From the initial bid process through the final product, DAWSON FOUNDATION REPAIR was the right company for us! First, was the professionalism of the representative, Richard Morant, to the various crews that participated in the actual project, all were respectful, courteous, and always cognizant of their surroundings which included minimizing and damage to the yard and/or plantings, except those noted in our original agreement. Between Phase 1 and Phase 2 (a 2-3 week span to allow the poured concrete to cure properly), due diligence was exercised to provide a safe environment for both family and friends since there were 22 open holes (covered with 3/4" plywood) between the two phases. From an engineering standpoint, we chose Dawson because of their use of BELL BOTTOM PIERS with steel rebar cages and poured concrete which is the ideal solution to shifting foundations in Houston. The owner himself came out to do the inspection, that was great! Was even so nice as to offer my boyfriend any resume help/job leads since he was recently laid off due to COVID. I was told I would have to remove a shrub or move a boulder for the foundation, no big deal. Except they removed 4 shrubs (all which died) and two boulders, and didn't place the boulders back, so I called to get them moved back, no big deal after foundation was finished. A couple of days later I had the biggest leak EVER coming from the same area, and while I was trying to do my best to investigate the situation my leg fell into a foundation hole, and the leak created sink holes. I contacted Dawson Foundation and Yaquelin was nice enough to send the crew out that day to try to see if it was related to the foundation repairs and if there was anything they could do anything. The crew leader continued to say it was not their fault, and acted like he didn't have time for it. When I said I wouldn't mind calling the office, he managed to call and got approved to fix the problem! This problem led to an astronomical water bill as well as having to get my kitchen sink faucet replaced. Now I've asked to still have my boulder put back to no avail. I managed to do one on my own and put my sprinkler system back and replace all of the dead landscaping. Glad to have had my foundation repaired and I understand there were unforeseen problems, I do believe things could have been handled much better. read more

My 40 year old home needed 10 piers to raise the front part to an acceptable level. The price was surprisingly good considering the dollar signs running through my mind that had kept me awake. I thought it a fair price and since Dawson came recommended from a friend and my research found nothing unsettling, I signed up immediately. Once the 1st crew was all over my front yard my thoughts ran to "what on earth did I get myself into!!??", but now that every phase has been completed and my sewer line passed and no other complication resulted I am very pleased that I went with Dawson. They are not only a good company with a long time in the business, they are professional from start to finish. Everyone had a job and there was none of that 6 guys standing around watching one guy doing the work! Now that it is over it ocurrs to me that the cracks in the sheetrock and the bricks was the only thing I really noticed until now when the doors in the front part are noticeably easier to open and close. I had 3 inspections/quotes done on our first home purchase, Dawson being one of them. The first company that came out gave very similar measurements to Dawson and quoted me $4k saying that we only really needed work in one room and our measurements were right on/over the cusp of requiring work. I don't feel like they were trying to scam me. The second company, Two Brothers Foundation, stated that I needed work done all throughout the house, provided me with higher measurement differentials and quoted me $14k, which I felt very uncomfortable with. I needed a third opinion! Dawson, the owner came out to do the measurements himself. He has owned the company and been in the business for a long time. He was super thorough in explaining where there was settlement, where eventually we might need work done, preventative measures, he discussed with me what to look for, the age of the home, what impact previous pipe work under the house may have caused, what impact the trees are having, he showed me that the door knob sockets throughout the house haven't been adjusted for movement, etc. He is the only one of the three that told us we DID NOT need work done. He said that his company is built on reputation and at the end of the day there will be work... he doesn't need to sell me services I don't need. He stated that we might need work done farther down the road, but we are completely fine for the time being. I felt so confident after our appointment that he was the expert that we needed to talk with. He was honest and real. We recently moved into a house built in the late '80s. After a few months we noticed cracks in our walls and were concerned that we might have foundation problems. We scheduled two foundation inspections. The first inspector recommended over $15,000 of work. Then we had a visit from Dawson's inspector, Todd. Todd probably spent 25 minutes answering my questions and explaining Dawson's preferred method of fixing foundation problems. After examining