    So they clean the cabana?

    It only allows you to put up 10 pictures....but there are many more so here are a few. It was clearly stated that ALL condos would be COVID19 cleaned and sanitized...well you tell me if that's the case here?! (Pictures don't lie) What is not pictured is how dirty all the fans were, floors (if you walk bare foot the bottoms of your feet will be Nasty), base boards, widow ledges, ice machine scoop, appliances not clean and so on. The sheets were NOT fresh had an odd smell to them like old dug out of the back of a closet smell. What also amazed us was where was the hand sanitizer? In building C there was one by the main elevator, but not the elevator coming and going from pool. One at the outside entrance by beach but not by pool where you have to touch the gate in and out. And well that's ALL...None on any floor or by the indoor pools, NONE by the food stands, no where to be found. Never saw the cleaning staff in building cleaning common areas. But in building D we saw them cleaning common areas. We also had a cabana which we had to turn the key in by 6 so they could clean! Never cleaned, trash never taken out (yes pictured), towels never replaced NOTHING. The same nasty banana that was there on the outside deck the day we arrive(remember it was COVID19 cleaned still remains) Pool were not cleaned, decks not sprayed off nightly (cigar buds, food, candy, and a lot more all over (vacuumed, skimmed, chemicals check nightly...the lazy river had so many ants and sand in it when we arrive at 930 am! Oh my) Oh and if you have an oversized vehicle there are a few parking spots...as it amazed me how quickly they jumped on people parking in the 15 min spaces if they were there 15.5 mins, but if you were a regular sized vehicle in an oversized spot that was ok! (Smh) Oh and lets not forget the amazing nightly noise of the sub pump to make sure the "bathrooms" would not back up! And the joints were for the pump were not done correctly poop water was leaking right outside the complex. Not impressed during these times especially!

    My family just spent 7 nights here and it was a spectacular experience. Everyone one of us was sad to leave. We rented a four bedroom, 5 bathroom 3500 foot condo with views of the ocean from nearly every room. We stayed in D-1801 and it was beyond luxurious. It had copious amounts of ice in the fridge and a separate ice maker next to the bar/wine cooler. The main master bedroom had a bidet in a bathroom bigger than my bedroom at home. Everyone had their own space and as a result we all got along wonderfully. The gourmet kitchen was alike a dream come true. We used the resort option of ordering groceries so we were fully stocked when we arrived. With two little kids eating in really made our stay even better. We also loved the washer/dryer and threw everything in the wash each night. Next time I come here, fingers crossed, I will bring way less clothes. I didn't realize how fabulous the laundry room would be. They provided some detergent but we brought our own plus fabric softener. Another convenience is that we got two parking spots in the underground garage. One was numbered for our unit and the other was for anyone directly across the garage. Our spot was right next to the door to the elevator, super convenient even with the luggage carts we snagged on the lobby floor. We arrived late but the parking guy had our keys, etc. to make everything go smoothly. I love looking at beaches but swimming in pools and this resort had 4 pools, two inside and two out, to make me happy. We also had our own hot tub on our deck. (As well as a gas grill, chairs and table.) They came around and checked the hot tub twice, just regular maintenance. I spent every minute I wasn't in a pool on the deck looking at the stunning view. We took the garbage out every night and went through all the bags provided. There were always people cleaning somewhere and they happily gave us more. We also ran both dishwashers every day, yes there were two, and they gave us more powder for those as well. I also couldn't get the hair dryer to work and they were there in a minute to fix everything, at night, on Easter no less. This is a family friendly place so expect lots of kids, even some groups of tweens and teens who seemed a bit overly indulged. But it was quiet and peaceful, no spring breakers. In fact the week we were here (Easter and after) they were only at 50% occupancy which I loved. The only downside is the cost. We dealt with that by splitting it between two families and we all got along great, no need for a second condo. We drove 15 hours to get here and it was totally worth it. I just hope we can return!

