5 STARS ALL AROUND! I've lived here for 5+ years and has been a great experience. Walking distance to everything! Kelesia (manager on site) is incredibly genuine and does a great job. The staff here is really good about sending out emails every time you get a package delivered which is really convenient. Roberto and Miguel (maintenance guys) are super responsive and fix anything incredibly fast. Rent is on par with the competition in the area, not the cheapest nor the most expensive, but you get what you pay for. I love that the apartment is only ~125ish units, easy parking and not a crazy long walk to your apt like at a lot of the bigger complexes. Pool area is very nice and well maintained. It can get busy during the summer months, but never too bad. read more

If you are considering moving here, DO NOT DO IT! Problem after problem. There is BLACK MOLD eating through the walls of most apartments. I have asked for the mold to be removed 3 times, they just come and cover it. There are ROACHES, huge ones that will crawl from your drain and scare you in the shower. The washers and driers are older than me and barely wash or dry your clothes, they wont replace that either, the tile in the bathroom shower are falling out of the wall, also covered in BLACK MOLD but no one cares about that. I have have asked to move but instead of finding a place for me to move within their HUGE network of properties, the Morgan Group people have denied that and just continue to send MX to cover the visible mold. Living here is a nightmare and only adds to my anxiety. OHH yea ! also, we are right by downtown and NONE of the garage cameras work they have been broken for more than 6months , someone's car is broken into on the daily basis and the office does nothing about it, ever. Mine was broken into along with several others. Signing this lease has actually been my worst decision in life thus far. Save yourself!!!!! Me and my husband have been living here for a year a half now and we are very comfortable. The property is at a great location, the gym and the pool and great. We know that we can count with management at any time, they are very responsive and always try to take care of us. During the winter storm last December, they brought a bus to park outside de apartments for 24hrs so people could charge their electronics and have a warm place. They worked hard to get us back water and electricity. read more

WORST APARTMENT IN MIDTOWN! I have been to multiple apartments and this is by far the worst apartment ever. 1. Management- As stated by a member in the office "this is a transitional management property" managers come and go because it is an transitional position for the experience. Managers never follow through with what is being said and they constantly change. 2. Elevator- don't live anywhere but the first or third floor because the elevator is broken AT LEAST once a week. Management doesn't care to address the issue so you will waste time waiting for the elevator to come because it's always broken. They won't replace the motor because of the motor casing being outdated and the housing being a certain size. 3. Service requests- the ceiling has been leaking for MONTHS. I have even stated in service requests that painting over the leak is not a solution to fix it. This same issue has happened over 3 times, and office refuses to address it. 4. NOISE- I understand this is midtown, but be prepared not to sleep Wednesday/Thursday/ Friday/ Saturday/ Sunday due to the noise from Woodrow's and Pub Fiction. 5. Safety- parking garage "gate" that is suppose to protect residents cars is always open. 6. Surrounding areas- homeless people sit outside to drink beer, charge their phone, sleep on, and even use as a restroom! Chevron station next door is very sketchy. Don't walk on the sidewalk next to it when walking to Randall's. 7. Packages-office closes on Sunday so you can't go get your package until the office is open. Upsides- Nice apartment with good size and layout for "affordable" midtown price. Pool area is nice and is lively with young people. read more

Pros: -Amazing location -Management is very responsive and understanding -No roach or bugs at all -Apartments are clean and reliable Cons: -Lots of homeless (common for Midtown anyway) -Can be noisy if you are facing Little Woodrows (however the sound isolation is great in the apartments) I've spent one year at 2222 and it's been a great experience. For the price range, this seems to be the best you can get for Midtown. Ian is the new manager (as of a year or two I believe) and is always very quick to get back to you and extremely helpful with any requests you might have. Aixa and Mai at the front desk are also extremely nice people. I only have good things to say about the team. Whenever I've had maintenance issues like a light going out, or a drying machine breaking, the maintenance team is very efficient and will solve the problem within a day or two normally. I haven't seen a single cockroach or bug in my apartment in the past 12 months and the sound isolation between the neighboring apartments is phenomenal. The complex, gym, pool and parking lot is very well kept and the community is generally very friendly and courteous. If you're looking for a younger-ish community that isn't going to be an annoying frat party at the pool every weekend, this complex strikes a great balance. Yes there are homeless people wandering around outside (like most places in Midtown), but if you avoid the Chevron/Randalls on one side of the complex and do your grocery shopping elsewhere it's really not an issue. My apartment was facing the Midtown Little Woodrows so the complex would get loud on Turtle Race Nights (Thursdays) and the weekends. However the sound isolation in the apartment is extremely good and shouldn't be a huge issue unless you're a very light sleeper and have a unit that faces the bars. Im surprised to see some negative reviews considering I've seen my friends complexes in Midtown and I can say confidently that this is one of the best bargains you will find for the location. read more

