If there's an option for double 00 stars, I would without a heartbeat give them. Absolutely the worst and unprofessional management company I've ever worked with in my life! Stay away from this scumbag place. They will scam you with every penny at its full potential without reasonable explanations. The utility bill is significantly high and is allocated between the tenants, so most likely, you'll end up paying unreasonable costs. Drew and Jerome are the most unresponsive, which they are useless, and I don't understand how they even got their jobs or are in the property management field. It's extremely challenging to reach someone in the office. If you're lucky, an email response is all you'll get. I recall speaking with Drew Soltis, the Property Manager at 790 California, and halfway through our conversation, he goes, "I'm driving, and there's a cop, I need to hang up." That was the most out of ordinary and pathetic excuse to come up with to avoid my questions. Also, I attempted to schedule an in-person walk-out, and he lied that due to Covid-19, a virtual tour would be the most appropriate. In addition, he won't be in the area. That week while I was moving out, I bumped into Drew, helping his friend, the new resident manager, moved into his unit across from me. He probably felt stupid which he had no choice but to face me in person. Keep in mind that all of these folks are inexperienced young bucks handling your rental agreement with a lack of communication skills and customer service, so don't be surprised and get upset if they don't know how to handle your questions. Furthermore, I worked with Leslie Burnley, the leasing agent, during the application process, and she's the most misleading and worst agent ever. She made errors in my rental agreement and refused to answer any of my questions; therefore, she was afraid that I'd take legal action against the company if she doesn't answer correctly, given our conversation was via text and email. She claimed that she has outstanding reviews online - that's a lie! I searched her up without a doubt, and her reviews aren't too pleasant. She's not confident at what she does and shouldn't be a realtor/broker. Also, during the application process, Structure Properties had a concession going on and later made additional changes which I couldn't take full advantage of the move-in special. This company is all about nickel and dime - it's unfortunate and what a shame! I advise you to stay away from this company as much as possible if you don't want to deal with any of the non-sense utility fees and unprofessional/lazy employees. My experience with SP is nothing but full of headaches and a waste of money down the drain. So please stay away! read more

I recently had the pleasure of renting a property managed by Jesse, and I cannot speak highly enough of my experience as their tenant. From start to finish, Jesse provided exceptional service, demonstrating a level of professionalism and care that is truly commendable. First and foremost, communication with Jesse was always prompt, clear, and friendly. They were readily available to address any concerns or questions I had throughout my tenancy. It was incredibly reassuring to know that Jesse was just a phone call away, and their willingness to listen and promptly respond was truly appreciated. The property itself was immaculate upon move-in, and any maintenance issues were swiftly resolved by Jesse's dedicated maintenance team. It was evident that they took great pride in maintaining their properties and ensuring the comfort and satisfaction of their tenants. Whether it was a minor repair or a larger issue, Jesse consistently went above and beyond to ensure that everything was taken care of promptly and efficiently. Additionally, Jesse demonstrated great respect for their tenants' privacy and personal space. They struck the perfect balance between being attentive and ensuring that everything was in order while still allowing me to enjoy my own space. It was refreshing to have a landlord who understood the importance of creating a comfortable living environment without being intrusive. Furthermore, the lease agreement and rental process with Jesse were seamless and transparent. They took the time to thoroughly explain all the terms and conditions, ensuring that I fully understood my rights and responsibilities as a tenant. Their professionalism and attention to detail in handling all the necessary paperwork made the entire process hassle-free. Lastly, Jesse genuinely cares about their tenants' well-being. They took the initiative to periodically check in to ensure that I was satisfied with my living experience and that everything was in order. It was evident that their primary focus was creating a positive and enjoyable living environment for their tenants, which truly set them apart from other landlords I've encountered. In conclusion, I cannot recommend Jesse enough. Their outstanding professionalism, excellent communication, prompt maintenance, and genuine care for their tenants make them an absolute pleasure to rent from. If you're looking for a landlord who goes above and beyond to ensure your comfort and satisfaction, Jesse is the one. Thank you, Jesse, for making my tenancy such a pleasant and enjoyable experience! read more

