    Not to be confused with Sarcy Mare Tower, which is when a very sassy horse owns a tall building. This is a gorgeous huge building with some of the best views in downtown Houston as far as apartments go, and you will pay a premium in terms of the price for that exact reason. It's still really good and gorgeous, and we would definitely stay here and live here if money was no object and we wanted to live downtown. I haven't been exposed to quite as much shadiness and major red flags from my investigations into living here, as with some of the very very shady properties over in Montrose and The Heights.

    This is my first year at Market Square Tower and I couldn't be more happy. I traveled to Houston for a week and during that time toured every noteworthy high rise and many mid-rises inside the loop. To me there was no competition, MST is famous for its extensive amenities and yes, the buildings unique placement down down gives it some of the best views in the city; but what is spoken about less is the wonderful community that lives here. Management hosts several events a month, (weekly Champagne & Yoga, fitness boot camps paired with onsite smoothie vendors, pop up surprise breakfasts & lunches and usually at least 1-2 large parties a month) this coupled with the resident only Sky Lounge has really fostered a community that cares about the property. I visited other very nice high rises with very nice amenities, but they all felt like empty hotels, with very little pride of ownership from the residents. That is not the case at MST, the whole place feels like a home. As a new resident to Houston this has really made my transition to the area seamless. Maintenance, Valet, the Concierge, everyone feels like family while still maintaining the appropriate distance and professionalism. I remember once making a joke to the concierge in passing that the'"Skee Ball" machine wasn't lighting up. MST has a full arcade, and it's kept in great shape, I meant the comment as a light hearted joke. The attendant looked with complete seriousness, apologized and had someone onsite making the required repairs immediately. It is with this sense of urgency that even the most trivial request is met with. When I host guests I am never concerned that an amenity will be broken or that I will open a door to an unkept common room, it is a building I am always proud to share with my loved ones. I always feel listened to, and that my concerns as a resident are heard, addressed and taken in a serious manner. The management staff here truly does their best to find a way to answer every request with a "yes" and on the rare occasions where a request cannot be accommodated it is answered with an honest explanation and breakdown of everything they did to try to make it work. I have never been brushed off or left in the dark by the management team here. Finally if you're new to high rise living, my polite advice is this; do not make your decision solely on the building itself but also pay attention to the management team and leasing agent. These are the people you are going to be interfacing with when you have a problem or need a favor and should you find yourself in that situation there is no better team than Leo, Victor, and Kelly. I look forward to calling Market Square Tower home for a very long time.

    Seemed like a dangerous crown who lived there - we didn't feel safe - the apartments also seemed overpriced for old apartments

I think the management here is stellar. They try their best to get things done in a timely manner and are friendly. They have to live in the apt also so they are aware of issues happening in the building. I liked that housekeeping regularly cleaned the carpets. The maintenance here was phenomenal. Polite, friendly, and got their work done! They have a nice pool and hammock area. I truly felt safe here. Cons were the freaking doors would break often, but you get used to it. Their emergency maintenance needs to be updated. I left my key outside during a weekend and the emergency maintenance did not answer the phone.

Very disappointed in the complex, the back area smells like feces , there's dog urine by the front where guests enter, the carpet in the building needs to be cleaned. When my dryer would be moldy, they told me I needed to keep my dryer door open, when I asked for my vents to be replaced they told me it's "cosmetic" . For what you are paying you would expect better service. In the beginning when I got here it felt like home, now I have no words to describe my experience here.

It looks modern, the amenities are nice, the staff is friendly, and the location is hard to beat. I have lived here for 2.5 years, and the reality is different. This place was built 2016-2017 and clearly by the lowest bidder. In the time I have been here, my air conditioner has broken 13 times (really, 13). I've had a major water leak that flooded my closet and left us without some interior doors and drywall for a month. We've been moved out of our apartment for a week for them to do major construction for defects from when the place was built. I average at least one broken thing a month. The grills don't always work, once a month the gym is a sauna. Water leaks from the ceiling. The list goes on and on. The maintenance team is very responsive, but they are hamstrung by management that is more concerned with saving money and doing as little as possible. For example, today the manager told me the AC is not broken, it just doesn't work when it's hot out. Got an issue after hours? Not their problem they will tell you, even though they live here. With all the great apartments being built in this area, it's hard to see what 1 Hermann Place offers that the others don't. Move here if you like to be frustrated. Move somewhere else if you want to come home and not deal with maintenance.

The line staff at the building is wonderful -- from the attentive and caring concierges (Jennifer, Stephen...), to the helpful shuttle driver, Aaron, to the rental agents, Jackie, Crystal and Eysha. The building is lovely and the location is wonderful. But when there was a roof leak that flooded several apartments, after several days of equivocation, it was determined that I needed to move to another unit. I, and all my possessions, were transported to a unit which had never been cleaned of construction dust, and never been made fully ready for occupancy. But rather than try to make things right as soon as possible, the manager, Carrie, deflected responsibility, dragged her feet and made the whole experience pretty miserable. When I left several weeks later, the washing machine had finally been hooked up to water, the dishwasher had also been connected to water supply, the dead circuits in the master bedroom had been activated, and after about a week's delay, the apartment had been cleaned of sheet-rock dust. But the ice-maker was never made functional, Carrie never apologized for any inconvenience, and she remained as supercilious and rude to me as I observed her being to her staff. She spoiled what would otherwise have been a singularly positive experience in Houston.
