Review of Beckoning on Perdido Bay Rental PropertyOur family stayed at the Beckoning on Perdido Bay in Lillian, Alabama, from July 18 to July 25, 2025, and while we had a mostly pleasant stay with many memorable moments, several issues need addressing to enhance future guest experiences. The refrigerator leaked from the top right, requiring a mixing bowl to catch water, emptied twice daily, and the undersized freezer could only hold one bag of ice alongside our food, lacking an ice maker. During an air conditioning failure, indoor temperatures reached 85°F, causing fridge temperatures to hit the mid-50s, risking spoilage of our several hundred dollars' worth of groceries; the fridge, bolted to the floor, may need coil cleaning. The internet was unusable for modern devices until the maintenance director kindly set up his personal Starlink system, and we recommend a permanent high-speed solution. The property had maintenance issues: the rear porch screen door had holes and was detached, allowing insects like cockroaches and silverfish inside, which we had to handle. Dirty dishes in cupboards suggested inadequate cleaning, a rotted deck board near the grill posed a safety hazard, and low kitchen sink pressure made dishwashing difficult. Closets had a musty odor, needing dehumidifiers. We found insufficient towels and washcloths for the guest capacity, forcing us to buy more, and recommend two sets per person. The living room furniture, styled like outdoor pieces, and dated porch furniture were uncomfortable, and the shelter house hammock was torn. The overgrown driveway brushed our Suburban, risking paint damage, and a deep, water-filled hole created a muddy hazard. The beach path and shore were overgrown, needing cleanup, and the lack of a dock limited activities. Ants on the beach caused painful bites, and the grill's metal bristle brush was a health risk, with a non-functional igniter and uncleaned grease tray. Door handles loosened repeatedly, kitchen knives were dull, and porch screen doors were misaligned. The AC failure, due to a mold-clogged condensate line, was fixed promptly by the maintenance director, who was pleasant and responsive. Despite these issues, the private property offered ample space for lawn games, and the screened porch with fans was a highlight, keeping bugs out when closed. The private beach with shallow, safe waters was ideal for kids, with minimal jellyfish and dolphin sightings nearby. Beach wagons, toys, and chairs were a cost-saving bonus, and the outdoor shower and spigot were convenient. The large, well-stocked kitchen with a gas stove and spacious dining table suited our family, and the living room had books and games, though the TV was small. Updated bathrooms had great water pressure, bedrooms had comfortable beds and fans, and the master closet was spacious. The maintenance director's Starlink and AC fixes were greatly appreciated. We enjoyed daily beach time, fishing for catfish and a black drum, and a trip to the Naval Aviation Museum to see the Blue Angels, 45 minutes away. Removing a few trees could offer an unobstructed bay view from the porch. Overall, this property has great potential, but addressing these maintenance, cleanliness, and amenity issues would make it exceptional. read more

TERRIBLE COMPANY!!!! DO NOT USE Phoenix V Orange Beach # 812 We were notified only a few days before our trip that the pool would be closed for maintenance. When I asked about the splash pad, I was told they had not mentioned any closure, and assumed it would still be open. However, upon arrival, we discovered that both the pool and splash pad were unavailable due to a major renovation project. This clearly was not an emergency repair, and guests should have been informed much earlier or given the option to cancel without penalty. We traveled with three young children, and the pool and splash pad were major factors in choosing this property. The only compensation offered was a 10% discount on the nightly condo rate, which did not adequately address the inconvenience. Unfortunately, the condition of the condo itself was also very disappointing. The unit was in serious need of a deep cleaning and furniture updates. Issues we encountered included: 1. Two recliners that were broken, worn, and dirty 2. A couch that was worn and stained 3. Dining room chairs with peeling faux leather and visible dirt 4. An ice maker that produced only a small amount of ice over four days 5. A foul odor coming from the kitchen sink, likely from the garbage disposal 6. Dishes and cookware that were not properly cleaned, with dried food still on pots and pans 7. A master bathroom sink that drained very slowly 8. An outdated master bathroom with a shower head positioned so low that adults had to squat to wash their hair 9. Balcony furniture covered in dirt and dust 10. Curtains that dragged across the floor and were filthy at the bottom 11. Floors and rugs that were too dirty to allow our crawling baby to play safely Because we were traveling with a baby in the crawling stage, cleanliness was especially important. Thankfully, we brought a play mat, but keeping our baby confined to it throughout the trip was difficult and frustrating. I contacted customer service at Prickett Properties during our stay. The representative was courteous and documented all of our concerns, stating they would be passed along to management. Unfortunately, I never received any follow-up. Based on our experience, I would not recommend this condo. The photos do not accurately reflect the unit's current condition, and the lack of communication about the amenities was very disappointing. read more

