Very easy to work with this company. Helpful but didn't hover or bother anyone. Very easy to connect internet. Close to shopping. Close to beach.

Mold growing on ceilings in all sleeping areas!

Pictures of room were deceiving- Phoenix 1093 by Beachball Properties. Molded ceilings in all rooms of unit. Maintenence was great- showed up and confirmed that the mold was bad, and that it should not have been like this for our stay. Company does not have management or "live" persons in AL that handle issues. It's an answering service out of country. Took 3 hours and finally a "live" person who was not management called. It was a Saturday so people should have been available for checkin issues as Sat-Sat is check in typical rentals! Needless to say- they were only able to offer us to clean the mold and us move back into room which was unacceptable. They did refund our money but all the trouble and time (3hours) and the 11:30 pm trying to find accommodations for our family of 5 was a nightmare- they did not care - I'd be afraid you would have same nightmare.

We were very pleased with the service we received from Beachball. Three days before our arrival, I got a call that the roof of the condo we were going to stay in had a leak. They were able to put us in another condo and did not have to cancel us like so many did from other management companies. I so appreciate not having to search for another condo myself.

The stay at Paradise Aisle was great. 1 bedroom for 5 of us was great. The condo is right across the street from the beach. 4 1/2 minutes from unit 5 door step through West Beach public access to the Gulf! Bob is kitty corner, and it's only 15/20 mi walk to the shops. We'll be back!

I am extremely disappointed to leave this review as the house itself was beautiful and our stay was wonderful. Throughout the trip and in the weeks leading up to it, everyone I spoke to at Beachball Properties was pleasant and responsive. Unfortunately at checkout we were charged an "excessive cleaning" fee of $500. I requested photographs so that our group could decide how to split those charges amongst ourselves and was surprised by those that I received. The photos included unmade beds, dirty towels, or small messes. I had called the company prior to checkout and was told I did not need to wash towels or sheets nor make beds. If you are staying at one of these properties I would highly advise doing so anyways to avoid a charge. I have attached photos below all of which were sent to me claiming to justify a $500 charge. Upon calling Beachball Properties I was not provided with any additional information and was told I would not be able to see the details of the charge nor speak to the cleaning company, and that I would have to pay the charge without any further details. I was disappointed in the way the situation was handled after my previously positive experiences and, although I had initially planned on booking future vacations with this company, I will no longer be doing so as I am not confident that they will not charge me additional amounts without due reason.

STAY AWAY FROM THIS RENTAL COMPANY!! (part 1 of 2) If I…read morecould rate Sugar Sands Realty a negative 80 stars, I would, & I NEVER leave bad reviews. The entire experience with them was unprofessional & rude. I remained very patient & polite for over a month after our trip, to give them an opportunity to respond to me, & another few weeks after that to call me back & give me the properly owed credit for downsizing me from a 3 bedroom/3 bath/single family home with private pool, to a tiny outdated 1 bedroom condo. Before you take my word for everything, read the other reviews on the Yelp site (all negative) & note that you will not see a single review of any of their properties on their website. I tried to leave a review on several of the properties & the link to review doesn't even work! Where to begin? The contract you have to sign after booking is the longest & most intense I've even seen with a rental anywhere. They also charge a large fee for paying by credit card, charge $110+ for non-refundable damage insurance (that only covers the $500 of damage), & $235 cleaning fee for a unit that even they admitted had never been clean (more on that later). After driving all day, we arrived right at check-in time of 3:00 & after they made a call they told us the rental was ready for us. We arrived to find a maid rushing out the door with a vacuum, broom, & mop. We offered to leave & come back, saying we didn't want to rush her. She said she was finished. After unloading our entire SUV, we went to load the cold items in refrigerator. Food had been left in there, there was trash in the unlined trash can, dirty dishes in dishwasher, syrup all over the countertops, freshly melted chocolate in middle of kitchen floor, gum stuck to wooden floor in a couple of spots, etc. I assumed the sheets had been changed & bathrooms cleaned so was planning on staying anyway. That's when we realized the front glass door of the rental was permanently locked and we couldn't get it opened. While on the phone to Sugar Sands to let them know this, we found ourselves standing in water on the kitchen floor. Turns out the kitchen pipes under sink were completely disconnected. I told her about this, & asked if someone could come fix that & the door. As I knew they were working with a new cleaning service, I also told her she should be aware of the state we found the place in. I was polite & not asking to be moved or for $ back. She put me on hold for a long time & then came back & said she confirmed there was a misunderstanding between the old cleaning service & the new one & that the rental "had not been cleaned at all". She also said, "We know you have walking into a total nightmare & this place is new for us & hasn't been inspected, but don't worry, we are searching for a place to move you." At that point, while also watching the neighbor's big dog run wild around the dirty pool & take a big crap in the yard, I confirmed a move would be great. She let me go and called & texted options a few times over the next 1-2 hrs, & also said there was no way they would pay to get someone out before the next day so it was ok for me to just exit through the back sliding door & leave the place unlocked when we left. A nice guy that works with them showed up as we were loading our car & he said the only way to fix the door was "to have someone come back the next day to completely dismantle it". Sugar Sands offered me a couple of 2 bedroom units FAR from where we wanted to be (West Gulf Shores instead of the far end of Orange Beach where we wanted to be), they were very run down looking, no pool, & not on beach. We said we'd take a smaller until if they'd credit us the difference. We accepted the 3rd option, a 1 bedroom condo a few miles away. While both rentals had a lot of potential, neither were ready for renters. We did not complain about the replacement condo while there, but I did confirm with her again that she would be crediting us the difference in cost. I took a screenshot of the total cost of this very unit for the nights we were there, before saying we would move there. The total was broken down to include all the same fees, taxes, cleaning, & insurance, as well as parking fees (original rental had no fees but they charged us $110 +15% tax for 2 passes.) I also had to get a corrected code to enter the pool area & had to ask for wifi password. (continued in pic below)

