It's right in the heart of River Oaks, so you're just a short walk away from high-end shopping, famous museums, and some of the best restaurants in Houston. The convenience of having everything so close is unbeatable. I also have to give a shout-out to Mark, the property's assistant manager. Mark was absolutely wonderful throughout the whole process--so professional, knowledgeable, and genuinely caring. Mark's great service really showed how committed this apartment community is to providing an exceptional living experience. Be careful with Greystar Management, they are scamming tenants. Look them up in better business bureau. They are claiming that I owe them over $500 of "cleaning fees" and "utilities fees." I was a tenant at the Alexan for 2 years and never gave them any issues. I personally cleaned the entire apartment and paid everything before I left. It seems that they are known for stealing from people. I called out the lady, Angela Shin, for scamming me and she began stuttering over the phone and hung up on me. She also had the nerve to say that they can remove the cleaning fee but I still owed "utilities fees." They just sent this invoice to a collection agency and they are contacting me nonstop. Terrible experience. Bugs, unresponsive management, empty threats to smoking, garbage, pet responsibilities and noise. Tried to get money after moving out based on carpet replacement and utilities. Outdoor upkeep is almost nonexistent. Thin walls where you can hear neighbors talking in normal voice levels. If you live below someone, be prepared for a lot of noise just from walking. This place feels like stepping into a swanky, luxurious 5 star resort! Everything is brand new, clean, and the staff are sooo responsive and accommodating. I thought I lived in luxury before and I was mistaken. This place is A+ on service, location, amenities, and definitely the deluxe feel of the living space. i moved here when this place opened in 2021 since then we have had 4 managers, several break ends, the cops shut the streets down cuase of a shooting and the cops wouldn't let us leave the apartment on another occasion. there's no security, alll they do mis lie. concierge was supposed to be 24 hrs when i moved in now they have 1 guy here till 7 that works maybe 4 days a week i can never get anyone on the phone cause the only people they employ here are to sale new residents on a lie. they don't deliver or notify u when packages arrive, half my packages go missing cause they don't put any money into hiring a person or he'll maybe 2 to run the package room if u move here u will regret it in a week and if management wants to talk to me i'm apt 6041 but i know they don't read reviews based on how they treat their residents read more

The recent shooting at Alexan has made the apartment complex threatening and unsafe. This review has been removed once already; however, I believe it is crucial for prospective residents to read this message! Management consistently shows a lack of motivation to ensure the safety of the residents, even after multiple petitions and requests. Houston police department informed me that the shooter was most likely outside of my corner unit on the first floor along West Alabama. After expressing my immediate concern and anxiety for my safety, management hired an off-duty police officer. Ultimately, the off-duty police officer was just for show, and they quickly removed the service once the panic of the shooting had died down. While the shooting was the main reason for my move-out, there are many other safety issues at Alexan. My car and several others have been stolen out of the garage. Many residents have experienced broken car windows and stolen property. It is common for a package to become lost or stolen. One time I had multiple packages stolen from me, and a leasing agent laughed at my request for help. She refused to look through any cameras or key fob access records and informed me that it was my issue to deal with. I have consistently seen horrible service and a lack of respect for the residents throughout the leasing team and concierge. However, through all the crime, management has yet to turn on all exterior lighting or add additional security to prevent further shootings or robberies. I genuinely have never seen such a lazy and unskilled management team. The building itself is experiencing a considerable decline in maintenance and care. I moved into Alexan during its first months of operations. At the time of my move-in, the units and hallways were clean and well-maintained. After 18 months, I have witnessed an immense deterioration of the amenities and apartments. The pool is typically dirty and extremely crowded. Sometimes security is hired on the weekends to handle the tremendous crowd and partiers of the pool; however, it is always left in horrible condition. There is a constant smell in all hallways, primarily due to the valet trash service. A majority of the walls in the hallways are scuffed, and the carpets are stained. The parking garage is always filthy, covered in trash, food, and broken glass. From my 18 months at Alexan, I entered over 40 work orders for repairs on my apartment and appliances. The appliances are incredibly cheap and break quite often. Additionally, my upstairs neighbors would constantly throw cigarette butts and beer cans into my balcony. For 18 months, I picked up a handful of cigarettes weekly and still experienced no real action from management to stop the littering or smoking from the upstairs neighbors. Ultimately, I would never recommend Alexan River Oaks to any prospective resident or friend. read more

