We just returned from our stay in Gulf Shores. We booked the Lagoon Luxury property for our family summer vacation. Upon arrival we loved how close the property was to the beach but immediately noticed broken items like a broken cabinet frame, flooring pieces that were no longer glued down, fridge handles were extremely loose etc. We also noticed a small splatter of something on our bathroom wall that resembled blood. I immediately called the office and they asked that I email pictures. I sent the pictures immediately and they responded stating they would have maintenance and cleaning crew come out. I thanked her and assumed things would be fixed soon. A cleaning guy came over the following day and sprayed enzyme cleaner on the bathroom wall. We expected the maintenance person to come out that day as well but they never did. Communication day 1 was great but after that they went silent. The things that I reported broken were never fixed. We made sure that everyone walked carefully in the dinning room area where the wood panels were loose to avoid any accidents. I did receive an automated text from the company the day before check out with check out instructions and a second text immediately aftet checking in on how things were going, I responded letting them know that no one came out the prior day to fix anything and got no response.This is our 1st time staying with beachball properties and most likely our last due to the lack of response and effort on their end. The property needs updating before allowing anyone else to stay in that home. It was 13 people in our group and all of our first time in Gulf Shores so we tried to make the best of it and stay out sight seeing and at the beach. I really wish someone would've came out to fix or atleast check the things I sent pictures of. We paid alot of money to stay there and expected a higher standard from the company. A quote from their website......"Additionally, our dedicated maintenance team is available 24/7 to promptly address any needs that may arise during your stay." After having to leave the first VRBO rental because it was a total dump, Beachball had the only dog friendly unit we could find. Very small duplex. Internet didn't work first two days. Real problem was the noise from the unit next door. Could hear them using the restroom, snoring, every word, every footstep. Place shook like in an earthquake every time someone walked. We were verbally assaulted at 7 pm when we asked politely for the neighbors to be considerate. So we packed up and headed back to WY. They had 8 people in a 1 bath room unit. No way should they have been allowed to rent with 8 people. We had originally planned to stay for a month. Do not use this company. Customer service is all off shore and you will be lucky to speak with anyone with English as their first language. The local Orange Beach office is open week days only. Call the local number during the week and you will likely get an off shore person. read more

Pictures of room were deceiving- Phoenix 1093 by Beachball Properties. Molded ceilings in all rooms of unit. Maintenence was great- showed up and confirmed that the mold was bad, and that it should not have been like this for our stay. Company does not have management or "live" persons in AL that handle issues. It's an answering service out of country. Took 3 hours and finally a "live" person who was not management called. It was a Saturday so people should have been available for checkin issues as Sat-Sat is check in typical rentals! Needless to say- they were only able to offer us to clean the mold and us move back into room which was unacceptable. They did refund our money but all the trouble and time (3hours) and the 11:30 pm trying to find accommodations for our family of 5 was a nightmare- they did not care - I'd be afraid you would have same nightmare. read more

My family (20 of us total) stayed at Brown by the Beach in Orange Beach the week of Independence Day. I will start with the Pros: 1. It is a beautiful house with plenty of space for a big family group. 2. The pool was small but plenty big for my four grandkids to swim around and have fun. 3. The location right on the beach with a walkway over the dunes to get to the beach. 4. Plenty of space for 6 cars to park (although you play musical cars often when teenagers are involved) Now for the Cons 1. Before hand I could not get information on the layout of the house (where all bedrooms are....two king rooms are on the main floor) nor whether there were beach chairs and if the blackstone was a grill or griddle. (There are NO beach chairs and it is a griddle) 2. The WiFi was HORRIBLE and it wasnt a great spot for cell reception either. The teenagers and young kids had a hard time even watching tv without severe lag. Beachball says that is not there problem. But a booster router would go a long way! 3. The amenties in the house were lacking at best. One roll of one ply toilet paper in each bathroom. One, sometimes two, garbage bags in each trash can. The kitchen wares made it super difficult to cook for a large group. At one point, both garbage disposals were on the fritz. My sister is our chef and often cooks for all of us. She was very disappointed with the lack of kitchen wares. There are also no basic items, like salt, pepper, dishwasher detergent (only one pod at check in) etc. 4. The picture shown for a coffee corner upstairs was not. It was a Keuring on a sink space that had only counter space for the keuring and no space for any supplies needed for coffee. When we went, the Keuring was not even plugged in through the hole in the counter that goes through a locked underneath space. Since there was no storage we would not have used it anyway but the point is it is not what is put out there to be. 5. It took over 24 hours the three times I called with issues to get a call back even after speaking with someone directly on the original call in. 6. I did not find out to afterwards or I would have negotiated a better price but I paid over double what the house normally costs, I am guessing due to a holiday week. I understand supply and demand but I feel like I got gouged especially when the house did not compare to what it was made out to be. 7. There were no extra linens if needed. Beachball says there is washer and dryer but that isn't helpful if you are having to change someone's sheets in the middle of the night due to illness. 8. The main floor half bath only has a barn door that slides. No locking. No complete closure. In other words, no privacy. 9. Do not plan to be even one minute early or you can not get into the property. I really had high hopes for this property. It took much planning to find a space for that many people (and to have everyone available at the same time!) It was very expensive and definitely not worth what I paid for the house. read more

