I moved into these apartments in Jan 2022. I like it here and just renewed my lease for another term. Even though there is alot of new construction nearby, all simular rental units, with comparable prices, we decided to stay here. 2023 moving is expensive, it's 100 degrees outside, and inflation is high on renewals, and don't want to deal with that. Our lease renewal rate was reasonable, so we decided to stay. I see very outdated ratings on Stonewood, which are irrelevant, in my opinion. Here's what I think. I find the apartments as quiet, clean, and a decent basic place to live in the city. Maintenance is great & responds quickly. The property, for it's age, is in pretty good shape, units interior is small, basic, no granite, painted beige and white, basic black appliances, overall in and outside of property is fine. The porter picks up trash, and regulary empties the dog poo cans. YEAH! I like being around responsible pet parents, which is a big deal to me. Nobody wants to smell 100+ degrees of poo! Stonewood's maintenance guys keep that cleaned up and tidy. Lawn service is regular, and does good job keeping the property groomed. The sprinklers come on regularly, and that keeps the plantings lush. The courtyard is pretty, and quite clean. The pool is small, and has needed some serious TLC, and apparently they are still struggling getting the pool properly repaired, cleaned, and properly serviced. That pool issue is reflective in my star rating above. The pool is the most important amenity to me. I will keep complaining, and the PM will eventually fix it. I would say the pool furniture needs some TLC, as well, mainly getting the webbing replaced. The Amazon boxes are great and I really appreciate that my orders are secured. The mailbox room is locked and gated, another secured area. We do have gate access, which is great. The apartments do not have security cameras, and just like in any place in Houston or metro city, you gotta lock, secure, and put your stuff out of sight, and be aware of what's around you. The gym is small, basic, but it free, and if its raining, the gym is fine. My neighbors, that do chat with me, are nice and I have enjoyed conversations around the pool or when they walked their pets. My neighbors above are pretty quiet, and work & sleep same hours that I do, so I am so grateful for that. It's really quiet at night. Once in a while I hear the train next door, but it's nothing unsettling. Bonus is location, close to fun stuff, food, bars, downtown. Commuting location wise is great, as you have a few different freeways to jump on/off, very close by, and that is worth every $. Bayou trail is across the street, bike or walk, and Memorial Park is a really close drive or bike. Overall, I enjoy living here. read more

This is the worst by far place I have ever lived. Courtney Allen is the worst apartment manager I have ever dealt with! -horrible communication: as a resident get used to them never picking up the phone, having to leave voicemails which they don't return, emails are responded to when they feel like it I guess, it takes forever to get a response. They implemented a new resident portal system in the middle of the month, gave residents less than 2 weeks notice, and said they MIGHT have the system up in time to pay rent, but encouraged us to do a check or money order to make sure rent was paid. Had the worst communication with that roll out. Roaches: my particular unit had a roach infestation that I asked for them to get pest control to help multiple times. I asked for a more thorough control after I witnessed someone come in, do 2 quick sprays in kitchen and bathroom, and tried to leave after less than a minute of being there. I then had someone come out the next time, who did more digging and found that there were openings in my apartment that the roaches were coming in through. Behind the fridge and stove, there were cracks and tons of casings of roaches were found. He found cracks under the bathroom sink and in baseboards. He encouraged me to get the apartment maintenance to help seal these cracks. So I called Courtney the manger to see what could be done to get assistance with the roach problem and I told her what the pest guy said. She replied, "that's interesting because the roaches come through the pipes." Why have pest control if you aren't going to follow their advise and instead come up with your own opinion? Courtney are you a certified pest control employee? Roaches made living here absolutely awful. I asked multiple times to be placed on a consistent pest schedule and was never given that. I had to put in a request every single time. I was killing up to 10 roaches a day, even with constant cleaning and keeping everything in sealed plastic bags. So disappointing to have to live like that and get little help. When I did my written intent not to renew my lease, I got an email from the office saying that I'd been a great resident and what could they do to keep me. I told them I wasn't renewing because I hadn't received hardly any support with this roach issue. I never got any response back. Appliances: so cheap, so old. The Frigidaire label on my fridge fell off and I noticed it had been previously taped on. Stovetop was so cheap. My faucet handle literally fell right off. Constantly put in maintenance requests including AC issues. The drier was so old and worn every time I dried clothes I had to run it twice just to get my clothes dry. Move out: they charged me 100$ and took my deposit saying there was an odor that smelled like cigarette smoke. I am 8 months pregnant moving out and lived alone in this unit with my dog. The downstairs neighbor frequently smoked weed and stuff, and I got blamed and charged even though I've been pregnant 75% of the time I've lived there. I called to dispute the issue and was told by Michaela that she would remove the charge and would send me an updated statement. Then, when I called back, I was told her manger was going to give a second opinion. I asked her then why did you tell me you would remove it, she said things have changed and that's it. I never heard anything back from anyone and they took my deposit. Who does business like that? Literally the worst management ever. I paid $1475 a month to live in a tiny apartment with all of these issues. The only thing this apartment has going for it is the location and being a decently quiet community. I would never recommend this property to someone given the current state of management. They are in it for business and couldn't care less about their residents. If you decide to live here, you're just another rent payment to them. read more

