For the price, especially, these are some of the main cons: no concierge no weekend hours no recycling frequent break-ins constant pet waste in elevator ikea rich no fridge water dispenser very few guest spaces available gate always broken no scheduled air filter maintenance but door locked New management company hasn't fixed the previous one's long-standing problems. It took them over a year to acknowledge debt and send correct refund for a key fob deposit (SIX checks and countless communications), and they weren't nice about it either (aside from Haeli, who seems to be doing most of the work without the pay, title, or power). Absolutely wouldn't live here again. I dealt with three or four different managers over the period of two years (one as a resident and another seeking refund), and they were all rude on top of being unknowledgeable and completely lacking in follow-up. read more

I've lived here for 2 years and I regret renewing my lease. Don't let the cute lobby and 5th floor amenities fool you. There's nothing luxurious about living here anymore, except the cost. The carpets are filthy, there's animal excrement by the elevators in the garage, the two elevators and garage doors are always broken, there's rarely anyone at the "concierge" desk during the week, there's no longer overnight security and people are constantly having their cars broken into or wheels taken off. I would like to offer a balanced review now that my wife and I have moved out and after being shocked how few reviews on Google tell the complete story. We found this building via the web during the pandemic. We were not able to see it in person beforehand, but the management staff were helpful and pleasant to interact with. The building is close to the medical center, so it is great for people that work there. We were also attracted to the building due to the recent build and the wonderful aesthetics. The aesthetics of the building are to be appreciated, but there has been a decline. The carpet looked filthy from the beginning and continues to look so despite efforts to clean it. They gave up on the 5th floor carpet and just replaced it with hardwood which is good. That may be because there has been an increase of animal urine, animal feces, animal hair, and littering throughout the building. I have seen people open the door of their car in the garage, throw the trash out, and close the door. Another reason we chose South Main was that it had a 24 hour concierge which is a MUST considering its location. However this lasted only a few months after we moved in and there has not been a concierge and only rare security for more than 1 year. If ownership says concierge and security is not needed, it's because they do not live here and/or do not want to pay for one. The building has suffered a great decline overall. Part of that has had to do with the high turnover of management staff. (The turnover and the reluctance of ownership to pay up resulted in us waiting 2 years to get 4 windows in our apartment fixed that were damaged since we moved in. Cheryl the former manager did give us 3 months of free storage for patiently waiting for 2 years.) I wonder if anyone told the owner this before he purchased it recently. (The new owner does not seem as empathetic as the previous owner to the many tenants that have been burglarized.) Part of the decline can be smelled in the lobby where it smells like disgusting sewage. There is also animal urine and feces in the elevators and throughout the building. The biggest area of concern has been in the domain of safety. We began to have concerns in late 2020 when I walked in the locked storage room to find the lock removed from my storage unit. I asked management, but they simply stated only residents or employees have access to the storage room. Nothing was done to look into this matter. In April 2021, we along with many residents had bikes stolen from the bike room. Our bikes were high-value bikes. A guy simply walked into the lobby like he owned the place and walked off with many residents' bikes. I know because I assisted the detective with the investigation. One member of the management team was empathetic, but the other stated something that I have heard many times at South Main: "Crime has no address." South Main ownership at that time did make a financial gesture to us to show they care which we appreciated. Management did not inform residents of these thefts so residents can remove their bikes or lock them up until much later. The police department personally assigned a detective to my case. The detective started working on the case, but reported that South Main management at that time was rude and uncooperative. Our bikes could not be located even though 2 more sargeants got involved. I found out the custodial lady at South Main saw the perpetrator, but she refused to cooperate with the detective. She also refused to talk to me. She was told by previous management to keep quiet and look the other way about crime in the building. I have been actively working with the police department detective and 2 sargeants since then to find the thief and improve the safety situation in the building. I have even been in contact with someone in the police department involved with crime scene investigations. I have more recently gotten the county involved. It appears that a crime gang is targeting the building. After the bike thief hit the building multiple times and after much pressure on ownership, management did install window covers and a door cover in the bike room and restricted access to it from the outside. As a previous resident stated it is very easy to enter the building by following residents in, through open doors, or through broken garage doors. Doors from the garage into the stairwells that lead to the apartments do not have any locks or secure access and can be entered by anyone who is in the garage, which is very scary. On one occasion, I was approached by a fellow in the lounge on the 5th floor asking me how to operate an iPad that it seemed he had just stolen. He said he didn't live in the building nor visiting anyone in the building, but he somehow got access to the lounge. To be continued in Google review and Apartment.com review. read more

My husband and I moved to Texas last year, and we're so thankful we decided to live at South Main. We love the apartment! It's modern and close to the medical center, restaurants and shopping. Most importantly, the staff at the building feel like family. Everyone from Haeli to Aurora to Cheryl has been wonderful and made us feel welcome in our new home. I LOVE coming home each day and cracking a joke with Haeli or Ro in the lobby. They were my first friends in Texas We're looking forward to many more years here. The cats love it here, too read more

