We love it here! We renewed another 18 month lease since our rate was the exact same. Only a couple cons I could think of, the car wash station is always broken. The pressure washer wand broke a few months ago and is still broken and the vacuum has not been able to suck up much since we got here. Luckily they opened a car wash down the road so no need to use it. The property manager, Kisha Craddock, and Josiah are both super friendly. They'll take care of whatever needs you have. They are doing a good job at keeping the property cleaned. If for whatever reason we don't end up buying a house when this lease is up, we'll resign our lease. Oh other thing, the gate that the other half of the property uses has been broken since we moved in basically but it stays closed most of them time. read more

Where to start. Both management here are very corrupt individuals that will do anything to help the ones they want. When you have a general concern they will tell you that they have solved the issue but haven't done anything. I was sent to collection by them because they failed to follow proper protocols from both state and federal laws. They failed to send me a reminder to renewal or notice to vacant and when I went to talk to Craddock she stated it's my fault for not keeping them in the loop. They stated they're a paperless company but when I asked for paperwork or emails to what they wanted they said they don't keep records of it. Now because of them I have to go to collections and have to pay them more even though I don't live there anymore. They ate the worse apartment complex I have ever lived in. If I could give this place a 0 star I would. - A pipe exploded in my apartment and I needed my wall replaced, I asked if they would alert any other neighbors just so they could be aware and cautious - they brushed it off and said there's no need to alert - "if it happens it happens". - Community is dirty and they do not keep up with it! There is dog poop everywhere! Ant hills EVERYWHERE! They do not keep up with the ant problem or the bugs. - They say it's luxury but it really is not. It was stunning and great in 2019 when I moved in! But it has gone SO down hill since they got new management. - Management treated us horribly! I felt uncomfortable and EXTREMELY UNWELCOMED around management and would avoid going to the front desk and seeing management as much as possible. - Trash EVERYWHERE around the complex! - I asked them to spray for bugs and still had a HORRIBLE bug infestation! I had a rolly polly infestation throughout my apartment and maintenance told me I'm on my own and there's nothing they can do to help me. - Something in my apartment was always not working or broken weather it was my air conditioning unit that was leaking or my dryer not working - Security gates are always broken, so anyone can get in at any time, very very unsafe. DO NOT RENT HERE!!! This is the worse complex I've ever lived at. Not only are they extremely overpriced they also don't provide half the things you pay for in rent!! They constantly leave my trash out on trash days, which you have to pay 40$ a month for.. upon moving in I noticed stains on the wall, broken blinds, and ceiling fans that are almost disconnected. I've asked for maintenance multiple times and for paint to fix the walls I didn't mess up and have yet to receive even a call back. The gates are constantly broken, I go up to the office weekly to get a new key fob. In addition they also have a slight bug problem, thankfully I have a husband who sprays for us so that I don't have to rely on this complex to do their job. If I could put zero stars I would but that is not an option. The first two days that we had moved in they have given us the wrong keys they told us to "jiggle it". Then We found out they had given us the wrong key. We went to the office to talk about our key and the lady in the office was so rude actually beyond rude to us. There was cat hair in the carpet and in the dryer I'm allergic to cats by the way. I was hardly there while I lived there the gates never work the pool had broken blue glass that I got stuck in my foot and when it is open it is Hardly ever open now upon moving out their charging me 200 dollars for cleaning even tho we cleaned very good their charging me 300 for carpet even tho there is no problem with the carpet at all no stains no nothing we cleaned the carpet very good. And the last thing is Joesah was very kind and was always very welcoming but the lady in the office was so rude and unwelcoming made me feel very uncomfortable. The good: 1. The security gate is always open. You never need your fob. 2. Trash valet is a mandatory fee $25 plus additional $15 hidden in rent breakdown. 1 bag a day pick up. The Bad: 1. Tv monitors on the treadmills have never worked in a year. The machines need to be moved to other side of gym to get WiFi. The Ugly: If you like peace and quiet this isn't the place. I've been a proud resident of The Springs at Round Rock for almost 4mths now. I am very well taken care of from a staff that puts their heart and soul into making my life easy and enjoyable. It's always a pleasure to run into Brad, Moises and Eric; our hard working maintenance team, as they always greet with a friendly hello and a helpful hand. Ronya is our Property Manager, she is never too busy to address any concerns I may have or even some friendly advice on what's good to eat in the area and always a beautiful smile to greet you and wish you a pleasant day. Kisha is our Assistant Manager, she is always caring, considerate, professional and always makes me feel so welcome when I come visit her. The property is very well maintained. I personally enjoy the Fitness Center, It has everything I need to start my day off right. Directly in front of the pool to give me that boost to keep me going longer on the treadmill... my bum needs it hahaha It's also really awesome that we have access to a car wash onsite along with the dog wash. Makes my life so convenient. Not to mention they have two large dog parks for my Lucy and Mr Boo. It really is such a fun place to live. I posted this 6 months ago on Google Reviews and just realized it should also be posted here. Every time I drive by this complex the trauma of this place hits me in the face. My husband and I moved across the country from Virginia to what we thought would be an amazing experience. Unfortunately our high hopes and expectations diminished the second we stepped into our new home at the Springs, apt 1104. It is filled with a horrendous cigarette smoke smell. The master bedroom is the place where it was obviously chain smoked in so we had the door closed and don't use that half of the home. Everyday we walk in fumes hit us in the face. When we asked to move to a new apartment they said they were at 100% occupancy, which I understand but the only thing they offered to do which they said has worked sometimes in the past was to use an ozone machine, which won't work because it's in the walls and carpet. Also, the ozone machine does not remove carcinogens from the air and it is damaging to our health. They said they replaced the carpets and painted the walls before we moved in, but it is obvious that isn't true, you can tell by the stains on the wall in master bedroom from the tar build up and when you put your nose to carpet there's a repulsive cigarette odor. We decided to take them up on the 30 day guarantee of "no penalty" move out. Yet we still had to pay two prorated amounts which were not discounted or waived due to them being at fault. We also lost our security deposit even though THE SPRINGS is at fault for not disclosing the condition of the smokers home to us. Third degree smoke is damaging to the human body, I have had non-stop migraines since moving in and we were not given a choice because they didn't disclose this information. Anyone who had cleaned that place or stepped in to inspect this apartment 1104 had no excuse to ignore that horrendous smell. They are lying if they say they weren't aware, which neither Kisha nor Ronya said, so they knew about this cigarette odor and decided to take the chance of seeing if it bothered us or not. If you care about yours and your families health do yourself a favor and go elsewhere, they don't live up to their pledge aside from the 30 day move out which needs to be revised, if it is because of something the landlord doesn't disclose that is damaging to ones health then they need to refund tenant. DO NOT CHOOSE THIS PLACE unless you want a lot of disappointment. read more

