I would never move to a building that belongs to the same management company. Do not recommend it at all. Terrible experience, lack of empathy and communication. I filled out all of my paperwork to move in mentioning my emotional support animal, I showed them the ID for move in, they said that was ok and no pet fee or rent was due for my animal. 6 months later, they charge me on my monthly bill for a $500 fee out of nowhere. They required me to fill out a medical form in order to get a refund on that 6 months later. I just paid the fee to avoid late fees or future issues. I also got pregnant during my stay at crimson, needed to move out to a different space because of my condition during pregnancy and to be closer to my family. There were people interested in my unit, main office never helped with any of this. I moved out two months ago, the apartment has been empty, and they didn't let anyone move in until my lease ended, I have emails from them mentioning how someone wanted to move in earlier, but they still didn't let them. I ended up getting my emotional support documentation signed by my doctor at the beginning of this month and sent it to them, they still haven't processed the refund on my account, the late fees are running, I've talked to many people at the customer service because the management of the building sent me to talk to them (for no reason) and I'm just a pregnant woman, 39 weeks, not working, and just wanting for them to remove the late fees and apply the fee to my may bill, so I can pay. I even wanted to sell my fence to my neighbor and they told him it was better to get a new one. Cero empathy from this place, it is like you're dealing with robots. read more

I recently moved out of The Crimson after nearly two years and felt it was only right to leave a review. From the units to the amenities and staff, everything meets--and even exceeds--what you'd expect from a luxury complex. It's rare to leave an apartment with zero complaints, but that's exactly my experience here. A huge shoutout to the unsung heroes of the leasing office, James and Luke (who worked his ass off doubling as a concierge at times)--two of the friendliest, most accommodating, and genuinely helpful apartment staff I've ever had the pleasure of interacting with. They were consistently present throughout our stay and I hope they know how highly regarded and spoken of they are throughout the complex by the tenants. Their service truly made a difference. The valet team was always on top of it. Ahmed was always extra accommodating and his work ethic consistently stood out. Big thanks to the concierge staff particularly Adnan as well. One of the biggest Houston apartment living concerns wasn't one here. Security was an A+, as both the complex and my vehicle were always safe and well-maintained. If the price point fits your budget and you're looking to live in the River Oaks area, I honestly don't know why you'd consider anywhere else. read more