I did not get the chance to live at 2222 smith but I had full intention to. I applied and my roomate and I got preapproved, upon preapproval they asked for one months proof of income. As a server this is deposits, bank statements, or a letter from our work. I provided all, and then was asked to prove 6 months of income. After I proved 6 months of income I got an email stating that "as soon as I get the green light from the manager I will send a welcome home letter and lease." Was then notified we did not make enough. I loved the property but am so upset I wasted $200 on an application fee I did not even get a fair chance on, and hope I can get it back. In addition, this was left unresolved before they left for the weekend. read more

These apartments are in a locational sweet spot that can almost make it possible to imagine Houston as a real city. A single block separates the apartments from a Randall's, a Spec's, two pizza places, and at least 5 nightlife places. For downtown-working young professionals, I think this is the best location. Unfortunately, there is more to an apartment than location alone. The staff here are nice and they mean well, but it smiles and promises of future responsiveness don't really fix incompetence. And getting anything done about anything outside of a maintenance request is often a Herculean effort. Infrastructure isn't great, with gates breaking frequently and the elevator on the permanent fritz. Management was content to leave the parking garage security gate and camera system broken and unprotective of tenants' property. It wasn't until a rash of car thefts (including my own, which happened 6 months before I wrote my original review) and attempted breakins occurred that anything was done about it. Nice. My earlier review stands as a great short-term view, and I encourage anyone looking for short-term to consider these apartments. However, if you're thinking more than a year or so, you'd probably be better served looking elsewhere...a lot of the things you rationalize as being temporary, like terrible staff, you realize with another year are actual mainstays. Or, in Microsoft terms, they aren't bugs, they are "features." Amazing location, but thanks to my now-expired second lease, I'll be looking at other options. The bottom line: 5 star location hamstrung by 1 star competence. They charge top dollar here; it would behoove them to provide top service as well. read more

