I lived here for almost 3 years, so this is an honest review from someone who I loved this place in the beginning, but trust me: things went downhill quickly and they will for you if you move in this building. Between cars still being stolen, security gate not working, elevators are still out every other week and your kitchen sink literally unsealing, dislodging and falling through the base and damaging your pipes and flooding your neighbors because the appliances are so old and worn, so please take this as a professional warning to save your money BEFORE you waste it moving here. CONS 1. PVI Insurance Scam and Hidden Fees - you will be charged every month on top of your rent with random explained fees, escalating water bills and PVI renters insurance fees or you will be threatened with eviction. Every month, you will be charged private insurance even though you will provide compliant renter's insurance (State Farm, Geico, Lemonade, does not matter), in writing multiple times. Chris Prestigomo will do nothing about it. You instead will get a "credit" towards your bills at the Catalyst. What??? Even after you continuously provide documentation of your fully-funded renters insurance. 2. Valet - They will be nice at first when you are touring/moving in but wait until ASTROS season when the front of the building becomes a complete nightmare. For about 5 months your hard-earned rent money that pays valet will be used to help ASTROS fans paying $40, $60, $80, $100+ to park at the Catalyst on game day or bow down to patrons heading to eat at Irma's that also share the use of the garage at the Catalyst. If you have a high stress job such as doctor, engineer or lawyer, be AWARE the entire driveway in front of the building will be backed up to Bagby & Texas street, you will be trapped and will not be able to get your car out on your own time. 3. Crime - Lot's of break-ins in the garage, homeless folks getting access through the garage and unlocked doors (one guy accessed the building from jumping the roof at Irmas and causing HOD and HFD to get the fire trucks and ladder to get him down from the metal roof of Irma's) and unwanted visitors within the actual building. Barely any communication from leasing on this and when seeming happens you will get the usual letter telling YOU to be diligent about your surroundings AFTER the crime is done. 4. Move Out - Absolutely do not call professional cleaners, do not clean anything in your unit and do not bother making repairs because they are just going end up charging you for things you were told they would not charge you for. Regular wear and tear, carpet, baseboards, etc, as a resident, it does not matter. Their goal is to charge you for cleaning fees and send you a ridiculous move-out bill at the end of their "evaluation" of course led by Chris Prestigomo with the threat of reporting you to all 3 credit bureaus if you do not pay for the fees that they drum up. It does not matter how sparkling you leave the place, you will be charged. 5. Racism - Do not be fooled by the "diversity" of the building. Every review that you read on Google previously regarding the rampant racism displayed by Chris Prestigomo, Property Manager, Catalyst Houston are absolutely true and show a pattern of his behavior. If you really want to see his racism go through the roof, speak with quiet intelligence and use your big SAT words, he hates to see that and will jump up out of his chair and attempt to physically escort you out of his office as if you are a child. You may be impressed with the aesthetic of the building BEFORE you move in but after experiencing racism and unnecessary attitude from the manager, you will never recommend or consider this community for anyone. PROS Annette - Not sure what all the negative reviews are about but she's the best reason to live at the Catalyst. Sweet, fun and very professional, she was a rockstar the entire time and my go-to person. Harris County - Read the fine print on your lease. Although Marquette Management are based in Chicago, they can absolutely be sued in Harris County! YAY! read more

My friend has been a resident here for over 5 years and I went to visit her the other day as usual and they told me I cannot visit during Astros games unless I'm willing to pay $45 to use their valet service because they are selling valet spots to NON RESIDENTS for game day parking to make extra cash, as if the continually increasing rent and amenity fees wasn't enough. It's crazy to think as a resident you have to limit your social life and visitors around a baseball schedule on a private property that has nothing to do with that stadium. I would never pay to live here. Then when we tried to speak to someone about it they couldn't even call a manager because they didn't have one working. So they just shrugged their shoulders and said sorry couldn't do anything about it. read more

Making the decision to leave the suburbs was the most difficult decision I made but moving into the Catalyst made it worth it. From the start I've felt safe, and heard. Having never lived in an apartment environment I had no clue of what to expect. The entire staff from don't desk to upper management made me feel welcome and at home. Where should I start. The guy at the front desk was rude and acted as if he didn't want to me check me in when I arrived for my tour with Annette. Annette is another story! She is racist and didn't think I could afford to live there. She actually looked me up on LinkedIn to see where I worked and this was before I even toured! She looked me up on LinkedIn as soon as I hung up from scheduling the tour. I can comfortably afford Catalyst and another other apartment in that area. read more