I lived at Structure property for nearly a year, and I must say that Lee, the property manager, has been incredibly helpful with every issue I have encountered. Whether it was moving luggage, dealing with noisy neighbors, changing appliances, making sure supplies were restocked, or handling any restroom or kitchen situations, Lee was always there with a solution. It is remarkable how Lee goes above and beyond to help, even making himself available over weekends and holidays if any urgent situations arise. As someone who was visiting and living in California for the first time, I was heavily reliant on his support, and Lee has never disappointed me. He would listen to my concerns patiently and offer quick, reasonable solutions, always with a warm smile. I cannot thank him enough for making my stay so pleasant! Recently, I had an issue with the California tax department, as they mistakenly sent my return check to this address after I had moved out. I was concerned that the check might be lost, but Lee went out of his way to search through the pile of mails he received over months and found it! Not only did he locate it, but he also took the responsibility to forward it to my new address. That was entirely unexpected and deeply appreciated. I truly wish I could have Lee as my property manager for life. His dedication to help the residents is truly extraordinary. Not just me, I have seen, Lee has been extraordinarily helpful with all the residents. I also want to mention that all the staff at Structure property are great. Lee ensures that everything runs smoothly and keeps the atmosphere healthy and welcoming. Omar (the host who looks over the property over the weekend) is always helpful during weekends, and the cleaning staffs are are prompt and attentive to any needs reported. My experience here has been outstanding, and I only moved out due to leaving California. If you are searching for a friendly, warm, and supportive place to live in California, I fully recommend reaching out to Lee. You will be amazed by how welcoming and helpful he is and love the experience. Thank you for reading and all the best for your stay! read more

I was told the building was smoke free, but the building smells like tobacco!! Be careful if you are sensitive to smoke before moving in. The building management is unhelpful, and gives me the runaround when requesting management to look into issues they are responsible for. This is something you may want to consider before renting with this property management company. Ever since I moved in, I made dozens of reports on smoking violations from habitual smokers who live in the building despite no smoking signs. I was told by the owner's agent before I moved in that this is a smoke free building. But the truth is, the management allows tenants with older leases to smoke in their units. Apparently, the agent gave me false information. Second hand smoke is prevalent in the building. Many smokers don't even close their front door while smoking inside their units ! As a result, smoke permeates into the hallway and then drifts into my unit. I smell cigarette smoke frequently whenever I stand in front of my doorway. I feel like my lungs want to collapse every time I smell smoke. When smoking incidents are filed against my neighbor, there is little action taken by the management. They even blame me for making false reports. I can't wait to move out as soon as I find a more suitable living space. (Dear Yelp employee who gets paid off to remove these: I have email correspondence with Structure Properties that confirms everything written here, and happy to share with you. This review has been deleted numerous times since it was first posted in September. By deleting my reviews you are preventing prospective tenants to make informed decisions and that's disgraceful.) read more

I've been living in San Francisco for the past 5 years now, and in a Structure Properties managed building for the past two. I can't express more how happy I am that I moved into a building that Structure manages. My unit is pretty new- new flooring and updated appliances, but of course in a typical San Francisco building built back in the 1920s (so you know there's going to be some problems). For the past few days, my shower drain had been clogging and draining slowly, which hasn't really happened before. I e-mailed my resident manager Cody in the morning time who responded within the hour and sent a plumber over that afternoon. The technician Cody sent was super clean- you wouldn't have been be able to tell that I had someone in their snaking my drain! (and believe me, I've had my fair share of experiences with vendors leaving a complete mess after) The plumber was able to rectify the issue and now everything is draining fully. Not only was Cody able to address the issue in a timely manner, but he even sent me a follow up e-mail asking how everything was going. Seriously? What other property management company does that? Asides the plumbing issue, Cody always sends out e-mail updates about maintenance work in the common areas or anything going on in the building so I'm always informed about what's happening. I'm super pleased with the way Structure Properties and Cody manages my building that I wish every building was managed by these guys! read more

