Landlords, These are great property managers. They are proactive. I trust them. They manage my money and time wisely. They tell me stuff when they think I should know. I rarely have to think about my apartment building and very rarely do I need to know anything about tenants. They make me feel like family. I can see what this company is doing alright. They are certainly soliciting tenants to post good reviews in hopes of retaining tenancy. Well, they certainly did not ask me to do that. When I first moved in, (The Willows) everything was fine. $575 a month, and I had about $300 a month after one paycheck too cover rent. There was no utility charge. Year after year they calculated the rent increase to a half a percentage point below 10% so they could give 30 days notice instead of 60 days. Gradually after four years I could not cover rent with one paycheck and had to eat into the next, so by then my rent was 60% of my income instead of 33%. Then, to top that infuriation off, they hired minol to charge for water, sewer and garbage--all this in a building that was not built for that; there were no individual meters for the apartments. So I had to move out, with the added utility bill rent came to 70% of income, and that is with annual raises at my job! How inconsiderate of your long-term tenants can you get!!! The last summer I was there, on the third floor, it got up to 108 (!) degrees in my apartment. There is no air conditioning. That summer it was 103 degrees outside and I nearly died. All my fan did was blow hot air around the apartment. Not to mention, they charged me $350 OVER my security deposit to clean the apartment after I had already paid $150 for someone to do it. They want the apartment in "never lived in condition" for you to even THINK about getting your security deposit back, and if you don't pay it they will threaten you with immediate collection. So, for all practical purposes, you can kiss your security deposit MUH=WAH. Goodbye. I can see from the other 1-star reviews that I was not the only one to be ripped off. Don't let these people fool you. All of the "not recommended" reviews are there for a reason--for their pointed, blunt truth. Please see them before you make a decision to move to one of their properties. And this property was built in 1964, so it has been paid many times over, and now, 2024, $1,600 a month for 550 square feet is just crazy! That's about $3.00 a square foot. Where I am now I pay $0.80 a square foot so at least I can have a life after rent has been paid. Not with these people. Not unless you're rich. The only scrap of good I can report is that when my heater blew in my second to last winter, they had it fixed within 48 hours. read more

horrible experience with this company. DO NOT LEASE WITH THEM IF YOU CAN HELP IT. I had a multitude of issues with my apartment due to poor piping and was forced to vacate my home. I was inadequately compensated for the mess and inconvenience. when the work was done, I was trespassed on multiple times, and at the conclusion of the work I came home to find my doo wide open. I tried numerous times to contact management about this safety issue and i never got a response. Moreover, I was not told that the space below mine was a "shared space" where a drummer frequently rehearses. I reached out to management over ten times asking if there could be some basic time constraints for this, only to be told by the drummer that he had never been given any time constraints. I feel unsafe in my home and disrespected, and I will now exclusively look for a new home which does not use this company. stay away, they do not care about the safety of their tenants. read more

Even though they didn't have a unit available at the time Melyssa spoke with me for 20 minutes, offering advice on the Seattle housing market and how I could land the spot of my dreams. She even connected me with her husband (also a realtor) who set me up with a tour of another beautiful unit that matched my criteria. While I didn't ultimately end up renting a unit through Melyssa, I would still highly recommend working with her based on her kindness, resourcefulness and generosity. read more

I have lived at the Topics for many years and it is so quiet! I don't even hear my neighbors. The manager is on top of everything and makes sure things get done. The apartments are large one bedrooms. Beautifully renovated! Large patios and glass balconies! Maintenance issues are always taken care of at once. It's so friendly and a great location. Safeway and Trader Joe is minutes away, Qfc just a block away! The light rail is just a block away! So wonderful!! The bus is just minutes away. Broadway with all its shops, Elliot bookstore, Chop House, outdoor markets, restaurants and clubs!! It's near two beautiful parks: Cal Anderson Park and Volunteer Park! The many different shops, banks, and AX throwing club too!! You will love living here!! read more

They're letting their building manager smoke in his unit in a non-smoking building. We rarely check our mail because the boxes are by his apartment and he lives a window open at all hours when the weather starts warming up. The whole building and parking lot smells like an ash tray now. The smell gets into units on the other side of the building. You'd think they would do somethnig for their own property. This is in North Ballard. I don't know how but they keep getting our google reviews removed. read more

