    Beware Homeowners! If you're reading this review, odds are you've already bought a Castle Rock home and are now wondering if you're alone in your frustration. Fret not; you're part of a growing club of homeowners disgusted with Castle Rock Communities. But let's not focus solely on the negatives. Here's what Castle Rock excels at: - **Blocking emails from unhappy customers:** They excel at this, leaving you feeling unheard and ignored. - **Having a wicked sense of humor:** Claiming on the BBB's website to be one of the best builders in the world gave me a good chuckle. - **Saying no to reasonable requests:** They have a knack for putting up with mediocrity from their employees and subcontractors. In our neighborhood, Castle Rock Communities is probably the most hated builder. On Facebook, Castle Rock homeowners have even considered creating a group for all the Castle Rock haters - it would likely have a lot of followers. **Examples of Their Mediocrity:** - The house right outside my kitchen window just had a downspout added to the rain gutters. The downspout has two different colors, and the brackets attaching it to the brick are a third color. - The soffit on my back patio is cracked, as noted in the home inspection and pointed out to Daniel during our walk-through. He said it would be too much work to replace, so he would have a painter caulk the crack and touch up the paint. It should have been replaced. It was not, nor was it ever caulked and painted. I put in a warranty request after closing, and it was denied. - My blinds were installed the night before closing. In the kitchen, there is tile up part of the window framing, and the blinds do not fit properly once they come in contact with the tile. The morning of the final walk-through, I never thought to pull all the blinds down to make sure they fit and worked properly. Once this was discovered, I put in a warranty request, and it was denied. - My retaining wall had rocks that fell off before I closed. The Castle Rock rep said the developer would fix it. I contacted the developer, and he said no, it is Castle Rock's wall to fix. I reached out to the president of Castle Rock, and they said no, they wouldn't fix it. They have trades in the neighborhood every day; it would have been such an easy fix for them. I ended up hiring a third party to fix the retaining wall. These items are not "major" in the grand scheme of things, but when you purchase a new construction home, you have certain expectations. People purchase a new construction home because they get to choose upgrades, colors, finishes, etc. They also purchase because, in theory, this is the most perfect a home will ever be. No home is perfect, not even a new construction home, but we want it to be as close as possible. In the real estate and construction business, we have the honor and privilege of being a part of most people's biggest investment in their life and one of life's biggest accomplishments, short of marriage and kids. Buying a home is more than a business transaction to customers; it is a major life event. It can be stressful at times, but in the end, it should be a joyous event, not a disappointment. Unfortunately, Castle Rock does not feel the need to provide their customers with reasonable hospitality. With an influx of capital from an investment firm in Japan, they are solely focused on the bottom line, not on doing the right thing for their customers. One can only imagine if they focused on making their customers raving fans, how much more money they would make. But that would require a complete shift in their principals' way of doing business. **Do better, Castle Rock Communities!**

    Ceiling upstairs

    We built with CastleRock in Montgomery and it was a great process until we needed to make a warranty claim. We had been in our home for 6/7 months when water started leaking from our ceiling, onto our handrail, & down to the 1st floor. Turns out when they installed our Ac unit upstairs they failed to install the drip pan correctly so it had been draining out into the walls until finally it made it through our drywall. Castlerock denied any responsibility to repair damages. We have water damage to our ceiling, ceiling on 1st floor and bubbling on the trim due to water sitting and dripping. They sent someone out to "repair it" 2 guys showed up with plaster to cover it up and afterwards we're going to send another guy to paint. They weren't going to even bother to check if there was moisture trapped within the walls. We ended up getting a company to come out and do moisture readings which they did detect also realized some of the insulation was damp. Months later we are still waiting for CastleRock to do right by us. We aren't the only ones that have had our issues dismissed. We have a year warranty on our NEW HOME. Do better! Take care of the people you sold homes to. Their construction manager is very dismissive and flat out told us to go through our homeowners insurance. It's NOT my fault your HVAC guy is incompetent. BEWARE building with this company. Join the neighborhood page and ask the homeowners questions about them versus what they tell you at the building office. Corporate if you would like to reach out to me I would appreciate it speaking to someone above who I have already talked to.

    Back side Cedar post front porch

    While closing date was 6/23/2023, Castlerock is claiming the cracks in the cedar beams are normal and not covered under the builder warranty. The quality of work is poor at best. Please, do not sink you hard earned dollars into a poor investment. I am meeting with another representative tomorrow and will continue to work for proper repairs. Buyers Beware!

    Framing the house 2 days after cancellation.

