We toured extensively and even spend the night with our friends that live here. Didn't work out. It's because of what happened with our friends about 2 weeks later, won't be too specific so as not to get any individuals who work for this building or our friends, in trouble. It was a huge melodrama mainly around money, which I tried to help resolve, and directly due to that, we ended up not moving in here. I don't want to get accused of defamation or get into an argument like some of the other people who wrote bad reviews did, but I will say that the good reviews don't seem very legitimate. It's still an absolutely beautiful place which is white made it to our top 5 but I do have issues with the company and the fees they charge. I'd have at least given 3 stars for the amazing luxuriousness here but knowing that hostile responses can be easily forthcoming from this company, I'll pre-empt that by taking off another star. Shady.

He told me that any excessive noise is warranted of a call (I was placing my weights on the floor between lifting sets- no jumping, no throwing, etc) Since the gym has been closed since March, the solution offered to me was to carry all my equipment OUTSIDE IN THE TEXAS SUMMER and get my workout in outside. I've had a police officer to show up at my door because of music or my tv. If you know me, you know I'm no afeel targeted and harassed. It's honestly a shame since these people will drive away other tenants. You've got lots of options in Houston- pick elsewhere. Our neighbors have since moved out, however I still wouldn't recommend living here. We lose water, power or wifi at least once a month related to a "block outage." The elevators go down often. Aside from location, I can't see a reason to pick here over many other locations.

Five minutes before the appointment, the leasing rep called to say an earlier visitor had arrived late (30 mins late) and asked us to wait "about 15 minutes" in the lobby. We agreed and arrived promptly. Unfortunately, after waiting until 4:15 p.m.--with no sign of the rep and no response to our call--I had to leave. The representative called back roughly at 4:30 p.m. with an apology, but by then our afternoon plans were disrupted and the opportunity to see the community was gone. I emailed management that evening to explain what happened and to give them a chance to address the issue. More than a week later, I have received no reply whatsoever. The combination of: -poor appointment prioritization (on-time visitors were bumped for someone who was 30 minutes late), -lack of real-time updates while I waited, and -complete radio silence after I submitted a detailed complaint speaks volumes about the property's customer service. If this is how prospective residents are treated, I can only imagine how existing tenants fare when something goes wrong. I ended up looking elsewhere. Disappointing experience all around.

Within a month, the elevator in my building also went down which made my son's move-out (moved with me temporarily while waiting for college apartment) extremely difficult as we live on the 3rd floor and had to navigate carrying all of his furniture down several stairwells. Almost a month later, and that elevator is still down. I have submitted 5 work orders in less than a month. The AC keeps going out. The 1st time it was "fixed", a leak in the utility closet where the vent is located leaked profusely, soaking all item contained within and damaging the floor and trim. Less than 2 weeks later, I come home to no AC again. On top of that, my AC bill was over $420 as the AC runs continuously to try to maintain a temperature of 82-84 (and that's the cool part of the apartment). I chose this property for the location, size of the apartment and because it looked nice; however, there are many other properties. Edit: The maintenance team is very responsive and I see them always working hard, so I don't knock them. You can tell that the maintenance supervisor, Kendall, and Emo truly care about the residents satisfaction. I was told that a new AC unit would be installed soon, so will update thereafter.

If I had known how bad the cockroach issue was on the 8th floor then I would not have rented at Pearl Marketplace. No matter how much pest control the building does, the cockroaches are still getting in and there are dead and alive roaches constantly in my apartment. I pay north of 2k per month in exchange for this experience. I assumed that, considering the problem, Morgan Group and Pearl would allow me to leave the building. But, no. They have required me to pay an early termination fee of ~4k plus 2 months of rent in order to end the lease, even though the reason I am leaving is becauses of the cockroaches. It will cost a total of 10K to get out of this situation with these awful pests. I am a very reasonable person and I thought that the way Pearl Marketplace and Morgan Group dealt with it was both unreasonable and predatory. I even offered to pay the early termination fee as long as they would allow me to vacate the premises immediately, but they said that I have to continue paying the next 2 months of rent. I have a great job and this is exorbitant for me. It feels like legal theft and I would hate for this situation to happen to someone more financially vulnerable. Here are some pictures of the cockroach I just came home to tonight in case anyone cares. It happens constantly. I have a new friend every week. DO NOT RENT 863 unless you want cockroaches crawling all over your things. I want to alert the person coming behind me to BEWARE and hopefully avoid this situation. TLDR: Building wants 10k, which includes 60 days of rent to live in a cockroach infested apartment. They are in violation of the lease, but are still behaving in an unreasonable way and charging me fees that would bankrupt the average person. *After I publish this update, the building will very likely respond with a generic HR comment underneath in order to appear as if the issue is being addressed and that they are doing the ethical thing, but then they will insist on the money and request that Yelp delete the pictures of the cockroaches so that no potential leasers doing their due diligence can not see.
