We lived at 214 W 17th St apartments for a year and overall had a great experience (aside from a few annoyances, but I'll get there in a moment).
PROS: great location (prob the best in the Heights IMO), easy to get in and out of parking lot due to being a small complex, updated interiors, clean/well-kept grounds, fast maintenance repairs (we hardly needed any but when we did it was quick and efficient), small staff gives it a family feel and it's easy to get in contact with management and get issues resolved or questions answered very quickly, we got our deposit back (usually apartments make it the most random fees to try and take at least a portion of your deposit, this was not the case with LightHill, we received ours back in full), there's two empty lots right next door to the apartment complex- great for waking your dog and letting them off the leash, you get one gated parking spot
CONS:
1. The crime in the area- this is Houston and it's not anything new, but my husband's truck was broken into the second night we moved in. He didn't have a reserved parking spot (so he parked on the street) and had a few things in his truck that were visible due to moving and they broke in and stole everything while causing expensive damage to his vehicle, several resident's tail gates were stolen that also parked on the street, and my husband's spare tire was cut out from under his truck a few months later (which he didn't figure out until he had a flat out in Beaumont, Tx)... So street parkers beware
2. The floors are super thin. We lived downstairs and anyone could expect apartment noise being the downstairs neighbor... But our lovely upstairs neighbors had the most bizarre schedules that we couldn't ever figure out. They were up anywhere from 10pm-5am vacuuming (yes vacuuming the hard wood floors over our bed), dropping things on the hardwood floors, doing laundry, repeatedly opening and closing drawers over our bedroom, stomping back and forth back and forth (most of the time wearing heavy boots or heels), rolling on an office chair (we guess) on the hardwood floor over our bed, and of course a little 3am nookie that never failed to wake us up. The fact that it was during those hours on week nights made it impossible to get any rest. We wrote them a note a few weeks after moving in and it got a little better for a few months, but then they were back to their obnoxious middle of the night noises again. So, the only advice I can offer is if you are planning on being a downstairs neighbor, maybe check out your upstairs neighbors first and see what they do for a living
3. The size- it's small. It's an older apartment complex in the heights though, you can't expect anything else. And honestly all the pro's outweigh this at any rate.
Overall, we liked living there and would do it again if needed. Hope this helps! read more
