Talley Properties - Water leak under the bathroom sink

I don't think this is a responsible company to rent from or use to rent out your personal property…read more I say this as someone who had the displeasure of dealing with them for half of my lease. In the middle of my lease management companies switched to Talley properties. I was on a month to month because I'm renovating a house I recently purchased. I would have to let them know one to two weeks in advance if I was extending. My monthly payment was automatic for the full months rent. They ended up (mistakenly) only charging me for half a months rent for about three months or so. I didn't notice this because I am regularly covering a mortgage, renovation costs, and rent for this place. They apparently finally noticed THEIR error and charged me the lump sum plus an additional half months rent paid forward. They demanded around 3k in three days with the threat of late fees. Now I responded by paying the full amount in couple hours but also pointing out that it was incredibly unrealistic for them to expect a normal person to come up with that kind of money. I then received an email response from Nica accusing me of knowing that was I only paying half the rent. Saying she was certain I knew I wasn't paying the full amount. my account has always been set up with the approved amount of rent that can be withdrawn. It was a failure on their part to withdraw the proper amount.... They only noticed 3 months later?! Also treating me like I'm somehow stealing and also demanding I pay and extra half a months rent up front is absolutely ridiculous. Nica you need to work on your customer service skills and probably some life skills. When it is YOUR team that messes up... take responsibility and apologize. I think if small children can grasp that, you as a manager can also be held to that very low standard. This house was also full of mold and I'm quite sure that the homeowner knew this. There were definitely measures taken place to hide it. Given that they moved to Talley Properties without having the house inspected. Talley properties could not have been aware of that but I would not be surprised if they still ended up renting out the property. Also recommend video taping your property before leaving. As to protect your deposit. They charge you for removing vines from the sides of the house and cleaning things that are already clean. Like granite countertops...? Left the fridge in pristine condition and they charged me for cleaning the fridge. Stay learning

**Renters & Property owners BEWARE** If I could leave…read morenegative stars, I would. We began renting our home in February of 2020. Initially, we were pleased with the property management. However, that quickly changed. There is not an emergency line for after hours or weekends. God forbid your air/heat go out or there's a water leak. You can't have anyone service the HVAC because you're a tenant. So, you just suffer through whatever weather element you're enduring. Our hot water went out one day. You have to fill out a maintenance request and give three available days/times. Again, when it's urgent, there isn't emergent services provided to have your issues addressed. I was unable to shower comfortably, wash my clothes, do dishes, etc. I called to see if this service request could be complete within a timely manner. I ended up speaking with Derek, the owner. I am obviously frustrated they aren't adequately attended to the home's needs but I am not using profanity or becoming ugly. Derek proceeded to tell me "do not back talk me!" Surely I misunderstood him, so I asked what had he just said to me and he confirmed, "do not back talk me." I was in absolute shock this was the owner of a property management company speaking to a tenant as he had. Eventually, their "vendor" came by and sure enough, the water heater needed to be replaced. Their vendors are whomever they can scrounge up that day to do some work. However, Aleksander was always helpful and polite. This passed summer, we noticed the HVAC was struggling to recover. The house is 16 years old with an original unit. Getting someone to come take a look was an absolute nightmare. We filled out the maintenance request. A vendor reached out to us and stated he would be by at a certain time. He text us later to say he was sick but would let us know if he needed to reschedule. We never heard back so, as one would assume, we awaited our appt time. Nobody showed. I contacted the vendor and he showed me the screenshots where he let Derek know he wouldn't be completing the job due to illness. Derek didn't even had the common decency to contact us. My husband reached out to Derek and we were told they would come by "when we see fit." Derek also threatened to terminate our lease with an eviction notice, which would be illegal LOL, which he now denies. That was the icing on the cake for me. I found the information for the property owner's and contacted them directly. Within an hour, Eddie sent an email 9pm at night to see if someone could come by the next morning. Eddie and a vendor came by to check the HVAC, a water leak and fix a toilet. We had been told prior, by Aleksander, he placed more freon in the unit to get us by but it needed to be replaced and he would speak with the boss. Eddie acted like this was news to him and offered no reassurance except, "well, when it finally dies we will replace it." We have been out since 9/1/2022 and I waited to write this review to ensure we would get our deposit back and also, to make sure it would cash. We spent $750 to have the carpets professionally cleaned, along with the house and a room painted just to ensure they wouldn't attempt to be vindictive. Derek puts on a flashy front for his website but behind closed doors, there is not a professional bone in his body. He is laughable in the surrounding realty world. His ego far exceeds him and for the life of me, I cannot fathom why. Listening to Derek pitch a fit like a spoiled frat boy is comparable to nails on a chalk board. Eddie is guilty by association. I will say, he is the more tolerable and quant of the two. Tiffany in the office is an absolute upgrade, to the nasty woman they had prior. I am so thankful we were building a home and this lease was temporary but I feel for the people on here that solely relied on them for housing, just for empty promises and ruined rental histories. I filed a formal complaint with the BBB and to no surprise, Derek lied in his response. These are just a FEW examples of this wretched management company. My dog could run a better business. Don't. Do. It.