My first apartment in Seattle has been with Cornell & Associates at Dumar Apartments and it has been a positive experience. The building manager Melyssa was great and easy to work with. When things broke they got fixed fast, I never had issues with paying rent or using their online portal, and building neighbors were quiet and respectful. I loved living here for 3.25y and would recommend Dumar apartments. I only had my rent raised once in that time and it wasn't too large of an increase. read more

I have lived in my apartment for 14 years without complaint in the past year Cornell and associates specifically Patrick Kelly took over managing my building for the whole 14 years I wrote personal checks to pay rent and all was fine and even for awhile it was fine with Cornell and Patrick then suddenly it changed they stopped taking my checks I was giving money openly and they refused it and tried kicking me out of my home of 14 years with out explanation so I figured and worked it out you know what happened they refused to take paper checks so I had to pay online with checks it was the same bullshit I just had to do the same thing online I almost got kicked out of my home of 14 years cause they either wouldn't or couldn't take a paper check as opposed to an online check have communication honesty community awareness decency or personal engagement to tenants and people around them it's a garbage owner and a garbage company that works for him do not do not do not have any thing to do with these people on a renter or buyer level if you can help it read more

I have leased on the Hill from Cornell since 2021 with our building manager, Kurt. The experience has been terrific - the building is nostalgic for me ...a 1926 walk-up reminiscent of the places I used to live in Chicago. Kurt has been a real class act. Extremely responsive as a building manager, from the moment I first visited the unit as a prospective tenant with my climbing partner and since moving in. He is communicative -- about building work that is being done, about getting items serviced when that's been necessary (which has not been very often), about when he will be away and what protocols to follow when he is. He is also a very friendly presence who can be on-site generally within the hour when its needed. Two of our residents here have been here far longer than me ..one nearly 25 years and I can understand why. This has been a great experience, both with Cornell and with Kurt. In my day work for one of our senior local elected officials, I hear about housing issues A LOT. It's nice to be somewhere that's been a great experience. read more

I've lived in a Cornell managed building in Capitol Hill for more than 15 years. It was managed by Ian first, and now Melyssa, both of whom have been the best apartment managers you could want. I've had a great experience living here. Urgent maintenance requests are always handled quickly, building is in good shape, everything works and is clean, noise complaints are taken seriously. Yes, rent goes up every year, but so does cost of living, and the rent increases aren't disproportionate to Seattle inflation. I would not hesitate to recommend anyone to move into my building. read more

I moved out of an apartment building managed by Cornell in FEBRUARY. Within the allotted 30 days to receive my security deposit, I received an invoice for final utility payment in Feb AND March rent, which was an error. Since then, I have contacted them NUMEROUS times by phone, email, even text. I have yet to have anyone get back to me, nor correct the error and send my security deposit. My next stop is small claims court. read more

This business manages an apartment complex named Fauntleroy Lofts, in West Seattle. Several weeks ago, I alerted this business through their very own website, of the obvious odor of decomposition emanating from their building. This of course, went unanswered. The management company of a neighboring building also attempted to contact them. After one week with no response, and three weeks of the odor NOT subsiding, I decided it was necessary to escalate the situation by contacting law enforcement. Upon SPD's arrival, they noted the "very obvious" odor of a decomposing body from the outside of the building and the apartment unit associated to the smell appeared to be infested with flies, also visible from outside the building. After conducting a welfare check, law enforcement found an apparently deceased person inside the 200 sq ft apartment unit. SFD responded and confirmed the death. Nearly 3 weeks after the initial smell was detected (mind you, by someone who doesn't even live in the building), and only after law enforcement and medical professionals showed up, it was addressed - and absolutely 0 thanks to this company. Obviously, still no response from the actual management company. According to people who live within the building, the smell was overpowering inside the building (duh, it's the hottest time of the year) and COCKROACHES were visibly present in addition to the excess amount of flies and maggots. This poor individual, the tenants who PAY rent their, and their neighbors who are both renters and home owners had to endure this horrendous smell for way too long, with literally 0 response or accountability from the company. I am CERTAIN various complaints had been brought to their attention. Of note, this isn't the first time this business has ignored complaints involving their property. If this company had any decency, a wellfare check COULD have occurred LONG ago - but, they don't really appear to care about their own tenants, let alone the community. read more

