It is hard to express just how highly we think of Abby and her team. She is everything you read in every review and so much more. She has incredible knowledge and experience - from the first time we spoke with her assistant John and with Abby we felt heard and understood. The conversations clearly express their understanding of the process - from our first conversation we knew we were in excellent care. Abby has both a calming and in-control presence, as well as high energy and enthusiasm for the process. As her client you know she is helping many other clients, but she will make you feel as if you are the only one. Abby has incredible integrity, values total transparency, and has as a stellar work ethic. And in addition to that she may be the most positive person you will ever meet! Abby kept us moving forward when the process got tough. Our purchase process had some 'hiccups' you might say. But Abby, due to her incredible working relationship with other agents in the community, her tenacity, and 'can do/will do' attitude made miracles happen. She is kind, fun, professional and real. She is readily available to talk, text and email. She comes recommended at the highest level possible. Thank you Abby, John and Manju for all you did for us - we are so very thankful for you. read more

Abby was a true pleasure to work with. She and John Tag-teamed, coordinating EVERY aspect of our sale. Their advise and guidance through the process was best-in-class. Abby had/has a keen sense of the market and she dive into the details of the individual transaction. In our case there were some daunting HOA matters that she and John tackled on our behalf. The focus on details was incredible. I simply cannot say enough about Abby or her associate John. read more

Abby has the perfect combination of traits one wants in a real estate agent: efficiency, helpfulness, market savvy, assertiveness without being aggressive or unpleasant, and on the spot communication and responsiveness. On top of that she is intelligent, pays attention to detail, and has excellent connections and relationships with other agents. She was able to skillfully negotiate the trickiness of selling a house in the pandemic era. Our family home was prepared for sale with sensitivity, respect and care; the workers were spaced far enough apart for safety and close enough for efficiency. The visits were carefully orchestrated in accordance with most recent regulations, resulting in very long days for her and multiple offers for us. She even installed smoke alarms herself on Fourth of July weekend! To say she goes the extra mile is an understatement. Do yourself a favor: hire her! read more

Abby Tanem. So many wonderful things to say about her and her team. We received her name as a referral from friends and couldn't be happier. She not only helped us obtain an incredible deal on selling our first home but turned around and did the exact same with finding our next (and forever) home. Abby was attentive, passionate, always available and provided assistance in many forms. Always going above and beyond. She is a truly incredible realtor and has become a friend and someone we will continue to recommend over and over again. Alongside her team they make the buying/selling process a breeze and always have your best interests in mind. Thank you for everything Abby! read more

I've known Abby for 25 years, and she was my realtor when I purchased a home and eventually sold that same house. Both experiences were very smooth! For the house I just sold, we were under a tight deadline due to my purchase of another house, and Abby got it under contract in 10 days. She takes care of your every need when buying or selling a house, even things you never considered. Buying or selling a house can be a stressful experience, but when you put yourself and your home in Abby's hands, you will be well cared for from start to finish. She is well-organized, meticulously thorough, honest and ethical, all of which are paramount to me. Abby is always available for questions large and small, and I would use no other agent for my real estate needs in the Bay Area. In addition to being a wonderful realtor, Abby is also a lovely person! I give her my highest recommendation. read more

Abby is an amazing realtor and so great to work with! She was so helpful in our quest to find a house in the North Bay and was super flexible with our schedules and touring houses with a baby and toddler in tow. She was honest about what/where we could afford and took into consideration all of our needs and wants. In this seller's market, she was able to help us get the perfect house for a reasonable (relatively speaking) price. She held our hands when needed and has continued to help with recommendations for flooring, cleaning, gardening, etc. I would 1000% recommend Abby! read more

Seeing the positive reviews Abby Tannem has received for her real estate work, we contacted Abby to help us find our new home. We are extremely glad we made that decision. Although our home search took almost two years, Abby and her team carefully listened and evaluated our requirements, provided valuable insight into the local market, and recommended strategies for buying a home in the current market. She took the time to thoroughly explain a home's details and any potential risks associated with purchasing a particular property. Abby and her team were fantastic in helping us find the home that met all our requirements and more! During the purchase of our new house, her negotiation expertise was invaluable as she secured a favorable deal for our new home. She ensured the documentation process was extremely smooth, taking on the heavy lifting to keep the process as simple as possible for us - very much appreciated! Abby was outstanding to work with, going above and beyond the reviews we had heard of her. We are extremely satisfied and highly recommend Abby to anyone looking to buy or sell their home. read more