Management SUCKS! They're sooooooooooo unorganized. They will say one thing one day then the next day another. I'm a very understanding individual and was very patient with them throughout the entire move in/move out process, BUT they were still a hot mess. Prior to my move out date, I specifically told them of my plans because I was going to be having a baby right after moving out so I wanted to get ahead of any unnecessary stress of paperwork etc. Then, here comes my move out date..I was 9 month pregnant and just ready to gtfo and they made it sooo dang stressful!!! So complicated! & it all goes back to the fact that they're beyond unorganized. Their communication with each other sucks and they truly show that they don't really care in the end. My fiancée and I moved here just a couple of days ago and already love it. Upon arriving for the move in we were given a bag of swiss chocolates which was a very nice gesture. We got our deposits refunded for pre leasing so that was very helpful. The prices are beyond fair for the complex and individual apartment amenities like granite counter tops, stainless steel appliances and washer and dryer. I thought the rooms would be small but the tall ceilings make a huge difference and make the bedroom look quite large. We had a small maintenance request on the second day and the service/maintenance manager got it fixed in no time and was incredibly courteous. The complex is very pet friendly and the grass areas being so close is amazing for us. We are happy to finally have an apartment that we love and that is worth it. Thank you! read more

I have honestly had enough with this complex. From DAY 1 they have had issues. Move in day, I had to redo all my paperwork because they "lost it"! After I called and check several times to make sure things were all taken care of. They never answer the phones, they no longer change light bulbs due to needing to cut back on their budget. NOW we have to pay to have our packaged delivered? I might as well rent a house for the amount that I pay here. The entire reason for renting in a complex with amenities is to actually have amenities. I will be making a formal complaint as well. The turn over since I have lived here is ridiculous. This place is HORRIBLE. They never answer their phones. They were late to the appointment we had set. It took 5 days for the rental process. Then they denied me. I got an apartment at Camden in 5 minutes. Their whole company is the most unorganized company I have ever dealt with. They denied me and in their paperwork it says they refund the $99 deposit, which they did not. So they basically stole $350 from me. Rent here at your own risk. read more

