In renovating our 1940 shotgun house (pier and beam) in East Downtown, we reached out to a total of 7 foundation companies. After on-site visits by 6 of them the decision was made to go with Bonilla. This was based on the feeling that their estimate was not only one of the most affordable, but what they told us was genuine. It wasn't the cheapest but no where near the high bids we received. In regards to the actual work we couldn't be happier. There was some miscommunication on my part with the verbiage of the contract. I thought the house would be 2 blocks high but in reality it was recommended to be 2 additional blocks meaning 3 blocks total. When I saw this I spoke to Mr. Bonilla he gave me his professional opinion that 3 blocks was best. He did give us the option to go down but we felt his recommendation was professional and honest. This was also because Bonilla could have easily replaced many of the old beams that cosmetically weren't pretty. We had it in our budget but he explained how the old wood beams even if a bit ugly with minor damage were better in quality than the replacement beams that are available now. We highly recommend Bonilla Foundation for their professionalism and honesty. Oh, one last thing. Bonilla came HIGHLY recommended from one of their competitors, All Texas Foundation Repair. Bonilla came by to inspect my house because I was concerned about the foundation after a very dry summer. He was very knowledgeable and took some measurements. He showed the analysis and just recommended watering the lawn a bit more. He was very honest and explained everything including why some parts were higher or lower than others. Checked our house - exterior seams, inside door hang and closure, checked the inside surface at a dozen points with a computerized level. We needed extensive foundation work done to our home in SW Houston. The slab had never been repaired since the neighborhood was built back in the '60s. Let me lay the foundation of our understanding of this type of work for you first. My husband is extremely particular about how he wants house repair work done. He's an architect with structural engineering skills and he can be, well, a very difficult client to please. Plus, we both know a thing or two about building stuff. We must have interviewed about six different companies before we selected Bonilla. Everyone told us something completely different from each other with fluctuating bids ranging from $8K to $37K. One of the larger and more established companies came in with the highest bid and told us some of the craziest stuff -- like trying to put a pier in the middle of the room where we didn't even have any beams running. I don't need an engineering degree to know that is wrong. We settled on this company because we liked how Mr. Bonilla described our problems and he came across as very straightforward and honest. The cost seemed fair and was about in the middle of all of the bids. My husband also preferred the type of piers they used. Our problems were extensive and they managed to get everything back in alignment nearly perfectly. Given the extensive work they needed to do within our interior, I would have expected them to make a mess, but they really kept it to a minimum and were very neat and tidy. They did top quality work when sealing up the breaks they needed to make in the slab -- using rebar, 4+ in of concrete, and plastic underneath it all to ensure their is no seepage of groundwater. I cannot even express how happy I have been with their work. From start to finish, the entire team has been nothing but 100% professional. I was very impressed with the whole process of having my foundation adjusted. The owner of the company, who gave us the estimate, was very professional and knowledgeable. When the work started, the crew, all very respectful and nice, showed up on time and worked a full day each day. They finished the job a half day sooner than anticipated and did a good job of cleaning up the inevitable mess involved in digging LOTS of dirt from under the house. When some of the dirt washed away from the piling locations after a torrential rain storm Bonilla came out the next day and repacked the locations that lost dirt. They came on time, got right to work, and fixed the major issues the house had. The owner Jose and all of his employees were very respectful and responsive. Mr. Vidal Bonilla is a true professional! I work with a service company and fully understand how important it is to make sure your customers are pleased with the service they receive. First of all, he gave me the best proposal of all five companies I got bids from. His drawing was clean and easy to read with the right amount of detail to fully understand what needed to be done. The other companies didn't compare. Mr. Bonilla made me feel comfortable and answered my many questions with patience and clarity. He has a great website full of information and a very nice lady, Nancy, who answers their phone and schedules appointments. She was very helpful on several occasions. I hired him because he also gave me a very fair price and had won a Super Service Award on Angies List. When I came home each day, the driveway was swept and the yard was as clean and neat as possible during the work. It means a lot to me that they didn't leave a huge mess like they could have. They were very neat and organized the whole time they were there. They even played with my dog and made sure she stayed in the backyard! I really appreciated the fact that Mr. Bonilla and his manager spoke English when they talked in front of me even though Spanish is their first language.
