    Health Hazard Alert - Unit 1002 is Infested with Black Mold We stayed in Phoenix V Unit 1002, and it was a complete nightmare. The unit is covered in black mold. We immediately contacted the front desk, but it took them forever to respond. When they finally did, we were told someone would come spray for the mold -- that's it. No urgency, no concern for our health. One of the beds, where two of our children were sleeping, had black mold on it. Our daughter became very sick during the stay. Their only solution? They brought us a single twin air mattress for a family. Completely unacceptable. The unit was disgusting -- hair, dirt, and even someone's boxers were found under the bed. Clearly, this place is not cleaned or maintained properly. We asked to be moved to a different unit and were told that wasn't possible. Instead, they offered us a mere 10% discount. They refused to refund us so we could find a safer place to stay. This was a health and safety hazard. Do not waste your money on Unit 1002. We would never stay here again and strongly advise others to avoid it.

    We are currently staying at the Phoenix West. Over the years I've stayed at this location 4 times. I can say the care of these properties have gone down. I reach out to main desk and let know about several issues including the floors were so dirty and no one showed up to address my concerns. Since no one ever showed up I personally mopped twice and my mop water is still black. Needs professional cleaning!!! Unacceptable!!!

    DO NOT RENT THIS CONDO. We stayed at Phoenix V, Condo 015. It was horrible. This unit is in no shape to be rented. I tried multiple times while there and afterwards to get a resolution, but no one would contact me. No one ever contacted me to discuss my concerns nor have I been sent a survey even though I was assured they would multiple times. 1. The unit was not as pictured on your site. The living room sofa and chair were not the same as in your advertisement. The sleeper sofa was broken (on the floor) which made it hard to get up. The living room and dining area furniture were dirty. 2. The entire unit was dirty. The ceiling fan blades were nasty, the light over the dining table had cob webs. The floors were surface cleaned and were dirty on the edges. 3. The bath tub in the master bedroom has mildew between the tub and shower. 4. The door knock to the secondary bathroom was falling off (we borrowed a screwdriver and repaired it) 5. The shower in the secondary bathroom does not operate correctly, therefore, everyone had to shower in the master bathroom 6. The bed rail that is in the closet to use for small children is filthy. 7. There are spots in the secondary bedroom as well as the living room where one ft. Chunks of the ceiling have fallen. 8. The kitchen cabinets are peeling. 9. The refrigerator has cracked/broken shelves 10. There are 2 extra remotes in the living room, one that does not have batteries, nor a back and the other seems to go to lighting. 11. The outdoor lights (patio and path) did not work when we arrived. I had the complex fix those items, but they said the owner had to do the other repairs. I have pictures of all issues. It would not have been so bad if the unit had actually been clean and not surface cleaned.

    Filthy!! Recently went on a much needed vacay with 3 of my most favorite people in the entire world. We did our due diligence and chose a condo which would meet our needs and afford us our own rooms. I am such a laid back person, especially on vacation...but THIS!!! The condo, a Brett/Robinson property, Phoenix Gulf Shores, was 5 years old, beautiful and roomy in the online photos; albeit, overpriced ($4,151.98/7 nights) )since it was fall break for many and the week prior to Shrimpfest. Upon arrival, we were mortified at how filthy the unit was. I will let the pictures speak for themselves. Dirt and Sand in the floor, filthy furniture, holes in the sheets, broken trays in fridge, black mold on the base board, 2 roaches in my bed, broken leg on dining room chair, broken lights, filthy dining room chairs, grease on sheets, stained towels, gunk in the shower, unclean floors, cobwebs and dust on chandelier, furniture missing on deck, dirty liquid on bedroom wall, broken ironing board. no lid on trash can, finger prints on sliding glass door/appliances, smoke/ fire smell when running dryer and extreme heat from ice maker. When I complained to the property manager, she sent someone to clean the living room furniture (but they didn't touch the filthy dining room chairs), bring a few towels and resweep the floor.... the next morning, I discovered that my my vitamin D3 and B12 gummies were missing, along with a anti-inflammatory pill. When I reported the missing meds, I was told they "train" their employees not to take things belonging to guest (how naive can she be or stupid did she think I was) . She offered us a $200 refund (4% of total price) like that would make up for the filth we had to live in for the week. Note that at this time has yet to be refunded. This wouldn't have been acceptable even if the room were $75 a night instead of the $593.14 a night they charged us. I tried 3x to rectify this while there and called 17x today, being put on hold 10 min. each time before getting a "can't take your call recording". Called the corporate office and asked to speak to a manager who would be over the condo manager...I was transferred right back to Kaylee (the property manager who I had already dealt with ... and her response was, Ms. Carter, are you wanting to discuss this AGAIN!!! I tried to explain that she has 2 life safety issues in this unit and it could easily catch on fire...and put 80 condos and their occupants lives at risk. She claimed to not no of these, yet her clerk took notes on it. I asked to speak to her manager, she told me she was THE MANAGER. i told her that unless her last name was Brett or Robinson...she had a manager...she hung up on me. I can guarantee the owners of this beautiful unit have no idea how filthy and I maintained Brett/Robinson has let their unit become. I have 39 total pictures, will post a few for your review.