I was blessed to have Jennifer give me a tour of your one bedrooms. I am checking out some options for my nephew. He's a non-traditional student at TSU from Dallas and I promised his mother that I would check out a few places for them. Jennifer was polite, pleasant, knowledgeable, and chock full of facts for me to share with my nephew. The final decision will be his but I was very pleased with the amenities, pool area, fitness center (since he's an athlete), location and cleanliness of the area. The location isn't far from campus and doesn't require him to sit in bumper to bumper traffic everyday. I also loved the fact that his guests can access his bathroom without having to violate his bedroom, and the gorgeous view. Jennifer was very helpful in giving me numerous reasons to add this property to our list. We'll see what happens. read more

TL:DR. Beautiful property. Staff that cares. Poor soundproofing. Annoying construction (this is temporary) on West Alabama, Excellent amenities, and a good concierge. Didn't renew my lease primarily due mostly wanting a bigger place, but soundproofing and getting away from that construction were non-zero factors. The biggest factor though is that I work from home and wanted a bigger place. The Amenities While it's important to remember that you're renting a Unit, the amenities in the building matter and can make life better. They really do a beautiful job with this place. It's really nice to have the common spaces always be so clean. The Club Room - You can reserve it, though I never did so I'm not certain of pricing. Did shoot pool a few times, and hosted some game nights down here. I like the scent that they pipe in. Really a good amenity to have. The only complaint is that there's no trash can down there so we always had to bring a garbage bag down to game night to put empties in. I'll miss having such a nice area to host game nights in. The Office - I did work down here a few times when I had a maid over cleaning. It's nice, but its not super quiet, since people are coming and going to get coffee/walkthrough. The coffee machine usually works, though it did occasionally break down/run out of coffee, but they were usually pretty quick to fix it. The more common problem would be running out of cups, which is pretty solvable if you want coffee. The printer was down for a while and that was annoying. The Theater Room - The Theater room is great. I had a few movie nights there. It also has all of the AT&T cable (no directV sunday ticket sorry) so it was great for watching games. It was usually empty. The only real complaint I have about the theater room is that to connect to a streaming service you had to check out their wireless connector from the front desk, and plug it into your laptop. But if you decided to watch a movie at 730 when the front desk was closed, or Sunday morning or whenever, you couldn't. I will miss the theater room a lot. GYM - Gym is great. Two power racks if you want to do olympic lifts, a couple of weight benches, dumbbells up to 120 (can't exactly remember but they go a lot higher than the usual apartment 50s), tons of cardio machines, and a half dozen or so flexible pulley machines. Probably the best apartment gym I've ever seen. It's also really nice to work out here with the floor to ceiling windows and lots of natural light. I will miss the gym a lot. The Deck - The deck is great. When the weather's nice it's obviously nice to go sit out on the swings. The deck stays quiet all the time. The fire pit is cool too when it's cold. The Grills also never run out of propane unlike a lot of other complexes, since they are natural gas and just hooked up to the utility line. Over another great amenity they have done a nice job of maintaining. The Pool - So it's a really good pool. But they recently went to a policy of each person there must have a wristband. Each resident may only have two guests. This is silly. I understand if they enforced this when the pool is approaching capacity, but if there are fifteen people at the whole pool area why turn away residents who have more than two friends. Also, they don't use common sense when enforcing it. A friend of mine was down with me at the pool, and she had not retrieved her wristbands from the front desk yet, and they wouldn't accept her driver's license (with the Alexan address) or her Alexan app as proof she lived here. We had to ask around till we found someone with an extra wrist band and so she could stay at the pool. I never thought the pool got super loud, but a lot of older people live around the pool and hate it, so they went to a wristband policy to keep the noise down. Sky Lounge - Another great space. Usually empty, I would come up here to read sometimes. I also hosted game nights up here. No real complaints about this space. I've heard it can be a bit problematic to rent for parties, since it's very loud for the people below it if you want to have a bunch of people over. But overall another amenity I will miss. Christmas - They do a beautiful job decorating the front office for Christmas, and that's just a small touch I thought was worth mentioning. Also they set up a gift wrapping station with paper, tags, tape scissors ect. Which was a really nice touch. They also pipe in a Pine Christmas tree scent into the common spaces, which is another small but great touch. Maintenance request - Maintenance was great. Horrible. Had to move out 2 months before my lease was over because I was miserable. Extremely unsafe- multiple theft incidents and not one but TWO gun situations. Management lied about the first situation (said gunman was arrested when they never actually could find him) and second incident someone was shot in an attempted murder that was unprovoked and it took nearly 24 hours for management to even send a notice. Unless you complain in person or 10+ times about something, you will NEVER get an email response. Waste of my money for a year. Ridiculous fee for no 24 hour management, no patrolling security even after all the crime. Management had to admit to not screening applicants when multiple units were occupied by people other than the person who applied for the unit. Made for very loud and disrespectful guests as well as lack of safety. Nice units and amenities ruined by terrible handling of management. read more