HORRIBLE COMPANY! We booked 403W at The Four Seasons at Romar Beach for 22 nights. Upon arrival the unit was infested with roaches. We contacted Prickett Properties who put us in a temporary property, The Palms, for 3 nights while they exterminated. The temporary property was smaller, outdated and dirty. When we returned to 403W we were met with another round of roach attacks! Several varieties and sizes confirming our suspicion of an infestation! We immediately left and checked into a hotel close by. Our 22 day vacation was reduced to 5 harrowing days. Prickett Properties blamed EVERYONE for the issue....the HOA, the owner, even us! They won't refund all our monies paid claiming we have to pay them for 3 nights at The Palms! Prickett Properties has NO idea what customer service is. They are terrible to their customers. Lack of upkeep in the house caused the roof to leak i three places. It damaged a stack of board games we had. They wouldn't reimburse me for them. I shouldn't be surprised from a corporation. We had to sit pots out to catch the water on the counter, kitchen table and living room. The trim was held together with a bolt. read more

Please read before even considering booking with Prickett Properties- HORRIBLE FILTHY DISGUSTING-! My family stayed at BELLA LUNA #702 this past week and the entire unit was covered in dirt and mold. The ice maker at the bar is covered in black mold, there were dirty bath cloths left hanging in the bathroom, roaches running around on the balcony, and Motel 6 provides better toilet tissue. Thankfully the owners of the unit left a business card with their info on it, so we will reach out to them personalities to let them know how poorly their unit is being taken care of by Prickett Properties. This company ALWAYS has an excuse if you read their other reviews, so be prepared to wear your boots, because they are full of crap! DO NOT RENT FROM PRICKETT PROPERTIES. read more

booked via prickett properties this year to stay at Turquoise place (room D404 specifically). For almost $1000/night this room and the way management (specifically Payton Humphries) handled things this week was not acceptable. there is MOLD growing out of the air vents in the living rooms. we called in the very first moment of being there to let them know the balcony lock was off the door and laying on the floor-completely unsafe as we were there with many small children- this took over 5 days and 5 calls/texts/emails plus finally getting a hot tub maintenance guy that was already in our room to finally get attention to it. then on our second day there, the master bathroom jacuzzi tub started leaking through the pipes all of the carpet in the closet had to be taken out and half the carpet in the master room. then about 6 large blowers on 24/7 to dry out the floors in there for the rest of our stay. not too mention all of the exposed pipes and electrical under the tub for the rest of the week. another dangerous setting for children. we did get a 3 night refund bc they Knew it was a terrible situation but our entire trip was ruined starting from day 2 out of 7 and I believe they could have done more. or at least not been rude. Payton was less then accommodating through it all. Never acknowledged the lock that was missing from the balcony Or the mold in the room. I wish I could attach pictures to help describe the situation. But, since their website does not allow me to leave a review on this unit I have to post here unfortunately and hope that people see it before booking with this company or specifically this unit for sure! read more

