I cannot recommend this business to anyone really ... they are awful ! When you leave the apartment they try to take your full deposit or a big chunk of it with false statements and disposition letters that don't make sense ... they lie , they ghost you and they have been taken to court by residents multiple times for their actions of fraud against residents. Both locations Walnut Creek and SF , managed by an awful person named joi lambert .. be aware !! read more

Move to one of these properties! Our Mountain View apartment was such a great place to live, and somewhere that we will truly miss dearly! For one, the apartment manager Mike was amazing in every way...from maintenance to overall support and everything else in between. Secondly, the support staff at the main office is top notch (and even went out of their way to help us with a legal visa matter!). And lastly, and perhaps most importantly, is that the apartment was GREAT; I've lived in a ton of different apartments and have never been anywhere (ANY WHERE) that achieved this level of soundproofing. It was also sooooooo comfortable and spacious. Move to one of these now! Tell Mike hi! read more

We were happy tenants at 191 Frederick for about 8 years. Our neighbors were lovely, and any time we had a maintenance request it was addressed promptly. The laundry machines were the only persistent pain (one or more machines is often out of order, they are older, and require payment) however we found a way to make it work and really loved our unit. Would recommend! read more

I just moved out of a Ralston property after 2 amazing years. The only reason I'm not moving to another property they manage is they unfortunately don't have any where I'm going! I absolutely LOVED living at 4130 Cesar Chavez. The neighbors are kind and it truly feels communal, and working with Ralston was so easy. Their portal makes maintenance work a breeze, they are so responsive, and Tracy, who manages the building made me always feel so safe, cared for, and supported. I can't recommend living with Ralston enough. read more

OK, lets see now. We lived at 3649 Market st for almost 2 years. During those years, the neighbor property manager had a dog that was crying all day, and using the balcony as its bathroom. Ralson also periodically came with false accusations such as wanting money for key replacements (no key was lost so no idea where that came from), or perhaps saying you threw out trash that was too large for the trash bin -also not true, clearly someone else did that. Icing of the shitcake was the cleaning fee when moving out, even though the apartment was cleaned and approved by the property manager. Just a shitty operation, and I would do whatever I can to avoid them in the future. Joi is very unprofessional. read more

1000% recommended. Amazing and professional service, care and fast communication. Made my stay the smoothest and amazing!

I was a resident of the 3325 Steiner Building in the Marina District for just over 3 years and Ralston Management has been the best management company I have interfaced with. The response times for any issue I came across, no matter how minor, were top notch. Thanks to everyone on the Ralston Management team! Sad to leave! read more

I was at the 3649 Market St. building. You want to avoid this place. We had a dozen problems with Ralston even before moving out. The day we were moving in, this couple was moving out & told me the caveat, "GOOD LUCK. RALSTON SUCKS!" Damn were they right. It's required to provide annual service dog medical papers, so when my doctor provided that year's documents, Melissa told me by phone that the documents have to be the ones attached in the Ralston portal & my neurologist's document won't be accepted. Two months went by & I had to pay the pet fees, which is fine, but then my neurologist came back from maternity and was like, "You know they legally can't turn down signed papers by me, even if it's not in their preferred template." So I told Melissa the legal terms, she accepted the papers, but refused to reimburse me for the 2 months pet fee. Red flag. There were a dozen other problems, but that one especially bugged me. When we were moving out, Ralston offered cleaning services for about $500 to vacuum & dust. We said no. We cleaned the hell out of the apartment & took photos to cross our Ts. With some of the things in the apartment, they were stained or dirty when we moved there so we just left as is. But the apartment was a chemical-infused, sparkling space where you could eat meals off the floor, balcony included. We texted the property manager for a walk-through 4 days before the move-out date. We wanted that because if Fernando saw any issues, then we could correct anything before officially leaving & get our full deposit. I was there the first time he looked around & he gave the green light. We had an old oven, & the tops were rusty so we ordered replacements. Fernando said cancel the order because they had a new oven in storage that they can just swap in. Also, Fernando told my partner that they don't pay close attention to the cleanliness, but more the state of the apartment (i.e., any damages) & not to stress. But we took that with a grain of salt & cleaned tooth & nail anyway. After he said we were good, my partner signed the move-out papers confirming a departure. About a month later, we received our deposit, but the ops manager Joi took out $535 because our "apartment wasn't cleaned." My partner, frustrated, said it was BS and said he'd leave a negative review, Joi accused him of being aggressive and stopped responding. So I called Joi, leaving a voicemail saying I'd like to just come to a peaceful understanding, but she never responded. I contacted Fernando asking what the deal was since he said our place looked good. He was probably told not to respond, so he was also AWOL. The next week, I called the main number & left a voicemail asking for a response. I told them I read their reviews and saw a pattern with how they treated tenants and how they were taking people's money without evidence to support their claims. I asked for photos in which they claimed it wasn't cleaned, and I said if I didn't hear back from them, I would call the SF Renters Board. Keith replied, saying that it took them 16 hours to clean the place. The only way it would be that long is if they counted in painting and standard updates that property management is meant to do! He sent photos, many of which was things like lint from windexing windows, or stains in cabinets that were pre-existing before we moved in. They had photos of the rusted oven tops, so I guess they didn't move in the new oven. Here are 2 of my favorite BS comments from Keith: "And to your comment that we continually do this to tenants from reviews you've found online, yes there are always people that think move out charges aren't fair(whether they are or are not). And 99.9% of people that do think it's fair don't leave reviews, the people that don't think it's fair while I don't know the exact number are far more likely to leave a bad review." AND "Seeing that there are 4 bad move out reviews out of the thousands of move outs we've had I think speaks more positively to our service than less than half of 1% of people that have left a bad review." Haha--what an incredible statistician we have on our hands! The neighbors I spoke to hated Ralston, but had been there long & had low rent. I contacted the SF Renters Board who advised to sue them in small claims since they confirmed that the apt was in good shape when we moved out. I was filling out the documents & sent them one more email, essentially saying I'll see them in court if they don't give back $500, and magically they sent back the $500 that I asked for (they didn't even pay attention to the actual cleaning fee $535. I think they just always take a random amount of everyone's deposit). Apparently, they felt horrible about the communication failure on their end. HA. To wrap up this long-winded review--Ralston tenants: make a move out checklist, keep all messages and take photos, and call SF Renters Board for any questionable behavior. They're money-hungry and chronic liars. read more

