Well, I've been living in the Steele Creek area going over a year now have no complaints. When I needed repairs done they -Tammaria was on it immediately! George the property manager is very courteous when I need advice. To me, personally speaking the team is great! I live in a semi gated Townhouse dwelling and it's safe here, the neighbors so friendly no crime to my knowledge and no drama. Even though I'm renting, I told George I would like to be the first perspective buyer if it go on the market. He obliged and said will let me know. Hopefull I will be a longstanding tenant. BEWARE!!! SCAMMERS! I hope this reviews saves someone from being scammed. I went on their website and saw a property that I liked so I set up a self tour. After setting up a tour I got a text message from an "assigned leasing agent" saying that he will help me get through the self tour process. On the day of the self tour, the assigned leasing agent sent me the text message for the code for the lockbox to get the key to get into the house after I view the house. He sent me a follow up text message saying that he was going to send me an application link to apply for the house. The application link was a GOOGLE link. This should have been my red flag. I figured that because this is a nationwide company that they will not use a Google link for applications . I didn't do the google link but I went to the website to fill out the application. Several days later I received an email and said that the house was no longer available. Later that week I got another text message from the same number the "assigned leasing agent" saying that they never received my application. THATS WHEN I KNEW. They allowed a scammer to access my information through their data base to send me a text for me to fill out a FAKE RENTAL APPLICATION to STEAL my personal information. I sent screenshot to the leasing manager YESSI. All she said was thank you for bringing it our attention. I have attached photos from the SCAMMER, and also the leasing manager. Never have I worked with a more unprofessional, unresponsive, inefficient company. Plus the property we were interested in was clearly neglected. The outside was overgrown, patches on the screens, wood rot, missing doorbell and garage handle. Neighbors mowed the lawn because they were trying to sell their house. Owners of this business should take a hard look at how there company is being run, and the poor conditions of the property. The landlord should be aware that the property is not being maintained and is deteriorating. Unless things change avoid this business. read more

Do not rent from this company. I moved out of a property they leased in August. Left the property in perfect shape and paid $250 to have the property professionally deep cleaned. While I was a tenant, I replaced the kitchen appliances with a brand new LG set, replaced the washer/dryer with a brand new Samsung set, added professionally installed luxury vinyl plank flooring on the third floor since they refused to do anything about carpet on the third floor that had red stains. I also added over $600 in audio video improvements to the unit to accommodate flat screen tv's and surround sound. In total the sum of these improvements was over $12k of which I provided receipts for and only asked for my security deposit to be returned. All appliances were less than two years old and were left in the unit upon vacating. After vacating the property almost a month ago, they refuse to return my $2700 deposit and refuse to respond to me. I was also verbally attacked by an intoxicated landlord when asking for my deposit back. While I was a tenant there were also multiple occasions of the AC not working and they took several days to get someone out there. Lastly, there was water damages due to a hole in the roof that nobody had looked into since Tropical Storm Debby passed through. If I could answer with 0 stars, I would have. YOU NEED TO READ THIS IF YOU ARE CONSIDERING RENTING THROUGH BOTTOM LINE. My wife and I recently relocated from St. Petersburg, Florida. We initiated contact with Bottom Line at the end of July upon finding a three bedroom townhouse just outside uptown they were advertising for $1,650/month. Fast forward to Friday, August 30th -- two days before we are planning to arrive with our moving truck -- when a family member showed up to our unit to try and do some cleaning prior to our move in 48 hours later. Our official move in date was Aug. 15 and I had flown up from Tampa on the 16th to get our keys, pay first month rent and set up our internet for when we move in. The only key I had been given didn't work anymore when my family member showed up on Friday. When we notified Bottom Line, they explained that the workers who had been doing work on our place prior to our move in changed all the locks in the unit to make it easier for them to come in and out since they only had one key to the unit at that point. Not one phone call, email, nor text message was sent to myself or my wife telling us the locks had been changed. If my family member doesn't show up on that Friday to try and clean our place since the construction and maintenance workers had no interest in trying to do any of that, we would have shown up on a Sunday of a holiday weekend with a 26 foot moving truck filled with our stuff and no way of getting in our unit that we had paid more than $3500 to that point (security deposit + rent) despite having not lived there yet. Again, NOT ONE PHONE CALL, EMAIL NOR TEXT MESSGAGE. Now we arrive on Sunday, September 1st. After we finish moving in, we notice that the air conditioning won't go below 80 degrees. In fact, it climbed to 84 degrees at a certain point as the high temps in Charlotte throughout September have consistently been above 90 degrees. We call the emergency maintenance line at 4:30 pm EST on Sunday and are told by Bottom Line's manager, Yessi, via text message that it has been approved on Sunday night. Monday passes and we don't hear anything. We called the emergency line again trying to get a status update and they referred us back to Bottom Line. When we asked Yessi, she would simply say that she is not with maintenance and that we need to follow up with their maintenance contractor, Blue Ram Home Services. I call Blue Ram Tuesday morning and the girl who answers tells me they didn't get the request in their system until Tuesday morning. They can't get a guy out to our unit until 3:30 pm EST on Tuesday, almost 48 hours since we initially reported the problem. The worker from Sky HVAC arrives and explains the a/c unit is leaking Freon. He reports this back to his company to get further instructions on what he can to do to try and resolve the problem. He ends up having to leave but says he will come right back as soon as he gets the "green light" to fix whatever needs to be fixed. After waiting until 4:30 pm EST, I call Blue Ram back to find out what's going on as Bottom Line wouldn't give us any info. We're told that the worker is no longer in the area and we'll have to wait until tomorrow for someone to come back to follow up on the a/c. After escalating the issue, they send the worker back that night who essentially dumps as much Freon as he can to try and resolve the issue for us in the short term and it works that night. When another Sky HVAC worker shows up the next day, he concludes that the a/c unit needs to be replaced and he has his company submit an estimate to Bottom Line on Thursday, Sept. 5, a week ago today as I'm typing this. The a/c unit has not been replaced. Bottom Line's reasoning for not replacing the unit -- as recommended by an HVAC company that they essentially contract through -- is because since the a/c is currently producing cold air, they don't have to fix anything. That's like a doctor telling a patient, "Well it's clear you have diabetes but since it's not actively killing you right now, we're going to hold off on trying to do anything to prevent it from getting worse.." When I explained our concern and frustration to the COO, Scott Winslow, he basically said I need to stop living in a hypothetical about if our a/c stops working and ended our call by saying, "Don't call this phone anymore.." His title is on their website is "Customer Service Specialist." The irony behind that is hilarious. My hope in writing this review as well as reporting this incident to The Better Business Bureau (please go read that) is that Bottom Line clearly has no clue how to "manage" anything. The communication has been abhorrent, the disorganization and incompetence has been comical and the lack of care they show for people who have done everything that's been asked of them up to this point is disgusting. If I could give them zero stars I would. This place is the absolute worst. If you are a renter i would not recommend renting from them even as a last resort. I have lived in one of their properties for a month now and there's been several issues that required maintenance. They do not respond promptly and you can't call them because no one will answer. If you leave a voicemail they don't call back. The fridge in our unit has been out for 3 days and they have yet to do anything about it. If you are a property owner looking for a management company look elsewhere! Tenants deserve more respect than being ignored when there are issues with the property!!! In addition to the terrible experiences we've had since we moved in. There was no cleaning done before we moved in. Awful company trying to squeeze every penny they can out of renters. Property was in awful shape - pennies painted onto the floor, peeling walls, roof full of holes, gutters falling off, trash between the windows, glass all over the driveway. It took me a while to figure out it still needed a gas line installed before I got air conditioning, because Bottom Line themselves didn't know. A few months into my stay there a random $500 pet fee appeared on my bill. Apparently my neighbors found a dog and had it tied up on the opposite side of the duplex. Since they didn't know whose dog it was (again, it was on one side of the duplex [not mine]) they just added the fee to both accounts! When I tried to have it removed, they said they would remove it if I took a picture and sent it to them they could remove it. I was already paying rent to stay there; it's ridiculous to expect me to spy on my neighbor as well. All this instead of conducting an inspection. When I moved out, they kept my security deposit (listing the aforementioned hanging gutters and awful paint job as reasons) and charged me another $600. When I complained, one of them sent me an email saying they could knock it down from a total of $1200 to $900. Of course, they never did that, and sold the debt to a debt collector ASAP. Ok I first gotta say the people in the office are sweet. This now being said