    So I need to update this review because a lot has changed since my original post and it would only be fair to all my fellow Yelper peeps out there! I hate to write negative stuff but it is what it is. First off, the tea options have been removed from the resident lounge areas. The only place you can get some is in the main lobby area but that proves a little difficult when you'd like a nice green tips or mint tea before work. Also, I've noticed the other residents have become increasingly inconsiderate of others. For instance, I've heard dogs barking in the enclosed balcony space at 7 am every Saturday and Sunday for the past few months. I have two dogs so I'm pretty conscious what can happen but when it becomes a routine, well that's a problem. The issue has been brought to the attention of management but we'll get into that later. The hallways seem to be noisy as well and I often hear kids running up and down the hallways, screaming at the top of their lungs. Again, not very considerate of your fellow neighbors. Also, the trash pick up after 8 on certain days rule is constantly violated and people leave trash outside their front door for the entire day. This often leaves the hallways smelling like trash. Not good... New front desk management has taken over and their level of service has really broken down. If you go up to the front just ask for Jessica as she is awesome and one of the last original management that knows what's going on. As for the others, well it's kind of annoying to just be standing there waiting you to finish, I don't know, typing an email or searching the internet for you to finally acknowledge your duty as a front desk assistant. Overall, I'm glad our time here is ending as I will be moving out and not returning. With other newer and friendlier places opening up literally next door, why come here?

    Just visiting, but the place had plenty of guest parking and a nice pool area! Great view of multiple sets of fireworks from the roof and an outstanding place to watch the ones from Miller outdoor theater!

    Notice with earplugs attached a day before they sounded the alarm all day

    I would give 0 stars if I could. I just moved into this "luxury" apt building 2 weeks ago and I received a notice with a pair of ear plugs saying they would alarm the fire alarms for 3 days straight 9am-5pm to test if they work and have inspectors enter each apartment. These people must be insane. Covid cases are at its peak here in Houston. They forced me to pay for a hotel for 3 days since I could not work with the noise and my dog was very frightened. They put everyone's life at risk during covid and made me spend more money for a hotel when this apartment is already very pricey. I will be moving out ASAP. And the office manager Joanna is extremely rude and a huge liar.

    Mold growing on clothing

    Mold Everywhere!! This complex is completely infested with mold. Tenants have become sick and been forced to break their leases and move out. But even after acknowledging the mold problem, the management has come after residents trying to collect rent for apartments infested with mold. Please look elsewhere. This building is unsafe!

    Trash everywhere, hallways smell awful, Airbnb guests don't care, parking is a mess. Not upscale living. Needs major improvement ASAP.

I think the management here is stellar. They try their best to get things done in a timely manner and are friendly. They have to live in the apt also so they are aware of issues happening in the building. I liked that housekeeping regularly cleaned the carpets. The maintenance here was phenomenal. Polite, friendly, and got their work done! They have a nice pool and hammock area. I truly felt safe here. Cons were the freaking doors would break often, but you get used to it. Their emergency maintenance needs to be updated. I left my key outside during a weekend and the emergency maintenance did not answer the phone.

After spending 50-60k here you would expect some kind of "customer service" . Very disappointed in the complex, the back area smells like feces , there's dog urine by the front where guests enter, the carpet in the building needs to be cleaned. When my dryer would be moldy, they told me I needed to keep my dryer door open, when I asked for my vents to be replaced they told me it's "cosmetic" . For what you are paying you would expect better service. In the beginning when I got here it felt like home, now I have no words to describe my experience here.

It looks modern, the amenities are nice, the staff is friendly, and the location is hard to beat. I have lived here for 2.5 years, and the reality is different. This place was built 2016-2017 and clearly by the lowest bidder. In the time I have been here, my air conditioner has broken 13 times (really, 13). I've had a major water leak that flooded my closet and left us without some interior doors and drywall for a month. We've been moved out of our apartment for a week for them to do major construction for defects from when the place was built. I average at least one broken thing a month. The grills don't always work, once a month the gym is a sauna. Water leaks from the ceiling. The list goes on and on. The maintenance team is very responsive, but they are hamstrung by management that is more concerned with saving money and doing as little as possible. For example, today the manager told me the AC is not broken, it just doesn't work when it's hot out. Got an issue after hours? Not their problem they will tell you, even though they live here. With all the great apartments being built in this area, it's hard to see what 1 Hermann Place offers that the others don't. Move here if you like to be frustrated. Move somewhere else if you want to come home and not deal with maintenance.

The line staff at the building is wonderful -- from the attentive and caring concierges (Jennifer, Stephen...), to the helpful shuttle driver, Aaron, to the rental agents, Jackie, Crystal and Eysha. The building is lovely and the location is wonderful. But when there was a roof leak that flooded several apartments, after several days of equivocation, it was determined that I needed to move to another unit. I, and all my possessions, were transported to a unit which had never been cleaned of construction dust, and never been made fully ready for occupancy. But rather than try to make things right as soon as possible, the manager, Carrie, deflected responsibility, dragged her feet and made the whole experience pretty miserable. When I left several weeks later, the washing machine had finally been hooked up to water, the dishwasher had also been connected to water supply, the dead circuits in the master bedroom had been activated, and after about a week's delay, the apartment had been cleaned of sheet-rock dust. But the ice-maker was never made functional, Carrie never apologized for any inconvenience, and she remained as supercilious and rude to me as I observed her being to her staff. She spoiled what would otherwise have been a singularly positive experience in Houston.