Ralston Management Group - Messages I received showing the extremely late notification as I had just made it to the front door - Property Management Near Me - San Francisco, California

I was looking for an apartment in SF. I found one listed by Ralston that was still being renovated. Since I was moving from another state I could wait. I had my application approved but no move in date, just approximately one months until the unit was finished with construction. One week later I had a mini stroke and was advised by my neurologist to not drive for at least six weeks especially since I have Long COVID. I informed Joy, the leasing agent that I was cancelling. Mind you the unit was NOT finished and wouldn't be for at least a month, perhaps longer. I accommodated them by not insisting on a firm move in date. After informing them of my stroke I was told I would still be charged for the deposit. I argued about this based on the above stated facts and Joy said she would see what she could do. Two weeks later they took $2595.00 from my bank account. I am at home with nursing care recovering from a stroke and this is what they do? I notified my bank of the situation and they reversed the charge. Then Joy called me screaming and telling me I should have waited. She was hateful, abusive and told me I had made a huge mistake and that they had the BEST collection agency in the business. Sure enough they did turn it over for collection to Hunter Warfield and it has been on my credit reports ever since. It is a negative/derogatory listed every month. I will never pay them and in any case the damage is done. All of this for an apartment that was even ready for occupancy when I cancelled due to the stroke. Joy didn't even try to lease it to someone else. I ended up buying a condo in SF and would much prefer my HOA's ups and downs than any of Ralston's overpriced, spotty flip and rents. If your experience is positive you're lucky. But in my situation? It was both unreasonable but cruel and unfeeling as well. Immoral is the word I would use. Taking advantage of an elderly woman recovering from a stroke is the epitome of immoral. read more

We lived at 23 Mercy Street, Mountain View for around five years. Grover was our property manager for majority of our time there. Grover was very professional and provided timely responses to our questions and concerns. Grover lives in the complex and helped us when we locked ourselves out a few time. We give Grover five stars for his management. Grover was awesome. However, the overall Ralston Management was okay. Keith Jurcazak (the owner?) wasn't always professionals and punted a lot of issues back to the renters. Two main examples: 1) Ralston's billing system withdrew rent early during the month of April. This happened every year. Rent is due on May 1 but the autopayment withdrew money on April 14. This is probably a glitch in their system due to a short month. It was wasn't a big problem with us because we always had sufficient funds in our bank. But could be a problem for people living month to month. When we approached Keith, he didn't give us an explanation and told us that it wasn't his problem and go suck on a lemon (not in those words but similar, basically with a tone that meant you can take it or find another apartment to live). 2) Before Mountain View had rent control, Keith wanted to jack up our rent by a significant amount after the first year, around 7-8% from my recollection. When we tried to negotiate it to 3-5% increase, we were told that not his problem and take it or leave it. Overall, we enjoyed living at 23 Mercy Street. Good neighborhood. Fairly new apartment improvements. Close to downtown. Close to open space and trail. Nice turf area. The median demographic in this area at the time of writing this review (2020) was 25-40. read more