I'm not even sure where to begin with a review of our recent stay at Phoenix X 1414 - September 2024. * Condo smelled very musty. When we came home after a 12-night stay, I had to launder all clothing and backpacks. Our suitcases (and even my purse), had to be set out in the sun in an attempt to remove the 'mildew' smell from everything. * The shower in the master has less pressure than a beach shower. When the maintenance man looked at the shower in our absence, he called me an told me it worked 'perfect'. When he met us at the condo later, he said 'yes' this is a water pressure issue. He said he would send a plumber, that never happened. * Finally, the balcony maintenance! Banging and jackhammers started at 7:15 am...continued until 4:45 pm. Staying in the condo was impossible, as the jackhammers made your teeth rattle. This went on for 3 days while we were there. The whole point of booking this condo for us, was to sit on the balcony and enjoy the ocean, no way was this possible. We talked to the front desk; they advised that all property managers knew this maintenance was going to occur (has been in the works for 2 years). My complaint is that no one from Prickett Properties bothered to let us know in advance this maintenance was in the works. I would not have booked this condo during this time. * Upside: Kitchen well stocked. Condo was clean. New appliances and flooring were very nice. The outdoor pool was absolutely amazing and very clean. Workout area was inviting and well maintained. Everyone encountered at the front desk (lobby) was extremely kind, helpful and hospitable. We have spent thousands of dollars with Prickett Properties over the last 1 1/2 year. There have been issues with other condos we stayed at (not a severe as Phoenix X 1414) that I have kept between the customer service staff and myself (no negative reviews). The customer service is great, until it's not. Lip service doesn't resolve problems. We are officially breaking up with Prickett Properties. I would rather pay more at a competitor and get a quality condo for the money we pay. This just makes me really sad! Finally, it was not lost on me that typically when we check out of a property owned by Prickett Properties, I have been invited to 'review' the property on Facebook or Prickett Properties Google page. Interestingly enough, that didn't happen this time. I had communicated I was not happy so I guess I don't deserve an invitation to review the property this go round. Tamala and Daniel Prickett blatantly lied to us, as another local business I highly recommend you do not do business with these people as there are dishonest and deceiving. They made promises that they did not keep and still to this day have an unpaid debt they owe. We have made several attempts to collect this debt and neither one of them has returned my calls! After settling in we found neither hot tubs worked. A service request was put in and some one came out. One hot was working after they left, by night it no longer worked. Another call was made, the next day we were told parts were ordered, but they don't know when they would arrive. Also made a call about the beautiful commercial stove, the door wouldnt stay closed. We chose a luxury property every year to vacation for a week. A private pool or hot tub is priority, so we can relax. Considering properties with pools and hot tubs charge more, you would think if they can't be used you would compensate of offer a partial refund. We got nothing other than excuses. Make sure everything works before you head out, then again we really don't know if they ever worked. I'll return to Gilf Shores, but not Blue Diamond too much money for no extras. House: Blue Diamond on West Beach Ave: Side Note: Prickett has refused to send us our closing email to post a proper review of their facilities- beware when renting from them: This house has some perks but many disappointments. The house is in a great location and directly on the beach. This house has so much potential but the owner has failed to maintain the assets of this house. The pictures on Prickett Properties website seem to be several years old. The amount of wear and tear on this house is visible everywhere, such as, shower curtains, scuff marks, the oven, furniture and doors. One main flaw we had with this house was the pool and hot tub were not working properly. This was very frustrating for us since a pool was a main requirement for us to have. We contacted Prickett Properties immediately and were told someone was coming to look at it. When someone did not come, we contacted them again and this ensued a series of unfortunate discussions in which Prickett Properties displayed extreme unprofessionalism including hanging up on us, lying about their position within Prickett Properties and refusing to let us speak to upper management. We have worked with this management company in the past and they did a fantastic job. Something has changed with the expectations of their employees and business practices. We were pleased with Payton Humphries and attempt to rectify the situation but the fact that we had to turn to social media to get the chance to speak with upper management when their reservationist refused to help at all is extremely disheartening. I didn't want to leave a negative review for the Yassy House, but Prickett's Property management left me no choice after they replied to a feedback e-mail I sent with: "We hate you but thank you." My family and I stayed for 4 nights at the Yassy house over Spring Break. The home is spacious and comfortable, great for a big family. Having the beach out the backdoor and pool to relax in were pluses as well. One of our main attractions to this home was the elevator because my 63-year old father has an amputated leg, making climbing stairs difficult for him. Sadly, the elevator stopped working the first night we arrived. The next day it took multiple calls to Prickett's Property management before a technician arrived late that afternoon. A day later the elevator stopped working again. After calling Prickett Properties again, rather than sending a technician to the house, I was asked by them to enter the crawl space above the elevator and reset the unit myself. Other issues that arrose while staying at the home included the living room lights and ceiling fans not working for the entire stay, one dryer that wouldn't work due to a clogged vent, another dryer that had a problem with the lent trap tearing clothes/towels, a loose pedestal vanity in the main floor's bathroom, and dangerously dull kitchen knives. We also saw roaches in the kitchen. My family later asked Prickett's management if they would consider a slight refund only due to the difficulty the lack of elevator caused my father. They declined, which is their right. I let them know I disagreed with their stance, but understood there was nothing further I could do. What was unacceptable and the main reason I'm leaving a poor review for what is otherwise a nice house is Prickett Properties final response to me via e-mail (copied again from above): "We hate you but thank you." read more