the house, he concluded that the only part of the house that needs repair is a small area already covered under warranty from a previous foundation company. Pleasantly Surprised!! After my neighbors had their old house foundation broken up by a backhoe, and intense vibrations were felt, my new flagstone patio cracked - completely, and badly. From here i spoke to my girlfriend, knowledgeable in real estate for twenty plus years, she says, "well good luck, and if you do call a foundation company to come out, they will always find something"! I call Dawson, after speaking with the Cherie, who, took the time to explain a few things to me, informed me, and think about it, that if any damage would or does occur, you might not see it for a year to two years, hence "Foundation." I got it. We schedule a visit, possibly to evaluate the Elevation Levels. A "Marker". Over time, you'll have something to go by. Not having high expectations at this point, Mr. Dawson himself comes out, inspects the interior of my home and upon examination of the exterior, he says, "this house is in perfect condition"!!!! "If there is anything you should be concerned about, its the big oak tree in your front yard". he also took his time and explained different types of soils, through out Houston and surrounding areas. Getting the news that those cracks in your walls means a costly foundation repair is pretty scary. We chose Dawson based on their reviews, their process and their warranty. It wasn't cheap, but it sure was a relief getting the problem taken care of before it got worse. We had the benefit of learning from my brother in law's experience who let his foundation go until it was a major repair. From our research, their method is the most reliable and the best long term solution and their warranty does get rave reviews. Our repair was completed about a year and a half ago and it did remedy the issues we were having on the one side of our house. One of the window cracks closed up on its own after the repair was done and the other cracks have not continued to grow. The surveyor that came out to do the pre-job inspection was very friendly, answering all of our many questions and explaining the whole process. Everything from the scheduling to the repairs went smoothly and quickly for us. Dawson finished each phase in a day or two and even repaired the rainbow gravel in front that they had to break up. Highly recommend using this company over some of the others out there who might save you a few bucks, but who use methods that don't hold up over time. read more

When I told them I needed to see someone on a Friday afternoon they said would be a month or more before they could schedule someone to come see me as they only had one person in my area. Told them thank you but it is pretty obvious you don't need my business. I rarely give a bad review but felt like I was just a number that they could put to the back of the line. Mr. Dawson came out and explained so many things that the other companies did not even mention. We know/knew next to nothing about foundation repair. It's not like you can see what exactly is going on under you house you just have to trust the guy doing the work, similar to a mechanic; and hope when you drive off the car runs properly and they did what they said they did. Based on the other Yelp reviews and meeting with Mr. Dawson I TRUST his work. We plan to use him but there's a 4 month wait. I would rather wait and feel confident that the job will be done right with a company that has done quality work for decades and has integrity. Yes, they cost a little more than the other companies, but when your spending thousands of dollars on a repair to your home of this magnitude I would rather wait a couple extra months and pay a little more. I called Dawson Foundation Repair because of some windows that would not align at the bottom when shut. It was so crooked that I couldn't lock the windows. It has been years since foundation work was done on this house and I thought things might be shifting. Martin Dawson came out and checked the interior and exterior of the house. He told me that he did not see any issues that might be a result of problems with the foundation, but there is a gap on one side of the windows outside where the brick is pulling away. This has happened recently. He suggested that I call a contractor to look at this to see about caulking it. My contractor came over today and agreed that it doesn't look like a foundation problem. He thinks it is an issue with what he called "a bubble gum repair" on the brick done by the person who flipped the house years ago that has finally given way. He also found that the windows not aligning was due to trash getting in the spring mechanism. I appreciate Mr. Dawson't honesty and pointing me in the right direction. He also gave me tips on what do to prevent the foundation from shifting. I will definitely call him if I ever do need foundation work done and can highly recommend his company to anyone who does. read more