From the wonderful and friendly concierge and staff to the beautiful amenities, living at the Catalyst feels like a perfect blend of five star living and community feel. I would not recommend the catalyst to anyone that's looking. The property manager, Chris P., is absolutely awful and does not care about the well-being or safety of the residents that live there. We were in the apartment complex for 3 years total, two years with different management and as soon as the new property manager took over, everything went downhill. 1. 5 cars were stolen within a year - Countless of residents asked for cameras and for a new gate to be installed but no changes. They finally installed a gate that never worked so it was basically there for decoration. 2. It's a high-rise apartment with 28 floors, with three elevators - at a minimum, an elevator went out at least once every two weeks. At one point, there was one elevator out for three weeks. 3. Sadly, we had someone commit suicide on our floor that lived alone. Multiple people on our floor complained about a smell for three days straight and no action was taken by the staff at the catalyst. Finally a resident decided to call the police and when they entered the apartment a dead body was found. 4. One night we woke up to our entire kitchen, living room, and part of our bedroom/into the closet flooded. The kitchen sink fell through and busted the pipe under our sink so any time someone used the water, it would flood our apartment. They ended up having to replace all of the floors so we were out of our apartment for two weeks. There was dust everywhere, items all over our bed, couches moved, furniture on the balcony, and we couldn't even access our bathroom. We tried contacting the emergency maintenance number for three hours and no one ever responded. Below were some of the things we experienced during this time - * 3 drying fans and humidifier running 24/7 for 4 days straight - we would be unable to sleep (video of noise and condition attached above.) * Breaker flipped off for power in the living room due to open outlets on living room floor with water in them (see picture attached - fire hazard). * No plumbing to kitchen sink * 2 rugs were completely destroyed and ruined * Dishwasher and fridge pulled out from wall so we were unable to store any food. * Open nails in wall from trim taken out, trim and all trash still on balcony - hazard for us and our dog * Maintenance emergency line was unresponsive for 3 hours while we tried to stop more water damage in peak of pipe drainage. Called repeatedly to the concierge and emergency maintenance line to help us or turn the water off because every time people used any water it flooded our apartment even more, Chris our Property Manager was aware of this and has said nothing regarding the entire situation. He actually came into the apartment the day of and didn't speak to my husband or myself. This happened on March 22nd and he did not reach out to us until April 1st when I emailed asking when we could move back in to the apartment. This is the cherry on top! Since we were not been able to live in our apartment for two weeks, due to dust being everywhere, not having access to our bed, couch, bathroom, and fridge as well as nails and floor boards being up/everywhere while having a golden retriever that lived with us, we asked that our rent would be prorated for the amount of time the apartment was has not been livable - his response was this "During this whole process, the apartment has always been considered to be in livable condition since there is running water, air conditioning, and electricity" and did not discount our rent by any means. He actually had the audacity to put our renewal letter in the door while all of this was happening. Needless to say, while the location is great, I would never recommend this apartment complex to anyone. It was a complete nightmare the last year we lived there. We still have friends that live there and experience all of the same issues, cars still being stolen, security gate not working, and elevators are still out every other week. read more

I hate that we had to leave; our experience at the Catalyst Houston was everything we hoped it would be... and more. From the staff to the amenities. The location to the residents- we truly experienced an elevated lifestyle during our 2 years there. We would have stayed If we could and if we are ever able to do it again in the future, we would! Now, I should give a 5 star rating but I would be remiss not to acknowledge the current construction next to the building (of no fault of Catalyst). our particular unit was fully exposed to the crane operator at all times of the day. The element of privacy was eliminated once the tower crane went up and we felt very exposed. While it's not permanent... and again, not the fault of Catalyst, it's sad that during the last few months of our time at the property, it was challenging to find peace/security knowing were were basically goldfish in a bowl read more

Just moved out of this place after 15 months and now that I think about it I wish there was a refund button somewhere! What stings the most was we paid full rent for 3-4 months with every single amenity in the building closed. Got my truck almost stolen here! The thief crashed the truck at the entrance of the garage as onstar detected theft and shit off the engine. Apparently, according to the on-site officer and the Conceirge this happens quite a bit in this complex. But the management won't do anything to take care of this issues (beside send out emails that dont do anything). Chris the manager at the property is a complete joke. Not helpful at all! Had to fix my truck and pay out of pocket. While I got an "oops sorry" from management. We paid well over $40K in rent, a $500 deductible reimbursement could be the least they could do. Not about the money more about the principle. Looking forward to the applogetic response to this below. :) Besides the location and views you get in this place everything else is subpar from the services to the people. I would suggest going to other upcoming high rises in the area before signing a lease here. read more

