoln slept on one) unkept decking, (dirty, mildew, spider infested and rotten in a few areas) partially full fly infested outdoor garbage cans that reminded you of Amityville when you opened them, broken volley ball net rebar horseshoe pegs... and did I mention poop in the bathtub from a full septic system? Found some dirty coffee cups in the cupboard. Not just dirty dusty, actually had coffee rings on the inside. The plate on one of the coffee makers was about rusted through. Broken blinds, some broken screens, broken towel racks, hardly any exterior lights. And did I mention the poop in the bathtub? The house is not maintained well at all. Not cleaned well either. But we did get to see poop in the bathtub! When they came to empty the septic tank we asked if there was an issue with the system or if it was just that full. He said "it was just that full"! They did send the cable company to look at the boxes 2 days later but the power was out (not their fault) so they couldn't do anything but did not return either. They must have heard about the poop in the bathtub too. The cable company also informed us that the WiFi capabilities in the house were insufficient and there was nothing that could be done about getting it to the second floor. Maybe that's why there was poop in the bathtub. IDK. Oh and before I forget... the septic tank was full and this caused poop to back flow into a bathtub and on the floor and carpet. Booked on Dec 8. No email received so I called on Dec 10 to make payment. Office refused to take payment saying no contact received from owner. Told to keep an eye on email. Nothing. So, I called AGAIN on Dec 22 to check-only to be told that someone would call me back. Again, nothing. Called AGAIN only to be told that the reservation was CANCELED DUE TO NONPAYMENT-I'd need to try to reserve it again online, if the week was still available Otherwise I was just out of luck. They made NO apologies and did not offer to rebook. Just, ho-hum, whatever attitude. Horrible customer service! Make your reservation elsewhere! Beware! read more

We rented the property 'Mustang Magnet" (CV-57) from 8/8 to 8/29/20 at a cost of over $25,000. Among our issues were the following, in contrast to the single, 5-star review on Sun Realty's site. Note: they won't post adverse reviews First, there is no 'short, easy walk across a dune' to get to the beach. If you have any sort of infirmity, beware - there is a steep climb over the dune. The plot next door, shown as vacant in the site photos, is now occupied, so that route is no longer available. Like so many elements of the property, repairs to wear/damage have never been made, and this applies to the boardwalk to the beach, now buried. Not only is there 'sand in the pool', but the pool deck is 50% covered with the stuff, to a depth of 5 -6 inches, so it tracks everywhere. The yard is full of junk. The first members of our party who arrived had to spend considerable time clearing the yard of the remains of a party - paper and cans, and a large 'Happy Birthday' banner all over the place. There were discarded construction materials, and a very heavy, unassembled garden shed kit, impeding access to the car port, along with broken patio furniture and other trash. There are also the remains of screen doors lying all over the place - the one on our room was not only full of holes, it fell off its track at the first touch. This kind of debris is not only scattered around the yard - the screened area of the deck is full of broken furniture, roof shingles, and other junk. The plastic furniture in the screened porch was so filthy as to be unusable. Two of the Sliding doors/frames were so badly warped as to be almost impossible to shut: the one in the family room required two people to close it - one to lift, and one to push. Judging by the grimy marks on the doors, it is obvious that they had not seen a paint brush or cleaning cloth for many a year In the kitchen most of the surfaces are worn and/or badly chipped, the prize going to the microwave oven door handle, which is no longer there, except for jagged remains at either end. Similarly the sink spray was missing several parts, and had been that way for a while. The controls for the range responded only occasionally, and shutting things off was a work of art. Many of the utensils, far from being 'everything the chef in the family will need', are plastic, and bend at the slightest touch. As a general indicator of how the property has been, and is being, managed, more than one TV remote was left lying around with the back off, and no batteries. I could go on in this vein, but conclude with the prize exhibit - the two green armchairs in the family room - the arms on these were disgusting, caked with a mixture of grease and sweat, and who knows what else - they were utterly filthy. On the topic of filth, and this is particularly important in view of Sun's promises of deep cleaning in the COVID age, I had to soak the top of my nightstand in Lysol to remove the solidified slime on it, before I put any of my stuff on it. We also asked to have the pool heating turned on, at an extra cost of $450: needless to say, the thermostat was broken. When we reported our dissatisfaction to Sun Realty, we were asked to create a punch list so that they could rectify things for the next renters. Really? At a $25,000+ price, one expects a near-pristine property, not the tired and dirty house we were delivered. Sun gave us a refund of $200, less than 1% of the cost. The owner added $500, still nowhere near adequate compensation for our disappointment. read more

