    Stayed in unit 506. The realty group that owns the condo we stayed in was great. Checking in and out was super easy. You use a code on the door so there is no need to pick keys up at another location. The building was older but the pool and grill area was great and well maintained. The location is right on the beach and close to so many great restaurants. The unit itself was less than to be desired. The dishwasher was broken. Very cramped in the second bedroom with bunk bed that seemed to be an after thought. The top bunk is almost directly under the ceiling fan. Had to be very careful when up there. The ac was inconsistent. Very cold in the master, warm in the 2nd bedroom. Sheets were clean but the comforters had not be thoroughly cleaned in a while. Master bedroom comforter looked like it had a blood stain on it. The patio door was extremely hard to open. The furniture was comfortable but didn't feel very clean. Kitchen had all the amenities needed (minus the dishwasher). The second bedroom window opens to the hallway which was pretty pointless but also noisy and bright at night. Pretty view from the patio, with nice furniture out there. Hole in the hallway (not unit) that was not patched, It looked like they were doing some pipe work but it did not seem to have been worked on for a while. Edit: I would point out that I would stay at the complex again, just not this same unit.

    We are currently staying in unit #506 at Harbour Place. Upon arrival, the master bathroom bed sheets were dirty and a used toothpick was on the floor beside the bed. Maintenance had to come replace the door handle so we could have access to the patio. The 2nd bedroom tv does not work at all and the door to the bedroom will not close all the way. The 2nd bathroom has a brown smeared substance on the vanity beside the toilet and the vanity is horribly cracked. The furniture in the 2nd bedroom is in need of sanding and repainting and is missing 2 drawer knobs. In the kitchen, the dishwasher was full of dirty dish water. The garbage disposal did not work. No dust pan was found to sweep up the floor and the ceiling fan in the family room did not work. The kitchen table wobbled so bad we had to place books underneath 2 of the legs to keep it stable. I noticed a review 3 months ago said it was broken as well. Even though we reported all of these things the fact that the dishwasher is still not fixed gives me little hope for repairs will be made. We do not recommend renting this unit until the above issues have been resolved. The of the seats on the patio chairs have broken webbing making it uncomfortable to sit in.

They neither open or close. Nothing was done when we reported this to you 1 Feb 2026. There was not even a suggestion to place curtains as a temporary 2. arrangement. 3. The seat coverings are ripped and cut into bare legs. 4. The patio door does not close or lock. 5. The screen on the patio door is ripped and is not pretty to look at. 6. The patio furniture is not good. One chair has no arm and should be tossed in the trash. The table is unusable. 7. Other of the furniture are unusable. 8. Two of the units of the four-slice toaster do not work. 9. There should be covers on the kitchen chairs as they screech when moved over the floor. 10. The laundry toilet leaks. 11. At least one electrical outlet did not work---there may have been more. 12. There were rips and tears in the wallpaper which looked awful. I would have expected that the place is looked at by some knowledgeable person in between bookings to make sure it is in good shape. Obviously, it is not. In summation, it appears this unit requires extensive renovation in order to meet expectations of its guests. Maintenance should be regular, consistent and attended to on a schedule. This unit has been very remiss in maintaining its property. It is obvious the owner is averse to spending money on this unit. Because this owner has no interest in maintenance nor the interests of the people /guests whom they expect to pay for their lack of consideration, it is my recommendation this unit be taken off available condo offerings until it is properly maintained and upgraded so that guests may experience good times while using it. BTW, we loved Orange Beach/Gulf Shores