So I have given this review a lot of thought. This is my first apartment so I feel like this was a good trial run for me to look for a better apartment in the future. I've been living here for five months now and I feel like I have a pretty accurate assessment of the apartment. I have based my score off of three criteria I think are very important when picking an apartment: total score is 3 Things that they can't control: 15% Neighborhood Things they can control 35% Neighbors, service, apartment building etc The apartment itself 50% The apartment 3 So the first thing people are wondering is how the apartment is, it is advertised as a luxury apartment but I would not go that far. Before you move in I would make sure to check for these things: cabinets are clean, light bulbs have been replaced, sinks are free of last tenants hair, paint matches wall, and that is well insulated so you do not hear cars driving by very clearly. It's a typical apartment that I would say is more on the lower scale of apartments. My apartment is on the fourth floor and I can hear everything when people walk by. It is not very well insulated and warm air escapes from the apartment in the winter. I've spoken to management about this problem and there does not seem to be a fix. When I moved in I probably spent $200 on cleaning supplies just to clean up from last tenant. The cabinets were covered in dust, as well as the patio was filthy. My sink had paint in it that would not wash away.The apartment painter decided to paint the bottom part of the walls a different color so it looks like a different color than the rest the apartment on every wall. I would make sure to measure for apartment because the one that was advertised online and I signed my lease for was not the same size as the one I got. With many of the rooms, they were either a foot or 6 inches shorter than advertised. The good news is that it did have a study room and a really great view of the city. That bad portion is that it's not very well lit and the fans and lights are a little outdated. Things they can control 3.0 So the reason I give it a 3.0 is that it has a nice gym, it seems that they are trying to update the building, and it is easy to get a hold of the staff/ The guys who fix things are phenomenal. The staff can be a little short tempered but they will take your call. I wouldn't say that they are the best at fixing issues like still getting Mail from last tenant, or telling you when your packages have arrived, have you pay small fees that are not built in to the apartment price, or calling you back when there is an issue. The apartment elevator breaks down a lot so if you can't do stairs this is not the apartment for you. Parking is good but the spaces are a little tight. Please make sure to ask about hidden fees and the hours of operation. You can't get packages on Sunday and most of Saturday Things they can't control: 3 The apartment is located in Midtown. there are a few homeless people around the apartment but they are not aggressive. All you have to do is say no and they're only there one weekend nights. Same thing that you will get in downtown. Whenever a car drives by my apartment like a truck my apartment shakes. I walk to work every day so it's nice to be located close to downtown. I guess the big negatives are that I can hear everything that's happening outside, the apartment shakes, and it smells really bad when it rains. They are finally taking care of the garbage problem at the apartment had, but that was mostly on other tenants. I personally like mid town because it has a lot of places for young people to go but there are also a lot of other apartments that are located closer to those events. With that, the apartment is pretty pricey for what you're getting. I would say it is not worth it if you are trying to find something in the same size in the same location. That being said though I know some people like this apartment complex and the staff can be very friendly. I'm not writing this review two cast doubt on the people that work here or damp in the business, I'm writing it to inform people so they know what they expect. I have been living in this block for a year in a Plan C apartment (1beth 1 bath). It is great for two people. The amenities are one of the bests in Midtown, the pool is usually almost empty even in the weekends and the gym too (I usually go in the afternoons around 6pm). I accepted a fellowship position at MD Anderson Cancer Center, so I am looking to make the move to Houston in the near future. I visited the complex (along with 10 other properties) with my mother yesterday, and we were greeted by Gabriel after walking through the door (of note: we had to pay for metered parking out front to visit the complex. Maybe there is parking for prospects in a garage? I had contacted the complex through their website the day before about visiting for a tour but was never contacted by anyone, so I'm not sure.) Anyway, I told Gabriel I was interested in viewing a one bedroom apartment at 2222 Smith Street, but I ended up cutting our appointment short before even beginning the tour because of the service we received from Gabriel. I told him my budget, and, instead of showing me an apartment within my budget as requested (which did exist...I had already checked online), he proceeded to pull out a notebook and try to create a *new* budget for me with a significantly more expensive unit while also asking me how much i pay monthly in car insurance and phone bills, which I would venture to say is none of his business and far over the line. Neither my mother nor I were impressed so I decided to walk out. Upper management may consider further training for their leasing consultants. 2222 Smith Street is no longer on my list of prospective apartments. read more

Make sure to rent an apartment on the south-est or est ends (if facing outside); anywhere if facing the pool. I've been staying at the smith location since Oct 2013. The location is optimally located with a really high walk score. If you are wanting to minimize your driving time there are plenty of nightclubs, pubs and great restaurants within easy walking distance. If you are a runner there is the recently renovated running/biking trails only 10 min jog away! The court yard is well maintained and has a great feel to it. The trees and vegetation have grown well in the location and provides a nice place to read a book or sit by the fire. The summer months are optimal for pool use to lounge in the newly upgraded amenities and lounge chairs. Lisa the property manager is friendly and prompt in addressing matters. She is understanding and capable of dealing with a variety of situations. Lisa takes the time to get to know people and their apartments and makes every effort to help out in any way she can. I can honestly say that my positive experience here has been greatly influenced by her and if she was not here I am not sure it would have been so pleasant. Thanks Lisa! read more

Do not move here! Although the walkable location in midtown may seem appealing, the truth is the area is crawling with drunks and homeless people, and the building offers zero security. The gates in and out of the building have been broken on more than one occasion, and that is the only security provided. We have received multiple emails about break ins to apartments and to cars parked in the garage. Furthermore, the maintenance staff is utterly unresponsive on weekends! I had to go two entire days without AC when it was 97 degrees out, because no one responded to the "emergency maintenance" request line. Bottom line: there are better/safer apartment complexes in midtown. I would not recommend moving into this one. Update: since posting this review I wanted to add that there was an entire week where the gates were broken and left open, and that the elevator is frequently out of service. And one small thing- the leasing staff frequently won't deliver packages to your apartment, even though it's advertised that they will. That makes it tough to get your mail if you're not able to be home between 9-6. read more

