They also emailed me a few days before to get ready for the check in process. The day of, they text me the code for the keypad. I was able to check in early. Check out was as simple as texting the word checkout to them.

They didn't give us what was requested and then proceeded to ticket us for not having them. (day 1-2) 2. golf cart. The house came with a golf cart and in fact was a key amenity for our group. They took an opportunity to take the golf cart from our teen(of driving age) on day 2. Then proceeded to tell us different reasons as to why they took it and gave us different responses as to when we'd get it returned. They never returned it during our stay. (day 2) 3. Scheduled visitor. A pest company. We were notified that a pest control visit would occur, but other than the time slot, no details were provided . The technician required access to bedrooms and the attic, forcing us to move personal belongings. It was unclear what work was actually performed. (day 3) 4. Unscheduled visitors. A plumber. While away visiting family in the area, they disconnected the kitchen sink and water to kitchen. We encountered the plumber mid-work only because we forgot some supplies at the house otherwise we literally would have returned to the mess that evening. No one ever said a word about this. We were left without a functioning sink for over 24 hours. (day 4) A pest company. Yet another pest company shows up. We were not alerted to it, so we declined this visit for safety reasons. The plumber returns over 1.5 days later. The plumber returned shockingly. With the sheer lack of competence experienced with these companies so far, we expected to ride the week out sink less. When there, he looks and says he'd be back, returns a couple hours later, and finishes job. He entered and exited house with no communication, no knock, just shows up, walks in, walks out. (day 5) 5. Security ticketing/fines. Security might be another party involved in this web of strange behavior. Who knows what you'd get ticketed for in this place. As mentioned before, we were missing parking passes (100 each) and one car parked on sand (50). The fine didn't fit the crime so to speak. They seemed especially high. There should be a list of rules in the home for reference. It can be difficult to know what could get you ticketed. But I guess having a list of rules would decrease the attempt to get money from unsuspecting renters. Overall, this pattern of unannounced entries and overreach created a sense of discomfort and lack of security throughout our stay. We felt the need to remain constantly alert and avoided leaving the property unattended for extended periods. The home itself has potential--it is spacious, well-located, and suitable for large groups--but it appears poorly managed and in need of maintenance and cleaning. Based on our experience, we cannot recommend this property or this management company either. The lack of communication, coordination, and respect for guest privacy significantly impacted our stay.

Each side will accommodate 14-26 guests and is one of the best values in the entire area when compared with comparable properties. This home sits approximately half a mile West of the Florida/Alabama state line and one mile to the East of the Perdido Pass Bridge in the heart of Orange Beach. Castle in the Sand East features a gulf side private heated pool, 6300 sqft under roof, Willington 304 stainless steel natural gas grill designed to hold up to the salt air better. There are 5 private covered balconies on the south side of the home, and their are two additional private covered balconies on the north side of the home that offer incredible views of Ole River. The kitchen features a gas cook top with 5 gas burners for families who love to prepare their own meals and do not enjoy fighting the crowds at the restaurants. The East side of this gulf front development has 9 bedrooms, 8 full baths,2 half baths, and an oversized den and sitting area with a 65 inch flat screen SMART TV along with a Blu-Ray DVD player. There is also a separate entertainment room/ den on the 3rd floor that has a 55 inch flat screen SMART TV, which also has a Blu-ray DVD player. All the bedrooms have 42' SMART TV's and a large selection of channels through DIRECTV. The home also has WIFI boosters on every floor designed to help guests have a stronger Wifi connection throughout the whole home and even on the balconies and decks.