Abby is amazing at her job! My wife and I were are first time homebuyers and were looking for homes in SF and the peninsula for 2 years before we decided we were priced out of the area. We decided to look north and used Abby based on a ringing endorsement from a friend who had also just bought in the area using Abby. 2 weeks later Abby had us in contract for a BEAUTIFUL house that we love. She is a great negotiator, she's from the area so she knows her stuff, she has all the answers to all your questions, and is always available. In the off chance she's not available her assistant is equally responsive. It was the most ideal realtor situation we could have asked for and have nothing more we could have asked of her. I strongly suggest you use Abby if you're looking for a realtor. You will not be disappointed. We will be using her again if we ever plan to move. read more

Abby and John were a true pleasure to work with. We had quite the list of requirements for our forever home. We looked at dozens - it was an emotional roller coaster w the market constantly changing. We were so lucky to have worked with Abby on our move to San Rafael. She is knowledgeable, organized, and professional. From the beginning, Abby and her assistant, John, demonstrated their professionalism through setting us up with the tools we needed for our search, to managing the tons of paperwork via Docusign, which was great for us as two busy parents to a toddler and a newborn. Abby pays attention to detail and was always able to answer the millions of questions we had. We didn't know this until later in the process that Abby is one of, if not THE busiest realtor in Marin, but we always felt like we were her only clients. In addition to feeling like we were her only clients, Abby really cared about us as people and not just another transaction. Once we made an offer on a home, she helped line up all of the inspections from home, electrical, HVAC, pest, drainage - some of which we would've never thought to do - because Abby wanted us to know exactly what we were buying. Her connections to local tradespeople (inspectors, painters, housekeeper) is invaluable and saved us so much time in trying to figure it out on our own. The purchase turned out to be a fairly difficult transaction because amongst other things, the seller/seller's agent (same person) had not finalized permits that were pulled, but Abby's approach and positive attitude made the process a lot more tolerable for us. We couldn't imagine going through this purchase with anyone other than Abby. We can go on and on about how great Abby is but the long and short of it is, Abby IS THE BEST realtor you can work with. We're so, so lucky to have worked with her in buying our home. Thank you, Abby! read more

I rarely write reviews in general, but our experience with Abby was first class. Being new to Marin County, she took the time to understand exactly what we were looking for, and the properties she identified spoke to the genuine connection we felt with her from the start. She is extremely patient, transparent and super easy to work with. At every turn in our buying journey, she considered what was best for our family long-term, and not what would benefit her in the short-term. When it came time to put her negotiating hat on, Abby did a fantastic and respectful job of getting our purchase price down from the asking price. In a world of online everything, Abby is a true breath of fresh air! We would recommend her to anyone, anytime!!! ~Scott R. read more

We found Abby, from following the real estate market in Novato. She did an amazing job with this one home that was listed, delisted, listed again with no buyers. Abby got that house sold under her and even over asking price. When we were ready to sale our home, we knew we needed to interview this phenomenal realtor ourselves. We loved Abby, she was on point with the price. She knew that we have two kids and it's a little harder since one is an infant. She made everything effortlessly for us. Whenever we had a question Abby, always took care of it. She is truly professional and definitely the best realtor we have ever worked with. We have own 3 homes before this. She is very knowledgeable of the market. In my opinion the hardest thing is finding someone that prices your home correctly. The other thing is seeing the value of your property. Abby totally gets it. No wonder she is a top producer. When we are ready to purchase another home, we would still love to work with her. read more

Buying a house is so much more than the paperwork, paying the deposit, meeting the deadlines, getting the keys and moving in 30+ days later. That is the end product, the finish line. Finding an agent who helps to realize the goal is important but so is working with one who cares about your needs, your questions, your vision is equally important. I got both! Abby Tanem is a gift. She demonstrated integrity, clarity and expertise every step of the way. I had an incredible advocate in Abby. The process of buying my first home was very exciting, offering me new things to learn and a few challenges. I always felt supported and heard by Abby and her team of amazing folks. She has a network of connections-from lenders to insurance agents to contractors. What a web of influence and resources she offered from day 1 to 30. Professionalism meets process resulting in a precious home to call my own. Now it is your turn. HIRE ABBY TANEM! read more

