    Poor upkeep caused leaks.

Lack of upkeep in the house caused the roof to leak i three places. It damaged a stack of board games we had. They wouldn't reimburse me for them. I shouldn't be surprised from a corporation. We had to sit pots out to catch the water on the counter, kitchen table and living room. The trim was held together with a bolt.

Please read before even considering booking with Prickett Properties- HORRIBLE FILTHY DISGUSTING-! My family stayed at BELLA LUNA #702 this past week and the entire unit was covered in dirt and mold. The ice maker at the bar is covered in black mold, there were dirty bath cloths left hanging in the bathroom, roaches running around on the balcony, and Motel 6 provides better toilet tissue. Thankfully the owners of the unit left a business card with their info on it, so we will reach out to them personalities to let them know how poorly their unit is being taken care of by Prickett Properties. This company ALWAYS has an excuse if you read their other reviews, so be prepared to wear your boots, because they are full of crap! DO NOT RENT FROM PRICKETT PROPERTIES.

booked via prickett properties this year to stay at Turquoise place (room D404 specifically). For almost $1000/night this room and the way management (specifically Payton Humphries) handled things this week was not acceptable. there is MOLD growing out of the air vents in the living rooms. we called in the very first moment of being there to let them know the balcony lock was off the door and laying on the floor-completely unsafe as we were there with many small children- this took over 5 days and 5 calls/texts/emails plus finally getting a hot tub maintenance guy that was already in our room to finally get attention to it. then on our second day there, the master bathroom jacuzzi tub started leaking through the pipes all of the carpet in the closet had to be taken out and half the carpet in the master room. then about 6 large blowers on 24/7 to dry out the floors in there for the rest of our stay. not too mention all of the exposed pipes and electrical under the tub for the rest of the week. another dangerous setting for children. we did get a 3 night refund bc they Knew it was a terrible situation but our entire trip was ruined starting from day 2 out of 7 and I believe they could have done more. or at least not been rude. Payton was less then accommodating through it all. Never acknowledged the lock that was missing from the balcony Or the mold in the room. I wish I could attach pictures to help describe the situation. But, since their website does not allow me to leave a review on this unit I have to post here unfortunately and hope that people see it before booking with this company or specifically this unit for sure!

Beautiful jetted hot tub that never worked.

After settling in we found neither hot tubs worked. A service request was put in and some one came out. One hot was working after they left, by night it no longer worked. Another call was made, the next day we were told parts were ordered, but they don't know when they would arrive. Also made a call about the beautiful commercial stove, the door wouldnt stay closed. We chose a luxury property every year to vacation for a week. A private pool or hot tub is priority, so we can relax. Considering properties with pools and hot tubs charge more, you would think if they can't be used you would compensate of offer a partial refund. We got nothing other than excuses. Make sure everything works before you head out, then again we really don't know if they ever worked. I'll return to Gilf Shores, but not Blue Diamond too much money for no extras. Photos include one of my cousins on oven duty. Someone always had to hold the oven door closed and a beautiful hot tub that never worked.

The condo was well equipped, just needed to bring our clothes, beach towels, toiletries, cleaning necessities for laundry and kitchen, and food. The twin beds in the kids room were comfortable enough, as was the queen in the second bedroom. The master bedroom was beautiful and spacious, but the bed was unbearable. The king bed was hard as a rock. We actually decided to pack up and go home early due to the bed. My husband and I were in pain most of the trip due to the hardness/stiffness of the bed. When I say hard as a rock, I mean this bed did not move. It was like sitting on a wall. I would love to stay in the unit again if the master bedroom was a different bed. I love a firm bed with some softness on top. This could have used a mattress topper and we went to buy one, but the topper we found was $120 and we didn't feel like that was a purchase we should have made. Overall though, this is a great family friendly resort with amazing views.

Liquid Life + Martinique on the Gulf HOA = renter beware…read more Our stay at Coconut Cabaret had significant issues that made the experience frustrating and, at times, uncomfortable: 1. parking passes. They didn't give us what was requested and then proceeded to ticket us for not having them. (day 1-2) 2. golf cart. The house came with a golf cart and in fact was a key amenity for our group. They took an opportunity to take the golf cart from our teen(of driving age) on day 2. Then proceeded to tell us different reasons as to why they took it and gave us different responses as to when we'd get it returned. They never returned it during our stay. (day 2) 3. Scheduled visitor. A pest company. We were notified that a pest control visit would occur, but other than the time slot, no details were provided . The technician required access to bedrooms and the attic, forcing us to move personal belongings. It was unclear what work was actually performed. (day 3) 4. Unscheduled visitors. A plumber. While away visiting family in the area, they disconnected the kitchen sink and water to kitchen. We encountered the plumber mid-work only because we forgot some supplies at the house otherwise we literally would have returned to the mess that evening. No one ever said a word about this. We were left without a functioning sink for over 24 hours. (day 4) A pest company. Yet another pest company shows up. We were not alerted to it, so we declined this visit for safety reasons. The plumber returns over 1.5 days later. The plumber returned shockingly. With the sheer lack of competence experienced with these companies so far, we expected to ride the week out sink less. When there, he looks and says he'd be back, returns a couple hours later, and finishes job. He entered and exited house with no communication, no knock, just shows up, walks in, walks out. (day 5) 5. Security ticketing/fines. Security might be another party involved in this web of strange behavior. Who knows what you'd get ticketed for in this place. As mentioned before, we were missing parking passes (100 each) and one car parked on sand (50). The fine didn't fit the crime so to speak. They seemed especially high. There should be a list of rules in the home for reference. It can be difficult to know what could get you ticketed. But I guess having a list of rules would decrease the attempt to get money from unsuspecting renters. Overall, this pattern of unannounced entries and overreach created a sense of discomfort and lack of security throughout our stay. We felt the need to remain constantly alert and avoided leaving the property unattended for extended periods. The home itself has potential--it is spacious, well-located, and suitable for large groups--but it appears poorly managed and in need of maintenance and cleaning. Based on our experience, we cannot recommend this property or this management company either. The lack of communication, coordination, and respect for guest privacy significantly impacted our stay.
