We were very serious buyers and proceeded in good faith until we received our third-party inspection report, at which point we were absolutely shocked. The inspection revealed major issues: -missing portions of the roof and incorrectly installed roofing material -exposed plumbing in the garage -electrical panel not even screwed into the wall -wiring issues -water meter reading usage-indicating a leak -several other serious foundational and structural concerns. These things are not cosmetic or minor punch-list items; they significant construction deficiencies that should never exist in a "new" home being marketed as move-in ready. And if they cut corners on these things, imagine what else they may have skipped. What made this experience worse was CastleRock's response. Rather than taking accountability, the company attempted to downplay and obscure the severity of the issues and made efforts to sneakily and hurriedly repair some of these issues behind our back to "prove" that the inspection was false. We were then met with resistance and vitriol (particularly on behalf of the division president) when requesting the return of our deposit, despite the fact that the inspection findings clearly justified terminating the contract. The sales woman at the sagebrook office told us on two separate occasions that our earnest money could be refunded. The division president we dealt with was condescending and dismissive, which only reinforced our concern about the company's ethics and customer treatment. At no point did we feel respected as buyers or that our legitimate safety concerns were taken seriously. Purchasing a home is one of the largest investments a family makes. Based on our experience, CastleRock Communities has demonstrated a lack of integrity, transparency, and professionalism. I strongly encourage anyone considering buying from them to do some research into their open suits and their well documented history of poor construction quality and failure to uphold their warranty. Better yet, just avoid buying a CastleRock home altogether

Since moving in, we have dealt with multiple serious issues, including two separate leaks, damage floor tiles, damage cabinet drawer faces in the kitchen and bathroom, and a hole in the foundation that has resulted in one corner of the master bedroom floor becoming unleveled and an ongoing rodent problem, which appears to be the result of an opening connected to the roof. These are significant construction concerns that should not exist in a newly built home. I contacted the building site supervisor regarding the opening issues that could possibly be connected to the roof and was told I would receive a call back. That call never came. The lack of communication, accountability, and urgency has been extremely frustrating and unprofessional. Based on my experience, it appears the homes are rushed to completion, with little attention to long-term quality or proper inspection. I would not purchase another home from Castle Rock, nor would I recommend them to others considering building with this company. I strongly encourage potential buyers to do thorough research before making a decision.

As a licensed real estate agent with over 10 years of experience, I have seen a lot -- but the lack of accountability, integrity, and basic customer service from this builder is absolutely unacceptable. At the 11-month mark of our home warranty, we discovered over 40 feet of two linear stairstepping cracks in the bricks and brick mortar along the back and right side of our home -- clear warning signs of structural movement. We submitted a warranty repair request in November 2024 and waited for a response. Instead of sending out a qualified structural engineer to evaluate the issue (as any reputable builder would), it was only after I emailed corporate did they finally send out a "technician" who took measurements of the level of the floors inside. In the meantime, I personally had three highly reputable foundation companies inspect the home. Each confirmed that the cracks are not just cosmetic, but indicate a serious structural issue that requires support piers -- not to mention the high cost to simply patch and repaint the damaged brick. In April 2025, Brightland had the nerve to send a generic letter brushing this off as "normal" -- normal?! Nothing about 40+ feet of two rows of stair-step cracking in the brick of a new home is normal. It's a major red flag and should have been addressed properly. This repair is going to be extremely expensive -- and it's an issue that NO homeowner should have to deal with in a brand new build. Brightland's refusal to take responsibility is absolutely disgraceful. As a licensed real estate agent, I now have a duty to disclose this experience to potential buyers, colleagues, brokerages, and clients. I will absolutely make sure others are aware of what Brightland Home Builders did -- or rather, what they failed to do. If you're considering buying from Brightland, think twice. They do not stand behind their homes or their warranty, and when real problems arise, they vanish behind generic letters and excuses. This experience has been a nightmare, and I wouldn't wish it on anyone. Brightland should be ashamed.