During a pandemic I would Think that dishes and appliances as Well as bathroom would be cleaned better at the least not to mention sanitized. Well the cleaning fee is $150. We came in with the bathrooms filthy, dirty sinks, dirty dishes left in the dishwasher. Not to mention the dish washer didn't work and they stated to us that they were debating on fixing it. Which this house was well over $2000 for a week and I think that should be better. There was a red substance on the floor which looked like blood. I'm not sure what it was because I was too scared to touch it. We had to Clean this house before we brought our stuff in. I have a baby and a toddler as well As older parents and didn't want to risk anything. Also I booked this house in April 2020. When I spoke with sun realty back then they stated that the pool was ingested which is true but said that the pool would be open the 2nd week of October for us if we would Like. I was never told it would Close on Oct. 2nd which is what the very rude lady @ sun realty told me yesterday. She stated it says it on the website very clearly. Which is a lie. I do not see anything about closing on Oct. 2nd. She called me a liar and said I don't have to deal With you and hung up. To me that's not the way to solve any customer issues. I have worked in customer service and never had ever Would I speak to a customer that was upset nor call him/her a liar. I would Apologize. They also Stated they would Have the dishwasher fixed By Monday. Now they tell us they are not fixing it. This house is called Son of a Beach. This was our vacation and sun realty and their awful maid service has ruined it. I think if you are being made to pay $150 for cleaning it should show that the house was cleaned. There also was a wet substance on the carpet when we got here. The smell of the substance was urine. Possibly dog urine, and this was on the second floor as Soon as weWalked in on Saturday. Lastly the outside area around the pool was littered with trash. The pool area was gross, dirty, and looked as if someone dumped a trash can out around the pool. There was glass in the yard right by the stairs. I could Go on and on. Do not stay with this company as they don't care and Are horrible With customer service. They shouldn't be as much money as customers pay out to stay at their rental homes. Don't try and call to complain or get a resolution all they do is yell at you and hang up. This happened on October 13th 2020 @ 930am. So whoever was working that day! read more

Our hot tub was shocking us when we tried to get in and they blamed it on the "ocean currents" and refused to send anyone over to fix it. They gave us "advice" like don't touch the walls of the hot tub and stand on towels. Avoid at all costs! read more

We recently stayed at one of their properties the week of July 2, 2022. (The Skys the Limit, Corolla, NC) The house was not cleaned upon arrival even after getting text and security code that the house was ready. Kitchen was dirty, microwave door broken that wouldn't shut, glass all over floor and decks from broken patio door that previous renters had broken. Dirty showers, coffee rings on bedroom side tables, etc. It took three calls over three days for these issues to be resolved. We sent an email to Sun Realty upon checkout to let them know how disappointed we were and also wrote a review for the property to be posted on the website. We never received any response from them and of course the review has not been posted. I finally emailed them last week and they said we would be refunded our cleaning fee. As of today, the end of July, we still have not gotten our refund. It is a shame because I am sure the owner of the home does not know of these issues. We will never rent through the again and caution potential rentals. read more