I have been at 2222 for a little under a year, but feel that I have some insight into the building as I have rented a single bedroom here and a double. I'll try to keep this helpful but succinct! As other's have said, you're in the heart of midtown, so location is fantastic. Both the one bedroom and two bedroom are generous with space. The building is still pretty young and so in good condition, as are most appliances and common areas. Service requests are taken care of very quickly and they take care of the public spaces. Other reviews have mentioned a faulty elevator. I haven't witnessed the elevator break since I've been here, although the thing moves at a glacial pace so it can be annoying to use. Management changed the gate code policy, so that each tenant has a unique code, so non-residents need to know someone who lives here to get in. Isn't it horrible when you view a place and when you inquire about the demographic, the leasing agents will ten times out of ten say, "its a mix of people"? 2222 is predominantly (in my experience) corporate apartments and young professionals. I have also encountered students, young families with and without infants, and middle aged people. Most importantly, I have had very positive interactions with 95% of the people. There is a small population of people who aren't as courteous to neighbors as they could be (eg. blaring music at the pool during summer weekends, beer pong in the pool, etc). However these residents constitute the minority and don't cause huge problems if thats not your kind of thing. My final comment is on the management. Every employee from the man who does repairs to the manager are exceptionally kind to residents. Before and after signing a lease (twice) management has smothered us in kindness and taken care of our needs. When you live in a place like Camden or other large properties, you're one in a million, when you live at 2222, you're one in a few dozen, so the management can really give you the attention you need. I've had qualms that I went to management about and their response was quick and beyond what I had expected. Additionally they hold resident events that are actually kind of fun (I'm not the kind of person to do meet your neighbor events). I would give a special thank you to Kelesia who has been very helpful. Definitely check it out if youre looking for a place to live in Midtown/ Houston in general. read more

Lived here for 6 months (due to work). The location is amazing! The apartment is literally right across the street from Spec's (you share a parking garage with Spec's employees), and kitty-corner from Pub Fiction & Third Floor on one side, and Little Woodrow's on the other. The pool in the courtyard is always clean (can't say that for every pool in Midtown). When we first moved in, we had a lot of issues with lightbulbs being out and various things that needed maintenance. They took care of everything pretty quickly, but we were surprised they didn't check everything beforehand. The elevator is broken at least once a week (AT LEAST). There's a ton of space in the 2BR apartments, and people were always impressed with our apartment (size, location, and our view of the pool). It seems like a lot of people know the security code for the front gate, which is convenient if you are expecting guests, but not so great for security. The garage gate was also broken (stayed open permanently) a few times, but I didn't experience any issues as a result. They had recently changed leasing office managers when I moved there (July 2013), and I never had problems with the office, other than the fact that the new manager didn't necessarily know everything, but always called other properties managed by the same company to check her facts. But she was learning a new job, so I can't blame her! read more

DANGEROUS GATES. My sister and I tried to use their parking garage one evening go to dinner. As we waited in line, the garage worker directed us to go into the gate. Before we could even get all the way through the gate, THEIR GATE CLOSED INTO HER CAR!! With so much force that it completely broke off her side view mirror and made deep scratches into the sides of her car. My sister had to go through hoops to find and reach the apartment management, just for them to say that they are not liable. My sister is now left tramatized and stuck with all the expensive damage done on her car. I won't ever recommend this shitty apartment and their God awful management. Their gates are tremendously dangerous, I can't even fathom what would happen if we had our baby niece in the car!! Please! save yourself from the headache and tears by running AWAY from this apartment! If I could give it 0 stars I would. read more