Kurt Leibert, property manager for the Tropics (and a lot of other buildings I think) is great! Very responsive and easy to work with (I personally appreciate his putting repair people in a text chain with me so they can update me directly on dates/times etc). Biggest downside of the building is that it is quarter laundry machines! It's hard to get quarters from banks these days. read more

The Murette apartments in the Queen Anne neighborhood is fantastic. I just moved into a studio here. The property manager was friendly and helpful going above and beyond. The location is a 10! I rented from Cornell and Associates for a year and I can't recommend them to any future renters. TL;DR be ready to lose your deposit. The biggest issue with renting from Cornell and Associates is that they are a business that has very little incentive to look out for renters. Because of the hot rental market in Seattle, they don't need to keep renters happy. They just need to do the bare minimum. This is evident by their archaic and bureaucratic system. Working with them feels like working with a company from the 90s. On move out, I was charged $1000 for the replacement of a bathroom sink with a hairline crack. (I did not damage the sink and they were unwilling to budge) I was also charged a $200 cleaning fee, despite spending hours with my friends and family to deep clean that apartment. Your mileage might vary depending on the property manager that you get. My first property was not very attentive and missed marking down the sink crack in the walkthrough. But I did have a great experience with my second manager. read more

I just have to say I've never had such Fast, Informed & Kind customer service ever. Tina in billing talked me through every step on my phone to set up & create my auto pay. She was so Respectful, Relaxed & treated me like I was the #1 priority. Her voice & inflections had a soothing tone which I needed. Bills are stressful for me. I could feel through the phone she loves her job & the people she's interacts with. I feel this woman needs a HUGE RAISE & Should teach everyone her style. The first one had some issues that were untenable for my daughter and Dave, from the central office, was very helpful and allowed us to move to a different building without any fees or troubles. So I have rented from Cornell in 2 buildings - Glengarry in Cap Hill and, most recently, First and Aloha. Glengarry was okay, no issues, it was awhile ago. My most recent apartment with them in lower queen anne has been overwhelmingly a positive experience. Our new on-site manager, Mariah, really takes good care of the place. She also makes everyone feel welcome, communicates well and handles any requests or complains very promptly. They clean windows twice a year and hallway and laundry room is always very clean. I'm sad to leave (moving for work to a different city) so felt the least thing I could do is leave this review to thank management for such a good experience. read more

A little over a year ago our ceiling started leaking. I reported this to our resident manager probably five or six times. Each time they have someone come patch up holes on the roof and within a week the leak is back. Now, because of the consistent leak on our ceiling, we have black mold. The building manager knows about the mold and does not seem in a hurry to get it fixed (although they are planning on having our drywall replaced eventually.) The leak seemed to stop the last time they "fixed" it, and today they had roofers working above our apartment. It is raining today and after the roofers were done, it is now leaking again!!!!!! On top of all that they have they are going to be raising our rent in July. I have never been so unbelievably frustrated. read more