This is the third year we have rented through Sun Reality, second time renting this home, Angels Allure PI-3 June 4th-11th. The first time renting this home was great. The only fault we could think of was the upper decks could use some work. This year however a completely different story! I stopped to check in at 1:10, knowing it wouldn't be ready, but left a phone # so I could be notified when it was. You have to be out by 10am, they notified me at 5:15!! Seriously, I would have loved to see what they actually cleaned! The carpets in this " Luxury Rental " are absolutely disgusting. We had a toddler who had to wear socks at all times, because of the dirt. Now to the real problems: 1: Infestation of wasps in the bushes by the hot tub! They did send pest control out once to spray, it helped for about a day!! 2: Hot tub didn't work 90% of the time. If more than 3 people were in a fuse blew. But really ok, because most of us didn't want to be stung!! 3: We asked if the pool could be heated in exchange for the hot tub not working, six hours later I called back again. They were waiting to here from the owners. Don't you think you would want your tenants happy? Sure they sent someone out to turn on the pool heater, but what they failed to tell us, was the propane tank was empty!!! And that another company has to come fill that up. You guessed it. They completely got out of heating the pool. It never worked!!! They are really good at telling you what you want to hear. So disappointed with this trip. We work hard all year to go on vacation, pay good money for " A Luxury Rental " to be let down. Sorry Sun Reality, I can't recommend you to my friends anymore if this is how you take care of your properties, and your customers. Shelly C d at telling you what you want to hear. Suck Realty. Enough Said. There was a turd behind the kid's dresser. Like I said, this should be enough said. Blinds were broken, hot tub could give you 3rd degree burns, sand was not cleaned up, the hose bin was broken, electrical circuit was held together by duct tape, volleyball net was ripped off, not all linens were at the house, and there was moldy food on the steps outside. Sun Realty did not call us back after we complained and ignored us when we called. We have been taking trips to North Carolina for over 7 years and not once have we experienced service this bad (we have never used sun in the past and we never will again). We stayed at Ocean Dreams and it was a lovely house, but it needs better upkeep. read more

One of their agents, Denise kept calling me honey over and over. Another said thank you when I said I didn't want to do business with them. Planned this vacation through Sun Realty over two years ago with my father. He passed a way in August, and wanted us to make the trip in his memory. We rented the PI-2 property. All I have to say is that this week was the worst experience I have ever had in the obx, me and my family have been coming here for years and never have experienced anything like this. Let me start with the property... spiderwebs, and dust everywhere. It's like they put the linens on and left. There were two active hornets nests in the screened in porch (with 3 screens missing). The dishwasher has dirty dish water in the bottom and stunk like crazy. Looked like it had been there for weeks. The refrigerator did not work. We followed the instructions let it sit overnight...did not get cool. Spoke with the maintenance person. And said someone could not get there until Monday, we checked in Saturday.... they came confirmed everything. And went to buy two new units. 3 hours later they return. They first take the dishwasher out... I remind you, it's full of old dirty dish water... they didn't even drain it, they drug it out on its side and the water went everywhere in the kitchen in the dinning room. On to the refrigerator, they bring the new one in... I take all of our groceries out... they remove the old one and try to put the new one in its place... they didn't measure the space. And the new fridge didn't fit. So they insisted on cutting 3 inches of counter space and floorboard to get it to fit. Barely.... so now I have wasted a full day of vacation and I have old dirty dish water and broken counter pieces littering the kitchen and the maintenance crew left the water all over the floor and I had to use out bath towels to clean it up. On to the rest of the house... our fireplace never worked and we waited all week for the gas company to come fill it. The manager Floyd lied to me on the phone now Wednesday saying the gas company filled the tank and CAME INTO OUR HOUSE to light the pilot.. I was out with my wife and Floyd was under the impression no one was in the house. Well, the rest of my family was in the house, and they confirmed no one came in to the house. When I called Floyd out on it, he said he was given wrong information and that the gas company would not be out until the following Monday... so apparently some other guy went to a "different house" said Floyd. Now. The television. When we arrived Saturday our tv worked fine. By Sunday night. We only had 10 local channels. In all the rooms. I called the office and let them know and they said it would be resolved he next day. We didn't get our television back for the remainder of the vacation. We were told Wednesday that it was absolutely taken care of. Another lie told by Floyd. The absolute worst week I have ever had in the obx. I will never rent through Sun Realty again. Ever. read more