Abbey Tanem and her team are serious professionals with the experiential knowledge to smooth over the rough edges to any real estate transaction and deliver optimal results. We knew our unique Novato duplex would not be the easiest property to market, especially given a lack of comparables. But we were wrong. She's warm and friendly, and an excellent listener. She is a champion for her clients, and she works hard to find what it is that you're looking for, at the best value. Abby is definitely "my real estate agent"! She has sold two properties for me. One in Novato, CA and one in Napa, CA. I do not understand why anyone would use a different real estate agent then Abby Tanem? My Novato home was a townhouse that was in northern Novato. The condominiums in that neighborhood were severely under priced and Abby was not only able to get me $50,000 over asking price, but was able to meet with the appraisers to explain why this Madera Marin complex was being undervalued. Therefore, my buyers had no problem getting funding. In addition, my mothers home was in Napa. Through her efforts, we received a purchase price $11,000 over our asking price. How does she do this? Abby really works hard for her money. In both cases, Abby provided staging (which is so necessary) a professional photographer to show my homes in their best light, a website with the beautiful photos and handled the agents that were providing offers With respect and kindness. She is a delight to work with. When Abby isn't available to handle a contractor, inspector, or emergency plumbing problem personally, she relies on her assistant John Hendricks to pull it off. John is every bit as professional and kind as Abby. They make an amazing team! In my mother's Napa home that we sold upon her death, she also came to the rescue to hire service providers to remove 50 years of clutter from the home, hire painters to completely paint the inside of the home, professional cleaners to make sure that it shined! Because of the staging that she provided, my moms house stood out above all of the competition. She did all this While I was out of state. Abby (along with her amazing assistant John Hendricks) take all the stress of selling your home off your shoulders!. I can't thank her enough! Kate Slaughter, Salem, Oregon read more

Abby first helped us find our home 12 years ago, and we loved her so much we came back to her again. She has made our home selling experience so incredibly easy and stress-free. From start to finish everything was taken care of, and she was always readily available for any questions or guidance. She was also super flexible with our schedules for showing our home. We felt so taken care of through the whole process, and had really felt she had our back with all the details and any extra arrangements that needed to be made. In response to Lou B's recent negative review, he knew he came in late with his offer when there were several others on the table. It looks like he's upset that he didn't bid high enough, but that's on him and his agent, not on Abby. She deserves 5 stars. We would highly recommend Abby to anyone. As another reviewer nailed it: she has incredible integrity, values total transparency, and has as a stellar work ethic. read more

We sold our California house five years ago with Abby as our listing agent. When we opted to return back to California we asked that she represent us as well since our trust in her honesty and integrity was unwavering. We always know Abby has our best interests at heart selling or buying and this time was no exception. She put a ton of time into our home purchase and was very bull dogged about making sure everything was right when dealing with the builder and his agent. It really paid off. We could not have asked for more from her and her team. Always honest, always prompt in responding, and in comparison to other agents we suffered through in the past, Abby is first class. read more

I am absolutely thrilled with Abby's top notch work on my behalf selling the home on El Prado in San Rafael. From start to finish, she made the whole process smooth for me, explaining everything I needed to know to make informed decisions on the sale. The marketing flyer designed by her assistant John Hendricks and their professional presentation was stunning and certainly effective with the number of offers received above asking in just one open house. Abby truly advocated for me throughout the sale process ensuring that every document was executed correctly. I won't hesitate recommending her to friends and family knowing she will take their best interests to heart. Thanks to Abby and John the house sold and closed in less than 30 days. I am more than thrilled with the result. Hilary Doyle read more

John is an ultimate professional in the real estate arena! This is the second time I've worked with this dynamic duo. Truly the I's are dotted and the T's crossed with compassion and understanding how stressful the process can become. Regardless, how many clients he's working with, you are the sole client in his eyes. John is always available to ask "just one more question" or talk you off the cliff because of your own anxiety in the unchartered waters of real estate. Never in a rush and making sure you're confident with the process, he finds time to be an accomplished musician in his down time...whenever that is! Abby is the kind of realtor you hope to find: extremely knowledgeable about the market and the areas in which she specializes, friendly and cheerful when answering the piles of questions that inevitably come up when buying or selling a house (or both), and efficient and detail-oriented in getting through the process of the sale. She has a knack for making you feel like you are her only client and she has all the time in the world for you, when in fact she is one of the busiest and most successful realtors in Marin County. Over the past 12 years we have had the pleasure of working with Abby on the sale of two houses and the purchase of one, and if we weren't moving out of the area we would be buying another one. Our praise for Abby couldn't be any higher and we unreservedly recommend her to anyone who wants the very best person on your side when buying or selling a home in Marin. read more