I had a great experience living with Structure Properties (Columbus Residence, SFO) over the months. Our general manager Jesse Hawkins-Mayberry is more than helpful and welcoming. He is extremely prompt in addressing any issues, considerate, attentive, understanding, and friendly. He genuinely wants to help all the residents and make your stay as comfortable as possible. Besides taking care of all the individual requests, he has done a great job keeping the building safe, and well maintained, be that any plumbing issues, or electrical problems, toiletries, garbage disposal, kitchen management, laundry service, cleaning or any other type of repairing/technical work. He is always extremely quick to respond, even over weekends or holidays, and willing to go the extra mile to resolve any issue as long as there is a feasible option. He is also very quick to respond and extremely versatile: Starting from small maintenance tasks to big structural changes + it amazes me how to manages to keep a check on every minute thing, while it is easy to forget a few things in the middle of so many responsibilities. I honestly have not seen many people who are as professional as Jesse. He is one of the reasons I choose to stay with Structure Properties as I feel safe and always heard. Thanks Jesse and hope to have a memorable rest of my stay. read more

DO NOT RENT FROM STRUCTURE PROPERTIES. HERE ARE 9 REASONS WHY: 1. Pest Issues - Pests resulted in 20 huge welts. I had to pay for separate housing for more than 1 month, doctor's visits, etc. (pics below) 2. Property Manager - Tyler Moore is unprofessional and unresponsive. He's disrespectful and gaslights tenants. 3. Security Deposit - They scammed me for $1260 for paint and cleaning, which was noted in my move-in inspection. Didn't provide move-out instructions & ignored requests to schedule a move-out inspection (likely illegal since I signed a form asking for it). 4. Black Mold - Saw this popup, a major health concern. 5. Noise - Very thin walls - could hear neighbors fight, conversations, etc. The team provided no substantial solution. 6. Stolen Mail - Tenants steal your mail, and the team is not liable. 7. Washer/Dryer - Constantly broken and take forever to fix. 8. Utilities - The team initially ball-parked them to be $80 when they were upwards of $250 - $400. 9. Maintenance Fees - Charged me a maintenance fee for their malfunctioning appliance (unlike every apt. I've lived in). In 6 apartments, I've never had to talk to a property team beyond moving logistics, and I don't leave reviews. But this situation was an absolute nightmare. I recommend you avoid this unprofessional and incompetent team. read more

Dear Structure Properties, I am grateful for your exceptional job as our building management agent with Jesse onboard. Since you have taken over the management of our building, I have seen a significant improvement in the overall condition of the building and the services provided to its residents. Jesse's attention to detail and proactive approach to addressing issues have been impressive. You have shown great professionalism in handling resident concerns and have always been responsive to our needs. Your efforts to maintain a clean and safe environment for everyone in the building have not gone unnoticed. Additionally, I have been impressed by how Jesse and the team handle communication and organization. Your timely and clear communication with residents has made it easier for us to stay informed about building news and updates. Your organization and planning have enabled Columbus Residence to run smoothly and efficiently. Overall, I would like to commend you for the outstanding job Jesse has done as our building manager. You have exceeded my expectations, and I am grateful for the hard work and dedication of Omar and the cleaning team to make our building a great place to live. Keep up the excellent work! Sincerely, Alfred read more

Great Location, Even Greater Staff! I stayed at 112 Columbus Ave from May to August 2022. Columbus Residence is in an excellent location near FiDi, Little Italy, Chinatown, etc.; I felt safe in the area. The residence is perfect for summer interns or anyone seeking a short stay and affordable living in expensive SF. A highlight of my stay was Jesse, who has gone above and beyond while working as the property's General Manager. He is the reason I chose to stay there. He offered to show me around the property virtually and helped me select which particular room was best for me. He has worked to provide full-sized beds in several rooms and replaced existing furniture with nicer, brand-new pieces. The cleanliness and charm of the residence exceeded my expectations, which isn't always a given with budget communal living situations. Jesse showed great care in making the property livable, comfortable, and convenient (key fob access to the building) for all residents. Like Jesse, the remainder of the staff (especially Omar) was friendly and often responded to any request/need within minutes via phone. My one tip for those interested: ask for a quiet/courtyard room if you are a light sleeper. I highly recommend this property. read more

