In the past 2 years this building has had more planned and emergency water shutoffs than I can count or be convinced is acceptable. I get that it's an old building but just use the exorbitant rent you're charging me and fix it already. It's not that hard. After one of the "fixes," they left a blue-tarp pile of trash and pipes on the front lawn for well over 6 months before finally taking it away one day. What a historical beauty to look at every day. Updated old entry system with great security features (could see who was at the door and remotely open, consistent app entry) to a terrible new one (have to pay to subscribe to an app to have any features of the old one, had ALL calls from every resident for the first few months). No assistance from building manager when requested help. We've gone through so many property managers, and I have never received a response from a single one on an issue, question, or repair I've had or needed. My dishwasher is broken, hot water does not get hot, and new entry system doesn't work. But that's totally fine, I don't need answers or assistance from the building I PAY $5.56/SQ FT FOR. SUMMARY - shitty building, no assistance from property manager or AI assistant, overpriced "historical" slop. Extra star for location to downtown Alameda.

We chose Ken with Kinry & Associates when managing our small (13 unit) condominium complex became…read moresomething the owners were no longer enjoying doing!   I took over managing our unit as my dear father hit his 90s, and he started bringing me to the HOA board meetings.  I was very impressed with how calmly and skillfully Ken handles the often disagreeing varied owners!   He does an excellent job helping us decide what to prioritize.  Challenging!, as some of our younger owners want to keep HOA dues low, to attract buyers if they decide to sell, while some of the long-time owners want to avoid any large expenses (like for a new elevator) down the road by saving the money ahead of time.   Ken has always been masterful with explaining the various aspects to us, and recommending what he thinks, without expecting our agreement.  He truly understands how to serve his clients. He has been very good at finding affordable and competent companies to do the regular and occasional maintenance, like replacing our flat tar roof, or keeping the old hot water boiler going. And in obtaining bids for the less common occurrences, like an attorney to update our outdated CC&Rs. Ken's staff has also been very kind, and helpful.  Important, as sometimes some of us neglect to put our recycling or trash into the correct bins, in the only way the garbage company will pick up.  If we don't do it properly, the garbage company will leave our bins, or charge us more, so someone has to manage this if we don't, to save us money and headaches! I have worked with Kinry & Assoc for about 8 years, and been thoroughly impressed with their work and caring.  And their affordability. The final close went incredibly smoothly with the efficient communication of Team Kersis and their trusted associates (shout-out to Cheri Cocoles at Fidelity National Title and Rick Olson at Commerce Home Mortgage). And because of their coordinated efforts, we were able to close within two weeks. In a field where who you know is just as important as what you know, the Kersis team proved why they are on top. While our apartment is great, I am so used to the exceptional service and caring staff at George Goodwin that I am always quite surprised at the lack of concern with the current company. From our move in, to our move out 5 years later we had nothing but caring service. We had a very fair move out because we did APPROVED improvements and left the place in better shape than it was. They did not have to pay us back for some of it, but they did because they are so fair. We miss you and your whole team and hope that you can train our current management company on how to care.

When we switched to Fredy Peccorini of Cityscape, I was the president of the HOA board, which meant I communicated with Fredy multiple times a week. From the beginning, Fredy was more efficient in following through on emails and communicated with us promptly. In addition to Fredy's amazing organizational skills, he had a list of go-to people from electricians to attorneys. He demonstrated that he had a very good relationship with these contacts. All of this made my job as president much easier. It was a pleasure working with Fredy. It wasn't until the second year that I learned he had 15 years of experience managing condos, which shows. I can't thank Fredy enough for all he has done and continues to do for us.

Completely disappointed in the lack of proactiveness and overall poor service of this property…read moremanagement company. I lived in my building for almost 4 years, and Francis Serrano (the point-of-contact who manages the building) had repeatedly remained unresponsive or unhelpful when the unit owner (my landlord) and I would flag some concerns about a potential mice infestation in the building. Instead of taking initiative into identifying the root cause, Francis sent my landlord an email that says that "rodents are a common issue in San Francisco" and basically is hands-off in trying to treat the individual units beyond adding rodent boxes in the trash room. She implied that it was my responsibility to keep the unit clean, as if she was implicating that I was the one living in squalor and started the infestation. I ended up reporting it to SFDPH, where they discovered that the unit next to me had an infestation due to leaving dog food out and not tidying up after her pet. They also found some violations in the building, like a large gap under the door sweep of the trash room as a potential entry point. In addition, the light wells around the building were covered with debris and trash. After speaking with pest control services, they explained that the mouse chewed an entryway from my neighbor's unit and into my own, escaping from behind my dishwasher and scurrying from under my oven. I eventually moved out of the building since writing this review. Before leaving, I discovered from other residents and tenants (including HOA members) that they were not informed that there was a mice infestation in the building. There were other residents who were left to fend for themselves, purchasing traps from Amazon and met with delayed action or similarly dismissive responses from Francis. I decided to share this experience after some time, because I wanted to warn others about this property management company and the lack of urgency and competence in how they handled this situation. They merely felt obligated to address the problem after getting a formal report from SFDPH, rather than listening to the concerns from their residents. If you can, stay away at all costs.

Communication has been the biggest issue. Getting a response to emails or calls routinely takes days, and often I've had to follow up two or three times before getting any reply at all. Important updates about my property -- repair schedules, tenant issues, inspection results -- are rarely communicated proactively. I typically find out about problems only after they've escalated, and I'm left chasing basic information that should be provided as a matter of course. On top of that, the fees charged for repairs have been consistently inflated. Invoices come through with little to no itemization, making it impossible to tell whether the labor and materials charged actually reflect the work done. When I've asked for breakdowns or quotes before work is authorized, I've either been ignored or given vague justifications after the fact. More than once, charges for simple repairs have come in well above what comparable local contractors would charge for the same job. Between the lack of communication and the repair markups, I've lost confidence that this company is managing my property in my best interest. If you're evaluating a property manager, I'd urge you to ask upfront about how repair costs are itemized and approved, and to get a clear commitment on response times before signing anything. I have since moved on and work with another Management company a more professionally run company.