I have bought and sold 6 homes over the last forty years. I wish Abby had been available for the first 5! It is not surprising she has been recognized as one of the top 100 realtors in California multiple times! Abby helped us sell my father's home in Novato in record time (35 days from listing to close of escrow) and for $65,000 over the asking price. Abby gave us great advice and counsel every step of the way. Everyone of her recommendations were right on... we did not say no to any of them. We were referred to Abby by our friends Tom and Pat, retired Coldwell Banker realtors. They said Abby was the best in the industry and was the absolute best realtor for us to use to sell my father's home in Novato. They were absolutely right! Abby showed up for our first get-to-know-you meeting extraordinarily prepared with market comps and really educated us on the market. There was no pressure to list, in fact quite the opposite. Abby knew my father had passed away 3 months prior and was very sensitive to our situation. She asked great questions... and really listened to our responses. What impressed us in the first meeting was after a thorough walk through of the house Abby gave us an honest assessment of the house. It's in great condition, but it needs to be refreshed. Paint, garden refresh, new linoleum... and staging! Abby gave us estimates for each of refresh items... and the actual cost came in at or below her estimates. More importantly everyone of the contractors Abby recommended did exceptional work! They all started and finished on time... and Abby kept a close eye on their work. This was particularly important because we live about an hour away and could not manage/oversee the refresh projects. Abby and her associate John Hendricks delivered on every single promise! We never had to worry... they never created stress for us, in fact they were our stress busters! They are very kind, gracious and humble professionals who do what they say they will... and they always did it with a smile. Let Abby help you buy or sell your home! It will be the best real estate decision you will ever make! read more

If you want an agent who is patient, professional, and thorough, Abbey is your person. She, and her assistant, John, have represented both my daughter and now us in a home purchase. They are great communicators, quick to return all contacts, low pressure, and readily available. We felt throughout our home search that they were "on it", and made the whole experience from the search to the close, smooth and efficient. They provided answers to questions about the timeline, etc., sometimes before we even asked them! Their depth of experience is evident in their recommendations regarding home inspections, issues to address, etc. We couldn't be more pleased. read more

I cannot recommend Abby enough as the BEST real estate agent you could possibly want! Abby has been my agent for over 15 years - I was introduced to her when I moved to Marin 15 years ago, and she has helped me move three times with absolute excellence. Each time I have either sold or bought a house, Abby (and more recently her assistant John Hendricks) have walked me through every step of the way to keep me on track, to advise me of things to watch for, and to hold me accountable when I needed it. Abby's style is personable, warm, professional, and effective. Most recently (April 2015), Abby and John handled my sale and purchase with sensitivity and confidentiality, given that it was part of my divorce and it was a major transition for me and my three children. They were always respectful of my family and kids, and were incredibly responsive to ANY question or inquiry - even when I had an anxious question at 11:30p, Abby was there to text me back right away. Abby has helped me in up-markets and down-markets (we bought in a short sale and did AMAZINGLY well) - and has shown herself to be creative, resourceful, and dedicated. Abby brings an amazing toolkit and team of professionals to assist you throughout your sale, purchase, and move - from home stagers to housekeepers to painters to roofers to electricians -- these folks are solid, quality folks who do amazing work at fair prices to help you meet your goals. If you are looking for an agent who will be your best advocate and help you find EXACTLY what you want, Abby (and John) are the team! read more

How fortunate I was to be referred to Abby Tanem, and have her represent me for the purchase of my home! Abby is a heavy lifter, who jumped in and never took her foot off the gas pedal. I first worked with Abby in 2009. I was single and looking to purchase my first home. I figured I would be looking for a condo for myself and two dogs. Instead, we found great single family home on 1/4 acre lot in American Canyon / Napa County! Abby was wonderful walking me through this process as I was nervous venturing into home buying and making these decisions by myself. Fast forward to 2017 and the value of my home has more than doubled! So has my family! I am now married with three little boys and my mother-in-law lives with us making us a family of six. My husband and I have fallen in love with American Canyon but we realized that our growing family needed more space. We decided to explore our options of buying a larger, newer home. Abby did not disappoint. She carefully listened and considered all of our needs and wants. I was nervous about buying a home while selling our current home. Abby proposed a contingent buy and a contingent sell (our house would not sell without us securing a home to buy and we would not complete a purchase without the sale of our home.) This sounded fantastical with the stars needing to align but Abby remained confident that this transition was absolutely possible! And possible it was. We were able to buy a home (5 bedroom, 3 bath, 3 car garage, 3400 sq feet with beautiful wetlands views!) and sell ours within days of each other. Further, Abby set up a rent buy back to give us a week to move into our new home. Even weeks after moving, Abby continued to assist us with getting a few details hammered out including working with our home warranty to fix a plumbing issue. I simply would not use anyone else. Both times of working with Abby (and her assistant John) I have felt like I must be her only client. She works tirelessly, (weekends, evenings, early mornings) is always available for my every question (there were MANY), and has delivered with the PERFECT home both times. read more