Four days after booking, I canceled the reservation. They charged me $124.00 In addition to all of the other fees disclosed for cancellation. This $124.00 fee is not mentioned in any of the information when you first book the property, nor is it in the contract itself. Strongly, recommend you keep looking for a property elsewhere.

    It's unfortunate that this company feels that they are above disclosing fees required by law before…read morebooking. At the time of booking, we reviewed both the VRBO listing and the rental agreement in detail. The listing clearly indicated that events are allowed, but it did not mention any additional event fee. The rental agreement they sent AFTER booking states that "Weddings and Events are allowed at select properties. Additional fees apply. Contact our Reservations Department to inquire about fees and availability." However, no specific amount was disclosed, nor was I informed at any point that an event fee would apply to my reservation despite inquiring directly with this company if events were allowed at the property. We received a phone call after booking telling us that we needed to pay an additional fee of $500 (after booking and paying almost $2K of fees) which wasn't disclosed prior to booking. Here's the law violations in case anyone was wondering. Violation of the Alabama Deceptive Trade Practices Act (DTPA) - Omitting a material fee that applies only under subjective or undisclosed conditions constitutes a deceptive trade practice under § 8-19-5 of the Alabama Code. Failure to Disclose Material Terms (Truth in Advertising / FTC guidelines) - The lack of fee disclosure on the listing violates consumer protection standards under the Federal Trade Commission's rules against misleading or deceptive advertising. When we brought this to their attention and challenged the fee they just straight cancelled our reservation. Worst customer service ever. I would NOT book with them and find a company that will follow all applicable laws and do things above board! I filed complaints with the Federal Trade Commission and the Consumer Financial Protection Bureau.

    Review of Beckoning on Perdido Bay Rental PropertyOur family stayed at the Beckoning on Perdido Bay…read morein Lillian, Alabama, from July 18 to July 25, 2025, and while we had a mostly pleasant stay with many memorable moments, several issues need addressing to enhance future guest experiences. The refrigerator leaked from the top right, requiring a mixing bowl to catch water, emptied twice daily, and the undersized freezer could only hold one bag of ice alongside our food, lacking an ice maker. During an air conditioning failure, indoor temperatures reached 85°F, causing fridge temperatures to hit the mid-50s, risking spoilage of our several hundred dollars' worth of groceries; the fridge, bolted to the floor, may need coil cleaning. The internet was unusable for modern devices until the maintenance director kindly set up his personal Starlink system, and we recommend a permanent high-speed solution. The property had maintenance issues: the rear porch screen door had holes and was detached, allowing insects like cockroaches and silverfish inside, which we had to handle. Dirty dishes in cupboards suggested inadequate cleaning, a rotted deck board near the grill posed a safety hazard, and low kitchen sink pressure made dishwashing difficult. Closets had a musty odor, needing dehumidifiers. We found insufficient towels and washcloths for the guest capacity, forcing us to buy more, and recommend two sets per person. The living room furniture, styled like outdoor pieces, and dated porch furniture were uncomfortable, and the shelter house hammock was torn. The overgrown driveway brushed our Suburban, risking paint damage, and a deep, water-filled hole created a muddy hazard. The beach path and shore were overgrown, needing cleanup, and the lack of a dock limited activities. Ants on the beach caused painful bites, and the grill's metal bristle brush was a health risk, with a non-functional igniter and uncleaned grease tray. Door handles loosened repeatedly, kitchen knives were dull, and porch screen doors were misaligned. The AC failure, due to a mold-clogged condensate line, was fixed promptly by the maintenance director, who was pleasant and responsive. Despite these issues, the private property offered ample space for lawn games, and the screened porch with fans was a highlight, keeping bugs out when closed. The private beach with shallow, safe waters was ideal for kids, with minimal jellyfish and dolphin sightings nearby. Beach wagons, toys, and chairs were a cost-saving bonus, and the outdoor shower and spigot were convenient. The large, well-stocked kitchen with a gas stove and spacious dining table suited our family, and the living room had books and games, though the TV was small. Updated bathrooms had great water pressure, bedrooms had comfortable beds and fans, and the master closet was spacious. The maintenance director's Starlink and AC fixes were greatly appreciated. We enjoyed daily beach time, fishing for catfish and a black drum, and a trip to the Naval Aviation Museum to see the Blue Angels, 45 minutes away. Removing a few trees could offer an unobstructed bay view from the porch. Overall, this property has great potential, but addressing these maintenance, cleanliness, and amenity issues would make it exceptional.

