The hot water may be somewhat slow, but it is plentiful and inexpensive compared with electric hot water heaters. Security could definitely be better. As in all complexes the gates break down and thieves target them. From experience I recommend using a safe in any home (they steal gold, cash mostly small valuables) Don't leave things in your car. We lived in the front of the complex and the back. I preferred the back, the views of downtown were very good and it's quieter. We had good experiences with all the managers. The office staff varies in their ability and willingness to help, but are for the most part helpful. We had one problem with our rent statement being incorrect for a few months and had to escalate to the manager to get it corrected. Our deposit was totally refunded when we switched apartments, and after we moved out. Overall an attractive, walkable, fun, neighborhood and nice apartment.

We moved out of the Susanne last November in quite a hurry. Here's the reason why: for over a year, we'd been experiencing a host of very strange and unexplained health issues that even most of our doctors at Baylor couldn't figure out. One of our physicians finally ordered us to get tested for environmental molds. We tested positive for high levels of two specific molds and the doctor advised us to schedule an independent environmental inspection of our apartment. The company inspected our apartment for toxic molds for over 2-hours and determined our apartment had two separate mold colonies: one at the site of a water leak that had happened during Hurricane Harvey near our bedroom balcony (and was simply painted over), the other toxic mold colony was in the hall closet adjoining our HVAC closet which had had a significant water leak that poured down water from the unit above us. After samples were taken from both colonies of toxic mold, the inspection company issued a "Letter of Uninhabitability" and we were advised to move out as soon as possible and to wear KN-95 masks while in our apartment. We tried working with the Susanne leasing manager and his solution for us was to move into another apartment -- for an additional $400-$600/month! We told him we wanted the Susanne to do mold remediation and to let us move back into our apartment but were discouraged from doing so without any explanation. We therefore decided to move out of the Susanne and asked the leasing manager for a final bill. He approved our move-out date via email and included a final amount due, which we paid online that evening. We moved out 5 days later. We're both seniors and our health was at risk yet they didn't really seem to care. In fact, they gaslighted us by ordering "their own" mold inspection of our apartment, which, surprise, surprise -- turned out to be "just fine". The funny thing was, their inspector took only 30 minutes to do his "inspection" and only sampled air from the center of each room, which would be laughable if it weren't ultimately very sad and disappointing. Corporate HQ for the Susanne (Finger Companies) stepped in after we moved out with not an ounce of compassion. We initially received a bill to pay the Susanne $18K after they defaulted on the lease by failing to provide a habitable residence. We balked, and they took it down to $4.5K, then sent it to Collections for reporting to the Credit agencies, as a form of blackmail to force us to sign their standard "Termination Agreement" which says they are not responsible and we can't tell anyone what happened (NDA/gag order). We didn't ask them to pay for our medical bills, moving costs, or to replace the mold contaminated clothing and bedding that had to be discarded. We just wanted to leave, and they made it a problem.

Five minutes before the appointment, the leasing rep called to say an earlier visitor had arrived late (30 mins late) and asked us to wait "about 15 minutes" in the lobby. We agreed and arrived promptly. Unfortunately, after waiting until 4:15 p.m.--with no sign of the rep and no response to our call--I had to leave. The representative called back roughly at 4:30 p.m. with an apology, but by then our afternoon plans were disrupted and the opportunity to see the community was gone. I emailed management that evening to explain what happened and to give them a chance to address the issue. More than a week later, I have received no reply whatsoever. The combination of: -poor appointment prioritization (on-time visitors were bumped for someone who was 30 minutes late), -lack of real-time updates while I waited, and -complete radio silence after I submitted a detailed complaint speaks volumes about the property's customer service. Within a month, the elevator in my building also went down which made my son's move-out (moved with me temporarily while waiting for college apartment) extremely difficult as we live on the 3rd floor and had to navigate carrying all of his furniture down several stairwells. Almost a month later, and that elevator is still down. I have submitted 5 work orders in less than a month. The AC keeps going out. The 1st time it was "fixed", a leak in the utility closet where the vent is located leaked profusely, soaking all item contained within and damaging the floor and trim. Less than 2 weeks later, I come home to no AC again. On top of that, my AC bill was over $420 as the AC runs continuously to try to maintain a temperature of 82-84 (and that's the cool part of the apartment). I chose this property for the location, size of the apartment and because it looked nice; however, there are many other properties. Edit: The maintenance team is very responsive and I see them always working hard, so I don't knock them. You can tell that the maintenance supervisor, Kendall, and Emo truly care about the residents satisfaction. I was told that a new AC unit would be installed soon, so will update thereafter.

My $600 bike was stolen--while locked--from the bike rack inside a locked parking garage that supposedly has 24-hour security. I've asked multiple times for the security footage and have been completely ignored. They won't show it to me and they've done nothing to make it right. Instead, they spent thousands of dollars installing a cage around the bike racks after my bike was stolen, clearly acknowledging there's a problem--but they've never offered to compensate me or even acknowledge that my bike being stolen matters. On top of that, my unit used to be the show unit, so random people constantly steal my assigned parking spot. I've been understanding and haven't towed anyone, but when I park in a different spot that doesn't block anyone, they threaten to ticket me. Meanwhile, I've had five Amazon packages stolen, and after six months I still don't have access to an Amazon locker. It seems like they only enforce rules when it's convenient for them, not when it comes to actually protecting residents or their property. If I'm paying premium rent, I expect more than silence and inaction when my things are stolen inside what's supposed to be a secure facility. I didn't move here to worry about everything I own getting stolen while management shrugs.

There is one security person, and there have been 3-4 different ones, and they all just spend the night on their cell phones, not paying attention to anything going on! Many of these thefts could've been prevented if they were doing their job! The building always stinks of marijuana, cigarette smoke, garbage, dog urine and excrement!! The cleaning staff just spray very potent fragrances around the hallways and elevators that sting your nose and eyes just to give the "appearance" that it smells clean when it's really not! I've caught them many times just spraying aerosol crap into the air! On top of that, many complaints are not taken seriously or dealt with. They tell you they handled an issue or spoke to another tenant about something when they never actually did. The building is old and the walls, floors and ceilings are thin and not insulated, so you hear every noise from the tenants on either side of you or above or below, especially washing machines and dryers that are ancient, along with other outdated filthy appliances. I had to buy my own showerhead because they had a cheap plastic piece of crap showerhead that water just trickled out of. The dishwasher is so old and so loud that you have to turn the volume up to the highest it can go on your TV or music in order to hear it or turn it on when you know you're going to be out for an hour or so so you don't have to listen to it. No matter where you live in the building, you can also hear vehicles going in and out of the parking garage at all hours of the day and night. Outside on the grounds of the apartment, there is garbage everywhere! I've never seen so much litter in my life, not even in New York City! There are also many homeless people living just around the corner under the highway (I-10). Some of them are harmless, but others are violent and carry knives and try to approach you if you're walking ,even with other people around! Not safe! High crime!! Filthy!!! Noisy!!!! Renting here was the biggest mistake of my life! Don't you make the same mistake!!!
