To be transparent, we are property owners, so this review is from the owner's point of view. Having said that, he's been proactive in making sure the rental house is in a good shape, including regular annual maintenance. This is to ensure tenants get what they pay for. One thing David really stands out is his responsiveness and timely communications. Tips: believe it or not, best way to contact him is via email. He'll call me as soon as he's available whenever I ask him to call me via email. His email responses are mostly cryptic and straight to the point, and some folks may take that differently. But for us, we like his cut-to-the-chase, no-nonsense style. Believe us, we have had a different property manager before, and he may seem courteous, but his responsiveness and professionalism are not even close to David's.

David doesn't ignore hard problems but will take care of them right away. These problems were ignored for years by my previous property manager (also full-priced 10% but not half as worth the price). When faced with tricky situations, David will try to find the best solution for the landlord. Windermere seems to be doing a very professional job and I hope they can remain excellent always!

Here are just few callouts from my experiences: They are your one stop solution for any needs including finding the perfect rental properties (Eva is a licensed real estate agent), furnishing the house, and handling daily airbnb operations. They are great with interior design and will make your properties aesthetically stand out among all other listings on airbnb. They are super on top of everything, extremely responsive, considerate, knowledgeable and responsible. They're always just one text msg or phone call away. When things need to be addressed or fixed in my property, they will provide different solutions and prompt fix; and their quote is always reasonable and transparent. With my STR property, they handle all the communications and daily operations, and provide me with a monthly statement. They closely monitor and constantly adjust all of their listings to make sure both occupancy rate and price are at optimization. With their hard work and dedication, my STR property is generating positive cash flow and it is one of my best investments. Eva and Sid are a smart and diligent couple, who will happily share their knowledge and expertise to help their clients to succeed.

Sean C. is def one of the best! I've had the pleasure of working with Elatish S., a new building manager at my apartment building, The Tuscany, and she's done such a wonderful job over the last few months that I just had to show her some respect! To be honest, I've had some less than stellar interactions with some other Northwest Apartments employees (my individual experiences may not be the same experience others may have had with these employees and may not reflective of job they may have done overall). I try to give people the benefit of the doubt and don't leave negative reviews unless something egregious has happened but I certainly was in no hurry to sing their praises on Yelp. My overall opinion of the company suffered as result of these interactions and I was pretty convinced it might be time to seek greener pastures with another property management company at the end of my lease. Elatish S. has been a much needed breath of fresh air and she has single handedly renewed my belief that Northwest Apartments is a great company to rent from. I'd heard that Northwest Apartments is trying to improve it's image and is working harder to exceed the expectations of their renters. Bringing Elatish S. onboard a few months ago has gone a long way towards achieving that goal and I can honestly say that she consistently exceeds my expectations! It's been a rough year and a half for me, as it has been for so many of us. The pandemic has left me unemployed and that comes with a whole host of other problems and setbacks as you can imagine being long-term term unemployed can cause in someone's life. Add to that just the common day to day issues that might arise when renting an apartment and it's fair to say that I've needed to be in touch with the building manager at least a handful of times recently. Elatish S. always responds to my emails and phone calls within 48 hours, if not that very same day. She is incredibly business oriented and exceedingly professional, and yet she has the kind of personality that makes professionalism also seem warm and inviting. She seems to be naturally upbeat and genuinely cares about her tenants. Did I mention that she manages TWO properties with several dozen tenants in all and yet she is prompt, thorough, and really takes the time to make sure her tenants feel listened to and understood. She even gave me a warm "congratulations" on the new job I just got (most money I've ever made!) and it's not unusual to see a "Yay!" or other positive exclamation in her emails. Its so refreshing and really feels good to work with someone who is truly amazing at her job and who also truly cares about the well being of the world around her. And I guess Northwest Apartments deserves some credit for adding this "diamond in the rough" to their team. One of the best hiring decisions ever, imo! I've rented from more than a few property management companies over the years and most are just kind of "okay" or maybe even less than okay. Sean C. and Elatish S. are the best of the best, genuine stand-outs in their fields and I cannot gush enough about how lucky Northwest Apartments is to have such amazing talent as part of the team. If you're looking for a new apartment in Seattle, forget what you may have heard about Northwest Apartments in the past. Everyone deserves a second chance, deserves a chance to do better. Lots of companies talk a good game of doing right by their customers. How many of those companies actually turn that game they talk up into real, tangible improvements? Well I can say emphatically that wanting to do better by their customers isn't just lip service here, at Northwest Apartments there's a genuine effort to be better, to do better, to truly become the property management company of choice in Seattle. Thanks to Elatish S. and Sean C., Northwest Apartments is the BEST company to rent from in Seattle.     Some of the dirtiest, shadiest, and fraudulent people I've ever rented from. I lived in the…read moreUniversity Flats building on 15th Ave N in University District. This building blatantly broke the law--they are guilty of fraud, and I have the proof to back it up. After I moved out, they tried to steal my $600 security deposit, fabricating bogus charges for "unit cleaning" and "paint/wall repair" (see their letter and bill below). This isn't just shady--it's straight-up illegal. Specifically, this directly violates RCW Title 59, Chapter 59.18, Section 69.18.257, Paragraph 4 (photo of the law attached). Fortunately for me (and unfortunately for them), I have photo evidence proving the condition of the apartment when I left (see attached). I am now suing them for double what they stole from me. Wish me luck by leaving a like! DO NOT do business with these people. They will scam you, and now you've been warned. P.S. Parking is an absolute nightmare 90% of the time.