We just got back from a 4 night stay at the Bikini Bottom property in Gulf Shores, AL. we rented out both sides of the duplex to accommodate our family of 18 people total. Pros: plenty of space, not super dirty, prompt response to any phone calls/issues, we really enjoyed the outside deck area and the pool. Cons: The property is pretty run down- you could tell pretty quickly by the peeling paint, cracks in doors, towel hooks falling down, curtains falling down, etc. that some quick easy maintenance things would make it look much more appealing. The third day, our AC on the west side quick working. We had it set to 70 and it maintained about 80 degrees. I called twice for maintenance and three different people showed up. We were eventually told that nothing was wrong with the AC and it was just having trouble keeping up so we'd have to deal with it and just try not to open the door as often. The amenities were truly lacking. You are provided with one roll of toilet paper per bathroom and one trash bag per trashcan. Obviously we had to go out and buy more. We found it odd that not even coffee grounds, salt/pepper, etc. were provided in the kitchen. We ended up buying a lot and a ton went to waste because we couldn't fly home with it and were told absolutely nothing could be left for the next guests so we had to throw things out. The location was misleading. Online says a block from the beach making us think it was walkable, but it really isn't very walkable. We had to drive to a paid parking lot to get to the beach. We tried walking the first day and it was quite a trek. There is no way I'd do it with all our beach gear. Overall- you get what you pay for I guess. This place was more affordable than some others and I can see why. We still had a great trip. I wouldn't choose to use Beachball properties again. read more

We were very pleased with the service we received from Beachball. Three days before our arrival, I got a call that the roof of the condo we were going to stay in had a leak. They were able to put us in another condo and did not have to cancel us like so many did from other management companies. I so appreciate not having to search for another condo myself. read more

Upon arrival at 4:20pm, the door code to the unit did not work. Maintenance did promptly arrive but couldn't fix it. Another maintenance guy arrived 25 minutes later with the only key to the unit. Maintenance said it would be the next day before they could have the door code fixed. I will say both maintenance guys were helpful. The employee that checks the unit before checking in was unable to do so because she couldn't get the door code to work either. She did not notice because she was having to just look quickly that the recliner was broken and leaning up against the sofa. This was an issue because my husband has a broken rib and would be having to sleep in the recliner. Maintenance came back and fixed but it was 7:30 before that was fixed and we had to cancel our dinner reservations. The sofa and chair in the unit was not in good condition. The material was itchy and there were stains and the chair even had fabric missing in places. Why the big deal? Here is why. The one thing I made sure to ask when I made the reservation was the condition of the unit. I was told it was a new rental for Beach Ball Properties and had been updated and was very nice. Absolutely not true. Second, I didn't have time to wait for maintenance to come back the next day who knows when and someone would have to be there with the only key. I only ask that we be transferred to another unit same price range and there were 2 other properties available. They said management would call the next morning; however, I would not be able to change the unit. I gave maintenance the only key and we left. We did not stay the first night at this unit. Management did not call me the next morning. I had to call them after lunch. I was told since everything was now fixed and working they would not issue a refund. They did not even refund me the cleaning fee which they clearly didn't even have to have someone come clean. Management NEVER contacted me. They had someone from the office call me but not management. Do NOT use this company. I was told by several other people at the conference and a few locals that Beach Ball Properties was not under the same management as before in previous years and they had heard multiple complaints. read more