The property manager is a SWEETHEART and you can tell she holds her staff at a certain level. The layout is open and the look is modern and beautiful. The floors are great looking and there are so many fixtures which is great cause I love light. I have a dog and my last complex was horrible about others picking up their dogs poo but here they are awesome about keeping EVERYONE accountable that they do. I have not seen one land mine since I've been here. There are huge dog parks and runs (2) which is great so that one does not get too crowded. The process was smooth since all paperworks are done prior to the move, like electric, internet etc. Crystal Hertz has an excellent before and after sales customer service, she is always available with any questions that you have and all staff are helpful as well. We leased for a year and would love to stay longer. We love this place! Everything is new and the whole community is well kept. Even maintenance are quick to respond with all our requests. I hate this place. The only good thing is the Maintance employees. They are nice and responsive. Nothing else good to say. They nickel and dime you to death here. The office doesn't accept cash, but they charge a $50.60 "convenience fee" to make a debit card payment. To make a cash payment, you have to print out a coupon, take it to an H‑E‑B, and pay a $4.00 "convenience fee". Did I mention that I hate this place? They tell you who can come to visit and how long they can stay. The visitor has to register their car every 24 hours. After I think about a week, they have to be added to the lease. They are going to require a deposit of the equivalent of 1 months rent. Did I mention that I hate this place? The ultimate in Micro management - They are worse than my employer (and they are masters at micro management!). I wouldn't be surprised if at some point I will have to report when I go to the bathroom. They say they are pet friendly. That is a lie. read more

ROACHES! ROACHES! ROACHES! We have lived here for three years and it has just gotten worse every year, which is on us for not leaving after year 1. Our apartment is infested with roaches and has been since March. The complex said it takes time but 6 months is too long! The dumpsters are always over flowing with garbage. The office does nothing but lie. They claim to send emails for all kinds of apartment updates and policy changes, yet to this day the only email I have ever received from them was my initial lease documents. They are very rude, condescending, and nothing but a revolving door of new faces. The gates are always broken, so don't bother calling the community gated. Our front door leaked and it took the maintenance men two tries, two door seals, and tons of wood rot later to stop the leak. They broke our door lock in the process. I don't even know what a dead bolt has to do with a seal at the bottom of the door. By the way the wood still has yet to be replaced and is disgusting. When people and family asked if I liked my new apartment, I would say"yes, it feels like home, that I won't be moving for a couple of years" but that won't be the case. Why? Not only is my rent going up by $ 42.00 a month but my carport is also going up $ 15.00 that's 57.00 month that's almost $60.00 a month. Wait also I have 2 weeks to sign my lease, which I don't understand cause my lease ends in August. I was told neither rent nor carport would be going up after just a year, lies. I signed on pre covid, and the service right from the start was awful. I had to constantly be after them to run application, despite the fact that they advised my promptness for a set price. Their slow process took longer than needed. They claim to pop print all pets and fine you for not picking up after your pet, feces everywhere and I have pics to prove it. Constantly had to have my gate clicker reset due it not working for any of the amenities. The girls in the front prefer to inconvenience you than themselves. Club house was always rented out and unable to obtain. Looks like employees has first dibs. Emily always had it reserved for her (pre covid) I stayed through my lease with minimal complaints until now. Location and office employees are not worth the living there. I filled out my entry paperwork, half my apartment did not functioning outlets. Never was fixed. My key to mailbox didn't work and had to turn for a new one, they do not keep records because when I turned them in she questioned my inability to show her two keys. She was rude about it, I had to remind her they only provided me with one once they corrected the key issue. I could not use the pool due to clicker not working and every time maintenance had to let me in, front office workers did not want to come out and open the door. They prefer I walk all the way to the front to enter the pool. They were very rude and unprofessional most of the time. I am not a Karen and never complained to them, but this apartment complex is the first I have ever come across with the worse service ever. So many other instances occurred during my stay like water coming into my apartment when it would rain. Do not choose this place!!! read more

They are trying to make us stay longer because when we gave our 60 day notice to vacate through email and not the paper they want us to sign. They say they can depend on the email. I am so mad. The month to month is crazy expensive. It does not state you have to have to sign their specific paper. I can not wait to move. Hot water never stays hot either.