with a one star review But maintance just sucks. Actually their electrician just sucks and they will listen to all of his little lies when he made me stay home from work for 4 days within like 2 to 3 weeks worth of trying to get him to fix some stuff. Still never got fixed. The people in the office are of course siding with the electrician. It's just sad. You all need to put your tenets first. And stop listening to a compulsive lying electrician. If I could give 0 stars I would. Please please I am begging anyone considering renting from them please don't. I moved into a property that was trashed they didn't paint.The floors had staples. I had a tree down on a line in my back yard. I couldn't buy groceries because I didn't have a standard size refrigerator. When we got snow in February my power and my neighbors power started to go in and out. My neighbor complained Duke Energy cut the power because they said it was a hazard. I was paying rent for 2 months because I couldn't stay at my residence because before the cut the power completely it was going in and out. Bottom line tried to evict me but their electrician they sent out said the property was inhabitable and should not have been rented to me. He said bottom line should be paying me. I also called the city they came out and found out the property had all kind of violations. read more

We have been renting a townhouse managed by Bottom Line for almost 2 years now and they progressively get worse. We use to have little issues getting maintenance to fix things, but now they don't do anything. They rarely answer the main phone and when they finally do you get transferred and nobody answers or bothers to call back after leaving multiple voicemails. They refuse to fix appliances in our kitchen and won't even acknowledge it. It has been over 2 weeks, I have left multiple messages and emails and have gotten zero responses! I don't recommend renting a property from them or using them as your property manager if you own real estate because they do not care. read more

Don't waste your time dealing with this company! They turnover employees like ice melts, and the people who are there can't be honest, even with small stuff. I hired them to rent one of my properties, from the beginning they listed it incorrect, after 6 emails trying to get it corrected they couldn't figure out how to do it. With my old property Mgmt people I would have about 4 hours of time involved to find a tenant, with Bottom line I have 46 hours of time and 74 emails and 99% of those emails they couldn't tell the truth. I was highly disappointed in the professionalism of this office and in particular one staff member by the name of Norman. We had spoken just one day prior and we had plans to meet at a property. I arrived at the property and waited for 15 minutes after which I attempted to reach him at the office to no avail and then I called his cell phone and he told me he would instead be giving me the code for the home. I was upset initially because I had waited and he did not contact me at all, and after I had to contact him, since I was sitting outside someone else's house for 15 min, he essentially tells me he won't be meeting me which is what I was waiting for in the first place; he also did not seem to know who I was nor what house I was viewing. Once he gives me the code, I attempt to use it but the lock was broken as I later found out and I called him to help me with the issue and he tells me that there's nothing wrong someone else has already viewed the home once today. I continue to try (as does my mother who was with me) with no luck and I call him again. He tells me that he will send out maintenance to help but it will be at least an hour. I, of course, did not have time to wait around for an hour and informed him of that and inquired why he was unable to come to a showing he said he was coming to. He said the owner changed plans that morning and decided he no longer wished to have Norman show the house and instead preferred for prospective tenants to do self shows, thus he was just giving me the code. It was, as you could imagine, a clipped tone and conversation. If that was in fact the case why wouldn't you just communicate that to me? He had my email and phone number; all he had to do was call, text, or email me or have another member of staff do the same, but clearly that did not happen. So, I persisted to get the lock to work. I finally did and texted him pictures of what the problem was. No response obviously; however before I entered the home no less than 5 minutes after I got off the phone with him I got an email from Bottom Line Property Management stating the home was no longer available. This only added insult to injury. Ignoring that message for the moment I viewed the home and it simply was not for me for several reasons. Upon returning to my hotel room (I was ONLY in town for a few days to house hunt aggressively so my time was valuable) I texted Norman and let him know how unhappy I was with his behavior as well as the office as a whole and mentioned that it was unprofessional. I, again, received no response. Overall, I am just unimpressed immensely by this property management group and especially Norman and hope that in the future they communicate better with their prospective clients, as I will not be one of them. read more