    We contracted with Castlerock (Sonoma Verde-Rockwall) in Jan 21. We were initially told that the lot we selected was already going to be a spec of the floor plan we liked, so we would just have to pick out selections and it would be a June 21 completion. That is where the lies started. After going back and forth about whether they could put in a 3-car garage, we were in March with absolutely no movement at all on the build. We get an email one day saying "sorry we can't do the 3-car garage". Ok, we suck it up and go with the 2 1/2-car garage. All should have been well. Then the excuses. Dolores Ordaz (our salesperson) would NEVER update us on anything-EVER. If we wanted an update, we had to chase her down or our realtor would. The communication was awful. We were told that completion was moved to Aug, since they tried to get the 3-car garage approved with the city and they resubmitted the permits. I don't know how many times we were told, "We just got the permits back from the city." End of April we finally get scheduled for our pre-construction meeting. We are told by Omar (construction manager) that our slab will be poured in May, then completion six months after that. Now we are at a Nov. completion. We sign a short term lease with our apt to terminate in November. May goes by, then June - no foundation. Dolores blames it on the weather. Those months were unseasonably wet, but other builders in the neighborhood were pouring foundations, working around the weather. Finally, on July 21st, they pour the foundation - 6 months after we signed our contract, which puts us at a Jan 2022 completion. We are told lumber is ordered and framing should start the next week. Guess what? It didn't After months & months of frustration, lies and lack of progress, our realtor reached out to Dolores' supervisor. The only positive thing that came out of this experience is that he gave us the option to terminate the contract and get our earnest $ & upgrade selection deposits returned to us. We decided to terminate the contract. TWO DAYS after we terminated, a truckload of lumber pulls up to the lot and they start framing the house. We knew then that they were just stalling to get us to cancel, because they could turn around and sell it for $100k more than what we contracted at. DO NOT USE THIS BUILDER....I have connected with others in the same neighborhood who are having the same issues; shoddy construction (constantly having to watch the build & point out mistakes), lack of communication, delays & excuses and then problems after they move into their new home. In the end we feel like we dodged a bullet. BUYER BEWARE!

    I really wish I did more research about this shitty builder. They have made a bunch of mistakes with our home and there's an ongoing list. FYI this is for the Austin Round Rock Siena community. There was absolutely no communication when they decided to change the structure of our home. They pretty much did what they want. These are just the very few examples of the outside of our home. Paint job was so bad. I can't believe they think that this is even acceptable. There's paint splatters everywhere and they didn't even bother to clean up. Random gaps and holes everywhere! All the caulking is cracked and unfinished inside and outside. Our garage was installed and it wasn't even the right one we chose. Bathroom mirror frames wrong color when we paid extra $$$ for the upgrades. I called to set up internet and cable service and they accidentally bricked up the access so now they have to come back and knock down that part of the wall. Please do yourself a favor and don't waste your time and money with them. This is our first home and I want to cry from this experience. We have the blue tapes everywhere throughout the house for them to come back and fix. I wish we went with a different builder.

I'm glad to be out of the warranty processing them! Their vp Greg Varney is a piece of work, as are the rest of their staff and field managers. In 2 years, we cycled through 4 different contractors with this company. The company also has a "luxury" (LoL) line by the name of Mercury Homes. BUYER BEWARE!!!

As a licensed real estate agent with over 10 years of experience, I have seen a lot -- but the lack of accountability, integrity, and basic customer service from this builder is absolutely unacceptable. At the 11-month mark of our home warranty, we discovered over 40 feet of two linear stairstepping cracks in the bricks and brick mortar along the back and right side of our home -- clear warning signs of structural movement. We submitted a warranty repair request in November 2024 and waited for a response. Instead of sending out a qualified structural engineer to evaluate the issue (as any reputable builder would), it was only after I emailed corporate did they finally send out a "technician" who took measurements of the level of the floors inside. In the meantime, I personally had three highly reputable foundation companies inspect the home. Each confirmed that the cracks are not just cosmetic, but indicate a serious structural issue that requires support piers -- not to mention the high cost to simply patch and repaint the damaged brick. In April 2025, Brightland had the nerve to send a generic letter brushing this off as "normal" -- normal?! Nothing about 40+ feet of two rows of stair-step cracking in the brick of a new home is normal. It's a major red flag and should have been addressed properly. This repair is going to be extremely expensive -- and it's an issue that NO homeowner should have to deal with in a brand new build. Brightland's refusal to take responsibility is absolutely disgraceful. As a licensed real estate agent, I now have a duty to disclose this experience to potential buyers, colleagues, brokerages, and clients. I will absolutely make sure others are aware of what Brightland Home Builders did -- or rather, what they failed to do. If you're considering buying from Brightland, think twice. They do not stand behind their homes or their warranty, and when real problems arise, they vanish behind generic letters and excuses. This experience has been a nightmare, and I wouldn't wish it on anyone. Brightland should be ashamed.