I've waited to review. So I have been here around 5 months now, and I truly hate living at the Crimson. Building- it's built terribly. A ton of pipe issues. I know at least 3 residents with constant water leaks, and I am no exception. The funny part is, I have followed up and have been told I would be contacted, but never have been. I still have the yellow water stain on my bathroom ceiling with zero idea if it will ever get fixed. There are also floorboards missing paint indicating water damage from prior to my move-in. Also, when I moved in, my cabinets all have paint stains on them. I've mentioned a few times and nothing..for the rent to have stains on your cabinets. Lovely. This building loves to gaslight. I had been here a month when I got an orange sticker plastered on my car. Apparently I had parked in a reserved spot. Two things with this.. one the reserved spots are mixed in with other spots and you actually can't tell they are reserved. It would be much easier to have a reserved section. Secondly, management blamed me for not having my license plate in their system. I also was blamed for not knowing that my battery was low on my door. They had supposedly tested the door, etc and did a full inspection before I moved in. How was I supposed to know it was low? Every apartment has a different fob system. But yeah, blame the resident when it was their job... it's also clear they did zero inspection before I moved in. This also happened to another resident. Bugs- I had gnats all over my apartment, it took a full month to get out. This was absolutely disgusting. I was also told that there are resident events all of the time. However, there has been only one in 5 months. The weekly happy hour is what they are referring to and residents have to pay. There are plenty of better places across the street if I have to pay. I moved in with lies and it continued. Another lie, I was told my kitchen would be black, but it's actually white. Not a deal breaker, but just a lot of what you want to hears versus reality. I was totally shocked when I moved in. This hasn't been a good experience. I moved out of state, so was looking for a great place and am severely disappointed. This is not worth the rent. The only good thing about this building is the concierge and valet. Management is absolutely horrible. One of my huge living room windows mysteriously broke over 10 weeks ago (there are other huge windows broken all over the property??); I called emergency maintenance and was ignored for two days about the issue until the manager, Jennifer, texted me to apologize after one of the leasing agents reached out to her on my behalf. I was told that the repair would take 2-4 weeks max. I kept attempting to get an update from Jennifer via text - only to be ignored for 2 months straight. I even asked to move to another unit (and pay higher rent there) since the repair was going to take so long. After showing extreme patience, I sent her a very concerned message, only to finally receive a response that she has been "on leave" (for 2 months) and would respond to my concerns via email (which was never received.) My window is STILL broken. I have yet to hear anything from management. When I was recently very sick and recovering from an ovarian tumor removal surgery, I asked Jennifer to waive a $300 late fee that was charged to my account for paying rent 27 minutes late. No help there either. Literally never had a late rent payment in my life. You'd think the owner would be offering ME a rent discount for my window being broken for nearly the entire time I have lived in this building. I moved here after having my vehicle stolen from another high rise building and I pay over $3k for a one bedroom apartment just to encounter three times as many issues. Not to mention people constantly park in your parking spaces and the garage entry door has been broken for 4 days now, allowing anyone to enter and break in to your vehicles. I'm crimsoned to live here! I've been a resident at the Crimson Gables "Collection" property for almost a year now. And like the pair of chic loafers I stumbled across in our courtyard this past Sunday, I feel abandoned! As a tenant I've noticed that management appears to have given up. Team member morale is low while communication is poor. Just this morning I went downstairs for our complimentary carbonated water to find that there was none. This is but one of countless examples. Speaking of those unwanted shoes, it turns out they were covered in dog feces (due in part to infrequent maintenance of the on-site dog park)! This is the worst building I have ever lived in and the worst management. I want nothing more than to get out of my lease and live somewhere else. I put so many work orders & in-person discussions with management to fix the issues in my apartment that have been broken since I moved in, in MARCH that still have not been addressed! 5 months in now. The turnover rate for the staff is terrible, they are constantly getting new management and concierge. My first week at Crimson, their entire valet team walked out and quit. The building is not secure and the management is not ethical. A neighbor had a burglary in his apartment and the management issued him an eviction notice for the scene created when he called the police because the Crimson staff and security had failed to keep its resident safe. We had a second shooting (Yes second) at the Crimson where bullets were sprayed at the building into homes. No one from management has addressed it, as we've expressed numerous concerns. (See in the email attached how we expressed our concerns and feel unsafe and see how it goes ignored.) I met a new resident who just moved in who realized that management lied to her - claiming it never happened - to manipulate her into moving in. Another neighbor moved in and his AC does not work. Crimson required him to pay the months rent while he stayed in a hotel and Crimson would not reimburse him. Crimson's biggest selling point are their events & luxury living. When the events take place, very few people show up and when they do, it's to come together to complain about the issues that never find resolutions. The culture is so sad. We as residents feel our management are our own enemies. Luxury is about being heard, understood, & problems resolved - Not ignored. The management is so deceitful, please read the true statements and reviews made by residents that live here instead of the reviews Crimson has paid to be made to increase their rating. Crimson's rating was 1.5 stars two weeks ago now they're a 4 star after their incentives. Do not live here! I promise you, you will be happier somewhere else. Update: August 3, 2022 Here's an update on my last review. Management finally emailed us back after I left this above review. Pedro, part of the terrible management at Crimson would only talk to my partner and address his concerns because "Im not a lease holder." I'm registered as an occupant and in their system. I live here, my experience is valid. We feel unsafe in this building and our concerns to do not get addressed. We sent a follow up email after this, again still no response, still no resolutions. Two doors on the floor level that have access to the street have been broken, remain unlocked and go unguarded. There is no point in having a fob in a building that anyone can get into. read more

This community is very elegant and has so many amenities to offer the residents from rooftop pool, on-site fitness classes, valet services and concierge team. The valet team has been very polite and efficient. The concierge have been very attentive and always willing to help. The residents have been welcoming. The Staff has been exceptional and very responsive to all my needs. I highly recommend living here! read more

There's nothing "luxury" about this place . This place is absolute trash from the front office to the so called concierge that doesn't do anything. There's always trash all over the place and the one and only amenity ( a coffee machine ) hardly ever works or is filled with the ingredients it needs to function not to mention they don't even have cups for the coffee you have to bring your own if you want coffee - ( this isn't a joke , you have to bring your own cup) the leasing office is a joke and don't know what they are doing half the time . I'm positive there are plenty of other better places with more amenities and more capable staff . Don't waste your money on this place . read more

