The building is not without its problems, but the maintenance team really is top notch, and this review is solely for them. I noticed the automatic lock on my apartment door was not unlocking when a friend was unable to enter using the code I provided. I am currently of very limited mobility due to an acute injury but was able to submit a maintenance request through the app. The maintenance guys showed up within 30 minutes and had the lock fixed in 10 minutes following their arrival without me ever having to leave my bed. Efficient, professional, friendly service. Kudos to them. read more

This building is still a complete nightmare. The gate has been broken for almost a month now and multiple vehicles including mine have been stolen.. The management team could care less and did not even notify the other residents of the ongoing thefts happening here. They truly don't care about the residents... Let's also not forget residents being SHOT at while walking their dogs.... Yes that's right... being shot at!!! You would think this would concern the management team but as expected they could care less. We have absolutely no security in this building other than the off duty cop who just parks his car in the garage as if that's a deterrent..... which it is not! My car was stolen from the same row the cop had his car parked. Made absolutely no difference. Let's also not forget the homeless still sleep around the building and use the side of the building to shower.... If safety is important to you, this is not the building for you. read more

This post is long overdue, & by far, Forth at Navigation is the best decision you can make if you are looking for apartments. Like, it's going to be so bittersweet when it's time to go ...:( Shout-out to Frank T. from The Firm Real Estate for sharing - you & your entire team are phenomenal! Also, we have to give our kudos to Dovie - Dovie was/is a significant deciding factor when we were looking for our place, & we cannot thank her enough because she has made our time here unforgettable. Forth at Navigation & Marquette Management are SO BLESSED to have her. All of Forth's staff is phenomenal from the inside out, nonetheless! However, we have to shout-out Dovie because Dovie really deserves her flowers. She goes above & beyond. She also won Leasing Consultant of the Year in 2022 and needs to win again! We love you, Dovie! Okay, now to the review: from the leasing management to maintenance to the beautiful finishes of the apartment and the amenities, and let alone it being in such a beautiful part of Houston full of culture, it has been amazing! My significant other and I pre-leased here in Apr/May 2021, and we toured the apartments when it was still under construction ...like we had to wear the hardhats, see the construction, envision the vision that Marquette had for the place and EaDo, & they surpassed our expectations when it was complete. Seeing our community grow & seeing how much East Downtown/East End/EaDo had/has to offer over the years ...it's only the beginning. It was a massive yes for us! The gym is state-of-the-art here at Forth - it has everything you need. They have a well-equipped wellness studio AND two Pilates Reformers that my boyfriend and I use faithfully. They have a beautiful clubhouse, gorgeous courtyard, and WFH-friendly apartment, especially with their office workroom downstairs. Their lobby is just beautiful! If you want a change of scenery, head up to the 8th floor to set up your laptop, tripod, etc., or even relax with your favorite book & just admire the beautiful skyline. Forth has the best skylines! Their units are equipped with state-of-the-art stainless steel appliances, and their finishes are stunning!! The pool is stunning with the East End view of the city skyline & its lights at night, & we know Houston is known for their summers to start in the springtime. It's always great to meet a new face or two at the pool, too! We have made so many friends throughout our time here, & many of them have become friends for a lifetime! We've actually had a couple of neighbors meet their future husbands/wives here (do what you want with that info, hehe)! Access to different interstates & highways is convenient! The stadium is within walking distance if you love sporting events, especially your Houston Astros. Even the BBVA/Shell Energy stadium is pretty close, too, if you love soccer! We've gone to a few games over there. Both stadiums do fireworks, depending on the event! The Esplanade at Navigation is fantastic too! On Sundays, they have a market of many local vendors (we support small businesses!) from 10AM-2PM. Check them out! They also have different events throughout the year! There are so many small businesses, & I love the culture here. They have coffee shops, meat markets, & art exhibits! There's access to Buffalo Bayou if you want to bike/run! You'll also see the bikers ride throughout the city at night each week - it's a sight! In addition, maintenance is top-notch, none that I have ever seen from any other complex, & housekeeping is phenomenal & always smiling. And so kind. So please, if there are any current AND future tenants reading this, PLEASE TREAT THEM & EVERYONE WITH SUCH LOVE, KINDNESS, AND RESPECT! :) I mean, you should treat anyone with love, kindness, and respect, including management! They are literally human and doing their best of the best - thank you for all you do! Lastly, leasing management is just *chef's kiss!*! They are responsive, prompt, and the life-of-a-party. Former tenant [August 2022-October 2023] The first 4 months at the Forth was great, however around December 2022, things quickly started going downhill. The demographic of the apartment changed, to the point some residents were trying to figure out how some tenants were able to reside there. It started to seem that squatters were occupying vacant units, due to the inconsistency in the residents since its a fairly small property. The amenities were consistently being trashed, (trash everywhere in the gym, the pool, lounge areas and sky deck, dog pee in the elevators, dog feces in the stairway by Elevator 5, the trash room by Elevator would often times be filled with trash and boxes). It went from luxury living to almost like a college dorm. At one point, they were enforcing wristbands for the pool and they were notifying residents to come and pick them up during specific time slots, but I never received that email. Going to the pool was horrible, the area was over crowded and loud even though they said "residents are allowed 2 guests", but it was quite evident residents were bringing in more people. Safety at this property was a major issue. Often times residents were distributing their access codes to people who did not live there and I had an incident in the parking garage back in December 2022 and the person I spoke with about that matter, proceeded to give me an excuse of "they probably followed another car in", but yet they say they have someone who comes by to check if cars are appropriately parked in their designated spots. The last time I vividly saw someone actively patrolling was back in January 2023. The concierge is pointless because other residents had notified me that they only work from 10pm-3am, which was kind of alarming to hear. The courtesy officer who lived there, I hardly saw him really patrolling, so technically there's no security that's strictly enforced. Packages were consistently being stolen from the package room because with your access code, it opens up the entire package room, so pretty much anybody's package is up for grabs. Often times, management would have packages kept in their office, but wouldn't place them in the package room till 2-3 weeks later (this happened to me twice). The walls are paper thin and for the amount that I was paying ($2,400) it was totally not worth the price. I would hear my neighbors next door cooking or the person above me blasting their music in the shower after quiet hours or people in the hallways yelling. The rules that they would send in their emails were not strictly enforced whatsoever. Apparently, there were car break ins but luckily, I didn't have that issue. Some people in management are horrible. The person who handles payments had inaccurately reported my payment dates. I was paying with money orders and I would submit them to the office on the 2nd or 3rd. When I was in the process of finding another apartment, I called to verify the dates and he was saying I paid some on the 4th or the 7th, but if that was the case, late charges would've been assessed to my account, but that wasn't the case. Either he was forgetting to input them in a timely manner or just didn't care enough to do so. All in all, the property is decent to an extent. Just moved into this place no more than 4 days ago, 2nd or 3rd day here my car was broken into. It was astonishing to discover this given that there are security cameras, and many access codes to get into the garage, to go up OR down in the elevator, to access pretty much anything. There is concierge here present at various and inconsistent hours. I'm not sure what purpose they serve seeing as they couldn't get access to the footage of the theft. To further infuriate me, I asked the property leasing manager to get the footage from around my car was broken into. They provided me with pictures from a different day stating there is no clear view, yet I was able to see the corner of my car in the shot. Still, no footage, not even an attempt to look or send me any activity around my vehicle from the day of the theft. They then told me that they can only release the footage to the police and they have limited hours so you're basically waiting on them. gross place. looks nice. has nice amenities like pool and work out and office spaces but other than thag everything here sucks. not enough staff. staff isn't ever available when you need them. read more