The concerns involving our family's home relate to underlying construction and system performance issues that were not visible to a homeowner during the warranty period and developed over time as a result of those conditions. These are not routine homeowner maintenance matters. Texas law provides protections beyond a builder's written warranty, including implied warranties that a home is constructed in a good and workmanlike manner and is suitable for habitation. Construction defect claims may be pursued within the applicable statutory timeframes, as many defects only become apparent after systems have operated over time. Our home remains within that legal timeframe. Since discovering the extent of the issues, we have worked cooperatively by allowing multiple inspections, providing extensive documentation and independent testing, and following professional recommendations. Based on professional findings, our home was ultimately deemed uninhabitable due to construction-related environmental conditions, and our family was forced to relocate. While certain repair options were proposed, they did not address the full scope or root causes identified by independent professionals, which is why they were not accepted. Original review: We purchased an inventory David Weekley home in 2020 and, over time, uncovered extensive construction, HVAC, ventilation, and building-envelope issues that were far beyond cosmetic. Documented issues in our home included: * A roof vent pipe that was not properly connected or sealed, allowing warm, humid air to discharge directly into the attic instead of venting outdoors. * Improperly installed and inadequately insulated attic ductwork, including ducts disconnected from collars, heavily sweating, and contributing to widespread condensation and moisture throughout the home. * Severe microbial growth inside the HVAC system, including the supply plenum. These findings were documented during an earlier HVAC visit but were not disclosed to us at the time; we only learned of them after hiring an independent mold inspector, at which point we stopped allowing further builder access. * Visible mold and moisture damage in multiple areas, including closets, door frames, behind bathtubs, and inside wall cavities. * Condensation and mold inside recessed lights, vents, and ceiling fixtures across multiple rooms. * Construction photos indicating significant foundation-related concerns that were never disclosed. * Severe exterior drainage issues that persisted despite the installation of multiple drains and have resulted in fence deterioration. * Thermo-ply sheathing in the attic that is bowed, rippled, and in some areas detaching. * Ducts that had fully separated from insulation and were profusely sweating onto ceilings. * All three attic access doors lacked proper insulation, allowing hot, humid attic air to contact cooler interior surfaces, leading to mold growth around the openings. * Extensive building-envelope failures throughout the home. Nearly every exterior door has noticeable drafts, moisture intrusion, and signs of mold. * Significant air leaks along exterior walls, including behind the refrigerator, inside electrical outlets, and where cabinetry and the bathtub meet in the primary bathroom. Borescope inspection revealed rodent droppings in these areas, indicating exterior entry points. * A certified mold detection dog alerted in every bathroom and shower. * The primary shower has severe drainage problems due to improper slope, uneven tile installation, and shallow grout. * Horizontal cracking in the tile of an upstairs shower. * The primary shower door is pulling out of the tile for the second time. It was originally installed into tile using drywall anchors with no stud behind it. Even after bracing was added following a prior failure, the door is again pulling loose. * Cracks in the primary shower wall where grout was never installed and silicone was used instead. These conditions were documented through photographs, independent inspections, HVAC diagnostics, and a third-party mold remediation protocol. Beyond the physical damage, this situation displaced our family for an extended period and created significant instability. The emotional and mental toll on our family has been overwhelming. We followed the required warranty and inspection processes and provided extensive documentation, yet meaningful resolution has still not occurred. I have also documented this process on social media to provide transparency and help other homeowners understand what we experienced. I would not recommend purchasing a home from this company.

Now very convenience for them the warranty expire after 2.5 years.... So the answer was "it's not our problem". Our neighbor was luckier because the same thing happened to her but when she had only been living in that house for 1.5 years, so the warranty cover all the expenses. DON'T BUY A HOUSE WITH THEM!!!!

This has been our life everyday for last 2 weeks. If you dispute anything after the purchase or notice something needs fixing tough luck with this builder they will threaten your home warranty and blame your inspector. STAY AWAY they offer a custom home look and feel but handle their business like a mass production builder with no care for residents of the neighborhood who already bought.

    I will be submitting negative reviews to Yelp and Google telling people not to purchase Coventry…read morehomes. I have a one yr warranty. Every time I call for an issue, I get "mansplaning" instead of fixing the issue. Last person from warranty company came out and told me that " i have a spec home and should expect some issues. custom home would have resolved any issue". For instance, there were two snakes, Frogs, mouse in my garage that came in through the wide gap in door. I was told to get an exterminator. I have an exterminator who comes out monthly. I paid a lot of money for this house, I should not have to run to my car or look around for varmits. I am a single disabled female veteran. I moved into my house June 4th. Home was purchased April 12, 3004. Lo and behold my first water bill was over $1200 for April 17 to May 15. I wasn't even in the state until June 4th. I recieved a bunch of explanations. No resolution, so I paid the bill. The breaker to my dryer kept tripping. Electrical manager told me to contact lowes, as they sold me the dryer. Lowes rep came out twice no problem found. I found that the breaker to the dryer was hooked up to insufficient amps to manage the load when dryer was use. Panel was mismarked, therefore, lead should have been associated with breaker above. I found this issue and called it in once again. Electrical contractor finally came out to resolve the issue. Haven't had an issue since then. The sink stoppers were smeared calcified when I moved in. I was promised that someone would come in to clean or possibly replace all four. It's been four months now, no resolution. I clean, scrub, stoppers remain the same. I contacted channel 13 about the water bill , they came out for an interview. It hasn't been aired as yet. I am very dissatisfied with my purchase. I wish I went with another builder in another development.