Way too many issues with repairs and not honoring the warranty issues by having people come to do repairs that have no clue what they are doing at times having to come back 5-7 times for the same thing and still not repairing it. I submitted all repairs to my insurance and a professional appraiser sent by my attorney estimated the damages close to $200k mind you this is a $750k home. Ask anyone that has had a home built with them and chances are they had similar if not worse problems.

They have horrible business practices, beginning with hiring inexperienced laborers that do shoddy work, horrible customer service practices that often include lying to and blaming the customer, and fighting you tooth and nail to get warranty issues completed - or even get them done in a timely matter. I'm glad to be out of the warranty processing them! Their vp Greg Varney is a piece of work, as are the rest of their staff and field managers. In 2 years, we cycled through 4 different contractors with this company. The company also has a "luxury" (LoL) line by the name of Mercury Homes. BUYER BEWARE!!!

Every time I call for an issue, I get "mansplaning" instead of fixing the issue. Last person from warranty company came out and told me that " i have a spec home and should expect some issues. custom home would have resolved any issue". For instance, there were two snakes, Frogs, mouse in my garage that came in through the wide gap in door. I was told to get an exterminator. I have an exterminator who comes out monthly. I paid a lot of money for this house, I should not have to run to my car or look around for varmits. I am a single disabled female veteran. I moved into my house June 4th. Home was purchased April 12, 3004. Lo and behold my first water bill was over $1200 for April 17 to May 15. I wasn't even in the state until June 4th. I recieved a bunch of explanations. No resolution, so I paid the bill. The breaker to my dryer kept tripping. Electrical manager told me to contact lowes, as they sold me the dryer. Lowes rep came out twice no problem found. I found that the breaker to the dryer was hooked up to insufficient amps to manage the load when dryer was use. Panel was mismarked, therefore, lead should have been associated with breaker above. I found this issue and called it in once again. Electrical contractor finally came out to resolve the issue. Haven't had an issue since then. The sink stoppers were smeared calcified when I moved in. I was promised that someone would come in to clean or possibly replace all four. It's been four months now, no resolution. I clean, scrub, stoppers remain the same. I contacted channel 13 about the water bill , they came out for an interview. It hasn't been aired as yet. I am very dissatisfied with my purchase. I wish I went with another builder in another development.

To start everything: My fiancée and I were purchasing a new house, where we came across the house we ended up purchasing. First the house was about 95% done just. Needed a few things on the inside completed. Tom the project manager, was not very helpful. After we got our 3rd party inspection, Tom told us he would take care of the issues the inspector found, especially the backyard where the ground was corrupted. Well after getting the keys this was never taken care of nor did we get the opportunity for a final walk. Also within the buying process (prior to closing) Tom told us he would take care of the grass and trees until we closed on the house and after that we would have to take over. Which is fine, except he did not take care of any of it. Our trees were dead when we got the keys. After getting the keys (prior to moving in) I would go and water the grass and trees daily to make sure the lawn looked okay but it was too far gone for the trees. Also when we were appliance shopping for the fridge, I asked Tom multiple times what is the measurement of the area for the fridge. His response was "it can hold a regular fridge". This made the process of purchasing a fridge very difficult and at the time we didn't have the keys so I couldn't go in and measure myself. Finally we were able to get the info about a week later and we were able to purchase a fridge. Also I want to add that when we did close and the house was supposed to be cleaned by the cleaning crew. They sent one person to clean the house who attempted to "clean" the house in 15 minutes. Which they didn't clean at all, there was dust and debris on the floor. We had to contact Tom to have the cleaning service come back again same day to clean. Even after the second attempt, we found that bathrooms and shower heads; countertops etc were not cleaned. At this point we were fed up and unfortunately had to bite the bullet here. Reminder this house was completed September 2022, we moved in October 8th 2022. In December we noticed a crack in our master bedroom ceiling, so we requests to have someone come take a look. The gentleman was able to patch it up pretty quickly that day and told us it was a "settlement crack". The following day, my fiancée and I received an email from KB Homes telling us that the crack that was fixed is not included in our warranty and that it was only fixed on good faith. Which if this is a settlement issue on the house, then that would factor down to a foundation issue on the house. Also mind you, this house was built in 2022 so not sure why we would see such a crack that quickly on the house. Again, I DO NOT recommend purchasing a house with this builder. And if you do, decline to answer any surgery questions until after you've lived in the house at least a month or two. This will give you the opportunity to see the response times from employees and experience the house. If anyone would like to see the email from KB please let me know. I will add the email as well

