    This is the framing work of the builder who is building my new home. I had a pre-drywall/pre-cover inspection done by a private third party inspector. Notice the gaps in the lateral bracing. Do you think that is acceptable? Per the inspector, it's not and we would want that to be fixed. It's lateral bracing that helps prevent framing members from twisting and buckling. If they are not fastened properly they won't do what they are supposed to do. The builder was supposed to fixed the gaps but didn't. Instead, started installing insulations and the drywalls to cover up the defects. Refusing to remove the insulations and drywalls so I can get it re-inspected which I am allowed to per the contract. Therefore, breaching the contract. Now I had to hire an attorney in order for me to get my escrow back since they breach the contract. If you are looking to build your new home, please be sure to have a pre-drywall inspection done prior to the installation of the insulations and drywalls. If not, the structural integrity of your home will possibly not in compliance with building codes. I'm glad I caught this before closing. Unfortunately, based on the Google reviews, other homeowners who had their new dream home built by this builder weren't so lucky. Months after closing, they are noticing a lot of issues and defects.

    My husband and I purchased a Coventry Home in Manvel, Texas in the subdivision of Pomona in December of 2021. Unfortunately, we had to move out in August 2023 after finding visible mold and our home being deemed uninhabitable.     2/25 Status Update: - Coventry has address some of the minor warranty complaints, however many of the issues remain unaddressed. - The issue around the bath tub remains unresolved with Coventry still claiming that the issue cannot be addressed because it is due to water damage (again, this is for surfaces around a bath tub, literally inches away). A couple of additional examples of issues previously not mentioned in hopes that Coventry would address them: - Poor water drainage around home. Photograph included of both sides of home taken the same day within a few seconds of each other. Per a third party inspection report: "Drainage needs improvement on the west perimeter fence. Observed standing water on this side of the house. Water is not able to properly drain as the condenser units are in the way. Drainage swale is not continuous at sides. The drainage swale must be kept clear and continuously sloped to drain water properly. Note: water is not able to properly drain around the sides of the condenser unit - East property line" - Shelves in pantry breaking (this is happening with multiple shelves) One additional note (photo included): Coventry Homes is an alternate name for the home builder M H I Partnership, LTD, which has an F rating with the Better Business Bureau.

    July 24, 2024 UPDATE The streets in the neighborhood are flooded this morning because of debris and trash clogging the drains from the homes still under construction by COVENTRY. This has been going on for months. No return phone calls or cleanup. See photos below

    Water running down the bathroom wall from where the water line was hit by a roofing nail.

    I requested a warranty item when a roofer hit a water line in my roof. It is out of code compliance because it is too close to the roof. Per the Dan Marcos compliance officer, they should've put a metal plate there. Coventry is denying my warrenty claim because I have been in my house past the 2yr warranty period & it passed inspection for them. This line thay was hit flooded my master bathroom, my master closet & my master bedroom. Everything is pulled out. I currently have no bathroom & everything from the bathroom cabinets & my closet are stacked up in my living room. How can a code violations not Trump a warranty time frame. Their customer service is very poor. They are about making a dollar & not backing up their service to their homeowners. I will NEVER buy Coventry again & advise anyone looking to avoid them as well.​

    I will be submitting negative reviews to Yelp and Google telling people not to purchase Coventry…read morehomes. I have a one yr warranty. Every time I call for an issue, I get "mansplaning" instead of fixing the issue. Last person from warranty company came out and told me that " i have a spec home and should expect some issues. custom home would have resolved any issue". For instance, there were two snakes, Frogs, mouse in my garage that came in through the wide gap in door. I was told to get an exterminator. I have an exterminator who comes out monthly. I paid a lot of money for this house, I should not have to run to my car or look around for varmits. I am a single disabled female veteran. I moved into my house June 4th. Home was purchased April 12, 3004. Lo and behold my first water bill was over $1200 for April 17 to May 15. I wasn't even in the state until June 4th. I recieved a bunch of explanations. No resolution, so I paid the bill. The breaker to my dryer kept tripping. Electrical manager told me to contact lowes, as they sold me the dryer. Lowes rep came out twice no problem found. I found that the breaker to the dryer was hooked up to insufficient amps to manage the load when dryer was use. Panel was mismarked, therefore, lead should have been associated with breaker above. I found this issue and called it in once again. Electrical contractor finally came out to resolve the issue. Haven't had an issue since then. The sink stoppers were smeared calcified when I moved in. I was promised that someone would come in to clean or possibly replace all four. It's been four months now, no resolution. I clean, scrub, stoppers remain the same. I contacted channel 13 about the water bill , they came out for an interview. It hasn't been aired as yet. I am very dissatisfied with my purchase. I wish I went with another builder in another development.