The entire experience with them was unprofessional & rude. I remained very patient & polite for over a month after our trip, to give them an opportunity to respond to me, & another few weeks after that to call me back & give me the properly owed credit for downsizing me from a 3 bedroom/3 bath/single family home with private pool, to a tiny outdated 1 bedroom condo. Before you take my word for everything, read the other reviews on the Yelp site (all negative) & note that you will not see a single review of any of their properties on their website. I tried to leave a review on several of the properties & the link to review doesn't even work! Where to begin? The contract you have to sign after booking is the longest & most intense I've even seen with a rental anywhere. They also charge a large fee for paying by credit card, charge $110+ for non-refundable damage insurance (that only covers the $500 of damage), & $235 cleaning fee for a unit that even they admitted had never been clean (more on that later). After driving all day, we arrived right at check-in time of 3:00 & after they made a call they told us the rental was ready for us. We arrived to find a maid rushing out the door with a vacuum, broom, & mop. We offered to leave & come back, saying we didn't want to rush her. She said she was finished. After unloading our entire SUV, we went to load the cold items in refrigerator. Food had been left in there, there was trash in the unlined trash can, dirty dishes in dishwasher, syrup all over the countertops, freshly melted chocolate in middle of kitchen floor, gum stuck to wooden floor in a couple of spots, etc. I assumed the sheets had been changed & bathrooms cleaned so was planning on staying anyway. That's when we realized the front glass door of the rental was permanently locked and we couldn't get it opened. While on the phone to Sugar Sands to let them know this, we found ourselves standing in water on the kitchen floor. Turns out the kitchen pipes under sink were completely disconnected. I told her about this, & asked if someone could come fix that & the door. As I knew they were working with a new cleaning service, I also told her she should be aware of the state we found the place in. I was polite & not asking to be moved or for $ back. She put me on hold for a long time & then came back & said she confirmed there was a misunderstanding between the old cleaning service & the new one & that the rental "had not been cleaned at all". She also said, "We know you have walking into a total nightmare & this place is new for us & hasn't been inspected, but don't worry, we are searching for a place to move you." At that point, while also watching the neighbor's big dog run wild around the dirty pool & take a big crap in the yard, I confirmed a move would be great. She let me go and called & texted options a few times over the next 1-2 hrs, & also said there was no way they would pay to get someone out before the next day so it was ok for me to just exit through the back sliding door & leave the place unlocked when we left. A nice guy that works with them showed up as we were loading our car & he said the only way to fix the door was "to have someone come back the next day to completely dismantle it". Sugar Sands offered me a couple of 2 bedroom units FAR from where we wanted to be (West Gulf Shores instead of the far end of Orange Beach where we wanted to be), they were very run down looking, no pool, & not on beach. We said we'd take a smaller until if they'd credit us the difference. We accepted the 3rd option, a 1 bedroom condo a few miles away. While both rentals had a lot of potential, neither were ready for renters. We did not complain about the replacement condo while there, but I did confirm with her again that she would be crediting us the difference in cost. I took a screenshot of the total cost of this very unit for the nights we were there, before saying we would move there. The total was broken down to include all the same fees, taxes, cleaning, & insurance, as well as parking fees (original rental had no fees but they charged us $110 +15% tax for 2 passes.) I also had to get a corrected code to enter the pool area & had to ask for wifi password. (continued in pic below)

We were all excited because in the past all the condos have been awesome, but this one was a let down. We walked in with a few groceries, opened the fridge and we were about knocked down with the smell of spoiled seafood! I went down stairs to the check in counter to complain, and the fella was very helpful trying to get the issue fixed. He called the supervisor of the cleaning company and that man started hollering at him over the phone about what all I had complained about. The fella then gave me the phone to explain what wall I was saying, the cleaning supervisor then said that everything was inspected and it was fine. I told him to come and look and smell. He agreed in sending someone but nothing changed for the 5 night/6 days we were there. Phoenix Orange Beach #401, lacked in cleaning as well. The kitchen had nothing but small "glass" glasses to drink out of and with kids ages 3-16, 4 of them being 10 and under plastic glasses would have been much safer. The beds were comfortable, slept well but the rooms that had views to the outside only had sheer curtains and didn't block the early morning sun. The decor wasn't like the the other condos that we have stayed in in the past. The outdoor pool was extremely small to accommodate the guests. The laundry area about knocked me for a loop, you'll see in the pictures I post. The walk to the beach was just a little short jaunt which was great! That's probably the best thing about this property! Oh and the ice machine on this property is $5.00 a bag!