    TERRIBLE COMPANY!!!! DO NOT USE Phoenix V Orange Beach # 812…read more We were notified only a few days before our trip that the pool would be closed for maintenance. When I asked about the splash pad, I was told they had not mentioned any closure, and assumed it would still be open. However, upon arrival, we discovered that both the pool and splash pad were unavailable due to a major renovation project. This clearly was not an emergency repair, and guests should have been informed much earlier or given the option to cancel without penalty. We traveled with three young children, and the pool and splash pad were major factors in choosing this property. The only compensation offered was a 10% discount on the nightly condo rate, which did not adequately address the inconvenience. Unfortunately, the condition of the condo itself was also very disappointing. The unit was in serious need of a deep cleaning and furniture updates. Issues we encountered included: 1. Two recliners that were broken, worn, and dirty 2. A couch that was worn and stained 3. Dining room chairs with peeling faux leather and visible dirt 4. An ice maker that produced only a small amount of ice over four days 5. A foul odor coming from the kitchen sink, likely from the garbage disposal 6. Dishes and cookware that were not properly cleaned, with dried food still on pots and pans 7. A master bathroom sink that drained very slowly 8. An outdated master bathroom with a shower head positioned so low that adults had to squat to wash their hair 9. Balcony furniture covered in dirt and dust 10. Curtains that dragged across the floor and were filthy at the bottom 11. Floors and rugs that were too dirty to allow our crawling baby to play safely Because we were traveling with a baby in the crawling stage, cleanliness was especially important. Thankfully, we brought a play mat, but keeping our baby confined to it throughout the trip was difficult and frustrating. I contacted customer service at Prickett Properties during our stay. The representative was courteous and documented all of our concerns, stating they would be passed along to management. Unfortunately, I never received any follow-up. Based on our experience, I would not recommend this condo. The photos do not accurately reflect the unit's current condition, and the lack of communication about the amenities was very disappointing.