Horrible management company!! There is a theft problem and major break ins at market st location and they do not investigate. Management is only friendly while you planning on moving in, once you moved in they become rude and unresponsive, lease office is always closed. if you live in a the downstairs prepare to not sleep, there is so much noise from upstairs, I guess the quality of the building is none, you can hear so much banning from steps, vibration of telephones, and you can even hear people having sex. If you try to talk with management about it they simply ignore you. There are a few airb&bs, for the tenants downstairs is a nightmare, they constantly get wake up between 3-7am from people living the airb&b, if you try to call management for help, they will threat you to make finish your lease if you continue complaining. There is also a sewer monthly charge of $52 that is never mentioned until you get your first bill. There are no many reviews out there, I guess they delete them. I hardly ever will write a review that's not complementary to a business, but Ralston Management Group caused personal and emotional trauma while I rented from them. I spent one year in a studio on Market Street at one of their properties. Throughout the year, Ralston was anything but proactive or empathetic in response to the reasonable requests I brought to their attention. Here are some of the situations: 1. After reporting that I was stalked and that the person broke into the building and came to my front door at 4am, I was told to file a police report and that I would be financially responsible for any damages from the break in and that they had no plans in securing the building to avoid this happening in the future. 2. While taking the trash out with my young puppy, he ran up to a small dog and wanted to play. Yes, he was very excited and rowdy, but did not harm the dog. The dog's owner wrote a lengthy and cruel post on his dog's Instagram account about the incident labeling it as an attack and accusing me of not responsible for having a dog. However, he did write that his dog was not bitten by mine. I will not get into the details of the post, but it was an extremely hurtful act of cyber bullying. I did not respond to this but was told my Ralston Management that my dog had to wear a muzzle going forward because the owner filed a complaint claiming my dog bit his dog. I showed the post to them. There was no empathy for the bullying or acknowledgement of the fact that the dog's owner blatantly said my dog did not bite his. 3. My closet doors had been off track, so I asked the maintenance dept. to come fix them. They did but said it wasn't perfect. After a few weeks, they were back to being in the same, nonfunctional state. The door ended up cracking from being in the wrong position, so I informed Ralston. They said that since I was moving out in a month, they would take it out of my deposit. I still had a month left having to look at a broken closet mirror off its tracks due to poor installation then pay for it out of my security deposit. On top of that, my studio needed a few touch ups after moving, usual wear and tear, and even after I had deep cleaned the unit, I was charged over $900. These are just some examples. Again, it is very rare that I take the time to write a bad review, but I really hope this helps someone avoid getting into a bad situation. I will say, the building manager, Lee as well as their maintenance team member, Mark, are both kind, thoughtful employees who care about their tenants and are beyond respectful to every tenant. Thank you! If you are considering using Ralston Management Group, I would seriously reconsider. I have never felt so unprotected and taken advantage of. read more

We rented a one bedroom apartment at the Mercy building in mountain view. Very happy with our stay at Ralston property. The management company (Ralston and Keith) were always courteous, professional, and good about keeping residents informed (such as when PGE or city doing work near the property). The on-site property manager (Grover) is a gem, very warm and professional. They also have an easy to use online portal for payments and maintenance and keep clear itemized records for residents. Pet friendly and they keep the property obsessively clean of pet waste so it always looks and smells nice, never saw any pet droppings during our tenancy. Units were recently upgraded with hardwood floors, stone countertops, and new appliances. Everything in excellent condition and management quick to respond to any questions or repair requests (we only had minor requests, no issues). Thick double pane windows keep noise to a minimum. Lots of storage in garage (bike racks and locker included with your spot). Plenty of on-site and neighborhood parking if you need more than the single garage parking spot, but be courteous of the home owners in the neighborhood (don't park in front of walkways/front windows if possible). The grounds are beautiful and unmatched by other properties with a quiet well-maintained open garden/leisure area in front of the units with bocce ball courts, gas grill and fire pits. Recently installed an outdoor yoga/meditation fountain and outdoor exercise area, very relaxing environment right outside your door, and garden plots are available for tenants. Move out was easy and no surprise charges/fees, very good to work with Grover and Keith even after we gave notice that we were terminating the lease. read more