They neither open or close. Nothing was done when we reported this to you 1 Feb 2026. There was not even a suggestion to place curtains as a temporary 2. arrangement. 3. The seat coverings are ripped and cut into bare legs. 4. The patio door does not close or lock. 5. The screen on the patio door is ripped and is not pretty to look at. 6. The patio furniture is not good. One chair has no arm and should be tossed in the trash. The table is unusable. 7. Other of the furniture are unusable. 8. Two of the units of the four-slice toaster do not work. 9. There should be covers on the kitchen chairs as they screech when moved over the floor. 10. The laundry toilet leaks. 11. At least one electrical outlet did not work---there may have been more. 12. There were rips and tears in the wallpaper which looked awful. I would have expected that the place is looked at by some knowledgeable person in between bookings to make sure it is in good shape. Obviously, it is not. In summation, it appears this unit requires extensive renovation in order to meet expectations of its guests. Maintenance should be regular, consistent and attended to on a schedule. This unit has been very remiss in maintaining its property. It is obvious the owner is averse to spending money on this unit. Because this owner has no interest in maintenance nor the interests of the people /guests whom they expect to pay for their lack of consideration, it is my recommendation this unit be taken off available condo offerings until it is properly maintained and upgraded so that guests may experience good times while using it.     Review of Beckoning on Perdido Bay Rental PropertyOur family stayed at the Beckoning on Perdido Bay…read morein Lillian, Alabama, from July 18 to July 25, 2025, and while we had a mostly pleasant stay with many memorable moments, several issues need addressing to enhance future guest experiences. The refrigerator leaked from the top right, requiring a mixing bowl to catch water, emptied twice daily, and the undersized freezer could only hold one bag of ice alongside our food, lacking an ice maker. During an air conditioning failure, indoor temperatures reached 85°F, causing fridge temperatures to hit the mid-50s, risking spoilage of our several hundred dollars' worth of groceries; the fridge, bolted to the floor, may need coil cleaning. The internet was unusable for modern devices until the maintenance director kindly set up his personal Starlink system, and we recommend a permanent high-speed solution. The property had maintenance issues: the rear porch screen door had holes and was detached, allowing insects like cockroaches and silverfish inside, which we had to handle. Dirty dishes in cupboards suggested inadequate cleaning, a rotted deck board near the grill posed a safety hazard, and low kitchen sink pressure made dishwashing difficult. Closets had a musty odor, needing dehumidifiers. We found insufficient towels and washcloths for the guest capacity, forcing us to buy more, and recommend two sets per person. The living room furniture, styled like outdoor pieces, and dated porch furniture were uncomfortable, and the shelter house hammock was torn. The overgrown driveway brushed our Suburban, risking paint damage, and a deep, water-filled hole created a muddy hazard. The beach path and shore were overgrown, needing cleanup, and the lack of a dock limited activities. Ants on the beach caused painful bites, and the grill's metal bristle brush was a health risk, with a non-functional igniter and uncleaned grease tray. Door handles loosened repeatedly, kitchen knives were dull, and porch screen doors were misaligned. The AC failure, due to a mold-clogged condensate line, was fixed promptly by the maintenance director, who was pleasant and responsive. Despite these issues, the private property offered ample space for lawn games, and the screened porch with fans was a highlight, keeping bugs out when closed. The private beach with shallow, safe waters was ideal for kids, with minimal jellyfish and dolphin sightings nearby. Beach wagons, toys, and chairs were a cost-saving bonus, and the outdoor shower and spigot were convenient. The large, well-stocked kitchen with a gas stove and spacious dining table suited our family, and the living room had books and games, though the TV was small. Updated bathrooms had great water pressure, bedrooms had comfortable beds and fans, and the master closet was spacious. The maintenance director's Starlink and AC fixes were greatly appreciated. We enjoyed daily beach time, fishing for catfish and a black drum, and a trip to the Naval Aviation Museum to see the Blue Angels, 45 minutes away. Removing a few trees could offer an unobstructed bay view from the porch. Overall, this property has great potential, but addressing these maintenance, cleanliness, and amenity issues would make it exceptional.