They could not get a worse review. We rented the Easy Breezy property and we had rented last year. The pool heater didn't work and was reported. There was a inop stove and microwave on one side and both refrigerators on the west side were inop. We were without hot water for 2.5 days of our stay in the west side. There was one toilet that had a busted toilet bowl that had been patched with clear caulk instead of a proper fix. Due to the fact that I'm a builder and rental property owner myself I would be embarrassed to rent this property to anyone in its condition. I rented a beautiful property through this company for my Grandsons' fall break. Unfortunately, Hurricane Sally came through and made the property unavailable to us, and we were notified on September 16th that we would not be able to stay in the condo that we had rented and paid for in full. While those circumstances are in no way the fault of this rental company, the actions following are: After numerous phone calls and emails, none of which were returned, until we got VRBO involved, Prickett finally agreed to a refund. 10 days after our first notification that the property was unavailable to rent, and we still have not received a refund. It should have been refunded when we were notified that the property was no longer available. I am still struggling as to what my next steps are to get our money back, and our Fall break was ruined. Only got 1star because that was the least I could give them. We rented both sides of Easy Breezy and the list we left them last year, that needed fixing hadn't even been addressed. Not only very dirty, but the ovens on both sides didn't work. This was definitely a problem since we were here for a week at Thanksgiving. It ruined numerous dishes. Not only this problem, but 1 side did not have hot water for 2 1/2 days. My daughters toilet was leaking which we had to shut off, only to find out they had used clear caulk to try and fix this problem. The West side only had 1 refrigerator which was left in the middle of the unit. The 2 refrigerators had been broken for at least a month, because my husband rented it with friends. The dishwasher racks were fallen off the rails and broken. This is only a few things, because there were too many problems to list. I would definitely NOT recommend using Prickett Properties. Tipsy Turtle condo unit H was a great place to stay. We leased it for a week and had the best time. Great location. CLOSE to everything. The beach is right across the street The condo was very clean the property owners were very interested in making sure everything was just right. I am very disappointed in this experience from Prickett Properties. After numerous problems that resulted in multiple trips to our rental by maintenance, during what should have been a relaxing vacation, we were told by maintenance they would let the booking desk know about our problems. I haven't received any word, explanation, or apology from anyone there in management, no partial refund or discount on a future stay, nothing. I was very nice and patient with all the problems, all the while expecting that Prickett Properties would have at least made an attempt to rectify some of the problems. I suppose what I should have done was request placement in a different unit. There was an issue with almost every appliance: Master Toilet continually needing plunging Living Room Ceiling Fan not working Keurig Machine not working Washing Machine not spinning clothes out Stove with terrible burnt smell and smoke Toaster not working and smoking Refrigerator frosting Refrigerator ice maker knocking Electric Can Opener not working Manual Can Opener not working To say this was excessive for a weeks stay is an understatement. AMAZING customer service! I have used this rental now multiple times (both with family and friends). They are always very accommodating and polite and will go the extra mile to make sure you have a fantastic trip. My group recently ran into a problem with the condo resort we were booked to stay out. The resort basically refused our reservation (even though the condos are individually owned) ONE week before our set arrival date. Luckily the team at Prickett Properties got us switched over to an amazing house and ensured that our much needed getaway would still happen. I cannot thank Prickett Properties enough for all of their help! Being "the planner" is always tough, but their online payment system and easy booking through their website made it a breeze. My wife and I have stayed at Turquoise Place for the past 8 trips we have made to Orange Beach, Alabama and have always had excellent units. Both three and four bedroom. This trip was our first experience with Prickett Properties and will certainly be our last. On Prior visits we have always leased directly from an owner. Since Prickett utilizes VRBO we felt it would be same. Our unit with Prickett was C2003. Stay away from this unit. It needs some serious attention in the worst way. It is clear this is a unit where either Prickett or the actual owner could care less about anything other than making sure the cleaning is done and collecting your money. The bedding is the worst we have EVER experienced at Turquoise Place. Even more so than bad hotels we have were forced to stayed in on short notice trips. Not only was it bad in one bed it is bad in both King beds we tried to sleep in. There is hardly any hot water in the front bedroom shower. The corner edge of the vanity cabinet will cut your foot if you happen to hit it as you stand in front of the mirror. There are several tiles in the unit which need to be reset. If you step on one of those tiles and someone is trying to sleep (not likely) it sounds like a horse is walking by. The furniture on the balcony has cushions in the chairs that appear they were found on the side of beach highway and have yellow stains all over them. They are ripped with the stuffings hanging out. It was these things and plenty more. Conditions of this unit are simply depressing and were so uncomfortable my wife and I decided to leave two days early as the unit is that uncomfortable. Of course, that is money lost by us, not Prickett or the owner. We understand that. We did contact Prickett Properties on the way home only to be told my complaints would be past on. Sure. The bottom line is the unit is so poor it will take a fairly large sum to correct these issues. Prickett is the same as some others in the Orange Beach area. Represent a unit as being one way, take your money then surprise you upon arrival. Be ware. read more

A group of my friends rented a beautiful property from this company. This company, who doesn't even own the house proceeded to harass my friends and i for the duration of the trip. The first day, a guy barged in and took pictures of the mess we had made (cups and bottles and whatnot) and gave us an hour to clean the house or the cops would be called and we'd be evicted. The contract we signed only stated that the house be in the same condition we got it or there would be extra charges. Each of the next days, this inbred moron came back threatening to evict us until we finally demanded he cite where in the contract we violated.This didn't stop until we called the actual owner of the house, who said that we were fine if we left the house the same condition we bought it in. Not only did this company harass us, but they also proceeded to lecture a group of 20-23 year olds on cleanliness and behavior when in fact we had done nothing wrong.