    I have stayed here in years past and always had a great experience. This year- the Unit was AWFUL. Dirty, carpet was filthy, no cushions for outdoor furniture and a manager I had to spar with THE MANAGER FOR 7 out of my 10 days just to try to get the items fixed or an adjustment on a bill of $600 per night for the 4 bedroom unit. For $600 per night, the unit should have been fully stocked, clean and with new carpet. I won't be returning after this experience. Judge the carpet for yourself by looking at the photos from EVERY room. You would not find filthy carpet like this in Motel 6 much less a place you are paying $6000 for 10 days. I refused to take my shoes off in the rooms. DISGUSTING. Go stay somewhere else in Orange Beach. Not Turquoise Place

    If you ever stay in Orange Beach, I would splurge a little and get a condo at the Turquoise Place! We stayed there for my birthday and had a front row jacuzzi seat to watch Hurricane Nate! The staff is friendly, the bars are great! Highly recommend. I'll be going back any time I come to orange beach!

    At first sight the two towers that are the spectrum turquoise dominate the Orange Beach Skyline. Visually the entire resort is beautiful, luxurious, and it gives you the feeling of high end. We arrived on a Saturday evening driving in from Texas and pulled into the parking garage of the complex. We soon discovered our room key was not present. Why was this? The answer is that each condo within the resort are individually owned, either by individual owners for investment purpose or by real estate companies also looking to make money. Our specific room happened to be owned by a real estate company. You see the spectrum does not control the internal going ons within each room. The real estate office did not drop off our key to security for us to pick up. We called to find out that the real estate office closes at 5 on Saturday. What the heck! We almost were left without a room if it were not for the kind efforts of one security person that opened the room with his master key. He even offered to come back by to let us in that night if we wanted to leave and grab a bite to eat. On this note, way to go spectrum for hiring a top notch security team with customer service savvy. So be warned if you stay here, double check your not doing business with POS real estate offices. Besides the mishap with the room key we had little trouble or problems with the spectrum. (The smoke detector ran out of battery one night and started beeping but that can happen to anyone) As for the positives, the spectrum has 4 different pool facilities, 2 outdoor pools, one indoor pool with two hot tubs, and then a lazy river! It also has two private entry walkways to the beach with showers and it's own chair umbrella service. The spectrum also has a work out room with sauna and steamroom. Our rooms were huge and the kitchen along with its appliances. The balcony was probably the best part with gas grill and private jacuzzi. Overall the spectrum is really nice and has great services and amenities. However the real estate companies that own some of the rooms are terrible so hold out and don't rent with them.

Hairs on bedroom dresser and nightstand, dried up things on side of couch and on bedroom wall. Looked like mold or something on ceilings. Whatever it was, there were lots of spots on ceiling. Bathroom floor by shower looked awful as well as baseboards. The condo is very outdated as far as paint, doors, baseboards. Just marks everywhere. Big Stain on couch cushion. Stains on curtains by sliding door. Marks on walls. Flooring by refrigerator was stained from something, maybe rust? Just overall felt gross. Patio furniture was rusty. Mattress on pullout sofa is paper thin. Condo had a musty, moldy smell when we arrived. Ice maker did not work. WiFi did not work. I would not advertise this condo as updated like it says in the listing. I text all of these concerns to Brett Robinson and they told me to let the front desk know?

PHOENIX 2 CONDO # 2077 is poor quality and basic. The bathroom cabinets are literally ROTTING (photo attached.) The carpet is sliced and left stringing along the floor. The laundry doors are broken. The balcony furniture is broken. There is no lounge chair on the balcony. It's 2026 and there's no ice maker. No dish soap. The bedroom furniture is too large for the room in the back. At least one of The bedside tables needs to be removed. There are NO EXTRA BLANKETS or supplies or games etc. The decor is practically non existent. The utensil drawer is broken and the stuff falls straight out the back into the lower cabinet. --- This condo was an absolute RIP - OFF and falsely advertised. Broken and falling apart and overcharging for it ---- Of note, This complex has no indoor pool. I have booked through Brett- Robinson quite a few times. Enough to know there were no parking charges. And now they're charging $60-$75 for a parking space. ONE parking space. If they built a new space every time someone left, maybe they'd need to charge for parking. But these parking lots have LONG been paid for. Brett-Robinson is nickel and diming guest as much as they possibly can...While continuing to cover the beaches in condos that they won't provide upkeep for, and naming them all the SAME THING!!!!

