My father has Alzheimer's and reached a point where it was no longer medically safe for him to live independently. Their move to assisted living was not a choice -- it was a medical necessity. Despite extensive communication and documentation explaining these circumstances, the property management response was rigid, transactional, and strikingly lacking in compassion. The situation was treated purely as a contractual inconvenience rather than a human crisis involving cognitive decline and elder care. They also levied a "leasing commission" - $5500! - to re-rent the immaculately kept house that took exactly one day for them to re-rent. What was most distressing was not just the financial posture taken, but the tone: repeated legalistic arguments with no acknowledgment of my father's condition, no empathy for an elderly couple in crisis, and no effort to handle the situation with basic humanity. If you are a tenant who expects empathy, discretion, or flexibility when life takes an unexpected and serious turn, I strongly encourage you to think carefully before working with this property management company.

When my husband and I viewed an apartment in Marin county, his agent only let us stay for 15 minutes before she politely began walking to the front door (of the building). The entire viewing was rushed. The lights in the unit did not turn on, so all appliances could not be checked. We were told that noise was NOT an issue within the unit or surrounding areas; we were sadly mistaken. Turns out, that the tenant prior to us broke lease 6 months early claiming he had a job relocation, I have heard from locals, that was not the case; noise was the issue. My husband and I were terribly disappointed when we were told not to watch our bedroom TV past 9pm by the downstairs neighbor (among other issues) My husband and I are upstanding, intelligent 30 something individuals who were just trying to catch a break to save for a home. I should have stuck with my gut when I saw the ridiculously cheap (for Marin Co.) unit. That's another thing....what kind of Property manager who knows anything about Marin rentals would price the rent so low??? (It was a darling unit, with a spacious bedroom, fireplace, built-in bookshelves ect...) Within two days, we quickly came to find out the building was a nightmare. We had NO POWER for the first 3 days we were living in the unit because the previous tenant had the PG&E turned off completely. Now, I don't know about you, but I find it odd that a tenant would cut off power completely, knowing others were going to view the unit and move in soon. This meant no heat, stove, internet or light for 3 days. We were not reimbursed at all. "It's not my fault the previous tenant turned off the PG&E." Bob Stone. Really Bob...actually, it IS your responsibility to provide a fully operating unit prior to the tenants moving in. By the second day, my husband and I decided to break lease. I could have called several family members who practice Real Estate Law in SF, but decided to deal with the drama one on one. Ethics are what make a company survive or not. Good morals and ethics are the foundation of good business. With Stone Property Management, this is not the case. Robert Stone charged us $600.00 to break lease, even though we only spent a total of 6 days in the condo. We were paid through the first and out of the unit a week prior. There was NO lag time in rental and he still took over a half a grand out of the deposit check, of which was almost $4000.00 for an $1150 dollar rent. He would not pro-rate the rent even though we were moving in 10 days prior to the first of the month...again, just bad ethics. Money is the bottom line for this company, nothing more. I do not recommend using Stone Property Management for your Real Estate needs. As I am a woman of integrity, I will not even offer my own family's Real Estate company as an alternative option, just want to make sure property owners understand what they are getting into when dealing with Bob Stone and Stone Property Management.

I had a horrific experience with Marshall & Co…read more Property Management (specifically working with Sarah Jainchill and Dakota from Laguna Vista Apartments in Tiburon) that felt discriminatory from the very beginning. When I initially inquired about an apartment, Sarah wouldn't even let me fill out an application the moment I mentioned I had a Section 8 voucher. They only came back to me after their other applicants backed down. After waiting an entire month to move in with my family, I arrived at the move in inspection to a complete nightmare. The listing explicitly promised "New beige waffle weave carpet to be installed in all bedrooms" and "luxury vinyl flooring." In one bedroom, management left sharp debris and trash all over the floor from a recent window or paint repair, completely unvacuumed. Dakota explicitly lied to my face, claiming the new carpets were to be taken care of by move in date, only to later shift the blame entirely onto Sarah. The bedroom carpets were never replaced. Instead, the apartment was delivered completely filthy and in the exact same neglected state as when I first viewed it. the appliances in the unit are severely neglected and broken and need replacement. The kickplate at the bottom of the dishwasher was broken and poorly masked with a large piece of red tape. It completely fell apart upon inspection and requires full replacement. Stove and oven was heavily rusted, caked in thick, old grease, and still contained dirty aluminum foil left behind by the previous tenant. The paint was peeling off the range hood from age and severe grease buildup, posing a fire and another health hazard. I noticed a thick, unsanitary buildup of dust and filth along the sides of the refrigerator. Furthermore, the unit had a cracked toilet seat covered in urine, a broken front door sweeper, broken thermostat, severe mirror rot, and cracked, lifting bathroom flooring. Most alarming of all, there was severe black water damage and suspected mold under the kitchen sink, a major health hazard for my kids. The place seemed as if it had not been cleaned in years!!! When I pointed these out, Dakota dismissed these health and safety issues as "cosmetic or minor maintenance matters." I even offered my own time to clean the unit a day early, but they refused to give me the keys for "liability purposes," yet expected my family to move into a filthy construction zone and live out of boxes until they could finally schedule carpet installers days later. Management showed zero empathy, never apologized, and tried to push me to sign the inspection sheet just to get the keys. Fortunately, I stood my ground, refused to sign, and immediately contacted the MHA, who backed me up completely to cancel the contract. Please beware of Marshall & Co. They misrepresented the property, lied about updates, and tried to force a family into a sub standard, unsafe apartment!