UNPROFESSIONAL, INCOMPETENT, AND DILAPATED PROPERITIES By far the worst and most unprofessional Property Management Group in Charlotte. My wife and I scheduled to view a home, and it looked nothing like the pictures they took of the place. This place was such an absolute DUMP, my wife and I felt catfished by the misleading and photoshoped images taken of this place. There was trash all over the place. A broken satellite dish was left in the yard. A rusty air condition vent was just left lying around. A deflated soccer ball was left in the shrubs. Chip painted, mold, and structural damage all over. Broken tiki torches just left lying around. Essentially it was just an overall unwelcoming, and unsafe place that just made you feel more dirty the longer you stayed. It's unbelievable that these people would actually let people view a house in such a horrible condition. During our scheduled viewing times we were never provided with access to actually see the home despite us giving over all of our information. We tried calling their office to see if we could get in, but we either got stuck talking to a robot, or an incompetent employee who literally knew nothing at all. After seeing how unprofessional and incompetent this company was and how dilapidated the property was, my wife and I no longer wished to rent the home. When we called in to withdraw our applications the next day so that they wouldn't hurt our credit scores by doing an inquiry for a house that's not even suitable for my worst enemy to live in...the rude lady on the phone literally had us ON HOLD FOR 30 MINUTES while she pretended to get us an answer! When we tried to call back it went straight to voicemail. This company can't even live up to their name because they couldn't even do the BARE MINIMUM of the "bottom line". Please do not waste your time with this company. My wife and I truly regret giving all of our sensitive information, time, and money to this sham of a company. Well if I had the option for 0 stars that what it would be! Ohh my... I have no words I have had worst experience with this company managing my property and I am not done yet. Please for your own sanity and if you think they will manage your property they are only looking for money. They don't care about the renter or the home homeowner. I have sent emails and they do not respond they are negligent and lie to both home owners and the tenants. The homeowner ends up paying for everything even if they to do not do inspections based on the contract. I created a site that holds all date in hope that would at the minimum provide for charge backs to the renter.. Adititionally they were to do inspections and throughout the rental and chant air filters they indicated they dropped the ball. My house was damaged and they said they would do a walk through and never did. The professionalism, courtesy and promptness of Bottom Line's service is exactly what I wanted from a property management company. Being an out-of-town property owner, I am leaving my biggest investment in someone else's hands to manage. The first company I contacted, MECA Properties, took three weeks to return my calls and then did not even follow-up once I received their materials. Kevin from Bottom Line, promptly returned my call, and even agreed to meet me on a SATURDAY(!) to complete the paperwork. I am giving a 4 because I have only experienced the leasing portion. Yessi was amazing and encouraging. Even if she was trying to make her monthly quota, she was professional and thorough. Although there was a mistake with the entry amount, Yessi was on it and we came to an amicable conclusion. The downside is the house needs a lot of work and I will have to invest to ensure I do not suffer financially. I am just realizing the water upstairs is brown when hot. We have lived in this house for 3 months now and it has felt like decades dealing with this company. Calling Bottomline a "property management company" is a stretch as they don't seem to manage the property at all. We have reported many issues in this home and it has been made clear the issues will not be resolved. The dishwasher for example broke within a month of living here and the company refuses to fix the dishwasher or have the nasty moldy water pumped out. I have learned a true lesson from working with this company and will for sure be doing more research before renting another home. Truly dissatisfied and disappointed. read more

my husband I did a lease take over moving from a different state. when we arrived the previous tenants had left the place really dirty including a mold infestation underneath the kitchen sink and rotten cabinets. we immediately contacted them and had someone come out the next day and fix the issue. they ripped out everything underneath the sink the guy cleaned and showed us that thankfully the mold was just on the wood he removed revealing the floor and wood underenth looked fine. he than added new base to the cabinets, fixed the leak and repainted everything and it look amazing! we also had an issue with there being no heat and the next day they had a guy come out and fix it. we haven't had any issues like some people state. every time we reached out they fixed it immediately. we even asked if we could remove the cabinets because the previous tenants put wet dishes it seemed at the pressed wood morphed and bent and they told us we could and even gave us the go ahead to build our own open shelves like we preferred so im grateful for that. read more