The entire staff is exceptional. Polite, friendly, and amazingly responsive to a residents needs. There is also an obvious effort to maintain and improve the property. When you have a question or concern. The response is always "What can we do or how can we help"! Service is everything! read more

Lived here for 2 years. Only giving 2 stars because Valet and front desk were great. The building mgmt is horrible. multiple robberies, cars stolen from the garage and they never did anything to increase security. Zero security for getting in and out of the garage, anyone can follow you in. When my car was stolen it took over a week for mgmt to reach out and they did not provide any assistance or offer any help. Residence was nice. read more

This is the response to my one star review. Since this happened I have been charged a $613 "late fee" .. even though my rent was on auto draft and has been from day one. No one could explain what happened. I am on month to month terms ... I was told that's why it didn't draft. Then I was told it was because I put a shut off date in the portal of Oct. 1, (I did not) even though rent was drafted on Oct. 3. Then I was told they actually didn't know why but would find out. I was told there was no way to credit the $613 back, there are no exceptions. When I called them on that and said I know that's not true, they said well... it's on a case-by-case basis. So which one is it? I was told the $613 was to be handled by customer care. Well, customer care said it was leasing offices place to handle. Leasing office said no, it's customer care. Guess what? Called again, nope .. it's leasing office. Have yet to find out whose responsibility it is to speak with me about this. Also ... I'm "greyed out" of the portal to pay rent ... they can't explain that either... yet .. one guy gave me address to mail check ... then manager says "we don't accept checks". Last conversation... they were going to get to the bottom of this and get back to me. Over two weeks ago ... not one call back or email. Upper management doesn't take phone calls if anyone was wondering. So I can't explain their response .. "location-email" is not a thing. I assume it means "we don't care". Had to give one star to post this ... but again... they still don't deserve that. read more

Our floor was robbed I live on the 14th floor. I personally lost over $5000.00 in guns and amo from my closet around noon. My neighbor all the way down the hall was broken into and she kept 1 handgun by the bed. They came in and scooped it up all within an hour! They popped open the frames quickly and directly to our personal belongings. Leaving cash and jewelry for both. We did not know one another nor did we have the same maid or anything. Hmmmm cameras weren't working that day in elevator. Gables asked no questions just glossed over it! I gave a police report to onsite police nothing! I did not forget how they targeted me during a day surgery .......please! On a good note the valet is amazing and they are always on point!!!!! read more

Tried to stop by during our apartment hunting day and was pretty unimpressed by the lack of customer care from the leasing staff, Who Didn't even acknowledge us. I guess they must be at 100% capacity or something to not even acknowledge a prospective future resident . I will say that The receptionist who greeted us when we first came in was polite and the valet staff courteous, but That was about as great as our experience with the crimson was. No pricing was given, nor any tour of the building. Just told to come back the next day at 11am. Obviously they had no respect for our time or consideration and we won't be moving here. read more

I've been asked to cater desserts here a few times and the staff is so nice! Crimson is one of my favorite places to cater for. It's beautifully decorated and so welcoming. Valet always opens the door for me. Whenever I interact with concierge they are so polite. They are very quick to get me to the correct floor and space I'm supposed to be at and always offer assistance. Everyone that works here is amazing. There's also a few residents that I've come across that are super sweet as well. The catering kitchen is also very nice and set up with lots of counter space as well as any appliances that may be needed. read more

I'm a current resident and I must say after months of searching for an apartment I'm very pleased. The building is always clean and smells amazing. The Amenities such as the updated digital calendar of events in the elevators from the relaxing music that plays in the hallways the beautifully maintained shared spaces on the rooftop all make for a great space to live. Where do I start? The Crimson luxury apartment has far exceeded my expectations. Living here has truly made life so much easier. Everyone from valet, concierge, leasing, management even maintenance has been so attentive and helpful. I'm very particular and detailed. The apartment units are all built so beautifully. The hallways, elevators, all general areas are always very clean. I have kid's and always concerned about them making too much noise, but the floors and walls are so solid you can't hear anything within or around you. It's hard to tell if you even have neighbors next to you or above. Another important thing is that I've noticed there is security that is always on the premises and even two HPD officers at night. No one can come up to your floor unless you approve with concierge and they will personally call you every time to confirm. They also call you every time you have food deliveries or packages and ask if you would like them to arrange for valet to bring it up to you. I feel like I'm living at a 5 star Hotel. It doesn't get any better than this! read more