I recently changed my phone number to go from Sprint to Verizon. That said, this has nothing to do with Sprint's terrible service or Verizon's slightly better (more expensive) service. Basically, in making the switch, I had to change my phone number (long story). I didn't think it would be a big deal, but then I realized that it actually impacts a lot of things (including my front door intercom system that rings to my cell phone when someone calls my apt number). I needed to have the intercom system updated to reflect the phone number change, so I contacted my property management company, Structure Properties, to get this fixed. In the past, I have had issues with landlords doing things like this, or taking forever to solve the issue. I am happy to say, that in this case, Structure sent out someone to update the intercom the very next morning and it now works perfectly (rings directly to my new Verizon number). Anyway, just wanted to say thank you for making the phone number switch so easy at least in regards to the interom! Now I just have to worry about telling everyone else in my life that I have a new number.... haha read more

We looked at a number of Structure Property units, which were all great. The agent, Leslie Burnley, was super accommodating, punctual, considerate. She really went above and beyond, and made this the best apartment hunting experience I've had in SF. We put in an application for one of Structure Properties' units, but it ended up not working out. We felt a little put out, but then Leslie Burnley offered to help us look for a unit. She then spent an entire day taking us around the city showing us tons of units. We got to see lots of areas we hadn't considered. She told us all about the ins and outs of the SF rental market, and had our backs in dealing with all of the other agents and owners. I really feel like a much more informed renter. We didn't end up getting one of the apartments we were shown by Leslie, but we were able to take what we learned from that day to snag the apartment of our dreams. I would advise everyone to ditch apartment hunting the old-fashioned way, and get a knowledgable agent, like Leslie Burnley, to help you in your hunt. In a market this brutal, you need to help of a pro. read more

In this review I want to start by saying I have yet to live here and this is regarding the lease signing process. Communication was extremely friendly, easy, flexible, and accomodating for what I was looking for. I am moving up to the city for 10 weeks to do an internship and they were able to prorate me a quote for the exact amount of time that I needed. Most of my communication was done through Lee, who was extremely responsive, helpful, and knowledgeable. He called me to show me around the place, even walking down the street to show me the surrounding areas. These steps combined with the overall friendliness and 'bank for your buck' made me settle here. I also want to note that in the past multiple of my friends have lived here and said it was exactly what they were looking for. The value is amazing, the ammenties are up to par, location is great, and staff is friendly are all things that I heard. The fine print of the lease was extremely fair and there wasn't anything that looked 'sketchy' or leaning extremely on the 'landlord protecting side.' On all fronts the property checked the boxes. read more

Structure Properties is the reason why we have enjoyed renting so much. We have been renting our condo through them for the past 5 years with multiple instances of both emergent and non-emergent repair situations (from a bathroom light flickering to water leaking through the roof). There has yet to be a situation where we were not contacted within 24 hours with a reasonable game plan on how to address the situation appropriately and expediently. The staff is very helpful and maintains good communication between the landlord and ourselves. In times where we needed to get work done to the place ourselves, they helped us to get refunded from the landlord. Their website is very user friendly and straight forwarded for managing auto-payments as well as unit claims. Corey, in particular, has been an absolute pleasure to have managing claims and fixing little to large repairs. He is respectful of our privacy, professional in his communications, and quick to respond. If he is unable to fix the problem himself, he has the "hook-up" for getting the job done. read more

Jesse is a phenomenal manager who always went out of his way to help residents in any way that he could. One time when the lights went off in my room, I contacted Jesse who was on vacation at the time and informed him of the problem and he guided me through fixing the problem and getting the lights back on. He has no reason to assist people when he is not on his shift but he did it anyway because that's what he does best. This is just one great experience I had with him, there are numerous other situations where Jesse always went above and beyond. Great manager, person and friend. I also want to give a big shout out to Omar. His easy going and friendly attitude gives for a very welcoming atmosphere. Several great experiences with him assisting me and other residents. The best thing about Omar is how he and several other residents organize cook-offs every Monday to build that sense of community among residents. Great people, both of them, thank you very much for everything! read more