    This place is very nice, but I do wish to leave a note for the management team (we saw them walking…read morearound the building yesterday). Positives: great venue, location, amenities (hot tub and grill on the balcony) etc. The cleaning crew is constantly working in the elevators, hallways, and in public spaces which often goes overlooked but we really appreciate it. Areas for improvement: The front desk folks need training. Every time we stopped by it was a new face...some friendly, some not. Mostly they just struggled with answering basic resort questions from us and others inquired. "How do we rent chairs at the beach?" The young lady said, "sorry i don't know." I called to check on how to use the putt putt activity. Another young voice said "you just putt the ball on the grass and hit it." I laughed, "no sorry i need to check out equipment for it right?" She said, "you can look at it first if you want." So I responded, "do you have putters and balls that i can use?" She said, "yes". I responded "how do i do that?" She said "its free to use." I asked "where do i get the equipment?" She said "at the desk". I get to the desk and they tell me "i must leave my driver license to check out equipment." The grounds were immaculate, the lobby was adequate, elevators all worked the entire visit, and they had handy shopping carts for moving things around. The lobby is a bit dated, but it's nice enough for the price point here. There are vending machines for ice, food, and drinks in the basement. The pool was clean and had ample areas for lounging. Pools had grills and gazebos for cooking outdoors. The deck going to the ocean was well maintained, lit well at night, and even has a mat going almost all the way down to the beach. Condo was nice, again a little dated, but served us well and was actually clean as you could ever want. AC was cold, bed was 3/5, but the doorways were oddly narrow. I saw some folks on the property that would have some trouble, LOL. Patio was cool. I'd come back, it was really cheap for the stay. It's also right in the heart of Orange Beach situated right in between all of the cool shit the area has to offer. Pro Tip. SWEET CONE ALABAMA is just down the road. '24 - 36/100

    Phoenix VII in Orange Beach looks like a resort from the outside, the pools, the boardwalk, the…read morebeach setup, but it is absolutely not a resort. It's a condo building managed by Brett‑Robinson, and the unit we stayed in was nowhere near the standard of any resort, hotel, Airbnb, or VRBO we've ever booked. The unit was dirty from the moment we walked in. We found a woman's dirty underwear under the table, food crumbs under furniture, sticky and dirty area rugs, and a Tootsie Roll wrapper that wasn't ours. We also discovered a stained sheet at the foot of the bed, positioned so the stain was hidden unless you pulled back the top sheet and blanket, meaning the bedding hadn't been changed between guests. It was obvious the unit had not been cleaned properly at all. We called about the hot water issue on day one, and again on day two when nothing had been fixed. When maintenance finally arrived, he found the shower valves were installed backwards, so hot water ran cold and cold water ran hot. If something that basic is installed incorrectly, imagine how poorly everything else is managed. I reported the cleanliness issues during the second‑day call. They said they would "report it," but I never heard anything back. Only after emailing photos did management call me. They said they would send cleaners that same day, but no one ever showed up. The amenities were also extremely disappointing. They provide only enough shampoo for about two days, even for week‑long stays. There was no coffee or tea, and no beach towels; something every resort, hotel, Airbnb, and VRBO we've stayed at on a beach has provided. Considering people pay thousands of dollars to stay here, this level of cost‑cutting is unbelievable. I wasn't asking for much, just a clean unit and basic communication. They couldn't even meet that. I would not recommend Phoenix VII or booking through Brett‑Robinson.