My dryer was making a weird noise and I submitted a maintenance request within a few days. Someone came in to take a look at the dryer and said they would need to bring a part back to replace it. a few days later the maintenance team came back and turns out they replace the entire dryer with a brand new one. Catalyst is THE BEST apartment in Houston. After living in other "luxury apartments" in Houston, nothing compares to the luxury, convenience and amenities Catalyst offers. The property is modern, clean and welcoming with the perfect downtown location. Day 1, all of the concierges (24/7) and leasing agents knew us by name and are so friendly and helpful! Complimentary valet, garage parking, amazing pool, grills, fire pits, outdoor games, great gym and workout classes, complimentary espresso/coffee, 24/7 package room, unbeatable downtown views and awesome weekly resident events - it doesn't get better than Catalyst. The interior of the apartments are also beautiful with modern appliances and design. The hallways are always clean and neighbors are always courteous. The property is pet friendly ( I love getting to meet all the dogs on the elevator), centrally located to all downtown destinations and all of the residents are welcoming and friendly. The one way in/out with fob access on most doors and concierge at the door at all times ensures safety and peace of mind. I lived at Catalyst for 2 years and had a good experience overall. The building and views are beautiful!! The staff is very friendly and 24 hour concierge is nice. Of course there were hiccups along the way, some that come with the environment of downtown living (area crime) and some that are part of apartment living. I found that communication was mostly good & there were very few things I would change. Perks: pool deck is very nice, Irma's Southwest on bottom floor, walking distance to Discovery Green & other downtown destinations. Wish list: recycling, valet box/trash pick up, mask required in elevators during Covid. All in all I recommend Catalyst! read more

My roommates car got stolen here. Not the first one in the building, at the end of the Lease got charged 150.00 for the kitchen "stove being chipped while using cleaning products". Brand new designed high rise right in the heart of downtown. Came to visit a friend, Catalyst has to top notch security. All 40 people who lives in the building know each other. Walking distance to a verity of companies: it's near Vic. Anthony's steakhouse, Magnolia, the westin, everything is so near. For residents you get one key fab to access the elevator, for an additional cost $500. If lost cost is $1,000. The concierge does not play, when it comes so protecting their residence, or parking in their first parking area. They will really tow your ass. I love it. read more

I moved in on Aug 11, 2023. On Saturday Aug 12, 2023 my dryer was not operable and my sink was leaking. (other things wrong too) I phone maintenance and they was no help since it was not an emergency. Ok cool its not for real. But Monday morn I called and spoke with Chris the prop manager and it was not good. He said I was yelling. No, im angry and little upset. So of course my voice is not library level. But not one time I disrespected him. He never tried to deescalate the situation. He was in his feelings. My assistant has been helping me with the move in. Now they saying nobody can have the key fob unless I'm around. how is that possible and I be in and out of town. He trying to retaliate by leaving a note on my door saying my guest violated by using the amenities. But in the email he sent he said using key fob at elevator. So which is it? There is no where in my lease where it say I they cant use it while I am not around unless I'm over looking it. I asked Chris several times for his sup email/name/number. He told me that he will send it by end of the day. So by him telling me that and I was right in his face he should have hand written it for me. He wrote a letter for my door but no email with sup info. He sent an email about the letter but no email for sup info. Its the end of business' and I never received email with the info. The community is a resort style high rise and pretty nice. The units are modern but low quality compared to competitors and will be outdated within a few years. It is in a prime location in downtown Houston and area seems safe. However, our scheduled tour was rushed and the leasing agent, Eddie, was 20 minutes late. He was very condescending and acted as though they didn't need our inquiry. I'm very big on vibes and this place did not pass that especially for a future place to live. I have been living at Catalyst for a year now and I couldn't be more satisfied with my experience living here. This place has amazing views and the location is very conveniently close to great restaurants, walking distance from bars and right next to the Minute Maid park. You can actually see the ball park from your apartment and watch the fireworks after the games! Even though it is a brand new high rise, the staff know exactly what they're doing and have always been very helpful to assist. Perks of being here is 24 hr concierge and free valet parking for guests (which is rare in DT). I got to go to several fun events hosted by the high rise management which was a great time to meet and mingle with other residents. Thank you Catalyst for making living here so easy! Currently a resident for about 7 months now and apparently there was a suicide that occurred in the parking garage last month. Management never notified any of the residents of what happened. I have seen someone get arrested in the lobby and management never sent ANY notification of the occurrence to residents. We pay for luxury and safety but never get notified of anything that happens. I'm ready to cancel my lease and move. Maintenance notifies 5 mins before they will enter your apartment, and that's if they do that. It's a nice building but it's really not worth it. The pool on weekends is a frat party, not relaxing at all. Catalyst is overrated. read more

I relocated to Houston a few months ago. Prior to moving, I called a few communities that I found online. When I called the Catalyst, I spoke with Annette. I'd have to say her attentiveness and willingness to help me during my search was a major deciding factor. I've loved my experience so far. My only complaint is that the package process could use some improvement- sometimes I don't receive emails that I have a package in the package room or items are not located on the correct shelf. One of my friends live here and I'm obsessed with the place. It's by far the most beautiful residential view I've ever seen in Houston. I feel luxurious when I go to my friends place bc it's that nice lol Also there's free valet, and the workers in the lobby are always super helpful and welcoming. I also get a very safe vibe from the place because it's super secure. The doors to the lobby lock from the outside automatically and you can't be let in until they let you in. Plus all the workers are dressed professionally and the place gives me good energy. If I could afford it, I would've already moved in lol Great place. Love it here. read more