I'm denied because this management company has it on my rental report that I was evicted. I've never went to court, don't owe them anything. I am pretty sure this is my first time ever posting such a length, unhappy review... but I would feel guilty if someone didn't see my warning. I rented a property with Bottom Line Realty this past year with my boyfriend. They were not up front about their charges at all. We had requested a move in date and were told all we needed to do was pay first month's rent and a security deposit. No problem, we double, triple checked our move in date and exactly what we had to pay with our Leasing Agent. I asked our leasing agent explicitly: with the move in date we have, we owe you "$X" amount and we won't owe you anything else until the next month's rent is due right? She says yes, we think: awesome, let's get moved in! After we paid them for first months rent and security deposit they racked on another charge of $400 with a late fee??? (which we only saw when we checked the portal AFTER we had already moved in). When I inquired with our leasing agent Merrill- she replied "well usually when you move in somewhere you pay for the days you're in there" as if we didn't explicitly ask her several times what we owe them and if after paying the specific amount they told us (like $1800) we would be all clear until rent was due in January, the following month. (So 1- what is this $400 for and 2- how is this random $400 late when you told us we have a month before we owe anything?) This was during the holidays so that $400 had another purpose. When we explained how we had gone out of our way to confirm with her what we owe before we moved in and that she did not disclose this additional charge, she simply removed a the late fee and insisted we pay the money "we owe" otherwise we would be evicted. It was only $400 so we paid rather than keep fighting with this woman who clearly had no intention of helping us/didn't care at all. After moving in the gutter attached to our outside bedroom wall came loose from the wall and every night for MONTHS when it would rain the gutter would slam into the wall repeatedly, keeping us up all night. I sent several maintenance requests, NEVER RECEIVED A REPLY, every time I called the office Merrill was always unavailable, out of town, out of the office, etc eventually after a particularly rainy week, I was so exhausted I ended up giving the landscaping men ice cream in exchange for fixing the messed up gutter so we could actually sleep on a rainy night. When it finally came time to renew our lease I emailed Merrill (who throughout the year wouldn't respond to emails in a timely manner a good chunk of the time) asking for any forms needed for renewing or terminating....and didn't get a reply for two weeks (I don't know why I was surprised), by which point we decided we should shop around. So we find an apartment (still no reply from Merrill at this point) and we go to apply for the apartment and come to find out Bottom Line won't release our rental history without a lease termination letter. Mind you- at this point we had still not gotten a reply from Merrill with our lease renewal contract/cancellation form, as to whether or not our rent would go up,etc. So FINALLY, DAYS LATER we get a hold of Merrill, (after calling her office twice and being hung up on) and by this point we are so upset that we get very firm with her because we can't seem to make any progress on OUR living situation due to HER poor time management skills... Then finally, after having to get really firm with Merrill- information made it to us/to this new apartment days later. By that point someone else got the apartment and we had to find somewhere else. We finally move out and give her the keys back and we get our security deposit back only to see they took out $100 to replace the carpet. A carpet, mind you- that was stained and dirty and in far worse shape when we got it and I guarantee you didn't get replaced for us from the previous residents. The day we went to get our cashier's check to pay the security deposit the man behind the counter at Wells Fargo warned us how horrible Bottom Line Realty was, but we ignored him, I wish we hadn't, I love our new apartment now in Hudson Commons and I have been able to get in contact with my leasing agent here more times in the last few months than Merrill's been available all year we were there. Oh and they told us our rent would go up by nearly $100 if we chose to stay there... yet they put the listing up for the same rent amount as we were paying. After moving in to the home we find out house hasn't been cleaned. Toilets, bathrooms, refrigerator, stove, drawers in kitchen, and floors where dirty. Made a complaint about it and they said house comes as is. To me very unprofessional and not a good way to handle business after the realty company has received their money. Plus maintenance sucks. The company needs to work on professionalism especially when people paying their money which helps them stay in business. Yessi was awesome at first but that's really a front because my mother told me when she contacted her about things that needed to be fixed she was acting funny. Okay, I'm going to start with the good things they did. The portal is convenient for paying your rent. But the rest is trash. Maintenance doesn't exist until you keep calling them to fix certain things. These people never communicate with you even