    TERRIBLE COMPANY!!!! DO NOT USE Phoenix V Orange Beach # 812…read more We were notified only a few days before our trip that the pool would be closed for maintenance. When I asked about the splash pad, I was told they had not mentioned any closure, and assumed it would still be open. However, upon arrival, we discovered that both the pool and splash pad were unavailable due to a major renovation project. This clearly was not an emergency repair, and guests should have been informed much earlier or given the option to cancel without penalty. We traveled with three young children, and the pool and splash pad were major factors in choosing this property. The only compensation offered was a 10% discount on the nightly condo rate, which did not adequately address the inconvenience. Unfortunately, the condition of the condo itself was also very disappointing. The unit was in serious need of a deep cleaning and furniture updates. Issues we encountered included: 1. Two recliners that were broken, worn, and dirty 2. A couch that was worn and stained 3. Dining room chairs with peeling faux leather and visible dirt 4. An ice maker that produced only a small amount of ice over four days 5. A foul odor coming from the kitchen sink, likely from the garbage disposal 6. Dishes and cookware that were not properly cleaned, with dried food still on pots and pans 7. A master bathroom sink that drained very slowly 8. An outdated master bathroom with a shower head positioned so low that adults had to squat to wash their hair 9. Balcony furniture covered in dirt and dust 10. Curtains that dragged across the floor and were filthy at the bottom 11. Floors and rugs that were too dirty to allow our crawling baby to play safely Because we were traveling with a baby in the crawling stage, cleanliness was especially important. Thankfully, we brought a play mat, but keeping our baby confined to it throughout the trip was difficult and frustrating. I contacted customer service at Prickett Properties during our stay. The representative was courteous and documented all of our concerns, stating they would be passed along to management. Unfortunately, I never received any follow-up. Based on our experience, I would not recommend this condo. The photos do not accurately reflect the unit's current condition, and the lack of communication about the amenities was very disappointing.

We contacted Prickett Properties who put us in a temporary property, The Palms, for 3 nights while they exterminated. The temporary property was smaller, outdated and dirty. When we returned to 403W we were met with another round of roach attacks! Several varieties and sizes confirming our suspicion of an infestation! We immediately left and checked into a hotel close by. Our 22 day vacation was reduced to 5 harrowing days. Prickett Properties blamed EVERYONE for the issue....the HOA, the owner, even us! They won't refund all our monies paid claiming we have to pay them for 3 nights at The Palms! Prickett Properties has NO idea what customer service is. They are terrible to their customers. BEWARE OF PRICKETT PROPERTIES. STAY AWAY

    I along with a colleague located an ad on www.vrbo.com that was placed there by Laura's that…read moreadvertised a beach condominium, Wind Drift Condos Unit 304S(E) for $107.00 per night. We completed the rental inquiry on the webpage and received an email from Laura's that indicated the room was actually $130.00 per night, not the $107.00 as advertised. We emailed and called Laura's regarding the discrepancy and was told in a phone conversation with Minyan (unsure of spelling) that she did not know why the unit was listed for $107.00 but that the rental was $130.00. In the same phone call, Minyan persuaded us to cancel the reservation with www.vrbo.com and book through her directly to save the fee that www.vrbo.com would charge. We did as Minyan requested and cancelled my booking with www.vrbo.com and booked with her directly at $130.00 per night. This appears to be a bait and switch scheme. Upon arriving at the room at check-in, we opened the door to the unit and immediately noticed a foul smell that smelled similar to cigarette smoke and pet urine combined with mold. The unit was also 80 degrees and the air conditioner was not cooling. We began looking around and immediately noticed that most all of the air vents in the condo contained black mold, which was visible on the outside of the vents. Further, one or more of the walls in the unit had active black mold growing on the wall. We immediately called Minyan at Laura's and explained the issue and that we could not stay in a unit with an active mold problem. Understanding that it was 3:00 pm on Friday afternoon, there would be no way for Laura's to obtain a mold eradication professional to deal with the mold growing in the air conditioning and on the walls. Minyan informed in the call that the person whom had just inspected the unit did not note any issues and that we would not be issued a refund. We asked to speak to someone higher in authority, as we were not going to remain in a unit with active mold growing. She informed that there was no one else, that she was the manager. She said that she would be glad to send someone with some bleach to wipe up the mold. Being trial lawyers and aware of the seriousness of mold and the protocols required to deal with mold, we knew that bleach would not kill the mold; but rather, would spread the mold. We explained to Minyan that bleach was not the answer and that it would do more harm. We told Minyan that a biocide would be required to remove the growth and inhibit the continual emission of spores. In that conversation, we again requested to speak to someone above Minyan regarding an immediate refund on the room. Minyan indicated that she would call someone and call back. After getting off the phone with Minyan, we noticed that two of the lamp shades in the main bedroom were completely spotted with black mold. We called Minyan back and had to leave a message in which we explained that we found further evidence of a mold problem on the lamp shades and that we were leaving the condo for the sake of our health. Approximately 10 minutes after that message was left, and while we were informing the onsite property security about the matter, Minyan called back and informed that no refund would be coming and that she could send someone to look at the issue. All that Minyan kept saying was that the condo passed their inspection and that a refund would not issue under any circumstances. After securing other lodging, we returned to the property to inquire which management company managed the complex so that we could inform the company responsible for the condominium association and common maintenance of the property of the problem. we spoke with the onsite security guard, with whom we had initially reported the problem to prior to leaving the property. The guard informed that a maintenance man from Laura's showed up after we had left the property and inspected the unit. The guard stated that after the maintenance man came back down from the unit, the maintenance man told the guard that there was, in fact, mold present in the vents and on the walls and that someone would need to remove and replace the vents and take other corrective measures to remove the mold. The guard also informed that there was a massive water leak several weeks earlier in a unit directly above this unit and which flooded several units below, including the unit that Laura's rented to me. In addition to the mold issue, the unit was in deplorable condition. The carpet was stained and worn, the closet door was not on track, the ceiling fan was rusted, and the paint was coming off of the baseboards. The smell in addition to the mold was unbearable. Not only is this particular unit in horrible shape and one to avoid, Laura's Vacation Rentals needs to be shut down. I have never encountered a real property rental company rent a unit with active mold and refuse to give a refund when notified at check-in. The law has a remedy.