When my husband and I decided to take our family down to the OBX I diligently decided to search for a home. I came across several houses on Sun Realty. After carefully choosing a house I booked the house online. Shortly after hitting the submit button I got a call from Sun stating that the house was under construction and that we weren't able to rent it until next year. I almost cried because it took so long to choose this very nice house. She then let me know that SHE would look for a house comparable to the house I'd chosen. Sure enough, not 30 minutes later she had called to let me know not only did she find a house but had called the owner to drop the price to our original house fee and wave the pet fee along with adding a gift certificate for a dozen free bagels! We looked at the pictures and decided sure, we will book it. We decided to spend the $100 for early check in knowing we would arrive early in the am. When we arrived the staff were very friendly and let us know they would call us as soon as the house was ready. The cleaners were still there (10am). We went grocery shopping and as soon as we were done we got the call that we could head over! Perfect timing! Upon arrival we were pleasantly surprised that the house smelled clean. ( we own our own cleaning company and know how important this is). The house was cleaned from top to bottom and was everything that we expected and then some. The pool was clean. Nothing was broken. Everything worked and sheets were provided. Over all we LOVED everything about the trip and the company (June 2013). Skip to September 2013- We loved our experience with everything last time that as we crossed the Chesapeake bay bridge we decided to book again for September of the same year. We again decided to reserve through Sun Realty. I went online and saw "she's the one" listed for an incredibly low price. Not only that it had a pool and you could see the beach from the house! How perfect. We booked it the very next day and went about our summer getting excited to head back down. This time we didn't decide to get early check in but we arrived right at 4pm check in time. As usual, the staff was very friendly and greeted me with a warm southern welcome. They let me know the house was ready. So I took off down the road to WHL 917. Upon arrival we noticed hundreds of spider webs all over the house. It literally looked like no one had booked it all summer. We knocked the webs down (along with the massive spider) that were in front of the door. Upon entering we noticed tons of dog hair- big rolling clumps of dog hair and dust everywhere. Oh and sand- sand on the floors, chairs, tables just everywhere. Again, being that we are knowledgable in cleaning we were really upset that it was so dirty. I got on the phone to let them know that in fact the cleaners had NOT been here. The man on the phone seemed irritated and checked and let me know that they "said" they were. Sure they said they were but what did they do?! I asked if the could come back. Within 20 minutes a father daughter team arrived and seemed annoyed. They told me to point out everything that "wasn't" cleaned. If I had done that they would've been here for hours. So I pointed out the flooring and the chairs. They got the house vacuum out and vacuumed immediately. We decided to go to the store. When we got back an hour later they were gone and had only vacuumed where my finger pointed to. Poo. Oh well we dealt with it. It's true- you definitely get what you pay for. Our last experience was amazing (beginning of the season). I guess being it was September everyone was "over it". We will use Sun one more time. If they don't live up to our first time we will go with someone else.... read more

We are currently at what is called a little piece of heaven of which is actually a little piece of hell. Sun Realty management named Floyd was useless and not helpful in resolving anything. Upon our arrival on a Saturday afternoon we started off our stay finding the linens we ordered were not here. When we went to look for them we found mouse feces on top of the mattress covers. We did not think to take pictures of that as we cleaned them up ourselves. I called in an order for linens that I had to go back the next morning and pick up myself. My wife spent the first night washing all the bedding that was here before anyone could sleep. My wife and I, three girls 6 to 18, and our son 6 months. The place also has an overwhelming smell of urine so we started looking around. There were mouse bait traps in every room and under the sink. We found mouse feces on the box springs just under the mattresses, in the corners of the rooms by the bed, under the sink, in the kitchen cabinets, on the kitchen countertops, in the pantry on the pot and pan, etc.etc. we did take pictures of all of this. We then found the bed skirts in one of the rooms was stained with dog pee and this place is suppose to a no pets location. Then we noticed dryer sheets stuffed in all of the air vents in the ceilings. We are guessing that is someone's attempt to mask the smell. All th trash can had mouse feces in them as well. We also found that are birds living in the ceiling. At night you can hear them in the ceiling and the mice in the walls. Great vacation. We spent Sunday and Monday back in forth on the phone explaining to Floyd the assistant manager at sun realty what the situation was. In the mean time we had their pest control and their cleanup supervisor out to take a look at and clean up some of the stuff we didn't already clean. We also had to call out a plumber because one of the showers backed up on the first use and black stuff bubbled up out of the drains. The rest of Saturday night and most of Sunday into Monday we spent cleaning this place ourself. Monday we talked with Floyd the assistant manager at sun realty . We explained what was going on and demanded that we should not have to pay for these conditions and something needs done. After going back and forth a while Floyd told me and I quote, " he has not heard of anything like this from any other tenants and is not getting the same story from his pest control guy or his cleaning service supervisor". At his point I realized he was going to do nothing short of the bare minimum if that because he just does not believe us. I explained to him that we didn't walk these people through everything we already cleaned up , just what still needed done. I sent him the pictures of all this , as he requested 10 minutes after ending the call and he wrote me back in apology and called with a whole new tune and attitude because the pictures speak for themselves. At this point is is Monday night and all he had to offer was go home and get a full refund now or move to another house 6 miles down the beach five rows deep in the woods where you can not even see the beach. Floyd said he has nothing else to offer. This location at swb28 A Little Piece of Heaven is simply an awesome location and perfect to have my 6 month old in a pack n play on the deck and watch the kids in the water from the deck. He basically made me have to decide between beach vacation with my family or sanitation standards. He is doing nothing about it and is point . Today is Tuesday . He on behalf of sun realty has not offered anything either. All he said he might do is renegotiate with the owners which might not be but a couple hundred dollars. So we went out today Tuesday and bought Clorox spray , Clorox wipes, electronic rodents deterrents you put in the sockets for every room and wiped down and cleaned everything again. All of our food is being store in coolers , the microwave, the oven, and the fridge. We bought plastic utensils and plates and cups because we are not going to wash all the pots and pans and silverware in the pantry. Don't know what's been on it. Taked to many others that said they should have done a lot more than what we are getting. To the next tenants at swb28 A Little Piece of Heaven. This place has a serious rodent issue in the walls and in the ceiling. They are active now. You should demand better. There is no way they can clear it between the time we leave Saturday morning and you arrive Saturday afternoon. I would rather you know up front what you are walking into and have time make a better choice. read more

