    I met Steve in 2013, when he sold my neighbor's house in San Anselmo. I took an instant liking to…read morehim and kept his business card. (He's now been involved in 3 out of the 8 houses on our street, one sale and two purchases.) Five years later, I tracked Steve down as I wanted him to be my agent to help sell my inherited family home. The first thing he said when he came to look at the house was, "Dude, you're leaving money on the table". Thus began an odyssey of a year and a half of remodeling and renovation with his guidance. (I originally just wanted to sell the house as-is, thus Steve's comment.) Steve's wife, Kim, an interior designer, lent initial guidance on the project and provided input on paint choices and furniture. Steve kept an eye out for usable materials from other projects and showed up a couple of times with strings of café lights that helped make the place look magical. I needed to replace some rotated retaining walls and Steve provided contact information for a contractor that did an immense amount of high quality work in a week and a half. Another contractor replaced older double-glazed windows that had failed. (I did joke with Steve that if he was really a full-service broker, he'd know a discrete arsonist.) He showed up one day to touch base while I was pressure washing the carport. Steve grabbed a broom and starting brushing the standing water out, how many agents would do that? As the market was very hot, we had trouble finding a stager that was available. (I was rather dubious about the value of staging at first due to the high cost.) Michelle at Revelation was more affordable than the others and did a bang-up job. She made the house look too good for the likes of us. It's a common phenomenon that people think twice about selling their house after all the improvements are made and they go from drab to fab. Two photographers were provided, including one with a drone, that produced some beautiful collateral with twilight photos. As I ran out of funds near the end, despite acting as the GC, I wanted to help expedite the sale by having the house measured and inspections done before placing the house on the market; he provided both and lent the funds to do so. We were happy that the sale met my target price. We wanted to move to Pt. Reyes Station. We met multiple times to look at properties in west Marin. Steve met me at the county planning offices several times including a paid sit-down meeting with the county where the planning department researches the said property and guides you as to what is feasible. I wasn't aware of such a thing. It was at Steve's suggestion that we set up the meeting and we ultimately decided against making an offer on an overpriced lot with way too many restrictions. At another vacant site, Steve made the observation that there were blue lines (water elements) in the back and side that could create problems getting a leach field approved. Despite his observation, we made an offer that was rejected and I think he was relieved. Steve didn't think the seller would exactly be Mr. Rogers. I have waited a year to write this review, since the sale of our house, because we weren't done with him. We closed escrow, today, on four vacant acres in Sebastopol with Steve's help. Our ambition is to do restorative farming and to build a house that meets our design sense and needs. Few of the lots we considered met all of our criteria including zoning issues. This one does. Steve came to look at it and gave it his blessing so we went forward. There was a last-minute second offer from another party but we won the bidding with my letter to the seller. I wasn't confident with my letter but Steve gave me the thumbs up saying it was perfect the way it was. He was right since the two bids were equal but the seller chose us. Finally, to the "lady" with the two-star review who accused Steve of being in it for the money; I'm offended at the mischaracterization and feel I must defend him. I never felt Steve didn't have our best interests at heart whether it was in selling our house or buying our land over a 2+ year period.

I called Mike about a rental in Tiburon, as my husband and I are initially looking for a rental since his firm is moving us to Marin and we will be new to the area. Mike has a property listed that looked interesting to us, and I set up a time to see the property. He sent me the viewing instructions, which were to send the numbers on the lockbox when I arrive at the home, and I would receive the lockbox code. When my husband and I arrived at the home, we texted the numbers on the lockbox, and the automated system kept responding with a message to only send them the info requested. What?? So, we sent the numbers again. Same glitch message. I then called Mike's cell, twice, and got his voice mail. I then texted him to ask for entry help and to let him know about the glitch. He never responded. One day later, and still no response. That is really poor customer service.

On October 30, 2025, Shawn emailed confirming that my wife and I were approved as tenants. His exact words were: "Actually, just heard from the owner and congratulations. We would love to have you as our tenants. I'll be drafting a lease today and hope to have it out to you at some point tomorrow for signature." There were no conditions, no mention of other applicants, and no indication that the approval was not final. We trusted this written commitment. We signed the lease on November 1, and wired $21,000 on November 4 at Shawn's direction, after he followed up multiple times to ensure the funds were sent. Relying on this agreement, we broke our existing lease and began preparing our move. Then, on November 6, after the signed lease and full payment, we were informed that our tenancy was being revoked because the owner decided to accept a higher offer. This was the first time we were told that our approval could be reversed. As of this review, the $21,000 has still not been returned, and our current housing is uncertain during a time when we are actively working to grow our family and need stability, not sudden displacement and stress. This experience severely damaged our trust. When a signed lease and full payment can be undone without warning, it calls into question the reliability and professionalism of the people handling the transaction. I have filed a formal complaint with the California Department of Real Estate, alleging: §10176(a) Misrepresentation: Failure to accurately disclose the true status of the application and failure to clarify any contingencies. §10176(b) False Promise: Providing an explicit confirmation intended to induce action and financial commitment, without ensuring the promise was final. §10177(g) Negligence/Incompetence/Unprofessional Conduct: Failing to safeguard consumer funds, and failing to act with reasonable skill and care in handling the transaction. Based on my experience, I would strongly advise anyone considering working with Shawn Walker or Foundation Homes Property Management to proceed with SERIOUS caution.

We purchased another home through Jeff closer to downtown Larkspur. When we decided to move out of state, we did a presentation consult with Jeff and we removed some of our furniture (Jeff even leant us some of his own furniture) to complete the staging. We valued his perspective of 'must-dos' vs 'nice to dos' when getting our house ready, and it was very helpful that he had relationships with contractors to help us make key upgrades and repairs quickly prior to listing. We sold just as the Bay Area market was starting to change in mid-2022 with the increase of interest rates. With his No Stone Unturned marketing campaign which included not only a custom video of our house but also included aerial videos of the waterfront neighborhood, the special features of downtown Larkspur and the other lifestyle elements that buyers would want to know about. The home needed many cosmetic upgrades and repairs. They had local contractor contacts that were fast, reasonably priced and did great work. They arranged for all of the required inspections. In addition, and most importantly, they reviewed every inspector recommendation, and told us "have to do", "nice to do" and "don't waste your money". They were very budget conscious, which was much appreciated. Had we run short of funds, they had a very reasonably priced short term funding solution. We were skeptical of staging because of the cost. We were 100% wrong. The staging not only made the house look larger and lighter, but the stager worked with the painters on some accent colors in the kitchen that made the kitchen 100% more appealing.