Does it seem weird that the person who showed you the apartment ghosted you and changed their number? That's only the beginning of a Property Manager that operates like a criminal enterprise/shell company. Changing phone numbers and temporary email addresses are what you can expect from a sketchy company that will not respond to any problem, no matter how severe or urgent, even after they've illegally deducted thousands of dollars from your bank account, especially then. Yes they have apartments. They do not manage them. You will never talk to them again after they get your bank account information. They cashed our housing voucher payments for 2-3 months, but treated my bank account like a candy jar to withdrawal full rent anyways and have refused to talk to me about for over a month despite many messages. I removed my bank information from their sketchy app and told them to stop, but they continued to make completely illegal, unauthorized withdrawals anyways. We're talking straight up theft and embezzlement. We haven't even moved out yet. I am certain they are stealing money from tenants bank accounts for fake damage after they move out. I had to put a stop payment on this company long before that. We are very good tenants but Arboreal treated us like absolute garbage. We live in Brooklyn Yard which is also rented out to an electronic music dance club that uses the most invasive, illegal subwoofers 3-4 times a week that severely vibrate the whole building. You would think that they would stop at the time city ordinance mandates, but midnight is when these complete Aholes turn it up, and continue to get louder until the final 3:30 AM drop. We average about 4 hours of sleep and are on the bars schedule with none of the fun. We are completely sleep deprived in addition to the severe stress of these criminals overdrafting my bank account to steal thousands. At 8:00 AM you will be woken up by major construction all around your unit that is almost as loud as any noise can be, like grinding metal outside your door and toxic fumes filling your apartment. They replaced the whole 4th floor landing while people were living here without telling anyone what was happening other than forbidding them to leave or enter their apartment for 8 hours with almost no notice, twice. When that was done they started banging and drilling on the roof direct above our heads at 8:00 every AM, that is so loud it sounds like the ceiling will open up above me. Ive dealt with Ants before but nothing like what enters this apartment because nothing was caulked and theres no proper exterior. These apartments are poorly constructed and God knows what could happen in a real emergency. I had medical emergency when they decided to do an 8:00 AM fire drill with almost no warning. We were woken up by the loudest alarm possible in our bedrooms. I couldn't even give a decible to the volume of this alarm but it shocked us both out of a dead sleep after a long night of bass drops. I live with a very disabled woman who can't use stairs and thought there was a real fire. Maintenance barged into our apartment without asking to show me the notice they posted to my door less than 24 hours before. Thank goodness I had clothes on. Is that legal? Obviously No. Does Arboreal care? Im dont even think this is a real property management company. The stress of all this has caused me multiple medical emergencies. Arboreal has a severe lack of regard for their tenants. The apartment you think you are looking at is not the one you will get. Imagine the smallest apartment on the market. Thats what they will show you. If you apply without looking you will be shocked by a tiny, poorly designed box at move in that may or may not have a living room. There is no problem Arboreal can solve. Did they offer you parking? Its going to be a few months before you get a remote, if ever. That little glitch doubled our moving costs. And thats not all. Our toilet backed up into the livingroom the day we moved in. They abandoned a disabled woman without a bathroom for 4 days because of the weekend. We almost had to get a temporary rental as soon as we moved in. They are not available for plumbing emergencies on weekends or holidays so don't ask. Arboreal conducts business like a criminal enterprise. Its the kind of company you have to call the police on and will be forced to sue because they lack any ability or desire to resolve the problems they cause. They have so much availability for a reason. Perhaps if they responded to tenants and had a competent accountant, they could keep tenants. Just a thought. They seem to think I'm joking when I tell them Im filing a police report and taking them to small claims. Arboreal still doesn't care. Never trust a company that hides its business address. The police need to look into this company. STAY AWAY.