Once we decided to move our home buying search to Marin County, we knew we needed an expert in the area who knew the local market and wouldn't mind working with new buyers. Abby came recommended to us through family and we were so glad to have her help us! Abby was fantastic at presenting all the different options in our budget and was immediately searching for potential homes after our first meeting. We felt that she quickly honed in to our interests that we had already whittled down to through our previous searching and began providing relevant listings that were worth looking at. Communication was fast and simple with Abby through text so we felt comfortable pinging her with questions at any point. She was clearly a veteran closing homes in Marin and knew about all the pitfalls so we could side-step them easily. She also came connected with a great list of trusted contractors to use in order to have some initial work done on our new house. So far, they're working out great. When it came to closing, Abby was on top of it, making sure that our loan details were correct and helping us through the close of escrow. We'd recommend her to anyone starting their search in Marin! read more

I feel lucky to have had Abby and her team as my realtor. I had to sell my elderly mother's house--a stressful situation as you can imagine. Both Abby and her assistant John were unbelievably patient and kind during this emotional time for my family. They just made things EASY which is what I needed. John was always one step ahead on all the paperwork and kept things rolling. Abby allowed us to simply pull the things we wanted from the house and arranged to have a company clear out the rest. She had the house professionally cleaned as well. In other words, she handled everything beautifully which allowed me to deal with my mother's health concerns. She was ALWAYS available for any questions and took her time with me. I never felt like I inconvenienced her and no question was stupid. I felt I could trust her and she alleviated a lot of my worries. Her work ethic and integrity is phenomenal. I would not hesitate to recommend her. read more

The best realtor, out of five, that I have worked with. Her strategy was spot-on for listing our house. She was there for mop-up duty after another agent had completely blown it and left our listing effectively dead in the water. She quickly re-concepted all of our marketing materials, got an amazing photographer, wrote great copy for the fliers, and had several offers within days of going into MLS. We were in contract and moving right along prior to having a Sunday open house. Throughout our escrow she handled everything and made it as pain free as possible for us. It was hard to sell the house my husband and I bought when we married in 2002. Abby was most considerate, patient, helpful and ever so efficient throughout the whole process. She listened and acknowledged and honored my needs while doing the best for me throughout the process. The stars were aligned when I met her because I never felt alone in the process and her promise to make me feel like her only client, was always evident. And I know I was NOT the only client! My first Yelp review ever and Abby & John definitely deserve the recognition. My husband and I are first time home-buyers and were very intimidated by the process and especially the market in Marin County. I found Abby online and reached out via email. I heard back from her quickly and she and her assistant, John, went to work. They were both incredibly responsive and were available to show us properties we were interested in. One day, Abby suggested we see a property we weren't thinking we wanted to see and it ended up being the one. Abby worked tirelessly negotiating back and forth with a difficult seller. If it weren't for her persistence and hard work, we would not be home owners today. Additionally, the loan broker she recommended was equally as amazing. I cannot say enough great things about Abby and her team. She turned the most daunting purchase into a seamless process. It was done so quickly and efficiently that I will definitely go to Abby when we are ready to sell. I would recommend her and her team over and over again to anyone looking for a wonderful realtor! She's a whirlwind of activity and gets it done. Her assistant John works seamlessly with her. Abby and her team were great. We started with a few emails/texts to get a rough idea of what we were looking for. Then she scheduled a series of viewings on a Saturday. Little did we know she saw past what we thought we could get (a condo) and after viewing what we said we wanted, she asked if we had time to see another option (a house not a condo). Well that opened up a whole new can of (good) worms and after another Saturday of viewings we (thankfully) dumped the condo idea. A week and a half later we were in escrow. Abby and her team are a wealth of info on both properties and inspections but also on other necessities like lateral sewer repair grants, contractors, gardeners, etc. Almost immediately we felt like we were working with friends than just realtors. It's been a great and well paced process. My wife and I now have the house we really wanted! read more