We were very pleased with the condo. It was clean in most areas, minus the bathroom in the front room and the master bath. The front room bathroom had hair all over in the top drawers of the vanity and on the top of the vanity, mostly the top left drawer had the hair. There was a couple of dead bugs in the master bath and random hairs on the vanity top by the sink. It would have been nice to have a couple trash bags and dishwashing soap to get you through until a family can make it to the store. But, without a doubt the location right on the beach made it all worth it! read more

I am extremely disappointed to leave this review as the house itself was beautiful and our stay was wonderful. Throughout the trip and in the weeks leading up to it, everyone I spoke to at Beachball Properties was pleasant and responsive. Unfortunately at checkout we were charged an "excessive cleaning" fee of $500. I requested photographs so that our group could decide how to split those charges amongst ourselves and was surprised by those that I received. The photos included unmade beds, dirty towels, or small messes. I had called the company prior to checkout and was told I did not need to wash towels or sheets nor make beds. If you are staying at one of these properties I would highly advise doing so anyways to avoid a charge. I have attached photos below all of which were sent to me claiming to justify a $500 charge. Upon calling Beachball Properties I was not provided with any additional information and was told I would not be able to see the details of the charge nor speak to the cleaning company, and that I would have to pay the charge without any further details. I was disappointed in the way the situation was handled after my previously positive experiences and, although I had initially planned on booking future vacations with this company, I will no longer be doing so as I am not confident that they will not charge me additional amounts without due reason. read more

Our condo was wonderful! it was modern, updated, clean and spacious. Beds were comfortable and master was separated from other two bedrooms. The wrap around view was nice. Our only, but important complaint was the Holiday Inn right next door. Since it was spring break it was constantly loud with kids(having a good time). It also took away of the peaceful nights watching the ocean. read more

Let me just start off by saying some of the buildings here might be ok. However, we stayed in bldg. G. Rented g204 from beachball properties. They say they aren't responsible for anything outside of the room. So, the room was disgusting. Medicine cabinets rusty as ever. So much so you I wouldn't doubt you'd get a disease from putting a toothbrush in them. Light bulbs burnt out everywhere. Ceiling fan with bent blades. Floors sticky and dirty. We asked if we could upgrade to a better place anywhere. They refused. Wouldn't give us our money back! Beachball properties won't let you check in until 4 and office closes at 5 so getting "management" to help with anything is impossible. Maintenance said he would come fix light bulbs but couldn't do anything about the medicine cabinet. Cleaning crew said they would come "clean" better. Why wasn't it clean to start? We drove 12 hours to stay in the dump. I haven't even mentioned the hallway and stairway leading up to room. Looked like a crack house. Never rent from beachball properties. Very bad customer service! I'm sure there has to be some health code violations here. read more

BEWARE if you are considering renting from Beachball Properties! We rented a cottage in the Beach Club Resort in Ft. Morgan, Al for 7 nights (it was just a few minute walk to the beach, had a private pool, and 2 bedrooms). We rented for the private pool with shade for our daughter who has severe Crohn's and her meds require her to be in the shade. It unfortunately flooded due to a water line break our third day there (Saturday) Beachball told us their ONLY available place was the Hideaway Bay (3 bedroom, no pool, no beach access, on the bay). They said this was an upgrade and would only give us $139 refund even though this "upgrade" rents for $1,000 less a week. We accepted this as emergency shelter that night and had asked upper management call us back the next day, but since Easter was the next day we had to wait until Monday before anyone that could do anything would call us back. When we finally got ahold of upper management they offered the $139 refund plus another $140ish, we asked to speak to someone higher than that. We spoke with someone who was higher up because we had found when looking at their website that they had other properties but that were of higher quality that they just didn't want to give us. They said they could only give us equal or lesser quality even though we were put out on our vacation and spent several hours packing, moving and had items damaged in the flood. He said he'd call us back with what he could offer us. It was $139 plus $417.70 which doesn't really cover the cost of the difference between the two places. IN ORDER TO BE ELIGIBLE FOR THIS REFUND, we would have had to sign an agreement saying we would not post negative reviews on the properties, their website, google or Facebook! read more