    I along with a colleague located an ad on www.vrbo.com that was placed there by Laura's that…read moreadvertised a beach condominium, Wind Drift Condos Unit 304S(E) for $107.00 per night. We completed the rental inquiry on the webpage and received an email from Laura's that indicated the room was actually $130.00 per night, not the $107.00 as advertised. We emailed and called Laura's regarding the discrepancy and was told in a phone conversation with Minyan (unsure of spelling) that she did not know why the unit was listed for $107.00 but that the rental was $130.00. In the same phone call, Minyan persuaded us to cancel the reservation with www.vrbo.com and book through her directly to save the fee that www.vrbo.com would charge. We did as Minyan requested and cancelled my booking with www.vrbo.com and booked with her directly at $130.00 per night. This appears to be a bait and switch scheme. Upon arriving at the room at check-in, we opened the door to the unit and immediately noticed a foul smell that smelled similar to cigarette smoke and pet urine combined with mold. The unit was also 80 degrees and the air conditioner was not cooling. We began looking around and immediately noticed that most all of the air vents in the condo contained black mold, which was visible on the outside of the vents. Further, one or more of the walls in the unit had active black mold growing on the wall. We immediately called Minyan at Laura's and explained the issue and that we could not stay in a unit with an active mold problem. Understanding that it was 3:00 pm on Friday afternoon, there would be no way for Laura's to obtain a mold eradication professional to deal with the mold growing in the air conditioning and on the walls. Minyan informed in the call that the person whom had just inspected the unit did not note any issues and that we would not be issued a refund. We asked to speak to someone higher in authority, as we were not going to remain in a unit with active mold growing. She informed that there was no one else, that she was the manager. She said that she would be glad to send someone with some bleach to wipe up the mold. Being trial lawyers and aware of the seriousness of mold and the protocols required to deal with mold, we knew that bleach would not kill the mold; but rather, would spread the mold. We explained to Minyan that bleach was not the answer and that it would do more harm. We told Minyan that a biocide would be required to remove the growth and inhibit the continual emission of spores. In that conversation, we again requested to speak to someone above Minyan regarding an immediate refund on the room. Minyan indicated that she would call someone and call back. After getting off the phone with Minyan, we noticed that two of the lamp shades in the main bedroom were completely spotted with black mold. We called Minyan back and had to leave a message in which we explained that we found further evidence of a mold problem on the lamp shades and that we were leaving the condo for the sake of our health. Approximately 10 minutes after that message was left, and while we were informing the onsite property security about the matter, Minyan called back and informed that no refund would be coming and that she could send someone to look at the issue. All that Minyan kept saying was that the condo passed their inspection and that a refund would not issue under any circumstances. After securing other lodging, we returned to the property to inquire which management company managed the complex so that we could inform the company responsible for the condominium association and common maintenance of the property of the problem. we spoke with the onsite security guard, with whom we had initially reported the problem to prior to leaving the property. The guard informed that a maintenance man from Laura's showed up after we had left the property and inspected the unit. The guard stated that after the maintenance man came back down from the unit, the maintenance man told the guard that there was, in fact, mold present in the vents and on the walls and that someone would need to remove and replace the vents and take other corrective measures to remove the mold. The guard also informed that there was a massive water leak several weeks earlier in a unit directly above this unit and which flooded several units below, including the unit that Laura's rented to me. In addition to the mold issue, the unit was in deplorable condition. The carpet was stained and worn, the closet door was not on track, the ceiling fan was rusted, and the paint was coming off of the baseboards. The smell in addition to the mold was unbearable. Not only is this particular unit in horrible shape and one to avoid, Laura's Vacation Rentals needs to be shut down. I have never encountered a real property rental company rent a unit with active mold and refuse to give a refund when notified at check-in. The law has a remedy.

    We were not impressed with the unit at 410 Harbor Cove. One of the beds was unusable. The…read moredirections were less than clear to enter the property. You have to check in after 4 PM, but they didn't tell us the office closes at 5 PM, so we were unable to get our parking pass the day of arrival. We called about the bed. They said that was an owner decision. We never heard back after they sent someone out to look at the bed, which he agreed needed replacing. They advertise a 3 bed 3 bath unit, but the queen bed in that room might support a child and definitely not two adults. Bring your own hair dryer too. One is not furnished. The coffee pot only took 17 minutes to brew an 8 cup pot of coffee. It needs replacing. This unit is not on the Gulf side, but on the bay or Ole River side. It was a drive to get to a public beach and depending on traffic.... If you want a sandy beach with a Gulf view, you have to go somewhere else. This unit has a nice view of a marina and the Anchor Restaurant is right next door. It had a great view of a Golden Eagle's nest with two young birds being fed by the parents. It was great getting to see the birds in action right from the balcony. If you want to rent a boat or love a marina this would provide you with that, but be sure the owners rectify the issues I mentioned before you go.

We caught them, reported them, we were told they would be evicted. They were not. These were teenagers completely unsupervised in room 377. The manager Constance told us they would evict them. Told us they did evict them, but every day they were on their patio, partying it up until the day we left, not an adult in sight. We called and spoke to corporate at least 5 times. We spoke to Constance every day multiple times. Our entire stay our door got pounded on by these kids. We followed them to their room. We have pictures of the footprints on our door. We stayed in contact with our seventh-floor neighbors, and we have personal statements from them. Constance gave us a gift card for our troubles, but only after we asked why they were still in their room, if they were evicted. This was on WED. And at that point they still promised eviction and did nothing at all. They promised me they were gone, but NO. I have proof they were not. They beat on our doors every night until we left SAT morning. Do yourself a favor and stay away. This was our fifth stay. We were going to be regulars, no chance of that now. Worst vacation experience ever.