Also paid an extra fee for damage ect. If you don't want children at you establishment you should let your customers know. Fingerprints on doors and one empty package left under a bed is hardly a mess to charge a $400 cleaning fee! This all after a broken stove , ice maker, grill and internet . Oh and don't forget the roaches! Multiple family members stayed here and it cost a lot to go out to eat every meal after wasting so much at the grocery that could not be cooked, do no recommend! And no I was not a guest of a guest I paid part of the money to stay here along with other family member. We can't put every person on the contract that makes no sense?! Liquid Life + Martinique on the Gulf HOA = renter beware…read more Our stay at Coconut Cabaret had significant issues that made the experience frustrating and, at times, uncomfortable: 1. parking passes. They didn't give us what was requested and then proceeded to ticket us for not having them. (day 1-2) 2. golf cart. The house came with a golf cart and in fact was a key amenity for our group. They took an opportunity to take the golf cart from our teen(of driving age) on day 2. Then proceeded to tell us different reasons as to why they took it and gave us different responses as to when we'd get it returned. They never returned it during our stay. (day 2) 3. Scheduled visitor. A pest company. We were notified that a pest control visit would occur, but other than the time slot, no details were provided . The technician required access to bedrooms and the attic, forcing us to move personal belongings. It was unclear what work was actually performed. (day 3) 4. Unscheduled visitors. A plumber. While away visiting family in the area, they disconnected the kitchen sink and water to kitchen. We encountered the plumber mid-work only because we forgot some supplies at the house otherwise we literally would have returned to the mess that evening. No one ever said a word about this. We were left without a functioning sink for over 24 hours. (day 4) A pest company. Yet another pest company shows up. We were not alerted to it, so we declined this visit for safety reasons. The plumber returns over 1.5 days later. The plumber returned shockingly. With the sheer lack of competence experienced with these companies so far, we expected to ride the week out sink less. When there, he looks and says he'd be back, returns a couple hours later, and finishes job. He entered and exited house with no communication, no knock, just shows up, walks in, walks out. (day 5) 5. Security ticketing/fines. Security might be another party involved in this web of strange behavior. Who knows what you'd get ticketed for in this place. As mentioned before, we were missing parking passes (100 each) and one car parked on sand (50). The fine didn't fit the crime so to speak. They seemed especially high. There should be a list of rules in the home for reference. It can be difficult to know what could get you ticketed. But I guess having a list of rules would decrease the attempt to get money from unsuspecting renters. Overall, this pattern of unannounced entries and overreach created a sense of discomfort and lack of security throughout our stay. We felt the need to remain constantly alert and avoided leaving the property unattended for extended periods. The home itself has potential--it is spacious, well-located, and suitable for large groups--but it appears poorly managed and in need of maintenance and cleaning. Based on our experience, we cannot recommend this property or this management company either. The lack of communication, coordination, and respect for guest privacy significantly impacted our stay.