On Wednesday Feb 12th, 2014 I was having Surgery due to an miscarriage, Dawson Foundation, called my husband that morning to see if they could come out to our home to finish up repairs STILL not done from Sept 2013. MY husband told them we where not available this week due to family issues, and told my husband they would call back another time, THIS IS NOT WHAT THEY DID, Instead they sent a Hispanic man to our residence, while I was in surgery, they sent him in an UNMARKED vehicle, no uniform, no means of Identification, to my house to do maintenance, I had a babysitter for my three small children at home, and my sitter along with my children where so scared they didn't answer the door, then this man left me a voice message on my cell, claiming he was called by the receptionist of Dawson, after We told them we where in surgery, and would deal this this matter at a later time, (Dawson) told him to head to our house to take care of the problem today! Now how do you explain to an ADULT who get paid to work as a voice for the customer to the client, that if a customer is UNABLE TO BE AT THE HOME AND REQUESTS A DIFFERENT DATE TO WORK ON THEIR HOME, why would you send someone out to their home that day???!!!!!! MY husband I just got the worst news handed to us that our fourth child had Died, and that I needed to have emergency surgery and time to recoup, and you filled my WORST DAY OF MY LIFE LOSING A CHILD WITH THIS CRAP OF NONSENSE AND PHONE TAG!!!!!! all because you all cant do your jobs right!!!!!!!!!!!!!!!!!!!!!!!! Mr. Dawson has been very thorough and considerate. I was very satisfied with his recommendations which were thoughtful and actually made sense. I accepted his recommendations with the knowledge that he has been around for a long time and knows what he is talking about. I had the first phase done (digging the holes for the piers and pouring the concrete) recently. Not only is Mr. Dawson outstanding but his field manager, Francisco Torres, was just as great. We have a situation where our garage foundation appears to have sunk lower than our driveway on one side, and this has resulted in water intrusion into the garage when it rains. An inspector for a local foundation company came out and inspected our garage foundation. The inspector advised that we needed to raise the garage 4 inches to resolve the issue. My wife and I decided to get a second opinion. Ed Thomas of Dawson Foundation Repair came out today and did a thorough and exhaustive inspection of our garage foundation. Where the previous inspector had just relied on a visual inspection, Ed Thomas used various instruments and tools to measure elevations and levelness among other variables. After he concluded our inspection, Ed advised us that our foundation was fine and not in need of any repairs at all. Our problem was not that our garage had settled, but that the corner of our driveway had been pushed upward by tree roots. Raising the garage slab would not solve the problem. We are very thankful that Ed Dawson was so thorough and complete with his inspection. His professionalism as well as his honesty was refreshing. I purchased a home with previous repairs performed by Dawson Foundation Repair (DFR), and paid for by previous homeowner. Transferring the foundation warranty from DFR has been a complete nightmare!!! First, calling the office I spoke with Jamie and she is not customer friendly. I am being run through a little sneaky red tape to get this transfer completed. I have hired an engineer to perform an assessment of the foundation, in addition to having a hydrostatic test performed and my property and foundation is still sound since the repair performed in 2012, but getting the warranty transferred is a challenge. There is more negative to share, be cautious as information does not get relayed to you as the owner of the property, I learned Jamie spoke with someone about my property who has NO OWNERSHIP and created a problem, so please be cautious when doing business with DFR, confidentiality is apparently not a strong suit, from my experience. It has been recommended I may need to hire an attorney, as this is apparently a known practice of DFR to release information about someone's property who is not the legal owner and in addition make people jump through hoops to get warranty paperwork transferred...weird how the paperwork for a property is attached to a person and not the physical address. Previous owner no longer owns the property but has the warranty right...sketchy read more

My husband and I have had Dawson out 3 different times to level our house, all having different issues starting in 1987 again in 1994 and finally in late 2014. Eight years ago, after a lot of interviewing, researching and pondering, we decided to go with Dawson Foundation for a huge project that necessitated us to move out of the house. They were the best professionals in the field, starting with Mr. Dawson, his associates and all the crews. We had a major problem a couple of months ago, because our slab was in poor condition. Mr. Dawson came in again, and was extremely fair and accomodating. His associates, Richard Morant and David Mayer are true gentlemen, very professional and knowledgeable. The crews are fantastic, they know what they are doing, they are very responsive and responsible. I cannot say that I enjoyed having them over because of the nature of their work, but I doubt there is a better way to go about it than what they have done. Do not look elsewhere. I cannot recommend them enough. They work with Accurate Plumbing and Chip (the owner) is also a gentleman. Those people know what they are doing and they do it well and no corners cut!