Party in D2302 prior night and now excessively loud music coming from below 22nd floor in D tower. Don't come here thinking you will have a nice family vacation. I don't leave reviews but others should be aware before spending your hard earned money at Turqoise Place.

    This place is very nice, but I do wish to leave a note for the management team (we saw them walking…read morearound the building yesterday). Positives: great venue, location, amenities (hot tub and grill on the balcony) etc. The cleaning crew is constantly working in the elevators, hallways, and in public spaces which often goes overlooked but we really appreciate it. Areas for improvement: The front desk folks need training. Every time we stopped by it was a new face...some friendly, some not. Mostly they just struggled with answering basic resort questions from us and others inquired. "How do we rent chairs at the beach?" The young lady said, "sorry i don't know." I called to check on how to use the putt putt activity. Another young voice said "you just putt the ball on the grass and hit it." I laughed, "no sorry i need to check out equipment for it right?" She said, "you can look at it first if you want." So I responded, "do you have putters and balls that i can use?" She said, "yes". I responded "how do i do that?" She said "its free to use." I asked "where do i get the equipment?" She said "at the desk". I get to the desk and they tell me "i must leave my driver license to check out equipment." That would have been nice to know before I came down, . I used to manage a community center so i get it. We just laughed it off, but some people won't so heads up!

Black mold in the shower, cabinet doors held on by one screw, hair in the beds, nasty sink in the kitchen, oh...and the toilet on the main floor was so loose that you felt like it was going to tip over. The ceilings had so much water damage and also the walls. The topper on the cake was that this company told us that we were responsible for the black mold, we trashed the place, and they were keeping our deposit of $1000. We had the cleaning lady come out twice to bleach the showers because they were so dirty, she never came and did anything. Over the week we stayed, we called 3 times for maintenance and nothing was resolved. If I could give a negative 10, I would. DO NOT STAY THERE!!!!! They are nasty on the phone, dishonest, and scammers. I will be reporting Relax on the Beach to the BBB.

After 5 days of complaining about everything from black mold in the windows, broken, filthy furniture, peeling paint, dirty dishes in the cupboards, rodents and ants.... the owner of Relax on the Beach offered us a refund for the unused portion of our month. The total should have been over $4800. After a month of not receiving the refund, he is now stating we abandoned the property and should only be entitled to $1000. He's does not do what he promises and has tried to make my wife and I the "bad guys" for expecting a $5500 a month, off-season beach house to be clean, comfortable and healthy. "You have 2 choices.... 1) Stay in the property at the discounted rate we've offered, enjoy the spotless clean and brand new furniture 2) Leave by 5pm today Your decision to move out is completely up to you. If you're out by noon today, you will receive a refund for the unused portion of your stay (not because we have to refund your money, but because I'm actually a nice guy). The funds collected do not belong to us, they belong to the owner of the property. We simply manage the property and do everything in our power to try and please people like yourself. Read your contract. We have bent over backwards to make you and your wife happy. We have offered you an upgraded property which was not acceptable (Laguna Sunrise). We have offered to refund your cleaning fee. We have sent out cleaning crews, maintenance folks, and ordered new furniture. And now, you're complaining of a mattress and a light cap, which judging from the pictures, lets me know we've done our job. When will this end? I don't think it will. Why don't you actually spend some time on the beach as opposed to playing home inspector? The reports I have received from folks that have been in the house state it is absolutely spotless. You have complained about this house more than any guest we have ever had at a Relax property. And so ungrateful for all the effort we've put forward to appease you. You're all too happy to book when we give you a super discounted rate, but then do nothing but bash and complain from the minute you arrive. Yes, I'm sorry the previous guest put away dirty dishes. Yes, I'm sorry there is mildew in the window sills. Yes, I'm sorry the couch doesn't meet your specifications. Yes, I'm sorry the window blind is too long. Yes, I'm sorry the light cap is not tight. All of these issues have been resolved. I guess some people you can never please. Let me know what you decide to do. And don't tell me about stress as I am heading over to the middle east today with a plane load of 18 year old soldiers prepared to pay the ultimate price so that people like you can complain about a light fixture and a couch in a million dollar beach home that you're renting for less than the mortgage payment."