I've been living at 2222 Smith for the past 4-5 months, so I thought I'd share my thoughts this place so far: Location: Phenomenal. Probably one of the best locations within Midtown for walk-ability for errands, restaurants, and bars/lounges. The small town within the big city. Very active and lively location because of all fun places to eat or hang out with friends and family. The apartment unit: Well taken care of. Very clean when I moved in. All appliances, water, electricity functioning properly as well. Standard maintenance throughout my stay thus far (light bulbs, a/c filter, etc). Amenities / Maintenance: I feel that these can go hand in hand. The courtyard is a very comfortable place to hang out not only because of the fact that it has a pool, plenty of seating, cabanas, grills, a covered patio, and an outdoor fire pit but most importantly because every single one of these items are MAINTAINED to be clean usable at any given notice. The pool and seating stays clean and the grills and fire pit stay functional. Granted I've been here during the fall/winter seasons only up to this point, I have taken advantage of those few sunny warm days thus far! Leasing Office / Management: This last one is what made me bump my rating from 4 to 5 stars. This category brings the previous items and everything else all together because management can either make or break your experiences throughout your lease. I have been very pleased with the management of this property thus far. Lisa Everitt has been the head property manager throughout my lease here and has done a fantastic job. She and her team were very helpful and patient when I initially signed my lease. They have been very prompt with maintenance request (no matter what apartment you are in, things are always going to break and cause inconvenience) for my apartment and property related issues. Lisa is very personable, loves to meet and get to know the community, and has community socials/events usually on a monthly basis (which is an effort that I particularly love to see for a community). Best of all, her and her team do all this with a smile on their face and don't make you feel like they're doing you favor. read more

We have been at 2222 for about 4+ years now. Initially they weren't a lot of problems, but since the apartments are getting older we have been experiencing a ton of issues of late, with the A/C regularly requiring some overhauling, and things coming apart in the apartment on a regular basis. The apartments are not equipped with the great fittings as well, with the hardwood flooring essentially just being laminate and not true hardwood, and they have known to have issues with those as they often are not glued properly. They are a lot of newer and better managed units in the market against which these do not compare well at all. The elevator they have is the worst we have ever been in, it is not only incredibly slow, but has no ventilation (summer months) and gets stuck at times as well. The gated community also regularly experiences issues with their gates locking out residents as the remotes do not work consistently. The plus side is definitely the location, but the location can only sustain so much. Bottom line: for the price they charge, there are much better units in the market, and unless they put in money to make some major improvements, I would stay away. read more

Great place to live, couldn't ask for. Better community! The apt complex is perfect and the apartment manager is an extra bonus. Lisa knows everybody's names and apt numbers, hosts fun events, and is always waiting with advice, a hug, or whatever you need! It is so nice knowing there is always somebody in the front office happy to help you, and it wouldn't be the same without her. Thank you for everything Lisa! I lived here a few months in a corporate unit. The community is very nice and well kept, the management is always super sweet and most of the neighbors were nice and looked out for each other. Super safe community. I thought about leasing here but was turned off by the fact that all the units aren't upgrade (stainless steel, nice counter tops) so I had to lease elsewhere because there wasn't an upgraded unit available. If management wants to make more money then they for sure need to invest in upgrading everything. But overall nice community, they just need to bring the units up to the times. read more

If I could give zero stars, I would. DO NOT live here. We were broken into not once, but twice in TWO MONTHS time. After the first break in, we decided to stick it out thru the end of our lease. We did get an alarm though. After the second break in two months later, we decided it just wasn't a safe place to live. Once we gave our notice, that's when the mood changed. The manager, who had always been nice, was nothing but rude. We were told that it "had to be personal" & that's why we were getting broken into. No, it's because there is never anyone in the back of the building & there are NO cameras. You'd think with the amount of rent we pay, they could get a few security cameras. We recently received our final move out charges & everything is bogus. They're trying to charge us for all kinds of stuff. One example being leaving trash outside our door for the valet trash to pick up, WHICH WE PAY FOR. Another being almost $600 for carpet pads, which we both KNOW were perfectly fine. I asked for pictures & it showed ONE spot on the carpet (other than normal wear & tear). Fine, take it out of the $500 deposit we paid! Everyone knows they replace the carpets for new residents anyways.....that's the point of deposits! And don't get me started on the elevator & "security gates". They are always broken! Pretty much anyone has access to the building anytime they want. This place is ridiculous. Don't pay this outrageous rent for such a low property. read more