I booked an Orange Beach condo in January on Air B&B with Beachball Properties for Labor Day weekend. In the middle of July, Beachball cancelled my reservation because they decided the original price was no longer sufficient. After calling and talking with them, we were offered our reservation back if we gave them an additional $200. Now that we are a month away from Labor Day weekend, the very few condos still available are much more expensive. We have learned our lesson. STAY AWAY from all Beachball Property rentals at all cost! They will cancel on you at the last minute just to make a buck. read more

We had rented a very nice looking home in the laguna key subdivision. The price was good and it was close to both the beach and pool. However we never got a chance to use the house because about 60 days prior to going our party grew in size and we went with a different company. "I chaperoned a senior trip for my nephew and his friends who were all 2020 seniors. They had a blast and it was a perfect trip after being quarantined for months. The house was clean and a great space for a large group. We had such a great time and the distance to the beach was perfect! The kitchen was well supplied with utensils, although the blender was not working during our stay. We had a fairly large group and more towels, toilet paper, paper towels, and dishwashing detergent would have been useful (More of the "starter supplies"), especially since the house is designed for a lot of people to enjoy. Stay away from this company! Rented a condo that was having construction done on the exterior of the building (I was not informed of this before arriving) and the construction company broke my windshield. Couldn't even use our balcony half of our trip because construction workers were on it and the furniture was piled up. These people referred me to the building HOA...what are they going to do for me? Needless to say, I contacted Beachball for more help and they continue to try and send me on a wild goose chase with other phone numbers and companies. I pretty much got hung up on by Shannon when she put me on hold to get management, then Bob the manager hung up on me. He wouldn't even listen to me - kept talking over me and had the gall to tell me I was talking over him. You would think Beachball Properties would want to help me out since I'm their customer and they are the entity I chose to do business with. What a bunch of jerks. Why would you want to treat your customers like this? What ever happened to the customer being right? This company is exemplary of our country's problems! read more

We did not have a good experience with Beachball. We stayed the weekend after a hurricane in License To Chill "B" and had concerns but they told us that the unit was good to go. When we arrived, there was one thing that was storm related that they had not taken care of. I called and within a couple of hours someone was there. There were ALOT of things that made our stay unpleasant that they were not willing to do ANYTHING about. When I brought this list to their attention, they told me it was because I wanted to get in before they had time to inspect the property. 99% of this list had NOTHING to do with the hurricane. -Trash cans not picked up. -Dirty diapers and trash all in the driveway. -4 deck chairs trashed--unusable. -Door Hinge rusted off. -Toilet handle broken on upstairs bathroom. -Living room tv doesn't work. Two people came from beach ball. I resolved it. -Pictures missing off the walls. -Lights don't work. -Light hanging out of ceiling. -No blinds in windows -Doors have gaps around them...air leaks. -No hose to wash sand off. It's there but trashed. -Mold in air vents -Two different people cam from BB. One to remediate the mold (storm)and one to try to fix the television. Neither picked up the trash in the driveway. They said the house was ready but yet blamed me for wanting to get in early to start our vacation. This was told to me after our stay. They are representing a property owner who does not keep the maintenance up on the house. They acted like it was my fault. Condo at Romar Tower 6D has been neglected. When my daughter got there with the babies 1 and 3 she found one of the balcony poles was missing making a very huge gap in the railing where one of them could've fell right through. They were not allowed out there which made the trip difficult and we couldn't enjoy the beautiful view. It would've been nice to be notified of this before booking. I have attached the picture. The other issues was the sliding door to the balcony was very hard to use. The knobs on the cabinets of the kitchen and washer/dryer door kept coming off when you went to open. The coffee maker needs updated it wouldn't brew right. One of the burners on stove was not working right. It was the bottom left. It took a long time to heat up. Stains on the chair and couch. Furniture needs updated. The pool was not open which we did not know either before booking. I can live with most of these things, but the railing out on the balcony was not acceptable. This was a hazard issue and should've been fixed. As a travel agent I would not recommend this particular condo. read more