The concerns involving our family's home relate to underlying construction and system performance issues that were not visible to a homeowner during the warranty period and developed over time as a result of those conditions. These are not routine homeowner maintenance matters. Texas law provides protections beyond a builder's written warranty, including implied warranties that a home is constructed in a good and workmanlike manner and is suitable for habitation. Construction defect claims may be pursued within the applicable statutory timeframes, as many defects only become apparent after systems have operated over time. Our home remains within that legal timeframe. Since discovering the extent of the issues, we have worked cooperatively by allowing multiple inspections, providing extensive documentation and independent testing, and following professional recommendations. Based on professional findings, our home was ultimately deemed uninhabitable due to construction-related environmental conditions, and our family was forced to relocate. While certain repair options were proposed, they did not address the full scope or root causes identified by independent professionals, which is why they were not accepted. Original review: We purchased an inventory David Weekley home in 2020 and, over time, uncovered extensive construction, HVAC, ventilation, and building-envelope issues that were far beyond cosmetic. Documented issues in our home included: * A roof vent pipe that was not properly connected or sealed, allowing warm, humid air to discharge directly into the attic instead of venting outdoors. * Improperly installed and inadequately insulated attic ductwork, including ducts disconnected from collars, heavily sweating, and contributing to widespread condensation and moisture throughout the home. * Severe microbial growth inside the HVAC system, including the supply plenum. These findings were documented during an earlier HVAC visit but were not disclosed to us at the time; we only learned of them after hiring an independent mold inspector, at which point we stopped allowing further builder access. * Visible mold and moisture damage in multiple areas, including closets, door frames, behind bathtubs, and inside wall cavities. * Condensation and mold inside recessed lights, vents, and ceiling fixtures across multiple rooms. * Construction photos indicating significant foundation-related concerns that were never disclosed. * Severe exterior drainage issues that persisted despite the installation of multiple drains and have resulted in fence deterioration. * Thermo-ply sheathing in the attic that is bowed, rippled, and in some areas detaching. * Ducts that had fully separated from insulation and were profusely sweating onto ceilings. * All three attic access doors lacked proper insulation, allowing hot, humid attic air to contact cooler interior surfaces, leading to mold growth around the openings. * Extensive building-envelope failures throughout the home. Nearly every exterior door has noticeable drafts, moisture intrusion, and signs of mold. * Significant air leaks along exterior walls, including behind the refrigerator, inside electrical outlets, and where cabinetry and the bathtub meet in the primary bathroom. Borescope inspection revealed rodent droppings in these areas, indicating exterior entry points. * A certified mold detection dog alerted in every bathroom and shower. * The primary shower has severe drainage problems due to improper slope, uneven tile installation, and shallow grout. * Horizontal cracking in the tile of an upstairs shower. * The primary shower door is pulling out of the tile for the second time. It was originally installed into tile using drywall anchors with no stud behind it. Even after bracing was added following a prior failure, the door is again pulling loose. * Cracks in the primary shower wall where grout was never installed and silicone was used instead. These conditions were documented through photographs, independent inspections, HVAC diagnostics, and a third-party mold remediation protocol. Beyond the physical damage, this situation displaced our family for an extended period and created significant instability. The emotional and mental toll on our family has been overwhelming. We followed the required warranty and inspection processes and provided extensive documentation, yet meaningful resolution has still not occurred.