if you keep messaging and calling them. I already moved out from their property and the sent me a "move out list" saying that I need to pay for a fridge I never used because I brought mine. That fridge they have in that house was broken before I moved in to that property and they didn't have that in their report or records. I emailed this lady Merril and she said she was going to check on it. It's been three months since and still no reply of any kind. I just emailed her last week because the lady in their office told me that I'm supposed to email her for what I'm needing, so basically NO ONE CAN HELP ME! Like DAMN!!! I REALLY WANT TO PAY THE REST OF THAT MOVE OUT LIST, but no body can help me. And I know these assholes are going to put that on my record because they don't put attention of their tenants but they are fucking READY to charge you and put bad shit of your records. read more

I know everyone has different experiences but when a company is extremely misleading and unprofessional when it comes to your money and living situation then there's a MAJOR problem. Let me first say that after expressing my dissatisfaction and how poorly treated/unfair the entire process was I was told by Merrill (property manager) that I could get an application refund ($75) if I go in person to sign a paper saying I wont make any public claims or reviews...in that case they can keep my money. It just goes to show how this company will bribe you with money to keep their reputation good. I applied online for a property that I toured and at this point it wasn't even posted yet because the owner was going through this company with his rental for the first time. I was the only one to apply and tour the place and expressed my 100% interest in the property. I called multiple times for updates on my application and left a voicemail. No answer. Called the next day to get through to a leasing manager. No answer. Physically walked into the office (because at this point it was crunch time and I had to terminate my existing lease) and I waited to be told that I had to present more information for my application. (Wouldn't that have been nice to know the first 4 times I called) I immediately sent over the requested information and was verbally told that my application was approved on their end and they just had to get in touch with the owner. A few more days went by and they still couldn't get in touch with the owner but told me there were other applications for this property coming in and whoever brings in the deposit first gets the property. (Excuse me? I didn't know that this was a race and never in my life have I been told "whoever brings the money first gets the property") I explained to them that I have been waiting weeks for this property and would put a deposit down right then and there but they told me they could not accept my money until they spoke with the owner. The next day I get a call saying I was not approved (after being told I was approved for weeks) and I explained I could provide additional info that they said they needed to approve me. My leasing manager then explains to me that someone already put a deposit on the house (WITHIN A 5 MINUTE CALL) and that it is already taken. Heaven forbid I was given a chance to submit more info that they could have asked for WEEKS AGO. I was extremely livid to say the least! I was nothing but patient and gave them everything they asked for but yet a deposit was already down on the property before I even got the call? Explain that one! So even if I were approved (which I was told from the start) I still wouldn't have been the first deposit to the finish line since it was all a race anyway. Bottom Line is at the bottom of the line for realty companies in Charlotte! They are extremely unprofessional, unfair, misleading, and could care less about their customers but seems as if they are more worried about money. I will never use this company again nor will I refer anyone to them. 15 outgoing calls to Bottom Line and only 4 were answered. read more

We had the worst experience with this company. The house was very dirty and moldy. I cleaned the house and had to bleach moldy closets, appliances, ect. There was a security systems in the house. They did not give us the code to deactivate it upon move in. It beeped ever 5 min untill we could figure out how to turn it off. We tried to call and no help was given. We spent a half a year begging for mold remediation. After about 6 months they sent someone to look. Nothing was ever done. Due to health complications from the mold our family had to move out and pay double rent. When we submitted maintenance requests routinely they would be marked complete when no one came. We would take time off work to let maintenance people in the house. No one would show up. Finally when our lease was up. They added fraudulent charges such as an additional pet rent. 25$ to change 5 lightbulbs. 15$ to change the batteries in the smoke detector. read more

i am very disappointed i have not had in over a month and its ridiculous i have reached out multiple times and 3 different people have come out and nothing has been me and my 4 children have been terribly sick from not having any hit. hopefully this message will reach someone who can help. because im clearly not recieving the help my family needs. i have never been late on rent or anything i have been a great tenant and still can get any help. read more