I'm still here since south main first opened and the service is still first class. I was having problems with the toilet and Juan being the professional that he is came back after hours and fixed. He then followed up today to check to see how everything was working. Every apartment has its problems but I have experienced the least here because the ladies behind the front desk will do their best to resolve any issues that you have. read more

I wrote a review about this company called zRS management this company is hideous unprofessional and rude. They hiding and covering up someone trying to break in my apartment. Regional manager said it was someone drunk at the wrong door. Mind you she don't live here. They have lied and covered up the fact that it is not safe in this building. Yes it looks nice but everything is evil from management to upper management to their attorney. Evil is in the building I believe it's and inside job. My knob was hanging off Maintenance had to screw it back on. But yet they have not admit nor any compassion for me or my safety. They lied and put bogus charges on me. We were one of the first tenants to move into this beautiful building, and we haven't had regrets yet! Being that this is a brand new complex and that we were moving cross country without ever having seen the area or building, we had some reservations initially, but all of them have been appeased thus far. From the moment we inquired about this new apartment complex, management has been friendly, accommodating, attentive, and understanding. Location: The location can't be beat! Right at the edge of the medical center on the bayou, it is close to public transportation and a short drive to all the major hospitals. It's a quick walk or drive to multiple restaurants, convenience stores, gas stations, banks, and grocery stores. It's a short 5-10 minute drive to Rice Village, where there are a ton of restaurants and shops. The apartment unit: We moved into a 1 bedroom, and it is beautiful! Gray floors, modern appliances, nice big countertops, huge closet, gorgeous bathroom, nice high ceilings, the list goes on! We were thoroughly impressed with the design and layout of the apartment, and we are eager to fully furnish the beautiful space. The management: So far, outstanding! The team here makes a concerted effort to get to know you by your first name and to make sure that you are as comfortable as can be. Management has been super attentive to any hiccups that have come up along the way. They are open to feedback, and it is clear they are motivated and passionate about making this building the best home for all their tenants. The Building and Amenities: There's a 24 hour fitness center with a view, a gorgeous pool with fountains and ample seating chairs, grills that should be ready for use soon, a club room, a complimentary coffee station, and a bike room! There is a concierge service that is by far the best we've had. They are super friendly and helpful. They were super accommodating and willing to help us out in tricky situations during our move (unrelated to the apartment complex itself), and they did it all with a smile on their face! All in all, while we've only been tenants for a couple weeks now, we are happy with our decision and are excited to call this building our new home! read more

We had a great experience during our year's lease here. All maintenance requests were answered fast, and remedies were satisfactory. The front desk, management and leasing staff were always friendly and helpful, as were the maintenance personnel. It's so nice to step in the door and be greeted with a smile and hello. Loved the lobby coffee machine, when I ran out of coffee in my apartment it was a life saver. The pool is beautiful and there's a maintenance person out there every morning checking on it. It's quiet there. You don't hear ambulances, firetrucks and helicopters like you do at other buildings that are in the path of the medical center facilities. The building is well kept and clean with the hall carpets shampooed monthly. Some residents were messy with picking up after their dogs but that's on them, not the building or the staff. The staff cleaned up the mess so shame on those sloppy pet owners. Your mother doesn't work here. Notices were always sent out on pet mess policies. Some residents couldn't figure out how to open that trash chute and put their trash in and instead put it on the floor but that's on them not the building and the staff. Turn the handle and pull the door. Place the bag in the opening, close the door. It's easy. In the big city there is big crime. So, I wouldn't put my 5K bike in the bike room. It's a bike room -not a bank vault. I might put my 300$ bike in the bike room but my 5K bike would be in my apartment getting waxed. My car was never touched in the parking lot but I'm smart about not leaving anything of value in my car just in case some criminal did get into the parking structure and decide to vandalize cars. It's an apartment building parking structure, not the pentagon. Be vigilant. My experience here was great and I've had other leases in the area to compare. I'd definitely lease here again without a second thought. Heads up to the 420 residents and any 420 friendly future residents...Yes, you can in fact smell vape weed and you all scare me when I get on the elevator, and I can smell it. First of all, I hope you are a student and not the professional doing my biopsy that morning and secondly after you leave and someone else gets on that elevator with me, I feel like I need to say something so the person getting on doesn't think this middle aged woman smoked a bowl before getting in her car to drive to Kroger. I have been a resident for months and the garage gate has been broken the whole time but barely any attempts to fix it. "Controlled access" is a joke when anyone can easily walk into the garage. There was a break in today and I am not surprised. The trash rooms on every floor were closed for a week and everyone had to walk their trash to their first floor and dispose of it in the metal bins, but they have been charging us a trash fee for what? Looks "luxury" but don't be fooled. read more