Additionally, the stylish design throughout the complex adds a touch of elegance, creating an appealing living environment. However, one significant issue that impacted my stay was the thin walls. Unfortunately, the soundproofing between units seems insufficient, leading to an unwanted audio experience. It became evident that the walls could not adequately suppress noise from neighboring apartments. I frequently found myself unintentionally privy to my neighbors' conversations and even their choice of music. Simultaneously, I realized they too could hear my activities, potentially disrupting their privacy as well. This lack of sound insulation detracted from the overall comfort and tranquility of my living space, particularly when attempting to work or relax. In conclusion, Forth at Navigation offers a range of impressive amenities and boasts a stylish design that appeals to residents. However, the issue of thin walls, which leads to the audibility of neighbors' activities, is a significant drawback. I sincerely hope that the management takes this concern seriously and implements appropriate measures to address it. This community was the best decision I've ever made when I decided to reach out and apply. To start , it's BEAUTIFUL. Whoever built this building nailed it!! There's no other building that looks like this inside and out ! The gym is immaculate, all common areas are large clean and modern!! Communication is always on point with the staff . This building is ALWAYS clean . Very quiet community but they still manage to do nice events/ activities for the tenants . Maintenance is always available even after hours for emergencies they've come to my door. If u wanna live in a super convenient area but away from the echoes of "night life " this building is perfect . Everyone is friendly in the leasing office , everyone! I'm in the market for a new place and decided to call this property to inquire about their specials and visit in person. A lady greeted me on the phone, and I asked her about the incentives available for a one-bedroom. Her response was short and straight to the point but it did not align with the incentive that was posted on the website (so I assumed the specials changed and the website was not updated). Regardless, I decided to come to visit and view the property in person during my lunch break. A nice gentleman greeted me at the door, who offered to show me the property himself, but I waited for the leasing agent that was on shift to come to the lobby. I realized quickly this was the same lady I spoke to on the phone about the incentive. Apparently, I did not get the public message they only do tours by appointment (I mean, it would be very helpful for potential residents to know about this, right? Why not post this on your website? Oh, I forgot, they're slow to update comms on their site). Anyway, she quickly dismissed my request to view the property because her next appointment was "coming soon." I'm leaving a one-star review for my experience with the leasing agent. I'm sure the property is fantastic, as in the pictures, but I will not see for myself and would not want to live here. I just moved in, and the leasing staff (huge kudos to AMBER!!) has been amazing! The leasing process was easy, they responded promptly, and the day of move in went smoothly! I can't say enough great things about the complex itself. It's a beautiful building, the amenities are not quite done- still under construction- but from what I've experienced so far, I can't wait to see the finished products! The appliances are stainless steel and high end, light fixtures and a wine fridge!? Top notch! Definitely recommend leasing at this new complex! Over an 8 month stay, we've dealt with two neighbors that blast their bass continuously throughout the day and early morning. Staff does nothing to assist and only seem to care about keeping the property clean but not about the happiness of the renters. Don't be fooled by the tech, you can hear the neighbors roll up their curtains because the walls are that thin. read more