We have paid our full security deposit and one month's rent, yet issues have arisen that are not being properly addressed. Instead, the primary focus seems to be on the fact that the house was previously on the market and that we would be responsible for paying for those days. This raises concerns about what we can expect once we officially move in. Will maintenance requests and necessary repairs be handled appropriately? For example, we are being asked to transfer the electricity into our name, even though the garage door light and stove lights are permanently on. We are also being told we must pay for trash service, despite the city stating that trash collection is included in the property taxes. Overall, this has not been a positive start to our rental experience. We are concerned about the level of management and would appreciate clear communication and resolution of these issues before our move-in date. Here is what I sent to the management team: I would like to begin by expressing my concerns regarding the condition of the property we are preparing to rent. When a home is presented for lease, it should be clean, properly maintained, and aesthetically pleasing. Unfortunately, we are noticing numerous issues that raise serious concerns about the overall condition of the home and whether the rental rate reflects its current state. At this time, we are concerned about the following: Damaged wood flooring Broken blinds Kitchen cupboards that are broken and do not close properly Rental price that appears excessive given the amount of work the home requires The need for a thorough, full-house cleaning Leaves that need to be removed from the property Mildew on the front exterior of the home The need for pest control service Holes in the garage that could allow rodents to enter Broken stair spindles A shed that is unclean and poorly maintained An outdated refrigerator that does not include an ice maker Third-floor bathroom concerns: caulking is needed around the shower and on the wall above the shower where the paint is peeling; there is a crack in the bathroom floor; and the baseboards are dirty and/or scratched A broken light fixture hanging on the third floor A water mark on the deck sink indicating there may have been a leak Cracking in the floor near the first-floor stairs The garage door light is not functioning Clarification on how many garage door openers will be provided The undercarriage/vent area beneath the microwave (above the stove) is dirty and damaged; the mesh is loose and the light remains on and does not turn off. We will not know whether the other appliances are functioning properly until we officially move in No garbage disposal The light fixture height is an issue for us, as we are tall; it is locked and cannot be raised (please see attached photos and video)

Update: Still no…read morecall from Mynd, and we are living in a hotel. The last text I received they said the landlord wasn't taking responsibility. There is now an infestation! We have had more rats enter through the dryer vent, and one was waiting for us on the porch trying to find an escape from the rain. We had an inspection, and the house is covered in access points throughout the foundation that are easily letting the rats into our crawl space. The pest control experts said that this is the result of improper sealing of the home. Once this is resolved, I'll add a final update.

No, the last straw as to why I'm writing this review is because after all of the above and trying to cancel my service agreement (after I found a tenant in a day with my own photos/listing), it's taken this company TWO WEEKS to actually cancel my agreement and get my keys back to me. Not only did they not return my keys promptly, they were not able to mail the keys to my new address so they left the keys at the rental property AND charged me $50 for a key return service. On top of that, I was charged $50 for tax prep services (of which they've made no income off me because they never even listed my property since it took them over a month to perform the bad paint job, scratch my floors and attempt to replace my working fridge). Oh yeah, and I was charged $169 for a fridge repair guy to tell them my fridge was quickly losing coolant... which again my own technician showed me the coolant was not leaking and fridge was in working order. I am waiting to hear from the owner but perhaps posting my complaints here is the only way he will respond and refund for the asinine and invalid expenses.