We recently stayed at 97-K Flip Flop'n and were extremely disappointed with both the condition of the home and how the situation was handled. For 2.5 days, the air conditioning did not work, leaving us to endure sweltering heat--with four children, including a newborn--in a home that cost us over $5,000 for the week. The AC technician confirmed there was a leak and performed only a temporary fix, which we were grateful for at first. However, we explicitly requested that no further repairs be done until after we left to avoid another disruption to airflow. That request was completely ignored, and the repair was scheduled anyway, prioritizing convenience over our well-being. To make matters worse, the owner's offer of compensation was based on a cold mathematical formula, with no regard for the actual suffering we experienced--sleepless nights, health concerns, and extreme discomfort for a family with small children and a newborn. We appealed for fairer compensation, hoping for some empathy, but were flatly denied. The response was inflexible and lacked any understanding of customer service or basic human decency. This experience was not only uncomfortable but deeply frustrating, and I cannot recommend this property or its management. They completely failed to provide the level of care and responsibility that a rental of this price point demands. Very disappointed and will not return. read more

Terrible shysters!! where to start. Rented beach front house in Corola to arrive to a dump (Laughing Gull P-6). Carpet filed with pet fesces and pee, mold & dirt filled the AC grilles, kitchen floor stapled at the seams, everyone of the the six sliding glass doors broken, missing steps to the lone deck landing, filth everywhere, walls with holes and bad patch job, no screens, flee filled (we had a service dog with us and we paid extra to bring pet), pictures on web site were "BAIT & SWITCH". Health code and safety code issues abound. Next step BBB, Chamber of Commerce, along with any other places that can help others avoid this company. The home was in such disrepair and the disguisting conditions caused us to depart the next morning and go to a REAL realtor, Twiddy, who in turn rented us a wonderful home. Rented Pirate's Paradise (54D) 8/3/19 - 8/10/19 and was very dissatisfied. This was the dirtiest rental I have ever experienced. Bathrooms were never cleaned from previous tenant - hair all over, all floors were never vacuumed/mopped, bedspreads on lower level covered in blood as were the walls, and food was on the walls everywhere. We could not use the pool until Monday due to it needing shocking. Shower on lower level did not drain - filled up when showering, and toilet was not attached to the floor. Called office and was told maintenance manager would call - never did. Ceiling fans were gross. Linens did not arrive until after dinner on Saturday. Spent hours cleaning on Saturday. Will never use Sun Realty again. read more