I'm glad to be out of the warranty processing them! Their vp Greg Varney is a piece of work, as are the rest of their staff and field managers. In 2 years, we cycled through 4 different contractors with this company. The company also has a "luxury" (LoL) line by the name of Mercury Homes. BUYER BEWARE!!!

Due to a pipe leak and resulting mold under our entire downstairs wooden flooring, we had to remediate the mold problem, replace the wood flooring, kitchen island & cabinets, re-route the underground piping, repair sheetrock, re-route the electrical wiring, replace the fireplace, as well as a host of other construction repairs. I don't know what we would have done without Rodney's assessment and planning skills. Rodney's knowledge, expertise, and due diligence insured the appropriate scheduling and co-ordination of multiple disparate construction disciplines and subcontractor specialists that were required to perform all the various construction trade activities. His professionalism, great attention to detail, and taking control to make sure everything was done correctly was key to completing the project in a timely and quality manner. Rodney communicated and kept us in the loop during all aspects of the planning and implementation of the work. These days reputable, accountable Contractors that you can trust are hard to find. I don't think you could find a more qualified, ethical, and responsible contractor than Rodney Meyers. I strongly recommend Rodney Meyers. We were very serious buyers and proceeded in good faith until we received our third-party inspection report, at which point we were absolutely shocked. The inspection revealed major issues: -missing portions of the roof and incorrectly installed roofing material -exposed plumbing in the garage -electrical panel not even screwed into the wall -wiring issues -water meter reading usage-indicating a leak -several other serious foundational and structural concerns. These things are not cosmetic or minor punch-list items; they significant construction deficiencies that should never exist in a "new" home being marketed as move-in ready. And if they cut corners on these things, imagine what else they may have skipped. What made this experience worse was CastleRock's response. Rather than taking accountability, the company attempted to downplay and obscure the severity of the issues and made efforts to sneakily and hurriedly repair some of these issues behind our back to "prove" that the inspection was false. We were then met with resistance and vitriol (particularly on behalf of the division president) when requesting the return of our deposit, despite the fact that the inspection findings clearly justified terminating the contract. The sales woman at the sagebrook office told us on two separate occasions that our earnest money could be refunded. The division president we dealt with was condescending and dismissive, which only reinforced our concern about the company's ethics and customer treatment. At no point did we feel respected as buyers or that our legitimate safety concerns were taken seriously. Purchasing a home is one of the largest investments a family makes. Based on our experience, CastleRock Communities has demonstrated a lack of integrity, transparency, and professionalism. I strongly encourage anyone considering buying from them to do some research into their open suits and their well documented history of poor construction quality and failure to uphold their warranty. Better yet, just avoid buying a CastleRock home altogether

    This is a follow-up to my original review since purchasing my home from Castle Rock, and…read moreunfortunately, my experience has continued to decline. Since moving in, we have dealt with multiple serious issues, including two separate leaks, damage floor tiles, damage cabinet drawer faces in the kitchen and bathroom, and a hole in the foundation that has resulted in one corner of the master bedroom floor becoming unleveled and an ongoing rodent problem, which appears to be the result of an opening connected to the roof. These are significant construction concerns that should not exist in a newly built home. I contacted the building site supervisor regarding the opening issues that could possibly be connected to the roof and was told I would receive a call back. That call never came. The lack of communication, accountability, and urgency has been extremely frustrating and unprofessional. Based on my experience, it appears the homes are rushed to completion, with little attention to long-term quality or proper inspection. I would not purchase another home from Castle Rock, nor would I recommend them to others considering building with this company. I strongly encourage potential buyers to do thorough research before making a decision.