I had to break my lease early because I was moving across the country. I found tenants to replace me (two people, one who took the apartment I was in and someone who actually took another opening in the building), had the apartment cleaned and painted, and moved out. After that I received my deposit back, and they charged me $3000 for painting, cleaning, and to "cover lost rent." When I asked them to point out the part of my lease that said anything about a set lease breaking coat they quoted text that wasn't in the lease. When I asked them to explain they ignored me . I called, left messages, emailed. I feel like I'm going to have to threaten to sue even to get an explanation from them. It was a terrible experience and they clearly do whatever they think they can get away with. I wouldn't recommend them. read more

Unethical and illegal practices...but, "Well, you're no longer a customer." After being model residents at 23 Mercy in Mountain View for 2 years, having the unit cleaned, then having management walk-through the unit with us / provide us a signed contract on our move out day stating we would be charged an additional $300 max for "their cleaning services", we were charged $475 for cleaning. Not the end of the world, right? We went back and forth with another member of management (Chantel) who stated the cabinets needed to also be wiped down, thus the additional $175. Chantel stated that they WOULD NOT HONOR the first contract they provided to us and the manager who provided it "is not really authorized to give you final numbers on cleaning." Wow. So not only did they (1) renege on their contract, (2) admit their unauthorized practices and when we pointed this out to Chantel, she replied "Well, you're no longer a customer." If you are considering renting any property owned by Ralston Management Group, consider that their ethics and respect for you will disappear the second you move out. Absolutely dishonest and shameful. Grover is the only admirable member of management we encountered and Ralston has a lot to learn from him. read more

All requests/inquiries big (though we didn't have any major issues) or small were handled promptly and professionally. The location is very convenient - downtown and train station are walkable, and it is right near an entrance to the Steven's Creek Trail. Before renting my apartment, I didn't think much about property management-- until something went wrong. One night a few days before Christmas the lock on my apartment refused to open. The Ralston Management Group property manager found a locksmith and came out to wait with me in the cold. He spent three hours on a chilly December night as the broken lock was replaced. I found it reassuring that I neither had to wait alone nor had to face the uncomfortable situation of an unknown person fixing my lock at 10:00 at night. Since that evening, I've been pleasantly surprised time and again by the quality of the RMG team. When my bathtub drain slowed down over a three day weekend, I submitted a maintenance request on Sunday hoping it would be fixed in a week or so. Nope, a plumber came out the next day. Dry rot on the deck -- deck rebuild. Funky electrical outlets -- fixed. Split garden hose -- replaced. Leaky ceiling -- Sunday house-call to deliver a de-humidifier and make plans for the repair which was finished before the week was over. Not only are repairs completed expeditiously, the RMG staff makes the right repairs -- no cutting corners or slipshod work. The buildings and grounds are well tended by a kind and professional management team with an eye for aesthetics. Utterly trustworthy, I have no qualms about having the RMG staff alone in my place. Having a property manager whose superlative understanding of the structural aspects of a building ensures that the building is well maintained. That the same property manager also sincerely works hard to keep residents happy is a rare and wonderful combination in today's crazy rental market. Ralston Management Group is so effective because they care about both people and properties which benefits both residents and owners. read more

READ YOUR CONTRACT! We lived in Alterra Apartments in Walnut Creek CA and our building was taken over by this company. Not only did we essentially get forced out of our apartment because they wanted to "renovate" in the middle of a pandemic but we got kicked with a $185 cleaning fee to have the place professionally cleaned. Basically they have built it into their contract that you must leave the apartment as it was given to you (professionally cleaned) so you either have to pay someone to come clean before you leave and give the receipts to management so they won't charge you to have it cleaned again OR you have to just expect a $185 fee taken from your security deposit. Even if they find one crumb on your floor they will have a cleaner come to do it and you will be charged. They have essentially found a way to always have the apartment cleaned professionally and never have to pay for it themselves. I'm originally from the east coast and every other apartment I've lived in professionally cleaned every apartment prior to the next tenant at no fee to the previous tenant. This company is simply money hungry! read more

I current live off of Market St and Ralston Management Group is my landlord. I've lived in the City now for over 13 years and so far, they have been the best management company I have worked with. The entire team is responsive and friendly. Whether I have a repair or a question regarding accounting, it's always easy to get a quick response. I I think it's hard to get good reviews as a management company. A lot of times their hands are tied by the owner. In many cases they are working on slim margins and are just out to make a profit. The management at Ralston seems to have a high moral compass and I appreciate working with them. When I move out, it will be to a new area that is a bit more family friendly. I'm not worried that they will nickel and dime me on my deposit or act shady. I rarely write reviews, but these guys have earned 5 stars over the last few years. I rely on reviews to make many of my decisions so I think it's important to pass this on. read more