This place really is about as good as it's going to get for this area of town in the price range. In the high $1400s to low $1600s range you can get a two bedroom apartment. This was expensive for my family, but it was worth it because my commute disappeared. Before, I lived in an apartment on the west side of Houston that was slightly cheaper, much newer, but louder, with more tenant problems, and a 30+ minute commute each way to work. The savings in gasoline, tolls, and time were well worth the increase in rent. I really wish I had discovered this community when I first moved to Houston because it changed how I experienced Houston. The Heights, certainly this area of the greater Heights, is actually far less crowded, more peaceful, and with far less traffic than the west side of Houston or even the suburbs in that direction. That was the biggest surprise; just how peaceful TC Jester is. Because the Heights were designed with an old school grid of large boulevards that are often one way, traffic flows much better...plus you are surrounded by I-10, I-610, and I-45 which suck up a lot of traffic. The apartment complex has a clientele that is also higher class than what I was used to in Houston. The tenants are fairly quiet, I barely heard one boom box car, and tellingly, the number of ridiculous muscle cars and excessive mega pick up trucks was low. Call me conceited (or being real), but if you see a lot of these types of vehicles in the parking lot of an apartment complex, get ready for noise and trashy people. The complex is tucked away, with an overgrown creek and quiet rail yard on two sides. I was within sight of the rail yard, and while you can hear some train noise, horns are essentially banned and the yard is quiet. Due to its location, it was blessedly quiet when it comes to car noise. The manager is outstanding, down to Earth, and really tries to solve problems. The maintenance staff went out of their way to fix many small and big problems in my unit without complaining. The only negative is that the units are old and somewhat cramped. By old, I mean single pane windows and no granite counter tops. The units are well maintained, and if you find problems and know construction, you can easily work with management to fix any problems. The buildings are typical wood construction, with the upside being that they are clad in brick. That being said, get ready to hear your neighbors if they are noisy or stomp....but that's going to happen in 90% of apartment rentals in the US which are typically made of wood. In my case, I had no problems with noisy neighbors at Stonewood...it was blessedly quiet. If you do want real quiet, especially from upstairs neighbors, you need to live in a concrete structure which is only found in high rises. You want concrete...get a condo or a $2000+ unit. Or, for wood rentals, be sure to always get top floor. Anyway, I really liked this place, liked the location, and really liked the quiet. Hopefully you discover it too and it improves your quality of life like it improved mine. read more

Moved in a year ago. Great location. Affordable (for the heights). It's secluded and peaceful. I never hear much racket or the train yard near by. Management is great and personable. The place is also clean and well kept. The free meal once a month is awesome too. I would definitely stay if I didn't get a new job. The only issues I had was that the gym was tiny and whenever I tried to go after 4, I wasn't able to do much except use a cardio machine. Luckily the heights hike and bike trail is right next to the complex. The other problem is parking. If you live on the north side you are going to have issues if you get home after 8. You will have to park far away in guest parking. A few residents have annoyingly taken up parking in fire lanes because of this. They don't get towed or ticketed either. Just make the hike! It's not that hard! I'm going to miss this place. read more

Great place to live if you like a secluded friendly neighborhood feel. The apartments are right next to a train station so you do hear the drains clanking around and the occasional whistle blown, but I have not heard any loud noises after 8pm. The location is convenient with a Kroger right up the street, and I10/610 access 5 minutes away. Although T C Jester can get backed up due to construction. The gym is just okay, tried to use it and they were missing some of the weights. We were told that folks will steal them. There is a LA Fitness 10 minutes away at I10 and 610 intersection. If you enjoy running there is the bayou 5 minutes walk up the street. If you want to get to Memorial park from here, it is a bit of a ride with intersections. Not impossible, but not exactly convenient with crossing some busy intersections. All and all a very nice place to live. The prices are good and the people are friendly. Management is also doing an excellent job, very responsive, friendly, and helpful. read more

I am dying for my lease to be over. Nothing much apart from the apartments being tucked away, the walls are paper thin and my upstairs neighbor is driving me nuts stomping. Nothing has changed with several complaints, even directly to the neighbor. I wonder if it is any better if you live on the top floor. Low quality appliances and cheap counter tops etc. read more

I loved living here. You definitely pay heights prices and the management is about as unresponsive as you'd expect at any big complex. But I didn't have bugs, I felt safe and any issues I had were resolved before too terribly long. Great location too. read more

Everything is good here, except the early morning noise from neighbors, all kinds of, the wall is not at all sound-proof, I'm still living here, and working with leasing office and neighbors about noise issue for 3-4 already, and still working on it. Maybe living on the top floor is better! read more