BEWARE. Was resident for over 2.5 years and watched the place deteriorate with each new management team. Numerous amenities did not work. The fire pit at the courtyard stopped working about 6 mos after we moved in and was never repaired. Copy machine in business enter was out for at least 4 mos. Entry doors were frequently broken which allowed anyone to enter the complex. large liquor bottles were broken in one of the garages and never cleaned up after we advised the office. Many dog owners allowed their pets to urinate in elevators as well as in the stairwells. One resident allowed his dog to defecate on his patio and would leave it sitting for weeks until the odor was horrific. Pot smoke could be smelled in the hallways and wafting off of the balconies. Tenants smoked cigarettes in the garages. During one fire alarm testing, ours would not stop going off for hours on end until almost midnight. We called the emergency number and were told there was nothing they could do. The pool umbrellas were broken time after time. The dumpsters would overflow and trash blew around the entire side of the building. The walls and floors are paper thin. We could hear our neighbors entire conversations from the bathroom or when they were in the bedroom next to ours. Walking down the hallways you can hear everything in other units. Dog owners let their pets use the restroom in the courtyard and pool deck areas. The tv's in the common areas never worked. The grill handles were melted down. Some residents were seen tossing trash bags off the balconies trying to reach the dumpsters. We had numerous packages that were never delivered or located. There were constant large roaches/palmetto bugs in the hallways. Not secure or safe due to the broken door handles on numerous entrances. Also, most of the people in the gym are not even residents of the complex! When we moved out we were told that we had a utility bill that was due which was the furthest from the truth since we had paid our utilities through the last date of our lease. The carpet in the bedrooms began to bubble up after almost one year due to not being properly glued down. The garage doors do not work half of the time either allowing anyone to enter. Also, the trash chutes on the floors are locked most of the time and residents just pile up the trash bags in the hallway outside of the chute. read more

For starters, I will start by saying, I did not end up moving here. My review is based on my touring and application process. The good, the building is very clean and beautiful. The amenities are very nice and the location is perfect. The building is also new (about a year old) so it's still pretty quiet. If this were just a review for the building and location, I would give four stars. The reality is, management, which can make or break an experience, is severely lacking. For the price of the rent, I think the service experience is severely lacking. If the building had different management (greystar is horrible) I would have loved to move her. As someone who has lived in about five different apartments over the last 10 years, I have never experienced an application process like this one. I also toured many other apartments in the area and hands down, their income verification runs like a low income building. No other building asked for the things they ask for. They ask you for your bank account statements on top of your paystubs. Paystubs are normal but who wants to give someone access to their entire bank account? On top of this, getting ahold to someone on the phone is like pulling teeth. Many apartments have an answering service when they are unavailable but more often than not I got the voicemail when I called. I ended up dropping out of the application process due to my horrible experience during the application process. So all in all, beautiful place, if I could replace management, I could have easily moved here. read more

I've been living here for about a good 2 months and I would consider this place to be very cozy, professional, and modern. My friend suggested me this place a few months back because my standards were really modernized simple housing. I really love the black interior of my floor plan (A-4). Keep in mind this place is very quiet because of two reasons; one it is was recently built, and two many of the neighbors here are very nice but they respect each other privacy. I noticed that there is some bad reviews here and its completely understandable of why they felt that way. But honestly speaking, although there is some bad reviews, I would like to point out some good perspective about this place; the amenities are really worth it; the gyms are well updated and modernized, the pool area is well cleaned and always quiet/calm, the courtyard gives out a lot of options of hangout with friends because it is really spacious, the clubhouse and sky-lounge is really well-put and cleaned. The cost can be pricey but it really depends on what you actually want. I do not regret living here even though it is my first time doing an apartment. And moreover, I would also say this place gave me a new perspective on housing and I feel like i would prefer apartments/townhomes than buying am actual house. The women that work at the front desk are extremely rude. First of all they won't open the door after watching you stand outside in the heat , a gentleman resident let me in instead. Once I got in I was not greeted at all... not sure what type of business doesn't acknowledge guests. I'm not sure why I was not greeted by the THREE concierge workers, they were being extremely prejudice. I was actually visiting to lease at Alexan, but not after this experience. I don't recommend this business based off of my first experience. read more