You have to check in after 4 PM, but they didn't tell us the office closes at 5 PM, so we were unable to get our parking pass the day of arrival. We called about the bed. They said that was an owner decision. We never heard back after they sent someone out to look at the bed, which he agreed needed replacing. They advertise a 3 bed 3 bath unit, but the queen bed in that room might support a child and definitely not two adults. Bring your own hair dryer too. One is not furnished. The coffee pot only took 17 minutes to brew an 8 cup pot of coffee. It needs replacing. This unit is not on the Gulf side, but on the bay or Ole River side. It was a drive to get to a public beach and depending on traffic.... If you want a sandy beach with a Gulf view, you have to go somewhere else. This unit has a nice view of a marina and the Anchor Restaurant is right next door. It had a great view of a Golden Eagle's nest with two young birds being fed by the parents. It was great getting to see the birds in action right from the balcony. If you want to rent a boat or love a marina this would provide you with that, but be sure the owners rectify the issues I mentioned before you go.

Upon checking in at Brown at the Beach, I went to grab pots and pans to cook dinner for twelve people and found a lack of pans. I also found that what I took in photos as two refrigerators was one refrigerator and one extra large freezer, which again was not enough for a place that has eight bedrooms and was home to twelve people for a week. When I called Beach ball properties, they said nothing could be done that night, but promised more pans the next day. That promise was never fulfilled. On Wednesday of the week, I called when winds from a tropical depression caused water to come through four doors that faced the beach and a sun shade that was on tracks on the upper balcony was bashing into the building. The answer was that someone would come and check, again promise not fulfilled (property owner should be concerned about this). Other things of concern, the downstairs bathroom (barn door design) has no locking mechanism which seems lacking. One of the bedroom doors would not lock because the door did not shut properly and another bedroom (barn door design) did not have a lock at all. The property also had a poor dishwasher design which was too small for the size of the house. I'm addition to a lack of pots and pans, they were short on drinking glasses unless you count the abundance of shot glasses. Again, choose to spend your money elsewhere than, Beach Ball Properties and Brown by the Beach

The condo cleaning was horrible and too much stolen so we canceled using them. They continued to have our condo searches lead to their site and then show no availability, I believe in an attempt to "steal" rentals. They finally, after MONTHS, removed our actual unit, but still have a search for it lead to Vacasa. This has been the most aggravating business dealing I've ever had! I believe this is a SCAM to get people to Vacasa's site, so WARNING, if you ever use them to manage your rentals, just use our example as the difficulty you may have ever getting referrals and condo searches to your actual rental site after canceling your contract with them! I've reported this, in my opinion, SCAM, and unprofessional, misleading, and immoral practice by Vacasa to the Alabama Attorney General's Office!