Have you ever wanted to live in a place managed by someone so awful that he gets press coverage, not once, but twice? Then this is the place for you! You can read more about that by looking up "Cameron Baldwin" in thestranger, but my awful experience is not even related to what's in those articles. My issue was with a nightmare neighbor who constantly complained about imaginary noises that nobody was making and no other tenants heard. He sent these emails to the apartment manager complaining about how he was being "assaulted" by noise at all hours, saying the noise was so loud it knocked pictures off his shelf. One email said "the noise makes it impossible to even relax at home--we find ourselves sitting rigid, waiting for the next onslaught." I had absolutely no idea what he was talking about - after the first email we made a point of walking on eggshells, but the complaints continued. I thought for sure he must be hearing noise from another apartment and that the reason we didn't hear it was that it must be happening when we weren't home. I asked around and all my neighbors confirmed that there was no such noise from our apartment. I told the apartment manager that I'd checked with other tenants and that they all said we were quiet - he didn't care and just kept threatening eviction if we didn't stop the non-existent noise. Once, he called me at five in the morning to report noises from my kids bedroom... which was empty at the time! (they were at their mother's house that night and I was fast asleep in the other bedroom). Another time he texted to tell me we'd been making noise all day. I called him back to tell him we had been out all day and were in fact not even near the apartment right now, at the very moment he was texting. Seems like it would settle the issue, right? but he flat out said he didn't believe me. It would have been very easy for him to check. I once asked if the complaining tenant could settle the issue by recording the sound with his phone. "Making a poor quality recording won't prove anything one way or the other. How can I know what I'm listening to? I'd have to be there to really hear what it's like. Sorry, I don't think it's worth mentioning." (exact quote). I wondered if the tenant was just describing the sound of normal overhead footsteps. I tried to explain the obvious fact that sometimes people walk in their homes and if you're underneath it you might hear footsteps, the landlord told me to "adjust your walking style". To top it off, the complaining neighbor started making a lot of noise himself, which continued during the rest of our tenancy. He would pound on the ceiling when my kids were trying to do their online classes (this was during covid), he'd slam sliding doors really hard, he'd slam cabinets multiple times in a row, just to annoy us on purpose. I told the apartment manager about this but got no response except a warning to stop with the "character assassination". This went on for about a year and a half. Most of it was during the covid eviction moratorium so I could have stayed if I wanted, but my kids were having nightmares about the neighbor. I never quite figured out what was wrong with him, but heard from a mutual contact that there might be some mental health issues. You can't do anything about people like this, but the apartment manager didn't have to be in on it. read more

My partner and I have been renting a wonderful townhome in our ideal location (at an affordable price) for almost a year now thanks to Cornell & Associates. We have had the good fortune to work with Carlo Trias and he has helped us settle into our space easily. There is an open line of communication and a level of care & professionalism that I haven't seen from other rental companies personally. Recently our bathtub stopped draining. I put in a maintenance request around midnight on a Thursday, and the problem was resolved by 2pm the next day. The plumbing company that was hired to service us was amazing as well, very communicative and friendly. We feel so lucky to have found this hidden gem in Seattle and don't plan to move until we are ready to move out of Seattle completely. read more

Every need I've ever had in the many years I've been living in this building has been handled by him to my complete satisfaction. As a senior citizen I've found real comfort in having such a reliable manager who is both respected by the tenants as well as the reputable venders Cornell hires to make repairs, installations etc. Kurt is a good example of Cornell's usual high standards in management. read more

I've lived at the Recherche building on Capitol Hill (Pine & Boylston) since early 2011 and have been very happy and comfortable here. Even though it's been over 13 years, I recall the leasing process to have been very smooth. Rent is extremely reasonable given the housing costs in Seattle and the convenient location (a 5-10 minute walk from the Light Rail and around the corner from some major bus lines, two blocks from a large grocery store, multiple bars and restaurants, and a 10 minute walk from the downtown core). Part of why I have stayed so long is because Gary, who is the current building manager who lives downstairs, has been a blessing. He hasn't been here the entire time I've lived in the building, but it must be going on 10 years now. Since day 1 he's been kind, responsive, clearly has the best interest of tenants in mind, and keeps up the property inside and out. He has really gone above and beyond to make tenants' experiences shine and will always help. Highly recommend this building, and would also recommend checking out other Cornell buildings if they're more in your geographic region preference given my experience here and the reasonable rent. read more

After 5.5 years living at The Elskan on 15th and 85th in North Seattle, my husband and I are moving to Central Washington. I am sad to leave this place- we lucked out when we found it. I have no complaints about the apartment (cozy, great floor plan), the rent (affordable for Seattle, very easy to pay in the portal), but the highlight was the on site manager, Jessi, who took care of any and all problems immediately, without exception. Not that there were that many problems, I think the complex was built in the 70s so it doesn't have the same problems a 100 year old building might. Her personal touches to the building made it feel like home. I hope whoever takes our place in this building appreciates how special it is here! read more

Whether I need a repair, a parking problem resolved, or a key replaced, Melanie gets back to me quickly and fixes it. One time I called Melanie after I locked myself out and she came to the building in less than ten minutes to let me in and offered me a spare key. I'm preparing to lawyer up when I move out - based off of other reviews, they unrightfully charge you and send dues to collections as they ignore communication attempts - and I believe it.