    TERRIBLE COMPANY!!!! DO NOT USE Phoenix V Orange Beach # 812…read more We were notified only a few days before our trip that the pool would be closed for maintenance. When I asked about the splash pad, I was told they had not mentioned any closure, and assumed it would still be open. However, upon arrival, we discovered that both the pool and splash pad were unavailable due to a major renovation project. This clearly was not an emergency repair, and guests should have been informed much earlier or given the option to cancel without penalty. We traveled with three young children, and the pool and splash pad were major factors in choosing this property. The only compensation offered was a 10% discount on the nightly condo rate, which did not adequately address the inconvenience. Unfortunately, the condition of the condo itself was also very disappointing. The unit was in serious need of a deep cleaning and furniture updates. Issues we encountered included: 1. Two recliners that were broken, worn, and dirty 2. A couch that was worn and stained 3. Dining room chairs with peeling faux leather and visible dirt 4. An ice maker that produced only a small amount of ice over four days 5. A foul odor coming from the kitchen sink, likely from the garbage disposal 6. Dishes and cookware that were not properly cleaned, with dried food still on pots and pans 7. A master bathroom sink that drained very slowly 8. An outdated master bathroom with a shower head positioned so low that adults had to squat to wash their hair 9. Balcony furniture covered in dirt and dust 10. Curtains that dragged across the floor and were filthy at the bottom 11. Floors and rugs that were too dirty to allow our crawling baby to play safely Because we were traveling with a baby in the crawling stage, cleanliness was especially important. Thankfully, we brought a play mat, but keeping our baby confined to it throughout the trip was difficult and frustrating. I contacted customer service at Prickett Properties during our stay. The representative was courteous and documented all of our concerns, stating they would be passed along to management. Unfortunately, I never received any follow-up. Based on our experience, I would not recommend this condo. The photos do not accurately reflect the unit's current condition, and the lack of communication about the amenities was very disappointing.

We have two sliding doors to the balcony and one of them won't open at all. The other door handle broke off while we were trying to open the door. The bathroom mirror was filthy and the shower curtain was half way hanging off the curtain rod. The only thing that had been changed were the sheets and the towels. This is the most run down condo I've ever stayed in. I called the front desk and then went down to the front desk to talk to a worker about the condition of the condo and it was obvious that the person working couldn't haven't cared less about what I was telling him and he rolled his eyes at me the entire time and said he'd let house keeping know. It took three days for someone to show up and clean the room after having to tell them three different times about the issues I was having. When you pay $223 for the cleaning fee alone, you expect the place to be spotless. The beds feel like you're sleeping on nothing but springs. The living room tv wasn't working and I had also called about that and was told someone would come check it out and no one ever came. I could go on and on about how funky the condo is and how run down this entire building is. I usually book through air bnb and this time I booked through Brett Robinson and I will not make that mistake again. I won't be staying at this phoenix property again. Couldn't be any more disappointed especially for the price you pay for these condos.

Positives: great venue, location, amenities (hot tub and grill on the balcony) etc. The cleaning crew is constantly working in the elevators, hallways, and in public spaces which often goes overlooked but we really appreciate it. Areas for improvement: The front desk folks need training. Every time we stopped by it was a new face...some friendly, some not. Mostly they just struggled with answering basic resort questions from us and others inquired. "How do we rent chairs at the beach?" The young lady said, "sorry i don't know." I called to check on how to use the putt putt activity. Another young voice said "you just putt the ball on the grass and hit it." I laughed, "no sorry i need to check out equipment for it right?" She said, "you can look at it first if you want." So I responded, "do you have putters and balls that i can use?" She said, "yes". I responded "how do i do that?" She said "its free to use." I asked "where do i get the equipment?" She said "at the desk". I get to the desk and they tell me "i must leave my driver license to check out equipment." That would have been nice to know before I came down, . I used to manage a community center so i get it. We just laughed it off, but some people won't so heads up!

The king bed was hard as a rock. We actually decided to pack up and go home early due to the bed. My husband and I were in pain most of the trip due to the hardness/stiffness of the bed. When I say hard as a rock, I mean this bed did not move. It was like sitting on a wall. I would love to stay in the unit again if the master bedroom was a different bed. I love a firm bed with some softness on top. This could have used a mattress topper and we went to buy one, but the topper we found was $120 and we didn't feel like that was a purchase we should have made. Overall though, this is a great family friendly resort with amazing views.