My family has owned property in San Francisco for many decades, and for the most part, we've managed things on our own. But times have changed, and after struggling to get tenants in place with our previous agent, we decided to give Corey and his team at Structure Properties a try. I must say, it was one of the best choices we've made in a long while. A trusted recommendation from our general contractor led us to Corey. He personally came out, walked the property with me, and shared his honest thoughts on a few small adjustments we could make. He took new photos and reevaluated the pricing. Not long after, we saw results. I've been in this business a long time, and for the first time since the pandemic hit, we are fully leased. Corey is knowledgeable, dependable, and communicates clearly. If you want someone who is hands-on and knows the San Francisco market inside and out, Corey is the man to see. I highly recommend him and his team to anyone looking for real results. read more

Structure Properties is the best Property Management Company in San Francisco. I can't say enough good things about them and the service they provide. 3 years ago we moved into a building they managed and now that we've outgrown the unit (a 1-bedroom is too small for us with a kid), they've helped us find our next dream apartment. Anytime we've had an issue, we've been able to get it resolved quickly and the girl who answers the phone in the office could not be more friendly. Not only does she know who you need to be put in touch with to help you (she's the office manager so she doesn't deal with the properties directly), she's knowledgable about so much that she's not responsible for. If you move to San Francisco you can't expect everything to be perfect, these buildings were built over 100 years ago! But what I've come to expect is that the issues will be solved quickly and with amazing customer service. You can't ask for anything more! Highly recommend this company! read more

I live on a houseboat in Sausalito and recently bought an investment boat. By boat, of course, I mean floating home. The boat doesn't have a motor but sits on a huge pile of floating cement. Anyway, you can look up floating homes if you are truly interested. The point of this review is not to describe what a houseboat is, but rather to give props to the folks at Structure for enduring a crazy operational phase with my investment boat. They handled the construction management of the new boat and the leasing. They are now handling the management of the boat. Originally, I only planned to have them oversee CM and the leasing, but because they were so great to work with on those 2 steps, I actually decided to give them a try at managing as well. While they are still new at that part, I am hoping to receive the same top notch service as I did on the other services. Anyway, just a shout out for all the help so far and hope this can continue down the line! Woohoo, sailor! read more

This review is for the Bush St SRO in San Francisco managed by Ryan Gilbert and Angelica King. My honest advice to anyone interested in this place - STAY AWAY AT ALL COST !!! This property management is laser focused on nothing but actively removing valid negative reviews. This company has made every effort to dodge requests to address serious grievances and violations. Direct complaints will eventually end up nowhere other than words without impact. The building management has not taken any action to remedy the reported serious noise issues and violations upon all forms of communication. This is one of the major reasons this building has for such high tenant turnover rate and vacancy. The property managers' real job is to take full advantage of not fixing repairs and resolving issues as their best tactic to pressure tenants to move out voluntarily. This allows them to quickly and cheaply remodel units, and raise the rents again for more profit. read more

My roommate and I have lived at a Structure managed building for just under 6 months, so I can't speak to all of their management abilities in this short of a time period, but this 5 star review is written for one primary reason: Our backyard no longer smells like dog poop. That's right. It used to. It used to smell because almost every one of my neighbors seems to have a dog and they were allowed to walk their dog in the back yard. Recently, I complained about this, noting the pungent smell given off by the dog feces. Our property manager responded quickly, sent a member of the team to investigate, and ultimately, they sided with us! Now we have awesome signs up that actually state that residents are prohibited from walking their dogs in the back yard. I love dogs! But just think people should give them fresh air, and walk them outside our our back yard! Structure agreed, and I am thanking you all for that! 5 big dog bones for you all read more
